    Door that was installed but no properly painted

    I did not want to resort to writing a stupid review, but here we are since nothing ever seems to get done with this company. We purchased a home at the Grove in Madera April 2023. There are items that have not been addressed or fixed even after numerous warranty requests for the same issues. You either are never able to reach the customer care rep or you finally get ahold of them and then nothing gets scheduled or taken care of. This is the worst builder we have ever come across. EVER!! We need a new slider installed, multiple windows (one with a CRACK in it), possible foundation issue where it slopes downwards in the foyer (MANY HOMEOWNERS HAVING THESE ISSUES), doors that's have not been properly painted, BRAND NEW HVAC unit that was damaged by installers and attempted to be patched with who knows what. I would not recommend this builder to anyone. We had an inspector come out and identify all these issues AGAIN 2 months ago. But still no confirmation of trades to come fix these issues! Ridiculous. I will be filing complaint with ROC and BBB.

    We bought a new home in Brighton of Waterston South in August of 2021. We've had several issues with the warranty process, however, Tri-Pointe is finally working towards completing our list 2+ years later. The biggest issue we face now is that when we purchased our home, we were told that our HOA dues would remain lower than the rest of the neighborhood because our lot is not in the gated section of the neighborhood. Over the past 2 years, the non-gated sections of the neighborhood have dealt with loud noise from the traffic on val vista, we had a rollover car crash into the neighborhood and take down a tree by someone's house, vandalism on multiple occasions, car theft, package theft, arson of the common area, horse waste on sidewalks, unhoused individuals sleeping on the furniture while using our amenities (fire pits & restrooms) and using our streets to park and sleep overnight. In 2024, Tri Pointe decided to increase the HOA dues for the non-gated residents to be the exact same as the gate-benefitting lots without giving us gates or perimeter walls! This is not what we agreed to when purchasing our home in the non-gated section. Sadly, there are 15 neighborhoods within Waterston and only 2 neighborhoods are non-gated. We are easily targeted and now we are forced to pay the same HOA fees as the rest of the neighborhood. We have tried discussing the problem with Tri Pointe and have been lied to and sent in circles to try to get this worked out. Either lower our dues as initially told, or give us perimeter fencing in the very least! No one in the other 13 neighborhoods within Waterston are going to fight for us, so unfortunately, we seem to be on our own. I will NOT be recommending Tri-Pointe to anyone anymore until this issue is resolved. We truly hope that Tri Pointe will work with us to resolve this matter and do the right thing for Brighton and Avocet!

