Thomas is one of the best agents we had the pleasure of working with. Being a first home buyer, we were completely oblivious about home buying, but he patiently explained and walked through the process. He was always one call away for our questions and he ensured that everything was fine when we were stressed. We are really grateful that he approached our home buying experience as a friend rather than an agent to client relationship. Needless to say, we were able to get a dream home all thanks to Thomas and his team. Thank you! 10 out of 10, we definitely recommend him and his team. read more

Jay Jay, Christie and Thomas have provided me great customer service in marketing my property to prospective renters since 2016. More recently, they have also GREATLY assisted me in selling my property during COVID-19 with the upmost professionalism and care. I decided to renovate my property and Jay Jay provided me the different contacts for people to help me design, photograph and market my property! We recently closed in July 2020! I would highly recommend their services as they are very responsive, attentive and give you the individual attention you deserve! read more

Thomas and Christie helped us with our home search and close on our new home after a long, exhausting process (to no fault of theirs). With the first home we got an offer accepted with, we discovered through a structural engineering inspection that there were foundation issues. Thomas gave us his forthright and honest opinion that we should reconsider going through with the purchase. We took his advice and are really glad we did. After cancelling that purchase, we later found a home we liked a lot more for a lower price! Thomas was patient and helpful throughout the entire process and even referred us to a great lender that we ended up going with after talking to several other lenders. He never rushed or pressured us into closing on a home so that he would get the commission from the sale. He always put our family's needs first and wanted to make sure we loved the home we bought. Even after the home purchase, he regularly called to check up on us to see how things were going with our settling in and offered to help with finding contractors for repairs or improvements. Based on our experience, we would definitely work with him and the smartLiving team again and would recommend them to our friends and family. read more

Thomas was our realtor and we honestly couldn't of asked for a better experience. He was knowledgeable of the current market trends and did a great job of helping us maintain focus and our purpose for selling. He was available when we had questions and helped us secure an over asking offer. If you need a realtor that will be honest, straightforward and engaged fully in the process look no further than Thomas and his SMARTliving team! read more

With a baby on the way, my husband and I had outgrown our apartment. Jay Jay & team came to the rescue, guiding us through the process as first time homebuyers. Jay Jay & Serina worked tirelessly, weekends and all, to show us so many houses around Austin. They always made themselves available, and provided knowledgeable advice every step of the way. We are now in our family home (after only looking for 2 months), and we couldn't have done it without the SmartLiving team. We are so appreciative, and highly recommend their team. read more

I don't trust anyone with my real estate needs besides J.J. and his team. He is a great and motivated realtor who really looks out for the best interest of his clients. They also do a lot of great client appreciation events to keep us engaged! Highly recommend them! read more

My husband and I would like to thank Thomas and the Smart Living Crew! It has been 4 years, and this is an updated review. Still exceptional service from Thomas! During this pandemic, he would reach out to us and asked how we're doing just like we're one big family and I love how they would throw events to keep everyone engaged at Smart Living. My husband and I were both pretty new to the home buying process, but we were in good hands with SmartLiving Texas! Jay Jay and Christie both were responsive when we needed them most before closing on our house here in Austin, TX! They were both very attentive and knowledgeable about the housing market. They guided us from when we first connected through a family member until closing day. Even when they had prior commitments, they always made the effort to check in on us, the house and never missed a beat. read more

We had Thomas Cheng as our agent and with the crazy Austin housing market he was able to find us our dream home within our budget AND sell our old home. He was very approachable and answered any questions we may have had about the process. He was honest and direct throughout the whole thing. They set up a great photographer and took photos of our old house for sale. It looked great and I barely recognized the place after all the work they put into making it look ready to sell. I work night shift at a hospital and he was accommodating in trying to schedule appointments for potential buyers to come see the old house around my sleep and work schedule. Christie, Thomas and Jay Jay's assistant was wonderful. She checked in with us and made sure the required paperwork was sent and got in touch with the builder of our new home whenever we had questions. They're a great team and I'd recommend them to anyone looking to sell or buy in Austin/Houston. read more

As a first time homebuyer the process is very daunting and stressful. I cannot thank this team enough for being there for us and answering my many, many questions. Jay Jay is AMAZING! He made great suggestions and we were able to get our offer accepted under list price! He'll talk things over with you and make sure he's getting what you want as a buyer, whether it be negotiations post contract or post inspection. He's been in this business a long time and knows what he's doing. He was an invaluable resource to us and always had our back. Christie is so kind and helpful. She was the go between and had all our questions answered by the title company. She made sure we got everything we needed done on time and was so helpful in answering any questions we had. Yvette took us around to see allllll the houses! We weren't able to see a lot of them until after 5pm and she was very accommodating and a real trooper. She even stayed late with us one evening when a seller was running late to unlock a house. Let The SmartLiving Team help you on your home buying journey! read more

Awesome team trio! Great customer service and communication. They were very patient with my needs.

