I found Walnut Builders, LLC, at the Better Business Bureau (BBB) website. The company had an A+…read morerating. I already had had some bad experiences with contractors in Bloomington. When I contacted Walnut Builders through the BBB, the company was super quick to respond to my inquiry. That alone made the company a refreshing contractor to work with. Then, they scheduled my work in my home within two weeks, maybe faster. First, they fixed the mistakes of two previous contractors. Then, they not only handled my list of things to do, they even found some problems in my electric system that could have been very dangerous - and they fixed it. They took care of everything that I needed quickly and efficiently. All their work is of high quality. Daniel and his team were courteous and friendly and respectful of my home. They are super clean about all their work and clean up all their work messes (I think they even cleaned up some of my messes). They were very kind to my old dog who stuck his nose into everything they did. I recommend Walnut Builders, LLC. I wish I had found them earlier.

Loren is more than a great builder, he has good communication and interpersonal skills. Owning a business I understand that having this foundation is what will allow a great thing to continue and improve. He has built a business based on good human nature and a positive workplace and is a visionary and volunteer participant/supporter that uses his business to help the community. Loren's eye for detail and ability to supplicate this with those he works with sets him apart from other builders. The team he works with are all individuals that are the best at what they do. The culture at Loren Wood is one of support and quality work in an encouraging atmosphere. Talking to someone who is employed there, you can tell they like their careers. I would rather have someone happy working on moisture sensitive areas than someone just pulling a paycheck. They are knowledgeable and have been picked not just for their skill but because of their attitude and emotional intelligence. That is a rare commodity, these days, for a business. I've known Loren and his wife for several years, I know quite a few of his staff, and had them work on my house. I can attest that he and his crew will do what is right and stand behind their work. The set up was no trouble for 3 adults, the online videos and instructions were very helpful and easy to follow. Thank you for manufacturing such a sturdy and attractive piece of furniture. My wife ordered a Bedder Way murphy bed for her office so that we could have a bed for when company…read morecomes, but she needed something that would not be in the way when using her office, so this was the perfect solution. I was a bit overwhelmed when it arrived because it required a fair amount of assembly and I've had bad experiences in the past; not from this company but with other products. Oftentimes products that require assembly do not come with good clear instructions. Or the parts are poor quality; threads strip, things break when you try to put them together, etc. I also don't have a great deal of patience when trying to work through projects like this because of lack of customer support or proper instruction. In the case of our Bedder Way bed, however, I was pleasantly surprised. It was still a bit of a project, as it took me over 3 hours to get it all together, although I was working at a somewhat slow, methodical pace as I followed along with the instructions. Whoever wrote the instructions deserves a Pulitzer prize because they could not have been more clear. Everything was explained in such a way that there was no confusion about how things were going to fit together. Parts were all clearly labeled with photographs. The instructions were careful to point out what the user needed to watch for before proceeding to the next step. Adequate warnings were given along the way, such as needing at least two people to lift the frame into place when mounting it to the wall and making sure you have it securely mounted to studs in the wall, or have another method that is equally secure. The quality of the wood and all the individual parts were top notch. I can't believe that such a project came together without me getting frustrated with the process at any point.

I would give this place zero stars if I could. This is the most poorly run property management…read morecompany I have ever worked with. We resigned our lease that ended Sept 2024 back in July 2024 because they require such advanced notice....fast forward to February 2025 and they are trying to say we never resigned and are trying to charge us a $300 monthly premium. There is a reason they can't keep the units rented and it's because of how terrible of a company they are. We gave our notice and our last day was in the apartment was July 25, 2025. At the time we gave our notice, our rent for the month had already posted and I asked if it would be prorated. I was told by Wil (the most incompetent property manager I have ever met) that since it already posted, we would have to pay it and then receive it either as a refund or credit towards our move out costs. Fast forward and now Wil is stating that is not accurate and even though we moved out on July 25 and turned in our keys, we technically had our lease until July 31 and no refund would be provided. They state that we could have accessed our unit at any time until July 31 if we asked, even though we handed in our keys on July 25. In addition, Wil let me know they would complete a move out inspection and upload it to the portal, however, this took months to be uploaded. I have repeatedly asked who I can speak to in the company that is above Wil and I am told there is no one to reach out to. Wil let me know that he will forward my concerns on and someone will reach out if they have time, but he will not provide me with any contact info. After much argument, and still refusing to provide me any contact info, they decided to give us the credit for the remaining few days. Also, they didn't ask for a forwarding address at move out, and when they realized this, they emailed us in a way to make it sound like we were getting our security deposit back. Instead, we received the "summary of charges" and it is absolutely laughable. The total bill after deducting our security deposit is an additional $2515.27 with ridiculous line items charged. I do not recommend living here! Example of line items charged: - Full Unit Cleaning = $360 - Apparently, they don't expect people to actually live in the apartments they pay for. - Carpet Cleaning (x3) = $102 - There were only 2 rooms that were carpeted. When I questioned the x3, they responded that they undercharged us for this and we got our carpets cleaned for "a steal". - Paining Labor = $3216.96 - The irony is that I reached out to the office multiple times asking what paint to use to paint the walls back, and never received a response. - Painting Materials = $669.91 - Misc Hardware (door stops x3, vanity sink stoper (can't even spell stopper correctly) x2, towel ring, shower head) = $248.30 - Misc Labor (patching, interior door, trim, plumbing, misc) = $1037.14 I asked for receipts for documentation, and explanation on why we would be charged for things like vanity sink stoppers, and plumbing, and instead of getting an explanation, Wil simply stated the charges are justified. They said the sink stoppers were in the sink, but needed replaced? I have rented my entire life, my last apartment I was in for over 6 years....and I have never had these types of charges before. After reading some of the other, very similar reviews, I did some additional digging, and it appears they did not meet the very strict deadline of 45 days by Indiana law to provide me with a summary of damages. I have once again contacted them and they will only let me talk to Wil. Wil states all charges are valid and they are standing firm. I have contacted the media, filed a claim with the attorney general, and I am now in the process of filing a small claim. Not only this, but after talking with other former tenants, it appears they are charging multiple residents for line items such as vanity sink stoppers, and varying prices for similar apartment types, etc. I was able to get the email address of the owner, and other principles, and they refuse to respond to me. They hide behind Wil, who just gives some generic, we stand behind these charges type response. I submitted a claim to the Attorney General, and I am in the process of smiling a small claim. Do not do business with this company!

The townhouse is very nice, 3 bedrooms and 2 1/2 baths, and a ton of storage. However, I would never rent from this company no matter what type of homes/apartments that they offer. Andrea Reeves, the property manager is rude, unhelpful, and extremely difficult to work with. Every time we have had to talk to her in any capacity she has acted like we are wasting her time and that she does not need to help us in anyway. I cannot imagine having to deal with her for a "real" issue that you have with your rental. She is the "face" of this company in terms of rentals and she shows a very ugly side. Rubicon needs to rethink who they have in their office in terms of rental agreements.
