The good: -Great management. Very kind people that work in…read morethe office who seem to really want to get to know you. They always put me in a good mood when I went in to pay my bills. -Fast maintenance. Literally would put in a request and it would be fulfilled within the next two days. I've never had such fast maintenance in a complex. -Very safe. I have never felt unsafe coming home late at night, or have had any strange encounters with other residents. My car has had no damage done to it, I always felt okay leaving it parked. -No surprises. There were no hidden fees or anything of that sort. Neighbors were respectful. -Overall a great experience! The bad: -Parking can be challenging. We ended up having to pay $25 more for another spot a month because the visitor parking is not always guaranteed. -Small Apartments. Pretty cozy in these apartments! But you get what you pay for. -Meh appliances. Kind of cheap W/D, shelf in kitchen broke, handle on bathroom mirror fell off. Maintenance was always very responsive in these situations though, so I can't really say it was too bad. And again... you get what you pay for, and we had a cheaper unit. -Children can be loud. Overall they are sweet and respectful kids, just be aware if this is something that bothers you.

Oh, and a deck! Safe patrolled community a plus! I've lived here a few months and I'm quite happy. Easy communte to just about anywhere, and only a 2 mile drive to Southcenter for just about every store & resturant you'll need.

Another review I strongly suggest when viewing or considering renting here at Aspen really ask…read morequestions to the leasing agents. Don't let them tell you anything. If you have neighbors living above you make sure to inquire if kids live in the unit. It's not agains the law to ask about the property, tenants and noise complaints. A Friend of mine you is currently staying there and having issues with the neighbors above in B202 is a joke. Again the leasing agent does not care, or the management of the buildings that are owned by Aspen. They keep telling him the noise that is going on is normal day to day noise. I have so many videos taken over the weekend two that started at 8:30 am and the rest were all day dragging heavy whatever it was and toddlers running all day. It's crazy. I believe in apartment etiquitte becasue we all pay rent to live a comfortable living when renting. I feel like apartment complexes need to rent units out to familys with kids on the bottom floor period it's rude and disrespectful. With this being said Be aware of building B they been renting that unit for 6 years and with kids you should be looking for a single family home so you can make all the noise you want. Aspen at Belevedre do better. Your property is nice. I seen another review with complaints of break in or stolen cars. I will say in the summer time put your car in the garage as the kids play. Oh and the kids also know how to get into the garages and again the office will take forever to address. the only way you can say anythig about your property you will have to catch them.

I texted Maintenance at 11:28am about my sink being clogged. They texted me back at 11:48am. At…read more11:50am the order is placed and in progress. I text again at 1:51pm about an ETA because we need the sink to make meals for a family of 5. They texted back at 1:52pm that it's still in progress and they'll get to it as soon as possible. It's not 5:04pm and still no one has came, so I text them again 5:040pm to ask what's going on. Their response again is it's in progress. So I call the leasing office and speak with Arthur who says the maintenance manager leaves at 5:30pm and so I let him know so it's 5:18pm he's still here somewhere then, and this needs to be fixed. He puts me on hold to call him, and says he says it's not an emergency and they'll be here tomorrow morning. So I asked for a number to speak with him and he says he's not at work. Makes no sense! It's still before 5:30pm. A sink full of water that smells like sewer and more water is coming out of the drain filling the sink even more is not an emergency and has to sit here til they come back tomorrow! My home stinks like sewer. I have kids. All our windows are open and it's cold. Our heater still hasn't been fixed since we've moved in so we've been using a space heater. It's frustrating! They escalated it to the emergency maintenance and I still have no help. This is not my first experience with maintenance. For the amount of money we pay we would love to live in a space where everything is working properly!

I find the management people here very kind and willing to resolve the few issues I've had. I'm from New England, I wish the folks at home had been as nice. And my apartment is lovely, the grounds are well-kept, I'm so happy I moved here! I would recommend Avaya Ridge to anyone looking for a new home in the Renton area.

My husband and I have live in Avaya Ridge Apts. for over 3 & 1/2 years. We've truly appreciated…read moreour stay here. The building we moved into was new but all buildings and yards are maintained regularly and with high standards. Maintenance has only been needed a few times but the response time was usually within hours! The office has been extremely easy to deal with. Nice personnel!!!! I put multiple exclamations marks because ALL office managers/workers seem truly interested in what they can do to make our stay comfortable and nice. Jay and Bridgette are the two on staff right now and I like them a lot! There is a small gym downstairs filled with modern, very expensive equipment. It has been a life saver for me since I am in a wheelchair and can't do much walking (recumbent bicycle is my go to!) There is a modern elevator which is also perfect for those with mobility problems and sure does help a lot when moving in! It's quiet here--for an apartment complex. I know there are children, but we just don't hear them. Friday night brings visitors, of course, so it gets a little louder but usually everyone respects the legal quiet time -- almost always! I am older, so this is helpful for us old folks. Negatives: Parking is the only thing I struggle with. And it seems to be the only thing most of my neighbors struggle with. I'm handicapped and quite often have to deal with autos taking over the handicapped spots with no placard. (And the usual "I'm gonna use my grandma's placard and park close because it's convenient" even when we NEVER see a handicapped person occupy that auto is prevalent here just as it is in shopping centers.) Unfortunate but I don't have an answer. Weekends we fill up quickly with guests--but what can I say? That's it for now. If you come here, I am a good neighbor to have.
