Oh Arbor Ridge! What can I say about this apartment complex that won't get me in trouble lol! I first moved out here from Florida in 2002 wuth my father. In 2005, Arbor Ridge was completely brand new and my father was on of the first to move in to a 3 bedroom and 2 bathroom! I love the way the layout is of the apartment's. The back building overlooks to the farm land and the peacocks that make there morning wake up call at 7A.M. ;). The staff in the front are usually very nice to me and my father and greet us by name. My father is a very outgoing person so making friends with his neighbors is not a problem. The apartments are animal friendly, which means half the residents have dogs haha. My family dog just like most of the other residents are very well behaved and rarely bark at people. I like that the apartments have a suana, hot tub, steam room, pool, gym and community room (to hold birthday parties). I have to say one thing I don't like is the parking in the B*tch! It has become very crowded in the complex and people have been getting comfortable to park wherever they feel like it, na uh honey! If I gotta go around your car, it needs to be moved boo!! Arbor Ridge tries to put some boundaries and states to residents that they can be towed, which I have seen happen once Hut it should happen more often if you ask me! Overall, very good apartment just be aware that it's expensive as F*ck for these apartments!

I DO NOT recommend this apartment complex…read more I leased a 2-bedroom apartment from 1/28/24 to 1/31/25, and while my experience living there was fine, what happened after I moved out was extremely concerning. I moved out on 1/31/25, ensuring the apartment was thoroughly cleaned and documenting everything with a time-stamped video of the walls, cabinets, bathrooms, and all areas--knowing how apartment complexes can be when it comes to final charges. On 2/11, I received my final bill, which was poorly documented. Not only did they keep my $600 deposit, but they also charged me an additional $1,000 for painting and cleaning fees--charges I knew were completely unjustified based on the condition I left my unit in. On 3/7 at 11 AM, I visited the office and spoke with a blonde staff member, requesting the vendor receipt for the charges--something they are legally required to provide. She claimed she had no access to my account to provide any receipts, which immediately raised concerns. I then showed her California Civil Code 1950.5 (photo attached), which outlines this requirement. She responded by saying she would pass my information to their district manager, Keisha, and I left my number for follow-up. By 3/8, after not hearing back, I called again. The same staff member asked if I was disputing the charges, to which I said yes, given the evidence I had. Again, she said Keisha would call me. On 3/10, I finally received two invoices via email--but they looked completely fraudulent. There was no itemized breakdown of labor hours, material costs, or detailed charges. The invoices appeared AI-generated, with no real business information. I called the listed phone number--it was invalid. I searched the provided email--it wasn't linked to any active account. I emailed Keisha, raising my concerns about this "vendor." The next day, I called her directly, and she admitted that even she couldn't verify the business, saying, "Yeah, I'm really sorry--we're trying to figure out the point of contact. I called the number too, and it's not working. Our maintenance manager deals with the vendors, so we're trying to get in touch." This was now a major red flag--they were charging me (and likely other tenants) for services from a company they had no actual contact with. I requested photos of my apartment to see what "damage" they were supposedly charging for. Keisha sent them, and I pointed out that I had video proof of the exact areas she claimed required painting. The only mark was a small, washable bit of green marker--not remotely close to warranting a $1,000 painting charge. Digging further, I still couldn't find this company online. I reverse-searched their logo, and what I found was shocking (photos attached). I emailed Keisha again--no response. On 3/14 at 12:10 PM, I called her and left a voicemail. Minutes later, at 12:13 PM, I called Silvergate's office, and Keisha finally answered. I asked her to follow up, and she admitted she had called Modesto County, where the vendor was supposedly based. She said the business wasn't showing up because "they didn't pay their fees." That wasn't good enough. I personally called Modesto County and was told that while the business does exist, it is inactive--meaning this apartment complex was illegally using an unlicensed vendor and charging tenants for their services. When I confronted Keisha about this, she completely changed her tone, asking, "What can I do to make this go away?" and saying, "I'm so sorry, we will look into it." I made it clear: I wanted my bill corrected to $0, as it never should have been there in the first place. This complex knowingly sent out fraudulent documents and attempted to scam me out of money they had no legal right to charge. If you are currently renting here--DOCUMENT EVERYTHING. Take photos and videos before moving out, demand receipts for any charges, and question every fee because I can only imagine how many tenants they've done this to.

Management is non-responsive and evasive about maintenance requests. Or maybe it's just Eva who…read moresays she is the manager. Not able to address requests for maintenance timelines, her responses are evasive and non-specific. Pigeon droppings and feathers as well as trash markings litter the building walkways and stairs but she is unable to say when they will be cleaned even though I requested this 2 months ago.

