So we didn't want a typical home sale inspection, nor is this review reflective of that type of service. Let's start with the good. This company is very easy to communicate with. They are responsive and easy to reach out to. Joseph (who conducted the inspection) is also very personable. He did a thorough review of the home and even gave us some thoughts on how we might re-design, paint or structure the rooms in our house. Finally, the price was great, He understood the unique needs of my situation and adjusted it to a reasonable rate. My big issue came after the inspection. I negotiated the receipt of a report prior to the inspection as the landlord would need a copy. I had to continuously follow up on this after the inspection and then ask him to add issues he identified that I had written in my own notes but were not included in the report. Although I finally got a report, it took a lot of effort on my end to receive it (and it was a bit less comprehensive than I hoped for).

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I got a response from Mark on 05/11/24, and we talked on the phone for over 5 minutes to discuss the location of the house, the best time to do the inspection, and the prices. He was patient as I asked many questions, and I never felt rushed. We decided to the home inspection on 05/13/24. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind.
