Finding a good, honest and reputable home inspector seemed liked a daunting task until I found Georgia Building Consultants. I am buying my first house and when searching for a home inspector, I couldnt get anyone to call me back or even return an email. Imagine my surprise when Michael answered the phone on the second ring! GBC has a flat fee for inspections (based on square footage) and he had time in his schedule for the inspection within my short time frame. I was impressed with the customer service I received from the beginning. All of my paperwork was provided through email and I had appointment reminders sent to me up to the day he arrived. When I met him on site the day of the inspection, he walked me through everything he found. As a first time home buyer, his willingness to help and answer my questions was a breath of fresh air. I received my inspection in less than 24 hours. The report was 12 pages and had pictures of everything he found, clear notes, his suggestions and it provided a complete analysis of the home. There's not much I can say other than this was the most thorough and clear inspection and reports that I have ever seen when it comes to purchasing a home. As a professional real estate agent and an owner of a stucco home, I can tell you it is not worth…read morethe $$$ to a seller or a buyer to get this bond. Stucco, first of all, is made of concrete. Concrete naturally cracks. This company says they will warranty any moisture from getting in the home for a year. However you have to pay for an inspection with them first at $500. Then you have to repair every little tiny hairline crack or they won't warranty it. You could potentially hire another company to do the repair and pay a lot less, but this company will still need to come back to check the work, likely will make you do more repairs anyways, since they are the ones doing the warranty. Then keep in mind, this is only a 1 year warranty and for them to do the repairs, they say on the estimate, they may still have to do more work (like items they didn't know about after the begin the work). So technically a seller could spend $10k just to do this, while the buyer only gets a 1 year warranty that they then have to renew every year anyways and repair future cracks anyways. And you know what? The inspection on this home showed that there was no concern on moisture to begin with! Don't do this warranty! Instead, hire a stucco expert to assess home and repair as necessary. This bod is not worth the even the time I am taking to write this review!

HCO Inspection and Consulting inspected my condominium on April 30, 2026. In their report, they…read moreflagged an issue stating: "The electrical air furnace/condenser disconnect was rusty and deteriorated. This condition is a shock/electrocution hazard and should be corrected by a qualified electrical or HVAC contractor," along with a photo. Based on this, I hired a licensed electrician to address the problem. However, the electrician quickly determined that the rusty disconnect shown in the report actually belonged to a neighboring unit--not mine. My unit's disconnect was in proper condition. This raises serious concerns about the accuracy and attention to detail in HCO's inspection process. Properly identifying which equipment belongs to which unit is a basic expectation, especially in a condominium setting. Because of this oversight, I incurred unnecessary expense and lost confidence in the reliability of their report. I would recommend others proceed with caution and verify findings carefully before taking action based on their inspection.
