From A Renter's Perspective…read more I read a few of the reviews and noticed that they were from unhappy property owners. I wanted to give a different point of view. I thought that it was great when we got approved so quickly to move into the rental property in Victorville. Being a previous property owner my intention was to treat the home as well as I had treated my own. My thoughts were "The owners are going to love having us as tenants!" The first thing, about one month in, the AC stopped working and it was 104 degrees outside. The owners chose to handle the repairs themselves so it took 2 days to fix and then the AC wouldn't turn off!! The thermostat said 48 degrees. It took another 2 days to get someone out to fix. Technician error! We had to wear coats inside the house!! AC still not working right now they say that it tenant neglect and want me to pay for it. I refuse. Now there's a break in. the intruder ruined the sliding patio doors. Fortunately I had an alarm system installed so my loss was minimal. Now I'm being told that I have to pay for the repairs to the property. I asked "Show me in the lease where it says that I am responsible?!" They respond that I'm being too literal and then she says "It's like when you lease a car, you're responsible for any damages to the car." No it's not like leasing a car. You insure your car because it's required by law. I am not required to insure a house that I rent/lease and renter's insurance only covers the renter's belongings and liability. "Show me where it says that I signed something saying that I would pay for damages to the property caused by a third party as a result of a crime against me". They give me 4 sections of the lease for reference but still no language regarding damage caused by criminal acts or vandalism, that are not due to tenant negligence. The contract has the language that I agreed to when I moved in. Show me the contract language, a law, something or fix the door! It does mention repairs under $100 but the door needs to be replaced and I know that this isn't a $100 fix. The debate continues and I'm sure that they are going to take this out of my deposit! First the house gets broken into and then the management company wants to charge me for the damages! It's not that I don't want to live here anymore but I don't want to deal with the staff at Modern anymore, especially if it means that they want to pass homeowner responsibilities on to the tenant.

This property management is terrible. After about nine years in the home, both the oven and…read moredishwasher broke down around the same time. The dishwasher wouldn't drain and smelled awful from standing water. The stove also went out around Christmas, which was unfortunate because family was coming over for the holidays. The rental company was contacted, but wasn't able to get in touch with anyone promptly. So, I went out and purchased a relatively inexpensive stove and dishwasher (also an over-the-stovetop microwave). I called and left a message to let them know that I had gone ahead and purchased the items; however, they immediately stated that because we had done so, they would not reimburse us for the appliances, as they were supposed to be the ones purchasing the items. I tried to explain that I had contacted them. However, I was currently without a stove. They told us that because we'd bought and installed it ourselves, they would not reimburse us. Granted, I still had the appliances in the boxes. They said that we would have to send them back, and they would schedule a time to come by, inspect the broken appliances, order the necessary parts, and then return to install them. The problem was that I had the appliances right there. They could have skipped the steps and worked with me. However, that isn't how this company works. They did inform me, however, that because I had purchased the appliances, I could take them with me when we moved out. Due to the Christmas holiday, I kept the appliances I had already purchased. No source of reasoning helped. Unfortunately, my husband and I separated, and I moved out of the home. I had contacted the property manager through references from my new rentals. He and his adult children remained on the property. A few years later, he was unable to keep the house and had to move out. He failed to pay the rent for the last month, May ($1,967); however, the expense was partially covered by the deposit he put down for the house ($1,450). He made sure to clean and repair everything in the house and was out by June 4th. Also, he left the like-new stove, dishwasher, and over-the-stovetop microwave to cover their loss. He genuinely tried to make things right, as he was unable to work due to health reasons. He should have owed about $500 of rent after the deposit. However, the appliances themselves should have made things even. Mainly because he had been in constant contact with them, and let them know this was the cause of an unexpected health issue. For 11 years, the rent was always paid on time. To conclude, this company strictly adhered to the book, solely benefiting itself, without considering the situation or the person, and imposed late fees and bogus charges for financial gain. They somehow managed to come up with a balance of $ 2,400. Truly heartless.
