These are decent apartments. Modern appliances. It's close to the tollway. It's not far from…read morerestaurants, auto shops, gas stations, grocery stores, etc. You're mins away from Lisle, Woodridge, Naperville, Bolingbrook, Lombard, and Westmont. I live in a one bedroom with a patio. It's a good size for 1-2 people. You can have cats and dogs. They have a small gym, pool, basketball/tennis courts on the far left, and a sand volleyball court. They have public laundry rooms but if you pay more you can have a washer and dryer in your apartment. It's very useful if you like to do laundry late at night. Some of the apartments will have walk-in closets. If you live upstairs you'll have a nice balcony. Maintenance is very good here, they respond quickly. The apartment staff is very pleasant and helpful. They provide cat sitting in case you're out of town. They can only change the food and water, they can't empty the cat litter. Your neighbors in your building are very kind. They'll bring in your packages and set it by the mail area. That's if it's not too heavy or bulky. Cons: Spacious parking although you'll find that people don't have parking skills. Your "neighbors" also drive like idiots here. They either drive super slow or they pull out in front of you. Be wary that these neighbors also like to walk in front of cars vs using the sidewalks. Like anywhere else, you got morons living close to you. It's relatively safe but you do see a bunch of random weirdos that drive around the parking lots and not really stopping. Overall about a 3.5 due to the incompetent drivers, idiots, and weirdos.

The owner takes great pride with the landscaping. There are beautiful fountains and plants all around the property. Maintenance is extremely prompt. The appliances are updated and the freezer has an ice machine. We are very pleased and plan to stay another year or two. Central AC, baseboard heat, perfect amount of space. This is a very diverse community. There is a wide range of diversity from age group to ethnicity. Everyone I've come across is extremely nice and personable, I can honestly say I have zero complaints.

We came back only to find out that our moving truck was gone from the premises. My mom strongly thinks that this was the work of a lowly maintenance man (I won't say a specific name but it prob wasn't Leo or Ziggy) and not anyone who should have the authority to call a towing place if there was even a reason to have our truck towed in the first place, which there wasn't. Thanks to this ---hole we had to drive all the way to S&S Towing in Melrose Park (a place critically panned by Yelp users) which didn't even have a record on file of our vehicle. The cost was $1,500 to get the truck back. Courts of the Falling Waters, I have posted a review like this before on Yelp which I'm convinced you had deleted. Do not condone what this scumbag did to the both of us for the sake of you not having your apartment complex being given a bad name. I will not recommend you to anybody looking for an apartment.

No microwaves, so you must purchase your own if you want one. They're honestly overcharging for these outdated, raggedy, fake luxury a** buildings. Nobody cleans up around here so the upkeep is AWFUL! They complain about tenants breaking rules etc, sending emails for petty sh*t, but not fixing sh*t when you send maintenance requests for the appliances that were already f*cked up to begin with. There's cracks and sh*t in these plastic floors cause it's definitely NOT HARDWOOD. Bogus. There's cracks in the ceiling, on the walls. Obvious damage that could've been fixed beforehand. On top of that! PACKAGES GET STOLEN 24/7!!!! They don't give a damn though. The office/property manager(s) refuses to check cameras OR at least send out email notices for missing/stolen packages. Basically, they're like "oh well, what do you want us to do about it". & it's more than likely ALSO the office taking and hiding packages because they don't see fit of a certain name ;) With that being said, nothing is secured. I don't give a f*ck about the key card that doesn't stop thieves from stealing. Oh and as far as getting in contact with someone it's soooo difficult. They BARELY pick up the provided phone number, or put you on hold for 99 f*cking hours. Don't move to this place. Period. Thank you.

