Cristina at The Oasis Anaheim made my entire experience feel smooth and easy from the start. She was always responsive, helpful, and clear, and had such a warm, easygoing way about her that made everything feel a lot less stressful. She really stayed on top of everything and made sure I felt informed throughout the process without overcomplicating anything. It was just a genuinely pleasant experience working with her. The property itself is also really nice....clean, well-kept, and the amenities are great. Everyone I've interacted with on the staff has been friendly and welcoming, which says a lot about the overall environment. I genuinely feel bad for anyone trapped here until their lease ends. These "luxury apartments" are a complete joke. You're paying outrageously high rent for broken amenities, incompetent maintenance, rude and unprofessional staff, and practically nonexistent parking. And the worst part? The office staff openly ignores and violates the Americans with Disabilities Act. For a property that loves to market itself as "luxury," the management is shockingly careless, unethical, and completely incapable of doing their jobs. If I could save just one person from moving here and going through the nightmare that we have been through that would be good enough for me. Let start off by saying don't move here! Same as past reviews if I could leave zero stars I would. We have had issues since the day we moved in. Nothing ever works! They want to call themselves luxury apartments, however it's anything but that. The biggest issue I have had is with maintenance it's pretty much non-existent. Honestly if you could do it yourself because they are no help. They ask you to put in a request on the app that no replies or answer too. Then you have to wait a week a two to see if anyone even replies. Then you call and say they sending someone, that person shows up and doesn't fix the issue. The issues we have has since moving in : -community issues: bbq pits almost all are broken or defective. Pool and Jacuzzi not maintained well. Elevators always out of order. The gates to come in are always out of order. Went to use pool table sticks broken missing balls. -Washer was full of mold and smelled horrible. Took almost two months for them to fix it and still refuse to replace it. -screens on all windows filthy and bended ask them to replace them. Let me add there is no communication they will show up weeks later do nothing and close the order. They have came twice to unbend and put them back. Whenever I open a door it goes flying off!! An office worker told me almost a year they were on back order. Just had to let it go they are still broken and flying off. -front door lock broken couldn't lock or unlock the I stated to them they need to come asap this is matter of safety we are leaving to work with our doors unlocked took them weeks to fix. The problem is still there at this moment it's so hard to lock and unlock the front the door. -no hot water for 3 weeks, put the order in on app, nothing. Called the after hours line, nothing called the office stating a have a baby and I cannot bathe in cold water this issue needs to rectified immediately. Managers suggestion was to run the water for 15-20 mins to get Luke warm water. Yes we also pay for water here so sure let me just run my bill up. -the ceiling in my bathroom has leaked 3 times they come in clean it up and don't fix the problem. The last time which was a month ago flooded my whole bathroom ruined my furniture and finally they stated my ac system was broken. Took over 3wks to fix because of my constant calls and nagging. So no AC for 3wks had to open windows and watch my screens fly off constant flies and bugs coming in. -lastly which is probably the worst of all. We have to pay to park here 25 I believe for a parking permit. Parking lot of full a lot of the time I had called the office w saying I had a visitor and there is no parking anywhere said only parking available Is the office parking in the structure. I asked is there anywhere we can park? She said the office is about to close go ahead and park there just make sure you move the car before the office opens. I made my friend a permit and parked there -this Friday i circled a few times and no parking. Anywhere! I have a handicap placard as well as a permit to park in the community. It's was after 10pm and office was closed and the manager had told me in the past to move before they open. So I parked in the office parking and came for my car before there opened only to find out my car had been towed. The office was closed still I had a handicap placard my car SHOULD NOT have been towed! When I called the office and asked if my car had been towed or if it was stolen. She said she's was towed. I asked her why if i have a handicap placard and they were closed. I told her I was told to move the car before the office opened. She contacted the manager to verify and the manager replied back with I never said. The lack of integrity is sickening. If you don't remember it's one thing but to simply say I didn't say that. Regardless I told her I should not have been towed because of the handicap placard she had nothing to say but blamed it on the tow company that they did. When I contacted the tow company they said they could not tow any vehicle without management permission and signature. Another lie!! It cost me 590 dollars to get my car the same day. I will be taking this further they are responsible for the tow and should fully refund me. Take my advice don't move here, unfriendly staff, non existent maintenance and nothing ever works. read more

