I DO NOT recommend this apartment complex. I leased a 2-bedroom apartment from 1/28/24 to 1/31/25, and while my experience living there was fine, what happened after I moved out was extremely concerning. I moved out on 1/31/25, ensuring the apartment was thoroughly cleaned and documenting everything with a time-stamped video of the walls, cabinets, bathrooms, and all areas--knowing how apartment complexes can be when it comes to final charges. On 2/11, I received my final bill, which was poorly documented. Not only did they keep my $600 deposit, but they also charged me an additional $1,000 for painting and cleaning fees--charges I knew were completely unjustified based on the condition I left my unit in. On 3/7 at 11 AM, I visited the office and spoke with a blonde staff member, requesting the vendor receipt for the charges--something they are legally required to provide. She claimed she had no access to my account to provide any receipts, which immediately raised concerns. I then showed her California Civil Code 1950.5 (photo attached), which outlines this requirement. She responded by saying she would pass my information to their district manager, Keisha, and I left my number for follow-up. By 3/8, after not hearing back, I called again. The same staff member asked if I was disputing the charges, to which I said yes, given the evidence I had. Again, she said Keisha would call me. On 3/10, I finally received two invoices via email--but they looked completely fraudulent. There was no itemized breakdown of labor hours, material costs, or detailed charges. The invoices appeared AI-generated, with no real business information. I called the listed phone number--it was invalid. I searched the provided email--it wasn't linked to any active account. I emailed Keisha, raising my concerns about this "vendor." The next day, I called her directly, and she admitted that even she couldn't verify the business, saying, "Yeah, I'm really sorry--we're trying to figure out the point of contact. I called the number too, and it's not working. Our maintenance manager deals with the vendors, so we're trying to get in touch." This was now a major red flag--they were charging me (and likely other tenants) for services from a company they had no actual contact with. I requested photos of my apartment to see what "damage" they were supposedly charging for. Keisha sent them, and I pointed out that I had video proof of the exact areas she claimed required painting. The only mark was a small, washable bit of green marker--not remotely close to warranting a $1,000 painting charge. Digging further, I still couldn't find this company online. I reverse-searched their logo, and what I found was shocking (photos attached). I emailed Keisha again--no response. On 3/14 at 12:10 PM, I called her and left a voicemail. Minutes later, at 12:13 PM, I called Silvergate's office, and Keisha finally answered. I asked her to follow up, and she admitted she had called Modesto County, where the vendor was supposedly based. She said the business wasn't showing up because "they didn't pay their fees." That wasn't good enough. I personally called Modesto County and was told that while the business does exist, it is inactive--meaning this apartment complex was illegally using an unlicensed vendor and charging tenants for their services. When I confronted Keisha about this, she completely changed her tone, asking, "What can I do to make this go away?" and saying, "I'm so sorry, we will look into it." I made it clear: I wanted my bill corrected to $0, as it never should have been there in the first place. This complex knowingly sent out fraudulent documents and attempted to scam me out of money they had no legal right to charge. If you are currently renting here--DOCUMENT EVERYTHING. Take photos and videos before moving out, demand receipts for any charges, and question every fee because I can only imagine how many tenants they've done this to. read more

Management is non-responsive and evasive about maintenance requests. Or maybe it's just Eva who says she is the manager. Not able to address requests for maintenance timelines, her responses are evasive and non-specific. Pigeon droppings and feathers as well as trash markings litter the building walkways and stairs but she is unable to say when they will be cleaned even though I requested this 2 months ago. read more

I've lived here for about 9 months and honestly don't have complaints. The valet trash service is a nice perk. Maintenance and management are always quick to respond to messages or requests. Many on my maintenance requests have been addressed same day with no hassle. The complex itself is clean and upgraded. We been living at the silvergate for a year now. The complex is kept clean and trash is always picked up. All requests I have asked for were fulfilled within a day. Only concern is tentants parking in the guess spaces all weekend. It usually is the same vehicles in the guest spaces. The access to downtown is great. The walking trails are right outside of the complex. read more

Absolutely love living at the Silver gate. Extremely quiet and personable community. Safe and secure. Management and office staff are very responsive and helpful. The apartments are really nice. I especially love the layout and size of the apartments. They have full size washer and dryers and the appliances are nice. I do wish the stairs and walkways were cleaned more often, there is a lot of bird poop. read more

