    I would recommend using a different builder. If I could…read moregive 0/5 stars, I would. We worked with GJ Gardner Denver, specifically Dave P and Jeff V for about 10 mos. We paid them $14,000 as a deposit, but they never delivered on what turned out to be empty promises. I expect that a reputable builder would refund the deposit if they could not successfully submit plans for permit, but not GJ. The plans we paid them to develop were rejected by the city multiple times over the course of several months. The personnel at the city office said they were truly surprised by the incompetence of this group. In addition, we would go several weeks at a time with phone calls not returned- maybe we shouldn't have been surprised, knowing that Dave P works much of the time from his house in Mexico. Our build was going to cost about $700k not including the land, but they treated us as though we were their very lowest priority (who knows, we probably were). In short- I wish we had used a different builder. We found their promises to be empty, and after 10 months of dealing with them, we had to fire them. Unfortunately that's a lot of wasted time and money. I would highly recommend you consider looking elsewhere and be very leery of anything they say. They seem like nice people, but I doubt they cared at all about us, our family, or building our home.

    1.) MAJOR Theft/Safety/Security Issues with Markel Homes Employees…read more * Safety Concern #1: A gun was stolen from my home after Markel Homes Employees and/or Contractors accessed my property (after closing) to complete repair work warranty work items. The gun was subsequently "magically" returned after I filed a police report and emailed Markel Homes employees (only), alerting them to the theft. There are further details regarding Markel employees' access to my home after closing and other information that I am leaving out for brevity's sake. * Safety Concern #2: Myself and at least 3 other witnesses confirmed that Markel contractors were seen drinking on the job throughout the day (as early as 11am) on multiple days. Markel Homes maintains they take *strict* security and safety measures, however Jason Markel and other Markel employees were completely unaware of this happening. * I installed a security system and cameras at my home after these two unsettling incidents. One video clearly shows contractors come to my home, looking around, and leaving after they noticed the doorbell camera. I provided this video to Jason Markel and he could not provide a reasonable explanation for why his contractors were on my property, only that he agreed it was of concern. The workers were working at a different house down the street and I have a "Private Owner" sign in front to make it obvious that the residence is occupied. * Despite having video evidence and a stolen (and returned) firearm, Markel refused to take ANY RESPONSIBILITY WHATSOEVER for their employees or do anything to anything to make it right. Markel took the position that I've "already received enough 'concessions' when {I} originally negotiated the purchase of the house," which obviously has zero relation to these current issues beyond illustrating that they pay little if any regard to their customers once they have their money in hand. 2.) Warranty Items and Repairs Remain Incomplete 6 Months After Closing (as of the date of this review). * We closed on 9-24-2019, and Markel has completed only ONE of the many warranty/punch list items they "promised" to complete. I have contacted Markel *and* the warranty company no less than 10 times (if not more), and typically receive a response with an excuse for why they are unable to complete the repair at this time OR they send someone to complete the repairs, however the "completed" items have turned out as bad or worse than the item was to begin with. 3.) Sloppy, Rushed, and Cavalier Work. * Countless instances of sloppy, sub-par work (see photos for just a few examples). Photos were taken of the house at 4 months old, lest you think the work looks as though it's several years old. 4.) General attitude of unhelpfulness and condescension throughout the company. * Markel does an excellent job at making you think *you* are the problem, not their slapdash, careless workmanship or fraudulent employees. It was my understanding that, in the past, Markel Homes has been a quality builder, however, with their entrance into the non-custom home market, it is clear they have very little to offer clients but a "take it or leave it" approach to home building and a reflexive "No."

    My kids are afraid to leave the house now that RedT homes invade the neighborhood. They talked a…read morebig game about how they were going to improve the area and create a community, but all they have done is create a 3rd world country around the residents who were already here. Their renters are abusive, and they can't/don't enforce city codes or maintain the properties. They are never around to even inspect them. Their residents constantly block up and park in the alleyway access, making it impossible for people to access their garages. Trash is everywhere now: unregistered cars, residents lighting fireworks off on their porches, doing vehicle maintenance in the alleyway, leaving oil stains, and dumping oil into the spillways, unfinished buildings with smashed-out windows. Our daughter has been approached to buy drugs or inquired about how much for sexual acts. Children/toddlers running around in the streets in just diapers with zero adults around. They've done nothing but make the area worse and more unsafe. We were much better off with the overgrown field and burned-out trap huts than we ever were with RedT home "developing the area". Because they can't pull their trash cans in, which is a requirement under city code, we have more and more unwanted/undesired people showing up in the area now, too, just to dig through the trash that is always left out. Illegal businesses and multiple families living inside the residance than what is legally allowed to occupy the properties.