DO NOT MOVE HERE. Although we loved our unit, my boyfriend and I had an extremely difficult time living here. Management consistently responds rudely to serious concerns, and the property is poorly maintained. Examples: *A rotting apple sat in a decrepit staircase that was never cleaned. *Elevators frequently smelled of urine. * We went two weeks with no hot water and only received an adequate response after calling code enforcement. Another time, when the water went out again, management blamed the delay in fixing it on me calling code enforcement (see image). *During a maintenance request, they left the water running and I came home to my kitchen flooding. When I called for help, I was told, "everyone is on lunch." I had to clean it up with buckets and call a neighbor until help came. (See image) *Had to deal with mold because an upstairs units water was leaking into the walls behind our closet (See image) Now that I've moved out, they charged me for items that were not in the unit (a medicine cabinet) and for paint, even though I lived there for two years and they noted it would be free. After following up, I recieved the accurate receipt for the security deposit, but the response to my inquiries were rude. For example, a representative said "While a simple follow-up about the missing check would have sufficed, we appreciate you bringing the issue to our attention" after I had already sent multiple follow ups already. If you are okay with all of this, plus the long list of complaints in other reviews, and the dismissive way management replies to them, then this is your ticket to a sinking ship. read more

If I could give zero stars, I would. The Oasis is an absolute nightmare masquerading as a livable apartment complex. From day one, it's been nothing but broken promises, unsafe conditions, and total disregard for tenant well-being. Maintenance? Nonexistent. My A/C was broken for over three weeks in the middle of a heatwave -- not that anyone cared. I submitted multiple work orders, called the office daily, and even went in person. Each time, I was told "someone will be out tomorrow." Tomorrow never came. Black mold began forming around my vents, and I ended up in urgent care with respiratory issues. Still, nothing. Infestation central. Roaches, ants, rats -- you name it. They crawl through the walls and up the drains. Management blamed me and suggested I buy traps. Turns out several units have the same problem. Pest control came once, sprayed for five minutes, and left. The bugs were back by nightfall. Noise and crime? Get used to it. Paper-thin walls mean you'll hear every argument, dog bark, and footstep like it's happening in your bedroom. I've heard gunshots on multiple occasions, and my neighbor's car was broken into twice. I asked about cameras -- turns out half of them don't even work. The office staff is a joke. Rude, unresponsive, and flat-out dishonest. They avoid calls, ignore emails, and close the office early "due to staffing shortages." You'll get friendlier service from a vending machine. Trying to get your deposit back? I tried to leave this as a checkin but Yelp said I wrote too much and wants me to post as an updated review: There are a few people in the complex I've had the pleasure of getting to know that are quite kind and polite, but the majority of the residents I've encountered are rude & self centered. The majority of residents are aggressive drivers in the parking area and around the building, I've heard residents literally yelling at delivery people, residents will stroll in the roadway on their phones oblivious to vehicles, heck a few minutes ago a guy asked me to push the elevator button for him after we both entered the elevator even though he was perfectly healthy and capable but watching YouTube videos and he could see I was limping and carrying multiple heavy bags making my hands totally full. (He'd already watched me struggle to push the call button as he approached after parking his car which he almost hit me with as I was getting everything out of my trunk.) There's a serious lack of community or even just respecting other humans here. Oh on a positive note the management is combining two inspections into one visit this month instead of two. From our initial tour with Cristina, talking with other members of the leasing staff as well as maintenance staff, everyone has been very kind and helpful. We initially had some issues during the application process (no fault of the Oasis) but the staff was patient and helpful while the issues were resolved. Maintenance has been quick to respond to the few issues we had, either same day or next day. The staff does a good job of keeping residents informed of any issues/maintenance and the food trucks that come onsite are a fun bonus! read more

If you are thinking of moving in here DONT! The reviews speak for themselves. This place was a huge mistake! We instantly regretted moving in here the first month in. Service: if you have any maintenance issue good luck getting it fixed the same week. The maintenance team is always "busy" so they don't respond to maintenance request until 4-9 days after. Sometimes they just forget and you'll get the survey asking "how did we do on your maintenance request?" Like you're kidding right? I'm still waiting! And good luck ever getting them in the phone. They also DONT LISTEN TO THEIR VOICEMAILS! The ladies that work in the office are always upset. They don't look happy to be there. They get bothered if you ask them anything so good luck with that. We moved out early fork our apartment we dropped off our keys and signed all papers 3 days prior to our lease ending and guess what? We get a call 8 days after asking if we have moved out already because our lease was