Bijon operates at a level of professionalism that goes well beyond the scope of his role. From the moment he arrives, he is respectful, composed, and detail-oriented. He knocks, announces himself, wears boot covers, and clearly explains the work before beginning. He listens without interrupting, communicates effectively, and remains solution-focused at all times. What distinguishes him, however, is how he handles pressure. I'll be candid--during one interaction, I was dealing with personal stress and came across more abrasive than I should have. Bijon did not react, escalate, or withdraw. Instead, he remained calm, acknowledged my frustration, clarified what he could address, and followed through without hesitation. That level of composure, accountability, and restraint is rare. It reflects leadership, not just technical skill. This is the type of employee who sets the tone for an entire operation. Equally important, this consistency reflects strong leadership from Chris, the maintenance supervisor. The level of professionalism, responsiveness, and execution I've experienced indicates clear standards, proper training, and accountability within the team. That does not happen by accident. Hector, Jasmine, and Dominque have also been consistently welcoming and professional throughout my time here (over a year). The property itself is clean, spacious, comfortable, and--most importantly--feels safe. It stands apart from typical high-rise living and genuinely feels like a home. I'll also acknowledge this--I'm not always the easiest tenant, and I'm aware of that. Despite this, I have never once been met with disrespect, dismissiveness, or indifference from this team. That level of consistency speaks volumes about management and the culture being upheld here. Bijon is not just an asset--he is leadership material. If performance, professionalism, and composure under pressure are metrics that matter, then his work should not go unnoticed. Honestly, I can't say enough good things about Marvin, Marcus, Hector, and the whole team at 717 Olympic. From the very beginning, they didn't feel like just employees working in the building, it felt like they were part of our extended family. You can tell they genuinely care about the people who live here. They show up for you, they follow through, and they do it all with a great attitude. Marvin is one of the kindest and most thoughtful people you'll ever meet. Marcus is sharp, reliable, and always willing to help. Hector brings such positive energy and always makes sure everything runs smoothly. You don't feel like just another tenant here, they make you feel at home. And that means everything. Just moved into the apt complex. Good location and the staff is friendly and helpful. One thing to notice is the incredibly high charges for bills. The utilizes for a 1 bedroom living alone are $300-400 a month which is insane. Never had it that high. Also review very well the apartment before signing a lease to move in. I had multiple issues that took a while to get corrected. The biggest concern is the "Conservice" 3rd party. With LADWP my electric bill was around $60 every 2 months, and water was around $20 a month. Now suddenly I'm paying $70 electricity a month and $60 a month for water? That doesn't make any sense. Where do I start?! I viewed a few high-rises in the downtown area. I walked into 717 Olympic and met a very kind and knowledgeable leasing agent named Marvin. He was very thorough on the tour. We toured a few units in the building and he put my mind at ease with the process. Needless to say after all the high rises I visited I decided to take one at 717 and the main reason was because of Marvin and his professionalism and knowledge. I absolutely love my new place! Beware moving in.. utilities alone are $600+ per month for trash and water (not including internet!) bc it's shared with the common areas + what the staff uses for maintenance + if there's a flooding issue, everyone gets billed for it (which happens quite often). They charged almost $2000 in move out fees and did not notify me even when they have all my contact info.. and they sent my move out statement to collections which I had no idea of until a year later and it incurred interest. Anytime I questioned my bill I would get no response. I would suggest inquiring about utilities prior to moving in. Your $4500 a month rent will easily turn into $5600+ rent with 2 parking spots and utilities. Also, one of the elevators are always broken out of the two. And often times, both elevators were down and I had to walk up and down 20+ flights of stairs. Like I said, beware. I held this all in but I'm so unhappy with how unprofessionally they handled the move out charges so I'm laying it out here. read more

Marcus, the manager goes over & beyond in making all of the community events extremely fun & easy way to get to know the neighbors! Dominique was extremely helpful with our lease throughout our entire stay & Hector! Front Desk Hector.... If it weren't for him, 717 would not operate as smoothly as it does. just be aware of applying if you decide to not move forward with the application , which happened in my case. THEY ARE NOT QUICK TO REFUND DEPOSIT. Been about 13 days now when I reached out to the office. I was told they can hold my deposit up to 21 days. Why would you need to hold a deposit of a customer not moving in for 21 days ? wouldnt that be something you would want to refund right away so they can move on with their search or whatever the case may be. read more

