I would not recommend living here. There are far too many ongoing issues, especially considering…read morewhat residents are expected to pay. One of the biggest problems is the lack of reliable hot water during the winter. I have had to repeatedly email the janitor just to have the hot water restored, which should not be something residents have to constantly follow up on. There is also virtually no cell phone service inside my apartment, and the building does not have an intercom system. This makes receiving guests and deliveries extremely inconvenient because I have no way of knowing when someone has arrived or is coming upstairs. The amenities are also poorly managed. The gym equipment is old and in need of updating. Residents are charged $10 just to bring a guest to the rooftop, which feels excessive, especially when I regularly see people who do not appear to live in the building using the basketball courts. The laundry facilities are another major frustration. Washers and dryers are frequently out of service and can remain broken for weeks at a time. The shuttle service is also far less useful than it should be. Instead of operating consistently throughout the day, it primarily provides pickups during the day and drop-offs in the evening. This makes it impractical for residents who want to use the shuttle during normal commuting hours to get to and from the subway. Overall, the building feels poorly managed, and residents are nickel-and-dimed for amenities despite persistent problems with basic services and maintenance. Between the unreliable hot water, outdated amenities, broken laundry machines, inconvenient shuttle schedule, lack of an intercom, and additional fees, I would not recommend living here.

The tenant community is respectable and well-to-do. There was a variety of apartments on offer with different views and levels of renovation to suit different budgets. The location is right on the waterfront, lively during the day and calm at night, despite being just a 15-minute walk from Times Square. The staff from reception to the doormen are exceptionally professional and Brian Love is one of the most competent leasing agents I've ever dealt with.

My lease came up for renewal and I tried for…read moreweeks to get in touch with the management company but couldn't get a response from anyone (including the building manager) after many attempts to contact them. There's no option to alter the length of the lease renewal through their site either - it's a "take it or leave it" offer. I had to re-sign this year due to timing issues but will be leaving the first chance I get. On top of the lease renewal process, I've had multiple issues with my unit ranging from the appliances always having issues to yellow water coming from the shower. The maintenance staff said unfortunately the yellow water wasn't something they could fix and is from old pipes that management doesn't want to fix. The gym is also super loud (even if you are in a unit facing the courtyard). The common spaces are also dilapidated and need upgrading - the chairs in the business lounge are all ripped (they have leather seating) and the wifi in the lounge rarely works. It's a shame the management company doesn't care because the staff is so great. There are much nicer buildings for the same price in the area - would recommend living somewhere else.

So they have rooms open... you will see. $5,500 for a 1 bedroom apartment. $1,300 to "rent" the wall. $400 wall removal fee btw. $295 cleaning fee. Even though they did not clean ours & responded with, "The maids are indeed human & at times there can be a few things that they miss" See photos attached for what they claim as a few things missed & still charged us that fee. My roommate cleaned the washer and it still smells of mold, leaving our clothes in a moldy odor. Some of their doorman that care make a huge difference. River 2 River Realty.. if you ask other high net worth realtors they know of & speak poorly of Dan. It makes sense for they are aggressive & unprofessional. There is a negative review about Sabrina though, but she seemed to be attentive, responsive and did her job well. I had one interaction with her. A mandatory cleaning fee of $295 is ridiculous because our apartment was disgusting when we moved in. My parents (in a diff building) are in a PH 3 bedroom apartment and the cleaning lady costs $250. Make it make sense. Our Kitchen draw is broken and they came in and painted over it, it still does not close..."luxury & finest".. but its average. Managements actual response to us asking them to waive the cleaning fee because of how we received it, " To go backwards and debate something from nine months ago is something that I'm not willing to engage in nor is the building." River 2 River know how they are selling you to live here. We told them several times our washer smells of mold, it is extremely loud and does not clean our clothes properly, managements response with the president CC'd on our emails as well (no care from Dan either), "Washing machine works and we were going to replace it earlier for you as a courtesy." AS A COURTESY? If you need to commute out of the city every day from the NY waterway, I can understand why you are choosing this place. If not, this location is not convenient. It's a 20 minute walk to the subway & you are ON 42nd street. The location is gross & even the walk to Hudson yards is not scenic by any means. Hudson yards will take years to become what it is trying to become. The Chinese embassy protests every single day right across the street. Our oven broke and we were without one for more than 20 days. We asked multiple times for them to remove the nails out of my roommates vent when we moved in. The gym is small with one or two real machines & outdated. There's no pool. Pet Friendly. There is shit all outside their building. No one picks up their dog's poop. There is no Dry cleaning business in the building. There is one directly across the street but has terrible reviews. Fully landscaped?... twice a year maybe 3 times? State of the art fitness center? Research around & do not let them be so aggressive. Etc.. "you have 72 hours to make a decision." The apartment we moved in to has same layout as the video they showed but ours was run down. The windows and ceiling level are an enjoyment but they need to be washed on the outside. I will say we can not hear our neighbors when we are inside our apartment and you can't hear your neighbors above you. That is nice. The half bagels/ half muffins in the morning is a nice touch. Although one resident takes all of it at 5 am. The Barbecue grills? lol. Think about it. Elevators that are never working? At least they have 4... No amenity fees because they do not really have amenities. Ask them to show you the movie theater. There is no way you would pay extra to sit in there. Also the AMC on 42nd is disgusting. Back to the location, again you're most likely waiting 20 min for a bus. If you don't mind, you don't mind. My roommate wanted to see what the next lease would cost. Raised the rate by $100 & when we asked again for them to remove the cleaning fee.. we fought back. Their responses were absurd. "We will get you a new washer if you confirm renewal" we're not dumb & we were not going to stay anyway. The idea that we are somehow being "done a favor" by River 2 River and Atelier providing us with new appliances is misleading. The oven was broken and the washer needs to be updated. Management's lack of transparency and dismissive handling of these concerns is both unprofessional and frustrating. Their advertisement online is faulty & misleading. There is nothing pristine about this building, there is no excellence. One of the finest places? No. Ultimate luxury experience? See photos. "We guarantee that our building conveniences and amenities will provide comfort beyond even the finest hotels in the area"... I mean I should have asked what hotel they are comparing too. They will tell you that this was a one off, blah, blah but considering their rating, other reviews and simply the owners responses to those reviews says enough.

The owner initially agreed to return the security deposit in full (minus last month's electricity bill) but has not done so a month after our move-out. After our multiple requests for the deposit, the owner started to verbally harass my partner with misogynistic comments and outright refused to return the deposit. We are preparing to take legal actions. I would not recommend renting unit 51F. The building by itself is decent, e.g., friendly and helpful staff, close proximity to major subway lines. However, there are loud street noises from fire trucks, ambulances, policy vehicles in the morning and sometimes during the night.

The agent had initially contacted us after we submitted an inquiry post on MiMA website. The agent's name was either Tony Kong or Tommy Kang (don't recall and internet searches are confusing my memory) but I have his number which was 646-724-6850. When my friend reached the apartment building, the doorman denied any knowledge of an apartment showing and was super rude & unhelpful even though my friend tried showing him the proof of contact with this agent. My friend honestly felt profiled and humiliated. We tried contacting Tony/Tommy right away but he never picked up our calls or replied after. I would advise people to not trust the building agents/staff especially if they are going out of their way to visit this building. This whole experience left such a bad taste in my mouth that I have always ignored any MiMA rental posting whenever I looked for a new apartment.