    NIGHTMARE AT TERRACE MADERA - Part 1. 2nd part continued on picture attached. Reporting to ROC and BBB and anywhere else now to share our experience. Have lived here for 15 months and it's a nightmare experience. Through the build process of managers not supervising trades and standards tri pointe lying to get us stuck with options we didn't pick or isn't standard (emails showing this), to moving in being here for 1 year. The quality of the house is awful everything has been done more than once or twice to 4 times. We put so much money into this house and looked for years and picked this builder but have such regret. We will have issues in the future that will cost us time and money. Our upgraded shower during build was a typical style tile and herringbone that got torn down 4 times because the quality was so bad every time. We brought up concerns about the foundation from day one with pictures (looks like rolling hills) in an email to prove it and nobody listened. Which made the upgraded lvp out of tolerance (uneven so bad you could feel it walking on it) throughout house. We had to move out November 6 2023 for 2 weeks we were told with a family of 7 and a dog. I had a serious surgery done that first week expecting to be home to recover. Then of course we had to find another Airbnb and I couldn't help my husband move our family of 7 and 2 trucks full but we did they said 1 week which we knew was not gonna happen but they assured us. Sure enough 2 days before thanksgiving we had to find another Airbnb. While we were out movers damaged our upgraded fridge, dishwasher and chipped furniture. Our microwave, 2 cabinets, 3 mirrors, scratched/chipped doors, and wall damage by trades. We have cameras installed throughout house to prove all of this and were promised damaged appliances are being ordered and wall fixes would be done. I haven't seen a single order and the wall fixes are poorly done. We were promised someone from the flooring company would be here everyday during the replacement floors to check trades and lock up our house. That didn't happen our house was left unlocked numerous times and Tri pointe Rudy at the time or Jim from ILG flooring company. Some our belongings were supposed to be in a pod and instead put in a trailer that I kid you not had a broken lock loop it was previously cut by someone and we found it 2 days in. It had numerous areas in the corners that were not sealed and had minor leaking during rainy days. 8 windows were replaced which is just 2 short of the whole house and our 16' slider had to be replaced while floors were ripped out which we also told them was wrong before we moved in. Our slider is still unfinished and missing parts and doesn't close properly. We stressed the slider had to be done because we were having our pool filled and needed the closing mechanism put back on for safety but door still not done. This was November. We have mixed transition pieces in house and some coming up or put in wrong. My upgraded shower tiles are cracking throughout all over and can't get someone to come look at it from supposedly the manufacturer with Kevin from Tri pointe. Like why am I paying for upgrades when you can't even build it with quality?? Flooring alone is almost $40,000, fridge $12,000 shower is $21,000 they can't even do the wall finish upgrade inside correctly without running paint, sand, non sanded areas, patched areas, paint that doesn't match. I'll happily post pictures of this all from day 1 there's a lot. Don't buy here if you don't know what to look for or don't want the headache. I had the floors inspected again after new install because you can see and still feel the unevenness and they won't share it. Our ac unit when we moved in was hooked up so that when we turned on the ac the heat turned on at the same time. Smelled like something burning. It also had the wrong board for it. I'm not an ac person but something like that. Our oven kept tripping breaker due to wiring not secured. Couldn't get them to come fix it for a month. The doors were poorly painted and we were told they would be spray painted and that didn't happen. Had an outlet covered by stucco which caused breaker to trip for 10 months. Feels like the power supplied isn't enough for the house also and see numerous neighbo complaining of this on our neighborhood group page. They brush painted touch ups on all the doors which look awful now. We were told those would be taken down sanded completely and repainted. The glass in upgraded shower has been replaced 2 times and still has scratches which nobody wants to deal with. The shower rods and hand towel holders were all loose when we moved in. Took almost a year to get the shower rods figured out. Which there still loose but I give up on that.

    Quality homes, excellent customer service. Semi-custom, as you can modify and/or add many extras or options. This is the 2nd new Maracay/Tri-Pointe home we've bought. Nancy is the best sales person, very knowledgeable, knows the product well, and is always updating and informing you on the progress of your build. Experience with Heather at the design studio was just amazing. Nancy and Heather know the process and product extremely well. Outstanding overall customer service at Tri-Pointe.

Their quote was comprehensive and far more competitive than others we gathered. They were flexible with us on timing that worked for both parties and were super thorough on communicating what was happening daily. They ended each day with photos of progress made and an update on what would be happening the next day, timing for those coming to the house, etc. They worked with us on our more unique asks (installing super old antique doors) as well as guided and advised us on bigger decisions (removing walls, where to put build-ins in our mudroom, how to best configure our new closet). Crazy enough, we finished on time - actually a couple of weeks early. They've been back a couple of times since just to help with small things we ended up wanting revised or that we messed up (like my husband backing into our new stucco....). They care about their work and their clients. I cannot recommend them enough!

