Even worse, there always seemed to be a crisis when I was on vacation or busy with my business. Charles put an end to all of that. He has been nothing but honest, equitable and fair with all parties involved. I called quite a few places around town and drove over 3000 miles round trip to meet with multiple property managers. Charles stood out from the beginning, he got back to me when he said he would, was patient explaining how he worked and was punctual. He went out of his way to put my mind at ease from the first call to signing the agreement and beyond. More importantly Charles never promised anything he didn't deliver. There were places that charged considerably more and there were place that promised more for less money, but couldn't even return calls or keep a simple appointment after I drove across the country to meet them. Charles will see that your property reaches it's full potential, and will pay for himself in the process. He is a small business man who knows how to treat everyone involved. He makes himself available after hours for emergencies or as needed. He knows how to deal with contractors and makes getting work done on your property painless. I was…read moreillegally charged a double deposit, then when I informed David Charles Christie I would not be renewing my lease a couple of month's prior to the end of lease. He became very childish and pushy for me to have the property "showroom ready". He kept mentioning finding a tenant so i " could get out of rent" prior to the end of lease. something I never mentioned, wanted, or asked for. he asked me to pay utilities for a month I wasnt there to allow a new tenant to begin moving in early. I obliged. I paid rent up to when we agreed. He kept my entire double month's rent security deposit (which I now know is illegal to even request -⁠SDCL 43-32-6.1, ) charging me every time he went to look or show the house, an oven rack that was never there, and a month of rent that he already had a new tenant paying rent for and on a lease at the same property. He has been an absolute nightmare and I have filed a consumer protection complaint, small claims court, and any avenue I can to spread the word on this absolute scandalous and criminal behavior.

My recommendation is to stick with VRBO or AirBNB. At least those agencies will work with you when issues are found regarding a rental. And, most if not all properties listed with Black Hills are on VRBO and Air BNB. Our rental had numerous problems, which we reported and were verbally told we would get a refund, only to get an E-Mail from Budi saying she wouldn't refund our money because we canceled. Not true. Ironically, the property (Hidden Haven) is no longer available thru Black Hills Adventure Lodgings or any other short term rental agency. Budi knew the property was substandard and was renting it anyway. I called the South Dakota state real-estate board and found out the property was not even licensed to rent. Come to your own conclusions, but mine are Budi Cusser is dishonest and unscrupulous and do not patronize her agency.

There was no move-in walk though done with me which I thought was extremely weird, when I got to the rental house for the first time it was disgusting- they didn't clean it between the previous tenants and us because those tenants only stayed two weeks "so they assumed it would be clean" I should have found a new rental then and there but I stuck it out because I was by myself with 5 kids and pregnant. They did fix up the majority of the issues but we paid out of pocket for a new toilet bowl system (for a completely none flushing toilet) that they couldn't justify fixing. They never and I mean never EVER answer their phone, they say they will call you back but your lucky to get a text back from them. They tried to fault us for problems with the house on move out, luckily I had taken every picture under the sun of the issues with the house on move in & was able to prove that we left the house is better condition than we received it, because they weren't able to keep our deposit based off of damages to the house they decided to keep it to cover rent that shouldn't have been our responsibility- we gave our 30 days notice, we even let them keep the whole month of November's rent (which included 2 days more than our 30 days notice) the owners of this rental decided to sell their house, the house was put on the market (the owner of the rental company also being the realtor of the house- conflict of interest??? I think so.) I was told by Andrea that because they were going to sell it we were out of the contract on the owners/rental companies end too. The house went under contract with the buyer on December 15th but they decided they were entitled to our whole deposit of $1650 because we moved out of the house and didn't immediately move out of the County like they had thought we were doing. They said because we could have stayed in the house until is sold that we broke the contract on false terms. Everyone know that military plans change last minute all of the time, not only did military orders change but we had our baby born a month early. If they would have answered their phones when I called almost daily or called us and asked us about our situation they would have known all of this. They didn't mail the letter informing us that they were keeping our deposit until the 30th day after our move out- in their lease it says that we have to receive the deposit or letter informing us why they aren't giving us our deposit BY the 30th day.... they were in breach of their contract in so many ways but they still feel justified in keeping our deposit. If you are military, moving here or moving away and selling a house I would stay away from Shine Property Management & Kingdom Reality, Jamie owns both. I asked to speak with Jamie on multiple occasions throughout the time I rented the property they managed & not once was allowed to because she was always busy- I was told I would receive a call back from her but never did. The office manager at Shine Property Management is named Andrea Skavlem & she is seriously the worst, she has horrible management stills, she is tactless and pretends like she has no clue what is going on, she doesn't ever give you a heads up when she is coming over, sending someone over to fix something, or wanting to show the property. Not a military friendly company even though that is the community that gives them business!!!

