He was incredibly friendly and personable, I knew I could trust him immediately. And most importantly, if there was something to be found in the home, he would be the one to find it! He was available to come out right away and had all the best tech and gear to do it! He was very knowledgeable, qualified, and backed by the best guarantees in the business. His website/customer portal and email system were very efficient and easy to navigate. I was also pleasantly surprised that he was the best priced inspector out of 6 that I received quotes from. So many companies want to nickel and dime you for everything. He's just an honest, hard-working, and caring person that truly wants to make his customers feel like family. We really appreciate him and I told my realtor she should recommend him from here on out!

Richard Brown did our home inspection for a new home purchase. This is our first home purchase, but…read morehe helped us to understand the ins and outs of our future home. He used IR scan inside the home and drone for outside of the home. In his inspection report he included TONS of information and pictures. Even though I know nothing personally about homes he was able to give me and my husband enough information to understand better- he also came out for reinspection due to certain utilities being off. He was running a $50 discount at the time which we were lucky to have, but by far for the price he beat EVERYONE and was much more relatable, fast, efficient than anyone else we had called for a quote. After speaking to him the first time I know he was the person to go with. He even was able to schedule for THE NEXT DAY for us! He walked through the home with my husband and talked him through everything as well. Would recommend him 100% to anyone else in the future! We will definitely use him again ourselves. Thank you again sir!!!

I've known Brian Simms for a little over 20 years. I consider us to be friends, from a relationship…read morethat started as business associates. His honesty, directness and intelligence are three traits that he has, and I believe he thinks the same of me. As fate would have it, Brian became a home inspector about 4 months before I ever thought I needed one (Brian's work has made me wish I had gotten one years earlier!). My wife and I have used Simms' Inspection on 2 occasions. On the first, Brian discovered termite damage that appeared as if the seller tried to conceal the damage. Wife and I plan to use Brian again as we continue to look. The second occasion, Brian was called upon to inspect a bank-owned home that we thought we might purchase for our daughter and her family (5 grandchildren!). Our bid was accepted, and Brian was called to inspect the home. Brian found several items that were in need of repair, and severe shortcomings with the voltage and wiring of the house. Once again, Simms Inspection saved us from a long-term mistake! Johnny Hodge

Bradley produced a very nice looking report for his inspection, and he is very friendly and appears…read moreto be genuine. Unfortunately, he missed several things that have cost me thousands and thousands to repair. A waterproofing/foundation company was able to spot some clues outside of the home that identified old changes in doors, covered doors, new doors, etc. that caused major issues to the foundation of the home. My gutters and facia board fell off in a storm, due to improper installation (the roofer identified that with a simple glance). He also missed a flooded subfloor underneath a leaking toilet. I'm aware that Georgia is a buyer beware state, and I'm aware of the purpose of the due diligence period. He had a friendship with my realtor and produced a very nice message that "this home is ready to buy." (Yep, I went with the inspector that my realtor suggested.) Nook and Cranny is okay, but will not catch every issue that your home may have hidden.

***Think you don't need a home inspection on Brand New Construction? You're WRONG***…read moreSo this was the least stressful part of buying my first home. I contacted 912 Inspections on Monday afternoon, told Aaron that I needed the house inspected ASAP and Aaron was out there at 9:30 Tuesday morning!! This was amazing especially since my realtor told me later she had reached out to her "normal guy" and he wouldn't be able to fit me in for over a week. Aaron had checked with me if the time would work for me to come be present, but since I wouldn't be free at all that day, and wanted to get it done ASAP, I asked if he could FaceTime with me; to which he said "Absolutely!" After he was finished, Aaron FaceTimed me & walked me through the handful of issues he would want to see fixed before I closed on the home so he could point them out for me to see - couldn't believe I didn't notice how poorly the back patio light was attached LOL. Most of the things he found were smaller items, but being that this is my first home I was so glad that he even pointed these out to me because I am NOT a "handy" person so would've wound up paying someone more than what I paid 912 Inspections to come fix them once I noticed them.... But there were two things I would've been PISSED about had I found out later... they skimped on the insulation in the attic!! by a few inches! Also the shingle overhang was too long which I probably never would've known unless it was pointed out to me/caused an issue. Aaron says it seems like a small thing, but can cause issues if not fixed... And I don't even wanna think about how much it would've cost to have those two things remedied... Aaron didn't rush to get me off the call and answered all my questions (and didn't make me feel stupid.) Report was sent to me quickly, and he even asked if he should cc my realtor on it since they had been in contact. When she received it and read through it she called to tell me how impressed she was with how thorough it was...(maybe she's found herself another go to guy...) Anyways... YES I would absolutely recommend 912 Inspections to anyone buying a home!!