After I shared my honest experience publicly anyway, they reached out asking me to change it to a 3 or 4 star. No offer to fix the work. Just reputation management. I hired this company because they promised speed and efficiency. They promised the job would be done in 3 months or less. That was over two years ago. I paid over $90,000. In return, I have been left with: No electricity or lighting in my living room and dining room (a wall was removed and never rewired) Closet rebuilds with no doors or panels Shower areas with no doors and no curtain rods An unsealed tub with no caulking Mismatched paint and chipped walls covered in blue tape Mismatched baseboards Damaged flooring corners from their own workmanship Misaligned laundry room cabinetry A main floor left completely without flooring Cement falling off restroom tiles Splatter paint marks throughout the home Furniture ruined because nothing was protected during construction The flooring I specifically chose for upstairs was used downstairs to cut corners. When I asked questions, they told me they were "doing me favors" and "changing the game." That was their answer for everything. This company caused real financial harm, loss of income, thousands in damages, and a home that is still not livable in multiple areas. I documented everything. The garage space is a joke and so is the quality of their paint job. The only reason we're still in this sardine can is because of the 2.5% interest rate we have. Mattamy does not follow through with promises made to buyers, do band-aid repairs to appease, believe everything is one of the following: 1) aesthetics only, 2) "within industry standards" or 3) "house is settling". In the three months since signing for the home. I have spent this entire time working to get all the items noted at first walkthrough, corrected. Paint appears to have been done by incompetent painters, tile company is terrible, as quality of the work is mediocre at best, plumbers are so bad they had to get replaced, drywall experts are anything but, leaving the home with nothing but tape and/or mud lines that are visible throughout. Left paint stains on tiles, in carpets, on hardware, etc. paint used was PRIMER diluted with minimal flat white paint. Baseboards not caulked at joining spots. Door gets painted in hinges leaving the original primed wood showing when door is opened and if you change locks, you will see all the unpainted areas. Carpet layers have been out 3 times and have yet to get the carpet completed correctly, with areas of air bubbles remaining in the carpet to date. Having come from construction families on both sides of the family, this is the absolutely worst homes you can find. Mattamy claims they take complaints personal but the regional leadership deserve to be fired for incompetence & are worthless in all aspects. They have zero control of the vendors used across the trades. If we had to do it again, we absolutely would walk away. As dual veterans, fully disabled, to be treated like trash by this home builder is a slap In the face & fact that they could care less if the work is done correctly, let alone completed, means a lot. Of the current owners, ~80% got independent inspectors and almost 100% of those owners are currently in dispute with warranty for repairs. Never, EVER buy from Mattamy. BUYER BEWARE! Joe Russo is unprofessional, condescending, and insulting. His staff come and go because they hire cheap, inexperienced, weak-minded, unqualified help. Workers supporting the build get paid by how many homes they complete work on each day. Todd Hahn, VP of Operations and Russo's boss, doesnt even acknowledge correspondence sent to him. CJ, with Warranty, been here mere weeks, trash. Man cannot stand by his own words. Whatever unprofessional slob that did not even introduce himself, whom CJ brought with him this last time got kicked out of my house for disrespect and trying to talk down to me. He is scum just like Joe Russo. Dozens of owners barely past one year are selling already, all due to dissatisfaction. If you want to have a quality build you, a home and investment you are proud of, dont buy Mattamy, in Arizona at least. Mattamy has less than 1-star across the greater Phienix area and considered one of the worst builders with some of the lowest quality homes in this region. Do your research, talk to existing owners, ask inspectors about Mattamy's reputation. If you are an executive at Mattamy Corp, you should be windering why so many owners are dissatisfied and why your local management is ruining your brand and reputation. Ask why owners across this region are coming together to start petitions against you. Why does everyone who deals with a two-faced weasel like Russo walk away disgusted and insulted. My wife and I grew up in construction families. We are retired veterans who bought our first home with the goal to leave our children with a home they could be proud of and instead we have a money pit for a home and our VA losn is paying for a residence that after 9-months is still one big storage. Ask why anyone deserves to be treated so poorly after having spent more than a half million dollars on what should be a quality home. I hope these reviews begin to make it to the corporate headquarters in Canada where the board resides and they investigate Russo and the rest of those responsible for treating new homeowners so poorly and putting the Mattamy name on such poor quality.