over. We were just shocked at how incompetent they were! We were patiently waiting for them to do the apartment walk through so that we can get our deposit back and they never even bothered to process our lease end. They charged us for random things on our deposit so beware of that as well. Cleanliness: the whole place is dirty and they don't clean it. I'm glad the amenities were always clean though. . But the hall ways/elevators/parking / doggy area were always dirty. They were so desperate to have my husband and I move in so they gave us the unit dirty. It's like they didn't even finish getting it prepped for us. I reached out to them and sent them pictures and nothing ever got addressed. I knew right away moving in here was a mistake. Safety: your car will get broken into. The back gate is broken and they never fixed it the whole year I was here. There is homeless that sneak into the apartment complex early in the morning and use the restrooms. This place is not worth the hassle. read more

I've lived in apartments my whole life and I've never had a complex this bad. "Luxury apartments" sure... if that means the elevators break down every other day. I've been a resident here over a year now, elevators are always broken down, and if they do work you feel like you are about to plummet. Currently going on month 2 of a broken elevator, yes there are others but very far away from my apt. The fobs also never work, I live on the 5th floor and have had to walk all the way back down and around another way because the fob pad is always broken. This is 100% one of the worst apartment buildings I have ever lived in. The employees at the leasing office are also extremely rude anything we call for an update on anything that is broken. I absolutely cannot wait to get out of this lease. Paying $3200 for a luxury apartment that is falling apart is a joke. Oh but don't worry everything else is broken, but they'll still put a food truck in the front. read more

Oasis has been good to us and we only have good things to say. From my experience the amenities are always clean, the elevators are always clean, our hallway always smells great; it looks pretty clean in general. I definitely think people should remember that there are certain areas that are out of Maintenance's control (i.e.: the dog park/dog bathroom areas, etc.) and that's all good. Certain areas may need cleaning, but you see the maintenance team working on the other end of this [huge] building and they always get to it eventually. I've never seen any of them not working. My experience with the manager, Angelene Haviland, has been really great. She has always answered my emails in a timely manner. And, any time I ever pop into the office to speak to her she takes the time to do so. She really makes me think I'm being heard because she always stops what she's doing and sits down with me. Any time I have a situation going on or I have questions, she works with me, makes suggestions, and above all, she ALWAYS keeps her word. And that goes really far. Our last manager was more combative and would try to make me think I was asking for too much or that I was delusional (the doctor said i'm not). All in all, she's always solved any problem i've brought to her while staying professional and she really makes me think that she's on my side. I've also had nothing but good experiences with the assistant manager, Jacob Campos. He emails back quickly, he answers my calls, and if I need to speak to him he's always made himself available no matter what. He really has tried to help me with any problem I've had. There was a time when there was some confusion on a maintenance request and I got very upset. The entire time I was letting it out on Jacob he stayed calm and was STILL very kind to me. Living at The Oasis has been the single worst housing experience of my life. I moved here thinking I was getting a quiet, affordable place. What I got instead was a filthy, chaotic, and dangerous mess of a complex that should honestly be condemned. First off, the water quality is disgusting. The tap water comes out brown on some mornings -- and no, that's not an exaggeration. Management claims it's "just rust in the pipes," but when I sent a sample to a lab, it came back with elevated bacteria levels. I've since had to shower with bottled water. Sewage overflows are a regular occurrence. The downstairs units (including mine) flood every time it rains. Raw sewage actually backed up into my bathtub once. It took four days to get anyone to respond -- and they just poured bleach down the drain and left. I still had to pay full rent that month. The hallway lights haven't worked in over six months. Walking through the complex at night feels like entering a horror movie set. There's no security presence, and tenants have been robbed in the parking lot. There are zero cameras in the rear lot, where most incidents happen. Trash is everywhere. Dumpsters overflow constantly, and trash pickup is so inconsistent that piles of garbage bags sit in the heat for days. The smell is overwhelming. Rats and feral cats roam the complex freely. I've seen kids playing near used needles behind the laundry building. The apartments themselves are falling apart. My ceiling leaked for two months before someone patched it with what looked like duct tape. The walls are cracked and full of termites. There's exposed wiring in the kitchen that the electrician said "shouldn't be touched if wet" -- great advice in a unit with a leaking sink. Office staff is completely unprofessional. Emails go unanswered for weeks. Phone calls are forwarded to a disconnected line. When I finally showed up in person to ask about my broken fridge, the