If you are considering to move here, RUN FAR AWAY. This complex is owned by a straight SLUM LORD…read morethat doesn't care about its residents, and a lying manager. While we loved our unit and neighbors, these apartments are kept in horrible condition, and it takes forever to get anything fixed. In dev 2016 we were served with an eviction for not paying rent for 2 months. Our cieling was moldy and crumbling down in our master bath(we pointed out the hole when we did the walk through prior to move in and it was never fixed), and our AC unit was leaking INSIDE over a carpeted hallway for most of 2016. We would report things, and try to leave messages to no avail. Finally, I got tired of having a smelly molded bathroom and stepping over pots of water in my hallway, and didn't pay rent to get their attention. It takes forever and a day to get anything fixed or a response, but rest assured you'll sure as hell have a notice on your door if rent is late! I got a call one morning from the lease office saying if our rent wasnt turned in by 11am that day, we'd get evicted. The woman in the office by the name of Shannon, also LIED and said she PERSONALLY went in to inspect our unit, and saw nothing wrong, and you couldn't tell her otherwise (I had this on a recorded call as evidence to present in court) after I told her WHY I hadn't paid rent. Well, that would've been a great lie, except we changed the lock on our door the same week we moved in in 2014 after reading less than stellar reviews online, and never gave them the key. Plus we never received a mandatory 24hr notice of intent of entry, so again, I'd like to know how anyone entered without our knowledge. I never said I wasn't going to pay the back rent, and told them I'd pay after everything that was wrong in our unit was fixed(molded crumbling cieling, leaking AC, broken plumbing in hallway bathroom). I never got updates on work, no one ever came to see how things were going, and I was basically going off of what the contractors would say on who else would be coming to fix what. After I assumed all the work was finished ( since management never bother to say anything) I made a payment. The next day my money orders were returned in an unsealed envelope wedged in our door saying they could not accept payment because our file was sent to their attorney. A week later we were served with lawsuit papers. I tried to call the property owner to work something out, and he was a rude condescending asshole that didn't care about anything i had to say, and tried to give us 2 weeks to move out so we wouldn't have an eviction on our rental history. 2. WEEKS. VERY MUCH ILLEGAL. Well, we filed a response and went to court. I was more than prepared to face the judge with picture, video, and phone call evidence, and once their lawyers found out about this, they wanted to mediate. Something I had already tried to do, and the owner wasn't interested in. We settled on paying our back rent, which was never a problem, moving out Jan 31st, getting our deposit back, and NO eviction on our rental history. Fast forward to Feb 2017. We turned in the keys to that apartment in better condition than when we moved in. We offered to clean the carpet with our personal carpet cleaner and we're told it either had to be done professionally by a company of our choice, or their vendor. The same applied with the cleaning. We opted for those options just to save the headache, but the apartment was basically left in move in condition. All that needed to be done was carpet cleaned, and repainted. I even went as far as patching up any little holes where we tacked things on the wall. Pictures and video were taken before I turned in the keys as proof. Somehow, ALL of our deposit was used to do "repairs", and we even ended up owing $238, which we were NEVER made aware of and was sent to collections. Yep, sent to collections after 6 days of move out. You can NEVER get the managers on the phone, and catching them in the office during business hours is like a game of cat and mouse, and the main manager lives on site to boot! Leaving this complex has been as nightmare, and this place CLEARLY is a slum that does NOT care about its residents. All they want is your money, and they don't care what conditions you're living in. This complex is catered to low income, section 8, and sliding scale tenants. They must think that because the tenants don't have a lot of money, they're stupid and don't know their rights and can subject them to living like this and get away with it, and scare people into moving out unfairly, to get the next tenants suckered in. We WILL be going to court to get justice against this slum lord in the spirit of all the people they've already done this to, and still plan on getting over. I would NEVER reccomend anyone to live here until a new management company takes over!

Shannon is a horrible person whenever one of her apts is filthy and unlivable she moves into a newly remodeled unit and she moves her family in first so she moved people out to move her family in. You can pay her to move in also without being on the list.

This apartment building in Brentwood should essentially be condemned. It is rampant with roaches…read moreand rats. I was not a tenant, but my boyfriend was for the last 3.5 years. However, while not listed on the lease, I (unfortunately) experienced this circa 70's residence first hand. It was so poorly maintained that during his 3rd year there, I even hesitated to sit down or put my handbag down anywhere for fear that these disgusting creepy crawlers would hitchhike home with me. Now let's discuss the property management or landlord. Silvia was at first pleasant and attentive. But over time we saw a serious decline in her performance. It also appeared to Hispanic and Caucasian people alike that she exhibited prejudicial behaviour, as evidenced by the fact that only the white people were being given notice to move out. Furthermore, Silvia would only rent to fellow Latinos, which in this day and age is ludicrous. Finally, when my boyfriend moved out of his apartment, Silvia kept ALL of his security deposit WITHOUT providing him with an itemized receipt, which is against the law. Slumlord for sure!

New complaints: management won't cash your rent check until the end of the month…read more The elevator is sketchy as hell and had a note on it the other night that read "do not use it is a trap. Got stuck inside" it hasnt been inspected since 2014 and makes all kind of weird noises. People smoke cigarettes in their apartments and the hallways constantly REEK! I can't even crack my wimdow without smelling cigarettes. Weird homeless people hangout under the back stairs and do god knows what. You wanna charge so much for these apartments?? Clean this place up!