I lived at tgm willowbrook apartments for five years and loved living there. The location is right…read moreoff of kingery highway but it isn't loud and you don't hear a lot of highway noises. I love how there is so much open yard space and trees by every apartment. There is even a park nextdoor with a walking path, fishing pond with fountain, and playground. Pets are allowed so you will often see neighbors walking their dogs. They have lots of different types of apartments but I lived first in a one bedroom and then switched to a two bedroom- both had gas stoves and remodeled/great quality kitchen. The shelves and everything were sturdy and things rarely broke. If something did break or not work I could call maintenance and they were so nice and usually there by the next day. The only problems I ever had were a few times in the spring I got ants in the kitchen and you have to wait til wednesday when their exterminator can come but if you ask in the mean time they will drop off traps. Also it's coin laundry in each building ($1.25 load), and sometimes those machines broke but if they did you call the number on the machine- they do take a few days to come but if you ask they will refund the money you wasted on that load and you can ask tgm for a temp key for the day for other buildings to use their laundry (you just give them an id while you have the key). Tgm uses comcast or at&t I believe and allow dishes but it depends on if they can put it in certain locations by your specific apartment. The walls are white or this light brown color that I'm not a fan of (you can paint but must paint it back before move out) and there is a light brown carpet. The carpet is like any apartment complex, kind of cheap- but every year only if you ask, you can request a free carpet cleaning when you sign your new lease. They have a 24hr gym that is spacious and not often too busy. There is a trainer Tim that works there that is amazing! They have a two tennis courts that are kept somewhat in good condition. There are gated areas to let dogs run free around the complex and tons of free poop pickup bag stands. They have two pools- one is right by the gym but it is very very very tiny. The other larger one is by the clubhouse and is a decent size and only a few times in the summer will you have trouble getting a lawnchair spot. The clubhouse has key fob entrance (just like gym and pool) and you can bring however many guests you want. The clubhouse and gym have free wifi. The clubhouse sometimes has your packages to sign out or the driver may just leave them in your mailroom by your apt, but I've never had anything stolen. The clubhouse has nice mac computers but you can only access them at certain times and I often had problems with them- I couldn't login, I couldn't print (no ink or paper), a mouse was missing, etc. if you ask sometimes they can fix the problem. The staff are hit or miss- some are super friendly and helpful, others are flat out mean/rude and act annoyed if you ask any question. You just learn who to go to for assistance. When we resigned our lease or moved out we never had any issues. We even got some of our deposit back. Parking is free for you and guests and there are always spots available. You can grill if you keep the grill a good distance from your patio. Your bills are nicor gas, aum, commed, your internet/cable, and rent only. The train station is about two miles away in clarendon hills which is a cute little town with nice restaurants and things to walk to in the summer. There is a jewel within walking distance as well just a few blocks away. Tgm is great about plowing and salting in the winter. There are large outside dumpsters for trash close to every apartment. I honestly loved living here. We only moved because of a nearby plant that the news shared was putting out extra pollutants and chemicals in the air, but I heard it recently closed. I would definitely recommend Tgm to friends and family.

Caution to future renters -- please review carefully before signing…read more Based on my personal experience at Yorktown Apartments: Lease terms: I believed I was signing a 1-year lease, but later discovered the agreement was actually for 1.5 years. When I asked about leaving early for a job in another state and provided proof, I was told my only option was to pay a penalty equal to three months' rent. Because of this, I had to remain for 6 more months to complete the full lease term. Be aware that you are locked in for the entire lease period, no matter what. Rent increases: During my stay, the rent amount was not stable -- it kept going up month after month, which added to the financial burden. Move-out charges & deposit: At move-out, instead of receiving my $1,000 security deposit back, I was billed additional fees (including $355 for painting) that went beyond my deposit. Despite patching the small pre-existing crack myself and returning the unit in good condition, the charges were so high that I not only lost my entire deposit but also ended up owing them money. Be prepared that you may not get your security deposit back. Property conditions: In my opinion, the community is poorly maintained. I often saw puddles of dog urine in hallways and elevators, smelled weed almost daily, and frequently saw Lombard police cars responding to issues, which made me feel unsafe. Takeaway: In my experience, the lease terms were unclear, the rent kept rising, the move-out fees felt unfair, and the property conditions did not meet my expectations. I strongly recommend anyone considering renting here to read the lease carefully, budget for hidden costs, and prepare for the possibility of not getting your deposit back.