The community's proximity to all the great things that DTLA has to offer is a great selling point. So to are the great floor plans and amenities. But the people truly make the place. AVOID 717 Olympic at all costs. Let's start by saying this company is a bunch of money hungry thieves. I lived in this building for 2 years. Not a luxury building at all. If it wasn't for Hector, Chris and Mario I would have left within my first year. My hallway smelled of smoke every morning and night. Could hear weights being dropped every single day from the gym below. Non-stop break-in's in peoples cars. Always some resident fighting staff or blasting music outside till 2am. There was a strip club casino in the penthouse at one point. The leasing management team is horrific and only look for profits. When I decided to move out they charged me an absurd "extra days" when I moved out on the 1st. They continued to bill me for utilities. I will say their utilities are insanely higher compared to the adjacent buildings nearby. I was quoted a simple $160 cleaning fee which ended up being over $400. These people are criminals, get everything in writing before and after you move out. They will attempt to get you with the 4 weeks free or whatever promo they have going. Just save yourself the headache and move to Alina or Circa. AVOID this headache at all costs. Now my families legal team is having to deal with the $1k I owe them apparently. Will sue and will win. I had just been transferred to LA from Oakland, CA with my job, and finding a place was just a little hard. Understanding the layout of the city, a new job, getting around, finding a place to live needed to be SUPER Easy for me! At first, it wasn't. Application after Application FEE after Application!! After a while, they all start looking alike...EXCEPT FOR 717 OLYMPIC! I met Marvin initially via email about checking out this place. I admit, I gave him the run around first! But then, I came and checked it out! I chose this place initially because of the employees! Beginning with Marvin! Then I was greeted by Hector when I walked in...directed me to parking! Dominique assisted me thru the process while Marvin was out....and 2 days later I picked up my keys! Not many buildings in DTLA have an "ISLAND" in the kitchen...I'm from the country, so I needs me an Island! Very ROOMY! Tons of SPACE....Not to add, for what other people are paying in DTLA...Let's just say they are getting ripped off! I prefer a smaller community where you know your neighbors, and all its employees. Moved in December 2018 and it's been home ever since! Location: South Park is the best! You're close to all the action, bars, restaurants, concerts, coffee shops, grocery stores, literally anything, walking distance. And even though you're in the heart of the city and there is lots happening at all times you still have lots of moments of peace. You can enjoy walks with your dog or yoga on the rooftop, super chill. Unit: I'm on the 21st floor facing LA Live. My unit is gorgeous and has incredible views. I had a unit with and without a balcony & I can say the balcony unit is SO much better so I recommend but both units were awesome. Literally best view in DTLA. Staff: Everyone in the front desk is super nice, the concierge Hector always has a smile on his face and a great attitude. He's been here since before I moved in and to me that's so important to see a friendly face you recognize and is always happy to help out. The leasing office plans fun events through the year like super bowl party or rooftop movie nights, they're super fun and cute. Moving into a high rise building is all the pros you can think of. I truly love it but you have to be ready for some not so fun aspects of it such as having to take an elevator, you need to be patient and plan ahead bc sometimes you're waiting a few minutes and trust that can feel like forever. Also, tons of noise, it doesn't bother me at all bc I love the city and I'm high up so it gets definitely drowned out but don't move here and complain about noise, that's part of the fun! Ok but if I could change ONE thing is that they need to add a dog area, there isn't one, that's wild for downtown where truly dogs rule. Anyway, all in all, I love 717! I'm typically not one to write reviews. It's ironic because I rely so heavily on them before I purchase anything or pay for a service. I guess I'm just lazy. What's interesting is I find the time to write a poor review opposed to a good one. Maybe it's because it gives me a slight sense of resolve. I also feel the need to protect other good people from a bad experience. Well I have good news this time. I had such an exceptional experience touring and leasing an apartment recently I felt compelled to share my experience. I toured 717 Olympic last month and I was pleasantly surprised by their easy and efficient process. The security was kind and the building was well kept. In particular my leasing agent Marvin made the difference. I really appreciated the time he took answering my questions and making me feel welcome. Often times, building managers have so much on their plate you feel rushed when meeting with them. I can tell he was just as busy but he knew how to be present in the moment and manage his time wisely. His experience and professionalism gave me the confidence I needed to know I was speaking to the right person. Moving can be stressful. It's important to have a proper experience