After one month of living here, here's what I have to say. I am in my early 20s, I served 6 years in the military and lived in 2 apartments and own a home in Arizona so after living in a house this is a difficult adjustment. I live in the 3rd of 3 stories. Pros - great sized apartments, nice cabinets, nice appliances, WiFi built into the apartment, lots of windows for natural lighting. Leasing agents were awesome and easy to communicate with. Cons- Parking: Day 1 problem. The leasing agents gave me 2 assigned parking spots that were both parked in by someone else. With the risk of being towed by not being in my assigned spot this was an issue that could have been easily prevented if they had checked what spots were issued to who. When you pay almost $3,000 for rent in a "luxury" apartment, you'd expect things like this to not happen. Build Quality: The flooring is nice, but the gaps between the flooring and the floorboards is alarming. All throughout the house there are gaps, and on 2 separate occasions I have seen small cockroaches come running out of them. Some of the cabinets don't line up properly making them rub together when you close them. Light switches are crooked in their housing, outlets are crooked in their housing. My patio door doesn't seal properly and I have to pull on it with all my weight to be able to deadbolt it shut. There is exposed wiring in my laundry room that someone forgot to put a covering on. White paint is splattered throughout the flooring, and the stainless steel door handles. Guest bedroom door squeaks insanely loud, shower heads are on the smaller side. The bathroom sinks are big, but the water comes out barely over the lip of the sink. So you're only able to actually use about 10% of the sink. Spiders and spiderwebs are pretty much everywhere. Inside, outside, in the patio storage area, right in front of your door, on the stairs. Mold/ Cracked& broken caulking in bathrooms: Pink mold in tub, cracked or missing caulking in tub. Pink mold that comes off in chunks in the master shower. Lighting: Light switches with no lights. Looks like they had ceiling lights before and took them out or just cut holes and never installed them. Flat caps that hand loosely from the pre-cut holes. Layout/Noise: This is by far my biggest gripe with these apartments, if I was able to have toured the apartments while my downstairs neighbors were home I would not have chosen to live here. The layouts are the same for all 3 levels. It is hardwood flooring for all 3 levels, and it seems like people duct tape cinder blocks to their feet and walk around. If you are in the kitchen, and your downstairs neighbors are in the kitchen slamming their cabinets, it sounds like it's coming from inside your house. If they are cooking, you can smell their food. If you're in your bed trying to sleep, and they are walking from the living room to where the master bedroom is located, you can track their movement all through the house. It's me and my wife in my apartment, but often times it sounds like I have 6 people in my home due to the noise being so loud. Slamming doors is another thing, it seems like everyone just opens their doors as wide as possible and lets them slam shut. You can hear EVERYTHING, everyone is doing. I mean everything... it sounds like I have a full house all throughout the day even if it's just me at home. I know when my downstairs neighbors is in the master bathroom, and I know when they are in the living room. It's odd that I can track them through the house, I try to ignore it but it's hard to miss. I thought being on the 3rd and highest floor, there would be some benefit, unfortunately I was mistaken. Now I'm 24 years old, I'm understanding that people LIVE here and have children and that's why I don't call and complain to the leasing office about noise, because honestly... what could they even do? But on the same note, it's ridiculous that you can hear everything the person below you is doing. I also haven't even called about everything I just talked about yet, so I will comeback and update this review later on. I'm hopeful that I will be called back to active duty military service soon so I can use those orders to legally break my lease. If you can afford almost $3,000 in rent, you may as well rent an actual house and not one of these apartments. read more

Love my apartment with the mountain views. This location is a walk to shopping and my morning Starbucks. Easy to get around and we walk to downtown for the farmers market. I love that the noise of the pool and kids play areas are across the street from the apartments. We use the gym which saved my wife the cost of the monthly gym fees. The vinyl plank floors are perfect for my dog. All the units are light and bright! We spend the evenings on the patio. Love living here! read more

I wish I had a more positive experience being a resident here however that is not the case for my family and I. We moved here when my daughter was just 3 weeks old. Being a couple in our mid twenties, we were very eager and excited to bring our first child to our first home as a family. We were residents at the Silvergate for 11 months. During that duration, we had a broken A/C and heater 7 times. Unfortunately, our heater had broke during the winter months. Our heater remained broken for the following two months with only a space heater provided for us as a temporary replacement. Having an infant in the home made this an incredibly difficult solution that they provided us. We had a conversation with the property manager, Maaeva, about wanting to end our lease because of this matter in which she gave us an incredibly hard time despite the fact we were living with a broken heater. She even had made a comment during that conversation (which i found concerning) stating that she had never given anyone back their full security deposit. We ended up getting out of our lease but she could only end it one month early despite the fact we went two months with no heat with a child in the home. Fast forward to the time of our move out- She had missed the 21 days to provide us with our security deposit back and a move our statement which would then mean The Silvergate would forfeit the right to take anything out of that. It was an ongoing argument with her that took weeks to resolve which ultimately led me to take action with corporate office to explain my situation. Maaeva had refused to give me back my full security deposit. She had lied about when she sent out the checks as there were different postmark dates than what she had originally saved. She also tried charging us a cleaning fee of $190 and failed to provide us with receipts from the cleaning. We asked for a pre move out inspection before handing in our keys to ensure we would not receive the cleaning fee because we left the place cleaner than when we moved in so seeing that, on our already late final statement, put our family in a shock. She then sent us an email saying she would return the remainder of the security deposit but then we would have 30 days to give it back before being sent to collections. The lack of knowledge of the law by the property manager was infuriating for my family and was very unprofessional. I will say that Josie, the leasing consultant, was very helpful during our residency and helping us with the situation with our security deposit. The few people I talked to at corporate were also very apologetic and respectful of our situation and ended up being very helpful. I think the Silvergate has amazing potential to be an amazing community if they can find a property manager who is knowledgeable of the law. read more

The leasing office team here is so kind. I have been searching for a new apartment for my dog and I the last few months and this is by far the nicest place l've seen. I very much appreciate the manager, Maaeva for her kindness and thoroughness. This is a lovely community with a great staff. I look forward to living here. read more