manager rolled her eyes and told me to "be patient like everyone else." It's been five weeks. Still no fridge. Don't believe the photos. The website is a total scam. They use pictures from over a decade ago or from another property entirely. What you'll actually find are boarded-up windows, stained carpets, and crumbling stairwells. Final word? The Oasis is a slum in disguise. It exploits working families and low-income tenants who don't have the time or resources to fight back. Save yourself the mental, physical, and financial damage. I've lived here nearly 2 years now and this is by far the worst, most classless and trashy apt complex I've ever lived in! - puke in my parking spot and empty alcohol bottles and solo cups - diapers dumped in the trash room where there's a perfectly functional trash-shoot - police on premises every week - washer machine has broken 2x. Takes at least a week to have them even reply to you after making a work order, unless you walk into the leasing office. - other ppl parking in your spots - nazi-style parking permits for any guest. - dog urine ammoniated all along the side walks and bushes. - they never hose down the dog park synthetic grass so it's covered in fecal matter and ammoniated dog piss. Ridiculous - and it was just redone. Within a month it was back to trash again. - rude and unhelpful folks in the leasing office - UNLESS YOURE A POTENTIAL NEW RESIDENT... then all of a sudden they give a hoot ‍ DO NOT LIVE HERE. So many other nicer places for the same cost. This place should be investigated and put out of business. **************** REVIEW UPDATE: To anyone who may be interested, I received a formal written warning, folded up and thrown disrespectfully on my door mat (not taped to the door like every single other notice they give out to tenants). In this warning were several false accusations which were completely made up and had zero substantiating proof. THIS WAS AN ACT OF RETALIATION on behalf of Oasis management. This note was folded up and tossed on the literal ground in front of my door, 24 hours after I left the first review. Clearly their management is lacking professionalism, so I have reached out for further legal assistance as tenants do have rights and should not be harassed by management or anyone for that matter. This is one of the most overrated Apts ever. It's not worth the price at all. Constant issues with maintenance, elevators not working, gates have been down for Months!! Dog park is always a mess, and on top of management with its constant inspections. Building lost all power a couple days ago. It's to many problems for too much cost. I've seen people move in after me and leave before me more times than I can count. Ask the residents themselves how this place is doing you're guaranteed to get a complaint and you'll notice a pattern. If you're thinking about moving here I would love to sit down for coffee with you and give 99 reasons not to, starting with the story of how they stole $575 from me by towing my registered vehicle with an ECV card that I pay to use and the charging cord still attached at 10am on a Saturday, 30 minutes before we came downstairs to leave because it had "completed its charging cycle." E.g. frequent water shutoffs, loss or misplacement of important documentation, further unprofessionalism in the office (ex., was checking my mail and heard the girls gossiping and giggling about another female resident that had just exited), amenities often breaking down (i.e grills, hot tub heater, fire pits, WiFi in the gym and screening room) on-property car break-ins, residents washing dog feces down their drains directly onto your patio, residents letting their dogs pee on the elevator and poop in the stairwells, and more. (EDIT: response to your response): My "roommate" is my husband. Yes he spoke to you about the car being there at 3am. I believe he also spoke to you about my work schedule and how I sometimes get home very late and charge the car for the following morning. This is why this policy is horrible for business and you have a lot of angry residents in addition to us. Under this policy, I would have to know the exact amount of time it takes my car to charge to make sure I'm down there at the right moment to avoid incurring a $575 fee that could really take a financial toll on someone. I would argue, that this is an impossible rule to comply with completely. Even electric cars that give you an estimated charge time sometimes finish faster. Only teslas have an app that notifies you when your car is done charging, and most of your residents who pay for ECV cards are not driving teslas. By enforcing this policy, you are indeed stealing from your residents. As to your response to the rest of my accurate information about the apartments failings, I have no "isolated frustrations" with this place any more. Because every example I've listed represents a pattern of inconsistency that I've dealt with and "constructively" reported on multiple occasions before giving up on attempting to make my situation here any better. My upstairs neighbors, who consistently left their dog out all day long to poop and pee on the patio and once a week rinsed it all down onto ours? I have 3 emails that me and my husband sent you complaining about the incidents, on top of the 2 trips he made to the office to discuss it in person. It did not stop until they moved out 3 months ago after 2 years! The last time he emailed you about it, we wrung our hands because of the extremely passive aggressive response we got when we asked if you guys could have someone clean the feces off our patio since it was so unfair that we had to do so week after week. I believe