Still not easy to deal with, but credit where due, they are managing the apartment better but the…read moreplace has gone a bit downhill overall with the quality of tenants they're allowing to move in. My rent went up by 20% which they probably don't have control over and the property owner is more to blame, but just as it was the case last year, they were advertising cheaper units on their website than what they offered me as an established tenant. Just as last year when I asked them why the advertised rates on the website for a clean new unit with new appliances and fresh flooring is lower than what they're offering me, they said "Oh we haven't updated the website". I think the better term is "Bait and switch". There is no excuse for not updating the website. The complex is also now using some weird variable rent table based on income but RPM doesn't disclose exactly how it works which means that if you don't want to give RPM and the ownership (who is anonymous though it's easy enough to find out if you research the corporate name) all your financial information (including all assets), you will be paying the full market rate (which is up 20% as mentioned above) as punishment and they did not budge on that price even a single penny. They claim the only way to see if you can get a discount is to follow their Hunger Games routine to prove that you're poor enough for the secret owners to take pity on you and throw you a bone. Is it a government program? According to the manager, "it's not a program! you just give us all your information and we send it to the owners and if you fall within government established poverty levels you get a discount!" "So the owner is doing it out of the goodness of their heart?" Clearly RPM is not allowed to say what's going on and after some back and forth, she was trying to make it sound like I was some sort of simpleton who didn't know anything about the Houston rental market while she who just moved to the city a few years ago knew all. I've been living here 4 years longer than she has been in the industry, but yeah, she knows more about the various neighborhoods and market values here. I stopped listening when she was comparing our 50 year old property with aluminum wiring with the 14 year luxury property across the street but here but I digress. My guess is that the ownership got some sort of government funding for their new construction projects and the stipulation is that they have to offer rental assistance in return. That's speculation on my part but it's better than the "Benevolent Real Estate Mogul" implication RPM is trying to push. I just wish RPM didn't try to insult our intelligence and was upfront about what's going on. While I was looking at other apartments, the other managers I spoke with gave me much more information about what's going on here. Again, I'm sure ownership is playing their part in this but RPM could be less condescending and disclose what's going on to the property.

At the time…read moreI was pregnant as well and were under the impression of a great apartment after seeing pictures with the leasing agent prior to signing. After we signed they wouldn't let us see the actual unit for weeks leading up to us moving in. Only days before we were supposed to move we were let into the apartment only to find holes in the walls, stickers and posters stuck, residue still lining the toilets and tubs, and grime everywhere. It looked like no one had touched the apartment in months when we were supposed to move in a couple days. We canceled the lease and moved to 10x (another rpm property). Our experience here was much better (other than the month long waits for maintenance and lack of communication) but we ended up signing for a second time around as well. Now that we've moved out we've waited weeks to hear back about getting our deposit back and it's been crickets. Finally after my husband was on hold for 40 minutes, they say we're not getting our deposit back and owe 700+ back. The woman at the end of the line hung up without explanation of where our deposit went and what the 700 is for?? Now we have no deposit back and owe them when our apartment was left in great condition!!! We have a toddler and are a young quiet family that has caused absolutely no distruction worth that to our past apartment. Rpm has been a nightmare for us now going on year 3. Don't don't don't sign with them!

He provides very clear communication regardless if you prefer calls/emails/text, and he was very accessible throughout the whole process. This was especially important as we were buying from out of state with the intention of moving to Austin soon. Kiel gave us recommendations for what pricing to start with and helped with negotiations as well as giving a recommendation for a home inspector so that we would be well prepared on the condition of the house during the option period. Negotiations were data-driven with comps in the area and he also provides monthly market analysis. I would definitely recommend Kiel for home buyers!

Diane Myers said she would address it in the documents, but didn't even after being provided the correct legal wording. She did not provide the documents beforehand and seemed surprised that I was reading before signing. And we needed to transfer the HOA passwords to the buyer during their closing and these were left on the front desk public area where anyone could pick them up (I had to ask them to put them behind the desk but perhaps with the buyer's closing doc might have been more secure?). And lastly, the HOA transfer required the new buyer to sign 2 copies of a state form (they only had him sign 1). Realtors should choose other Title companies instead, as this was very straight forward and wasn't correct so I can imagine what happens with a complex close.

He's friendly, attentive, responsive, reasonable and doesn't hesitate to share his feedback, good & bad, or just for things I hadn't thought of. I was looking for someone with an experienced perspective, not just a yes-person, and that was my experience with him. On the selling side, some of my family had agents in the past who went unreasonably overboard with staging or bending over backwards for prospect buyers, and that was not my experience here, which I'm very grateful for. We dealt with a Prospect buyer/agent combo who were at times unreasonable, waited until the last minute to ask for things & where the agent didn't do a good job at managing their clients' expectations, and Jason handled a lot of those tougher interactions before I even had to, and was instrumental to getting us through close. On the buying side, he was a great guide & we closed without issues, in the neighborhood I was shooting for & within my budget.
