    I've lived in this building for about 3 years and unfortunately my experience has raised serious concerns about both management accountability and resident safety. On April 6, I parked briefly on 3rd floor in the garage due to an urgent situation. When I returned about an hour later, I found a large green, water-resistant sticker placed directly in the center of my windshield and window damage. The adhesive is extremely difficult to remove and leaving large residue (I tried hot water, alcohol, etc.). I had to cancel my plan for the night and wasn't able drive to work the next day. I contacted parking management LAZ and even checked with the neighboring building that shares the garage--both confirmed they do NOT use stickers for enforcement. So only Thea uses these green stickers. However, property management has refused to take responsibility, declined to review camera footage, and has not responded to multiple in-person visits, calls or emails. This raises two serious issues: - If the sticker was placed by staff or a contractor, it was done without proper notice and using materials that can damage residents' vehicles. - If it was NOT placed by management, then unauthorized individuals have access to the garage, which is a major security concern. Either scenario is unacceptable, especially for residents paying high rent and monthly parking fees. This is not an isolated concern. During my time here, I've heard of multiple large water leak incidents damaging 30+ units, car break-ins, stolen vehicles, apartment break-ins, and even reports of gunshots. Unfortunately, when issues happen, management appears unwilling to respond, support residents or even properly noticing other residents of those incidents. More importantly, future residents should be aware: this building does not reliably protect or stand behind residents' property or safety. Proceed with caution. ---------------------------- Response to building's response: 1. I have made repeated attempts to contact management regarding this issue. Over the past few days, I visited both the front desk and leasing office multiple times and made more than ten phone calls. Unfortunately, I was unable to reach a manager, and my requests for communication were not returned. I also left my contact information and requested a callback, which I have not received. Given these efforts, it is inaccurate to suggest that I did not attempt to make contact. 2. Regarding the incident, I parked in a space marked "EV Charging." Even if there was any misunderstanding about the assigned use of the spot, there are appropriate and lawful procedures for handling such situations. Placing a large, water-resistant sticker in the center of my windshield--one that is difficult to remove--and causing damage to my vehicle is not an acceptable or legal course of action.

    I moved into Thea in December 2024, signing a 24-month lease, and overall, I've had a fantastic experience. The approval and moving-in process is a little bit challenging -- they're very thorough -- but once you sign the lease, you are truly in good hands. The concierge team, especially Jermaine and Jerrod, are absolutely the best. They're incredibly polite, professional, and genuinely make you feel welcome every time you walk through the door. The building itself is extremely clean and well-maintained. They clean every single day without fail. Unfortunately, some residents don't seem to share the same respect for the community -- you'll occasionally see dog waste left right next to the provided bags, but that's on the residents, not management. Thankfully, the janitorial and maintenance teams do an amazing job taking care of it quickly. Thea is a 59-story building with about 658 units, completed in 2019, and it's been a popular residence ever since. If you do a simple calculation, you'll see that there are only around 240+ reviews out of 658 units and years of residents -- most of them are from a few unhappy people. Usually, happy residents don't take the time to leave a review unless they really love the place, like I do. Don't let a few negative voices mislead you -- this building is run very well. I noticed some complaints about the elevators, but honestly, I live on the 56th floor and have never had a problem with long wait times. The elevators are fast and reliable. As for the EV spots -- yes, they are limited, and sometimes people leave their cars parked even after charging is complete. Again, that's a resident behavior issue, not a management one. Management does everything they can to keep things running smoothly and fairly. Security here is also excellent -- always professional, friendly, and attentive. At the end of the day, a lot of the negative reviews seem to come from people who don't recognize that many of the problems they're complaining about are due to resident behavior, not poor management. In my experience, Thea's management and staff work very hard to maintain a beautiful, safe, and welcoming building. I'm very happy I chose to make Thea my home.

    Flooded dirty water in my unit

    I moved into Thea, and just two months later my apartment was flooded with dirty water caused by the building's negligence. My entire unit was filled with filthy water, and for over a month I couldn't use essential parts of my home including the guest bathroom, washer, and dryer. The damage inside my apartment was severe, and the mental stress it caused was indescribable. To make matters worse, my refrigerator also broke down, and I still haven't been able to use the freezer for almost a month. This building may look luxurious on the outside, but the management behind it is completely broken. The biggest problem here is the management's total lack of responsibility and communication. I have been suffering from these issues for more than a month and sent multiple emails, yet not a single one has been answered. Their complete disregard for residents' well-being is unacceptable and deeply disappointing. The night front desk staff are also extremely rude. They act irritated and dismissive as if helping residents is too much to ask. They are being paid to do their job, but instead they show no respect or professionalism whatsoever. Thea may advertise itself as a luxury apartment, but living here has been one of the most stressful and frustrating experiences I have ever had. If you value your peace of mind, do yourself a favor and stay away from this place.

    DO NOT MOVE HERE. Living at this property has been nothing short of a nightmare. The leasing office and management are extremely disorganized and unresponsive. I've had my assigned parking changed multiple times without notice. One of the spots they gave me came with a sticker threatening to tow my car if I didn't move it -- despite it being the spot they assigned. I was given another spot the next morning, but by the time I got home from work, it was already taken. On top of that, I've reported a malfunctioning refrigerator/freezer over a month ago, and it still hasn't been fixed. This is a basic issue that should've been addressed immediately. I've visited the office three times a week for the past three weeks, and nothing has been resolved. I've been told repeatedly that I'd receive a call back -- that never happens. They also advertise free parking for a certain number of months as part of their leasing incentive. I never received it, and no one has offered a correction or explanation. I've sent multiple emails, even directly to management, and haven't heard a single word back. The complete lack of accountability, professionalism, and communication is unacceptable. I strongly advise against moving here -- look for a place where management actually cares about their residents. Ask for Natali if you need any help or want anything done correctly.

    Thea confirmed they could do tandem prior to me purchasing my second car. Leasing person even instructed me to park in guest parking and then "badge" out when I get the transponder. However after getting the second car, I was told I could not get a tandem space because "I have a one bedroom unit". After escalating to leasing over email, Jermaine told me that if I added my girlfriend to the lease then it can be done. However when I went down to do that, leasing manager said no because it's a one bedroom unit and offered no apology. This experience is extremely frustrating, especially when paying nearly $4k/mo for rent. I'd expect ability to pay for a tandem spot and decent customer service. I intend to break my lease unless it's resolved. As I also have safety concerns given the recent shooting. Escalated to management and Thea and still haven't heard back. STAY AWAY FROM THIS COMPLEX!!

They don't make you feel like just another tenant -- they treat you like family. Anytime something needs attention or an issue comes up, they handle it very quickly and efficiently. Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. If you want a place that does not feel pretentious, has a community of others that say "hi" to you, and is close to the core of DTLA, come live here. It will be hard to find a staff that manages the building and secures it, then you will find it at ELLEVEN. Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.

I've lived in many apartments in my life, and it is rare to encounter a leasing specialist like Shanice - who is truly a step ahead on the details and provides such an overwhelmingly positive experience. I've had a rambling list of questions, and she has put me at ease with her patience and with each answer (via email, phone, and in-person; excellent communication). I honestly feel comfort in knowing that Shanice and Jackie are on staff at M Lofts. I can tell they care, and it makes me feel at home.

The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. THANK YOU for making me feel important and completely cared for.
