I have used your company twice, and I am very disappointed with the quality and thoroughness of the inspection performed on my home. Many of these problems could have been addressed or negotiated with the seller before closing had I been made aware of them. The entire reason I paid for a home inspection prior to purchasing the property was to identify significant issues and avoid unexpected expenses after moving in. I hired Meer Inspections to perform a comprehensive inspection on a home I purchased in May. Because I had previously experienced an inspector missing major issues on another property, I made it abundantly clear that I wanted the most thorough inspection possible. I specifically told the inspector that I was willing to pay for any additional inspections or testing, including mold or anything else they believed was necessary. I wasn't trying to save money, I wanted to understand every potential issue before closing. I paid over $1,000 for the inspection, was flexible with scheduling, and gave them every opportunity to do a complete job. The inspector spent approximately three hours at the property, took hundreds of photos, and produced a lengthy report. Based on the report, I believed I had a clear understanding of the home's condition. Within three weeks of moving in, that confidence completely disappeared. The first issue was the air conditioning system. An HVAC technician informed me that the unit showed obvious signs that the previous owners had been repeatedly adding refrigerant to keep it functioning and that the installation itself was improper, including two dryer lines connected to one unit. I understand that inspectors are not HVAC specialists, but improper installation is a visible condition that should have at least been identified for further evaluation. The second issue is significantly more serious. My homeowner's insurance company notified me that my electrical panel had to be replaced because it is a Challenger panel, a brand that insurers commonly identify as a fire risk. My insurance has now been canceled until the panel is replaced. Since receiving that notice, I have had three separate electricians inspect the panel. Every single one asked the exact same question: "How did your home inspector miss this?" The inspection report even discusses electrical findings, notes double-tapped breakers, comments on smoke detectors, and includes photographs of the electrical panel itself. Yet nowhere does it identify the panel as a known high-risk panel or recommend replacement or further evaluation. As a direct result, I am now facing an unexpected repair costing between $10,000 and $15,000 simply to maintain homeowners insurance. No home inspection can uncover every hidden defect, and I understand that. However, visible conditions that multiple licensed professionals immediately identified should not have been overlooked during a comprehensive inspection that cost over $1,000. I relied on this inspection to make one of the biggest financial decisions of my life. Instead, I have been left with major expenses that multiple professionals believe should have been identified before closing. If you are hiring an inspection company because you want peace of mind, this was not my experience. I would strongly encourage prospective homeowners to ask detailed questions about what their inspection includes and consider obtaining additional opinions before relying solely on Meer Inspections' report.
