What really makes the building so special is the people who work here. We have a special relationship with everyone in the building. Carlos the building manager and super is always there to help us, no matter what the task is. Very kind, responsive and reliable. He truly goes above and beyond for us, whether it's hanging stuff up in our apartment, fixing things, answering questions and doing things outside of his job description like helping plan my proposal on our buildings roof. The doorman Chris and Angel are truly the best and Tyrell the porter is amazing as well. All the employees at Instrata makes our living experience that much better outside of the great apartments. Can't recommend enough

He's very attentive, responsive, and has a high first time fix rate. Got engaged on the roof a few years ago and he unnecessarily swapped out all the light bulbs to make sure the lighting was perfect. It is perfectly located by the highline, surrounded by art galleries and restaurants and walking distance to West Village, yet not where all the tourists are so you can sleep in and rest if you so wish to. I am very happy with my decision and I enjoy coming home every day after work.

With 24/7 security, this hotel-vibe apartment is the ultimate experience. The hallways and entrance way remind me of an old hotel. The apartments are very NYC, with cute kitchens, nice appliances and smaller spaces. However, the up-keep and attention to the detail at this apartment, makes the space feel bigger. The hotel vibes make you feel right at home. Conveniently located in the Flatiron, Chelsea area, it's the perfect location. It is also located right down the street from The Chelsea Hotel, which is a perfect location for your guests to stay.

Wonderful staff but a terrible management company. My lease came up for renewal and I tried for…read moreweeks to get in touch with the management company but couldn't get a response from anyone (including the building manager) after many attempts to contact them. There's no option to alter the length of the lease renewal through their site either - it's a "take it or leave it" offer. I had to re-sign this year due to timing issues but will be leaving the first chance I get. On top of the lease renewal process, I've had multiple issues with my unit ranging from the appliances always having issues to yellow water coming from the shower. The maintenance staff said unfortunately the yellow water wasn't something they could fix and is from old pipes that management doesn't want to fix. The gym is also super loud (even if you are in a unit facing the courtyard). The common spaces are also dilapidated and need upgrading - the chairs in the business lounge are all ripped (they have leather seating) and the wifi in the lounge rarely works. It's a shame the management company doesn't care because the staff is so great. There are much nicer buildings for the same price in the area - would recommend living somewhere else.

I would not recommend living here. There are far too many ongoing issues, especially considering…read morewhat residents are expected to pay. One of the biggest problems is the lack of reliable hot water during the winter. I have had to repeatedly email the janitor just to have the hot water restored, which should not be something residents have to constantly follow up on. There is also virtually no cell phone service inside my apartment, and the building does not have an intercom system. This makes receiving guests and deliveries extremely inconvenient because I have no way of knowing when someone has arrived or is coming upstairs. The amenities are also poorly managed. The gym equipment is old and in need of updating. Residents are charged $10 just to bring a guest to the rooftop, which feels excessive, especially when I regularly see people who do not appear to live in the building using the basketball courts. The laundry facilities are another major frustration. Washers and dryers are frequently out of service and can remain broken for weeks at a time. The shuttle service is also far less useful than it should be. Instead of operating consistently throughout the day, it primarily provides pickups during the day and drop-offs in the evening. This makes it impractical for residents who want to use the shuttle during normal commuting hours to get to and from the subway. Overall, the building feels poorly managed, and residents are nickel-and-dimed for amenities despite persistent problems with basic services and maintenance. Between the unreliable hot water, outdated amenities, broken laundry machines, inconvenient shuttle schedule, lack of an intercom, and additional fees, I would not recommend living here.

Keep in mind this is NYC and standards are low unless you're paying well above $12k / month. Pros: This building is within 1-2 block of ALL major subways, very conveniently located 2 Whole Foods relatively close Target Eataly Oculus / Brookfield mall Proximity to Battery Park City Cons: This location is commercial, not residential. Lots of traffic at all times. Buses right under your windows. There is a lot of very noisy road / street of work going on all the time, esp. on the w-ends. Tons and tons of tourists in the area visiting WTC The building next door is having reconstruction done for years at this point. Extremely noisy at evening hours, as well as during the day Outdoor events at Oculus Beer garden extremely loud & you will hear it Very poor insulation, cheap windows - you will hear EVERYTHING from the outside, as well as the inside. Paper walls literally let you hear your neighbours all the time, above and next door That church next door - those bells are brutal everyday from 7am -10pm Corridors are dusty and musty, carpets are 15yrs old and really filthy, they vacuum them maybe once a month Apartments are very dated (15+yrs) with minimal to no upgrades Very much nickel and dime mentality, everything in the apartments is cheap, Home Depot level at best Washer in the apt is a joke - the most primitive one there is, like from the 80' Your windows will never get washed on the outside, unless you negotiate it or pay for it and boy do they get dirty quickly Amenities are available, but again, very basic No roof top, no grills, no maintained garden, just few old chairs 2 terraces on the low floor with no view Due to poor insulation (windows very drafty ) get ready for an EXTREME electric bill in the summer months (energy efficiency level D - 4!!! and it lowers every year) Building is pet friendly, so there is constant smell of urine and feces outside the front entrance The elevators are always broken Doormen & stuff are hit or miss - some are great, some not so much The manager has a lot of attitude & she can't care less