Thomas Cheng was recommended by friends and family members. He represented us with our recent home purchase. Thomas was always available when we had questions and concerns. His honest advice was appreciated - we were new to the area, and Thomas helped us to find a house that we love and to make a wise investment. He never made us feel like he was pushing us, he is very professional. read more

This was my first time purchasing a home in the US - Thomas and Christie were very patient with me and worked through all my many questions with ease. We had to deal with a less than reliable seller over the holiday season, but their follow-through pushed it across the finish line before the end of the year. A great buying experience! read more

The best realtors out there!! So professional, knowledgeable, friendly, and treats you like royalty. They are the only ones I would use. Highly highly recommended! read more

Thomas is amazing. He's super intelligent and think on behalf of his clients. We bought our new home from Thomas and we recommended him to several of our friends. One of them had a house in Avery ranch and couldn't sell for a period of time with their own agent. Thomas took it over and worked with our friends. He was able to sell it within a week with a higher price. Aside from the top quality work his team provides(Christie is very sweet and thorough). We love it that SmartLiving keeps connected with their clients. They organize fun activities at least once a year. Our kiddos's first bowling and movie experience is all because of SmartLiving. They also have Thanksgiving pie event every year that we love. I simply can't say enough good things about SmartLiving team and I will always recommend them to all my friends and coworkers. read more

I am an experienced real estate investor and Jay Jay was a great agent. He is knowledgeable of the Austin real estate market and was attentive to our needs. With his keen negotiating skills, we were able to overcome several sticking points that could have killed the deal. I enjoyed working with Jay Jay, Christie, and Thomas. The team was professional, responsive, and effective. With their help, we were able to close quickly and without any problems. I would highly recommend them! read more

I cannot say enough great things about the SmartLiving Team. Jay Jay and Christie, throughout the entire process were extremely helpful, super responsive and made sure to set clear expectations. Jay Jay's knowledge of the Austin housing market and buying a house in general was especially important as we are first time home buyers. He answered countless late night texts and sat on multiple 20+ minute conversations making sure every detail was covered. I would highly recommend this team :) read more

We worked with Jay Jay and Christie throughout our home-buying experience. We are from Texas but living in California, so the entire process required active and clear communication. Jay Jay was very knowledgable and accommodating, particularly when we had to cram 18 house viewings into a two-day period. We successfully closed under the list price and are looking forward to moving in to our new home soon. read more

I highly recommend Jay Jay and the SmartLiving team. After using 2 prior broker's with not even 1 offer on my downtown condo, Jay Jay was able to get me multiple offer's, one which I accepted. They were assertive and really pounded the pavement to find the right buyer. Most agents today just seem to want to do everything behind their computer. This was the first home I have ever sold so I greatly appreciated Jay Jay and Christie's patience and availability at any time. Anything I requested or had questions on were quickly addressed, plus they called me at least once a week just to give me an update on everything. I have learned the hard way how important it is to have a good broker from the start. If I had found them earlier on, I have no doubt my condo would have sold much more quickly. Thanks again Jay Jay and SmartLiving! read more

This company has been cold calling me ILLEGALLY for months. I am on the National DO NOT CALL list, and I asked them months ago to stop it! They continue the calls which I consider harassment and I can actually sue them in court over this for violating the law. I block their calls, and yet they continue to call me on different phone numbers. First of all, I live in California and they call me at 7 a.m.! Look at someone's area code before you keep calling them at 7 a.m.! I am 2 hours behind Texas. I rejected their call yet again today. Secondly, they mostly do NOT leave a message. I'll NEVER EVER do business with them or Keller Williams and have posted on community Facebook pages and social media about this non-stop cold calling. STOP IT! read more

Jay Jay, Thomas and Christie were awesome. They were very helpful as my husband and I purchased our first home. They took the time to explain the whole process at each step along the way, and gave us valuable insights about the pros and cons of all the homes we viewed. They've been in the business for a while and in our case, they were known and trusted by the other stakeholders in the process. They were able to negotiate exactly what we needed to buy our first choice home. Having them in our corner was a big asset for us! read more

Thomas Cheng followed up with us periodically before we had decided who to list our home with. He was always very nice and friendly and answered any questions we had, and because he didn't give up, we decided to list with him and his team. As it turned out our home was not what most buyers were looking for. Thomas never gave up and had many open houses over the months. He always followed up with other agents or buyers who viewed the house during these events or individual showings. He called us weekly and gave us an update as well as always being available for any questions. He posted a virtual staging video which was valuable for prospective buyers. He also gave us his advice on price reduction when necessary (including recent sales in the area). He and Christie Ortiz were always in contact with us throughout the months that it was listed. As we got to November, our chances reduced due to a lesser amount of buyers who were looking. Through his persistence, we did finally get a buyer who looked at the house a second time. He helped us negotiate the price with confidence and we came to an agreement with the buyer. We have now closed the property before the end of year. We are very happy with the service we received. If we had it to do over, we would definitely ask Thomas to represent us. He is a professional who knows the business very well, and we feel that he was very assertive in trying to obtain a buyer and advising us every step of the way. Thomas and Christie are the best! read more

Overall the SmartLiving team was excellent to work with. Thomas Cheng was our agent and he was great! We were out of town buyers looking for an investment property and we had to rely heavily on Thomas to look at homes for us and provide honest and direct feedback. We really trusted his opinion and felt that he always had our best interest in mind, it would have been very easy selling us on a home we never actually saw in person, but he was always an advocate for us in trying to get us the best home for the best value. Thomas was very responsive and replied to phone calls and emails quickly. I'd definitely recommend Thomas and the SmartLiving team to anyone who needs an agent. read more

I recommend all my friends and family to Thomas at smartLiving Texas because I couldn't have asked for a better experience! My husband and I tried to do the home buying on our own, and thought we were going to quit! We were so stressed because as soon as we found a home online, less than 24hrs later it was GONE! When we reached out to Thomas he explained how competitive the home buying process was and fully educated us on what we needed to know about buying a home . With Thomas helping us we found a home allot quicker than when we tried to on our own. We love our new home !! read more
