For starters the property is infested with raccoons that break into your balcony shed and start a family. Somehow the raccoons are able to get in through the roof. Many of the buildings have roof damage so water leaks in, my ceiling was full of bubbles and a swag in the middle from the water building up also had water stains down the wall and the office staff said it was nothing they could do. Lisa and Tammy currently work in the office, they are both extremely rude and Tammy will curse and talk nasty to you without a second thought, Lisa can also be a smarty pants but she handles the day to day operations so she just makes sure that nothing you call about gets repaired if u upset her. she will also take you to court for eviction when you are late on rent and charge a $194 court cost fine on top of the $125 late fee. She will do this every month that rent is late. In conclusion I would like to add that the maintenance staff are all Spanish speaking only. Pablo the head of maintenance does speak English but he is difficult to understand. Also when they come to fix anything they come in groups of 3 or 4. During the summer and spring adults and kids are sitting on the stairs blocking the entryway and playing in the halls, management does nothing to stop this. I would not recommend this property to my worst enemy, I can't wait till my lease is up.

    I want to share my experience with PMI. They rushed me into signing the lease by insisting I had…read moreonly 72 hours to sign and pay the security deposit. When I moved in, I discovered a filthy house littered with sawdust, construction materials, and muddy floors. There were over 30 issues with the property--evidence of rushed, incomplete construction--yet they insisted on having me move in anyway. Problems ranged from windows that wouldn't fully close or lock, to holes in the ceiling with exposed wiring, and leaks in the basement. Just three days after moving in, a pipe burst and flooded the basement with sewage. While maintenance fixed the pipe right away, they left the sewage to dry for four days, which led to a severe respiratory infection for me and eye infections for my dog. It was disgusting and unacceptable that they didn't clean up immediately. Now, about 45 days later, although they have resolved a few issues after I got city code enforcement involved, there are still water leaks in the basement, holes in the ceiling, and windows that don't lock (among other problems). Because I live on the first floor, the unsecured windows make it scary knowing anyone could potentially enter from the front yard. Despite all these ongoing problems, PMI expects me to pay the full monthly rent of over $1,300. It's outrageous, and I regret signing the lease.

Unless you want tank your investment, stay away, because Q3 will do just that! In 8 months, I lost $17,000 in unpaid rent and property damage. Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

The owner has always gone above and beyond for my investments and I have never questioned statements or my monthly check because they come every month as promised. I chose Q3 Realty because I worked with another management company before them and they did nothing but cause me headaches, plus I was always questioning where my monthly check was. I have been in business for over 30 years and know that some people are hard to please no matter what you do so reading a negative review like this makes me question the person who wrote it.