    Poor Communication and Disorganized…read more I applied for a cabin cleaning position with Bear Property Management and had a disappointing experience that I feel others should be aware of. After speaking with Nate, I was told I would receive an email with details about my scheduled "work interview." That email never came. I followed up on Friday, and while I eventually got a confirmation via text, I was still left without an address or clear instructions. On the morning of my scheduled interview, I finally received a text with the address -- only 15 minutes before the scheduled time. Additionally, I was informed that Nate wouldn't be present, and I'd instead be meeting with two people I'd never been introduced to. This last-minute change, combined with the poor communication, left me feeling unprepared and frustrated. While Nate was friendly and enthusiastic when we first spoke, this experience showed me that the company is far less organized than he initially made it sound. After everything, I didn't feel it was worth my time to take the follow-up call I received at 10:45 or respond further. For those considering applying here, remember that interviews aren't just for employers to evaluate you -- it's also an opportunity to see how the company operates. The lack of planning and respect for my time spoke volumes. This experience ultimately inspired me to pursue self-employment further as a cabin cleaner instead, where I can ensure better organization, communication, and respect for both clients and myself. Update: Nate commented claiming that they gave it to me on the phone but that is not even remotely true. He mentioned 16 properties in Spearfish, some on Terry Peak. At no point was I given an address. Saying "we" does not tell me who I'm meeting or where. I'm incredibly disappointed at the lack of respect and professionalism. What a bad taste in the mouth to leave with our tourists if this is how you do business! I was respectful but honest in my review, why can't you do the same? You said you'd send an email with this info last Friday and then text me 15 minutes before the work interview? I'm expected to check in with you on Friday, then again the morning of? I left you a voicemail and you didn't respond until the end of the day by text, still no address. Your poor time management is not an excuse. If I can't take you at your word when you say you'll do something, how can I possibly do business with you? Business relationships are a two way street, the ball was in your court. Communication & trust are crucial! You repeatedly put me on the back burner, kept blowing me off, showing me that you don't value my time, so it's pretty ironic to see you say that I ghosted you. I moved on when you failed to respond until last minute, I had reached out repeatedly to no avail. I tried to give you the benefit of the doubt on Friday, thinking maybe it was a busy week. But when Friday passed, Saturday, Sunday, then Monday morning I heard something, you illustrated to me that this was a regular pattern. You've shown me that Bear Property Management does not respect their employees and their time, current or prospective. That was a preview of what'd have been like to work with you. The "thanks for posting our conversation" comment shows immaturity. I like transparency. "Oh shoot, I don't know if I ever gave you the address" shows you realized you weren't even sure if I knew where to go. 15 minutes notice. Does that sound like sufficient time to you? How many times was I expected to ask the same question before I got a response? How can you run a business like this and stay afloat? No applicant should have to check in the morning of when you said you would send it 3 days prior. How is that on me? You said up to my standards, like expecting a response was outlandish. I hope this was a learning experience for you. I understand why you're hiring now. I even tried calling today like you asked to "have a conversation", went straight to voicemail. Please do better for the next applicant.