the last email you send was something to the effect of "it is your responsibility to keep your patio clean." Absolutely appalling. I also have email proof of at least 3 different occasions of my roommate, my husband, and I reporting the hot tub being cold over the course of a year before the heater was eventually replaced. As to the grills, I can take you to two grills that don't work right now, unless you replaced them since I was down there on Memorial Day. Checked the WiFi in the gym again this morning! Still doesn't work. When I mentioned water shutoffs, I'm not referring to the emergency shutoffs due to city mandates. I'm referring to your inability to have the boiler repaired properly and the frequent shutoffs as a result of that fact. I have many, many emails from you that admit it was breaking down constantly over a 1.5 year period. Sometimes you emailed about the shutoffs, sometimes you failed to. What you never, ever fail to do is avoid responsibility, especially when hiding behind your written responses. On February 21st of this year, I had to email because we were told the water would be off for a time on the 19th and the 20th by email, but it was unavailable on the 21st as well, with no heads up whatsoever. Your response was that the vendor forgot to turn it back on. On February 25th just 4 days later, I had to send you another email when my water was shut off mid-shower, shampoo still in my hair, to ask you when it would be back on because for the second time that week there was no announcement. That time you were apologetic, still- don't come at me saying these are isolated frustrations when I have receipts. This is a horrible place to live because there is a pattern of inconsistency and avoidance on the part of you and your employees, not because I don't bring stuff up. read more

Tried to do a tour here and scheduled it with someone, even got an email confirmation. Then when we showed up no one had any idea what was going on, said they didn't know about any scheduled tour, even tho we said the name of the person who scheduled us. We only got to see one apartment (not even the one we were interested in), and when we went to the apartment we were interested, they didn't have the keys. Along the way there was also trash everywhere, someone even left a doggy bag with poop in it in the middle of the hallway. I also couldn't get over how bad all the hallways smelled, like stale dog urine. Clearly they don't have any rules about this stuff, and doesn't seem like tenants get into any kind of trouble for just littering. The one apartment we toured was fine, but the smell in the hallway was so nauseating I couldn't get over it. Also, not sure why they don't just put "no availability" on their website for units instead of "limited availability" like all the other apartments do, why waste people's time thinking that limited availability might mean there's some spots left. One of the units we were interested in hasn't been available in like 5+ years, so why are you still listing it as limited availability? It was a bad touring experience but I think it's worth looking at other places at this point, only good thing about this one is the actual unit looked nice and it's priced reasonably for the area. read more

The amount of problems you find with the place that you recently move into is astonishing sometimes. When I had moved in I created a work order ticket the same day with all the problems. There was a total of 5 problems and it took nearly a month and they were only able to fix 3 of them and I do not know when the rest will be solved. Not to mention they use domuso for rent and I was double charged my first month for nearly $6500 and it's been about 3.5 weeks and nothing from management of oasis and domuso only "escalates the issue". The amenities are nice and finished since Covid, as well as the location off the 91 and 55. The lack of attention to detail as well as shrugging residents off when there's a problem is frustrating. I really hope things can change but that's something I will have to wait and see for. read more

ZERO STARS IF I COULD. I've lived here for two years and I can't wait to leave. Constant hot water shut offs. 3 times just this week! We just received an email telling us to basically relax and not freak out over not having hot water from multiple days out of the week. Excuse me??? Almost $3500 a month at this embarrassing place. Dont move here! Here is the email : Attention Residents: We have had a few reports of no hot water in units. We are aware of the situation and are working on getting it repaired. This is not part of the scheduled water shut off for tomorrow. The vendor is aware and will be coming to the site asap, but time is unknown. We will keep you all updated as we know more. In the meantime here are some helpful tips and alternative solutions until we can get the hot water back on. · Cooler Showers or Baths: If you have to shower or bathe, you can use cooler water. It might not be as comfortable as hot water, but it's certainly better than nothing. · Boil Water: For a warm wash, you can boil water on the stove or use an electric kettle. Mix the boiled water with cold water to achieve a comfortable temperature for washing your hands, face, or even for a sponge bath. · Use a Water Heater: If you have a portable water heater or a thermos that can keep water hot, this can be a good temporary solution for bathing or washing. · Microwave Water: For small amounts of warm water, you can microwave it in a microwave-safe container. Be careful with the temperature and mix it well with cooler water to avoid burns. · Clean with Cold Water: Use cold water for basic cleaning tasks.