when deciding on your next home. I'm happy to say that this was a genuinely pleasant experience as opposed to a meaningless transaction. I've lived at 717 for almost a year now. I attend grad school at USC and 717 is perfectly located in downtown where I can grab one of three bus routes that come a block away from my apartment and be on campus within 15 minutes. I enjoy the building. In particular, Hector and Mary at the front desk are a joy. Guest parking is usually available and easy to use. The amenities are nice and rarely busy. My unit is great, appliances are good quality (though I must admit, I don't cook much), and maintenance responds to typical unit concerns quickly (light bulb out, sink clogged, etc). I very rarely hear other units or noise from my apartment, other than the sirens and cars peeling off from outside my window (I am on 12th floor, but it's downtown, can't avoid that). As with all apartments, some things go wrong. One of the two elevators goes down sometimes, but it's never been a real issue. My biggest concern is how high my trash bill is each month ($85+) which brings my utilities (excluding Wi-Fi, which is billed separately) to over $200 each month for a 1bed. Water/water heating have also been incredibly high before, and water is not independently metered so I can't do anything about it. read more

Living here has been absolutely painless. Everyone that works in the lobby is super friendly and go out of their way to help you and brighten your day. We had a plumbing emergency and Chris from the maintenance team came in and fixed it and was extra helpful and fixed up a few other small things around the apartment all at once and just was a total rockstar! Nice building and staff. The building has some deferred maintenance and could use a renovation soon. Great views from every apartment. Floor plans have slightly more square footage compared to other luxury buildings in the area. I've lived here for 2 years. Staff has always been nice and accommodating for the most part. New ownership and management moved in approximately 6 months ago. The former management company (UDR) had management staff that were a little more qualified and more advanced with the paperless lease signing experience. The new management (Alliance) is not very organized, does not communicate well internally and constantly loses paperwork which is very frustrating sometimes. Hector at the concierge desk is best in class. He was originally with UDR and stayed on staff with the new management company. Once new ownership and management took over, the original 717 yelp profile was marked as "closed" so previous reviews about the building and area can be seen there. read more

One can't always stay cooped up inside the apt all day. Whenever I have a need to pick up packages, get help with a maintenance request or allow Postmates/guests to gain entry access, Hector & Marry always step up to the plate with a Coke and a smile. In the hustle & bustle of DTLA life, these two provide a personal touch and a sense of community that many other properties lack. I hope by writing this review and sharing my experience, I save someone the hassle of what I went through. First DO NOT EXPECT your security deposit back. I lived there from 10/2018-01/2020 - approx 15 months. I never caused any problems, I stayed to myself.  I am a nurse, I lived alone, do not have children, nor do I have pets, I had my apartment professionally cleaned often, and yet I was still unjustifiably charged $70 for carpet cleaning (only 1 room had carpet), $195 for cleaning, and a $249.00 for paint. All of these charges were taken out of my security deposit without my notification. I asked the leasing office about these charges and they stated the fees were paid to a 3rd party, but yet could not supply me with a receipt of money paid for these services. Anything wrong with my apartment when I left it would have been normal wear and tear. Second major issue: 4-5 months after living there I began to feel sick; stuffiness, constantly clearing my throat, etc. I eventually went to the doctor who told me it was an allergic reaction to something, perhaps something In my apartment. I have never had allergies in my life; He prescribed me low dose steroids,  and an allergy medication. I notified the leasing office of this situation, and my concerns for possible mold. They took a while, but eventually sent someone to check for "moisture". They kept saying there was no moisture in my apartment, but yet my bedroom ceiling had a new water spot damage. Fast forward, now that I have move out all of my symptoms have resolved. I am 100% convinced that it was related to that apartment. If you are thinking of moving here, please inquire out your security deposit return policy and also inspect your apartment very thoroughly when you tour and request for your air filters to be changed MONTHLY. The assistant manager Marquese has a nasty attitude problem and always seem to be rude and dismissive. No one else in the leasing office puts out this vibe or energy, and he is lazy and not very helpful at all. I had only been in my new unit for 72 hours and every single day I've had to call about maintenance issues in my unit that should have been fixed in the first place. Marquese of course was dismissive and rude not even the least bit of concerned about my frustrations of having to call maintenance everyday in the past 72 hours to fix stuff in my unit that I pay over $5000 dollars for per month.
