Can I give a zero star rating? They don't deserve even one star. Ruthless company during this unprecedented global crisis. Real estate moguls or appalling sales professionals? The Manocherian family should ask themselves this question as Pan Am Equities flushes opportunities down the drain with their inability to negotiate effectively. Pan Am Equities stands for maintaining exceptional quality, service, and attention to detail. I did not experience any of it and I wonder how many others are experiencing the same. They would not agree to have a phone conversation with me. All conversations are via email. That is not service. They pride themselves in quality, but the washer/drier rooms are so dirty I fear for my health every time I do laundry. Attention to detail will get a zero when I had to experience a soft renovation that took more than a year and was left unfinished for another year. Even though I have been furloughed since March, I have been paying my rent in full and on-time each month for the last two and a half years and had to accept a lease increase in March. Who increases rents in the middle of a global pandemic? Up until the end of July, I was able to sustain my rent and living with the unemployment insurance benefits as well as the additional $600 weekly help. Since August, paying my high rent has become a strain in my finances and I requested a phone call with my Pan Am's Director of Leasing several times to discuss this unprecedented situation and work together on a mutually beneficial solution. I am aware of the eviction moratorium from Gov. Cuomo but I did not want to default on my payments. She did not agree to speak on the phone and has rejected any of the possibilities I suggested to her. It seems that Pan Am Equities does not want to work with me and is ready to lose money over being flexible with a lease adjustment. I also contacted Pan Am's President and CEO, CFO VP and CFO with no response. I have now been obligated to give my 30-day notice as I have to put my belongings in storage and move out of New York City to have shelter in a friend's place until I am called back to work. I gave my notice on Oct 8 and Pan Am is forcing me to pay the entire month of November plus another month as penalty fee. I am pursuing legal assistance through the mayor's office and I thought I should also share my story. What the Manocherian family does not seem to pay attention to is that their lack of negotiation power and flexibility will bring them a potential and unavoidable loss of $9,636 (my apartment rent is $2,625 and they have an active leasing for an identical apartment at $1,822 after their 2 month free concession). Mind blowing! They currently have 2 active units with a price change of $50 (2.4%-2.6%) in a week. Below current active listings have been in the market for 29 and 17 days respectively: 1-Bedroom - 5H - $2,050 ($1,822 after 2 months free concession) Studio - 4A - $1,900 ($1,689 after 2 months free concession) Dishwasher Already rented and identical to my apartment: 1 bedroom - 5E - $2,300 ($1,916 after 2 months free 1 bedroom - 4F - $1,941 ($1,617 after 2 months free concession) Pan Am's Director of Leasing needs a basic math lesson topped up with negotiation skills training. read more

If I could give negative stars, this would be it. I live in a penthouse unit in flatiron and I've had issues with contaminated water for 2 years. I've been raising this issue over and over again. They send plumbers who do nothing. Other units don't have this problem so it's the piping in my unit specifically that have degraded. Every so often the water comes out rusty brown and/or smells like rotten eggs. They keep saying that this is "common in New York" "not a big deal" and I should just "leave the tap on until the water gets better". This is not a developing nation. That is not okay. I even asked if I could just do a lease break, or if they could just put in a water filtration system. Nothing. The landlord is a lazy, cheap POS. PanAm has been absolutely worthless during all of this. I want nothing more than to get the hell away from these people. We've also had pest problems with giant water bugs (all 4 penthouse units have this issue). Our super is a nice guy who tries-PanAm is just awful though. Finally there's the racial bias- when it came to lease renewals, all of the other penthouses were given minimal if any increases. In some cases rents were reduced right around the same time I was negotiating. They pay 4200. I was at 5500. They are all white. I am the only person of color. When I pointed out that this was a pretty bad fact pattern I received an angry phone call from Sang Evers. Eventually they relented to 5k a month if I signed on for a longer lease term which was a huge mistake. Don't walk, run from these people. read more

I paid my rent on time every month for 6 years even during a global pandemic, and when I need them to provide a landlord reference, I sent repeated requests, emails and voicemails and noone has ever gotten back to me. I had to provide a years worth of bank statements to prove to my new landlords I'm actually a good tenant. Do not rent from Panam, they are absentee landlords, you cannot get a hold of them when you need them, even after waiting a whole week. read more

I have received continuous harassment since I moved in. I will outline the 3 major instances below, 1 being a LEGAL matter which should have resulted in JAIL time. 1. My next door neighbor made racial and sexist comments towards me that were not taken seriously. In return, I received an official "noise complaint letter" for reporting that my neighbor was harassing me. 2. I was harassed by the doorman while I was out at lunch saying that I had a party in my apartment. I was not at home and he would not stop calling me telling me to stop the party. I had to call a friend in the building who luckily was home took a video from her balcony and showed it to the doorman showing that I was NOT home and that the party was on a different balcony. Please see attached video. The doorman then called 1 hour later apologizing saying that I was indeed correct and it was a different apartment. 3. The same next door neighbor that made the racial comments towards me then broke the law and illegally hacked into my wifi and wrote vulgar messages across my tv saying "SHUT THE FUCK UP" "I FUCKING HATE YOU" "MOFO". I went into my building manager's office and spoke with him about this incident. He called my neighbor on speakerphone while I was in the room and my neighbor admitted to breaking the law and hacking into my wifi. He then just told me to call 311, meaning he ACKNOWLEDGED that I was experiencing tenant harassment and did nothing about this situation, but instead told me to call 311 and deal with it on my own. He chose to excuse a long term tenants ILLEGAL behavior due to a longer relationship. Then after all of this, they tell me they refuse to renew my lease for NO reason. read more

Having lived in a place managed by Pan Am Equities for over 3 years now, my experience with them has been great so far. I've asked for recommendation letters before, and they usually take a few days but send a great one. I've renewed my lease a few times as well, and I've never had any major complaints about how the process goes. I noticed that their reviews are not "the best" and decided to balance things out, as they have been pretty good with me so far. People usually go to Yelp to complain and rarely come here to say how good their experience is, so I thought I'd be one of those few. Sang Evers (Pan Am Employee) made the suggestion of leaving an honest review, and I'm happy to comply. I've worked in Real Estate for many years now, and I've heard every possible horror story. So, this is a reliable source telling you: I haven't yet heard any horror stories from them, so you can try them out ;) read more

Zero heart for their tenants. They also hiked my rent with zero consideration that paychecks will be affected for months to come. Actions speak louder than any words or excuses. 2 Reviews here, first for Pan Am, then my building at 720 Pelham Rd specifically. Pan Am management is impossible to get on the phone. Notice there are many other reviews here saying the same thing. The unfriendly person who first answers the phone barely says a word before transferring me to the leasing department where there is nobody available and no way to leave a message. I have been trying to call them because my lease renewal paperwork has not arrived yet, it comes later every year. I'm supposed to notify them in 12 days whether I will renew or not but I don't have the paperwork yet so I don't know the cost. I have had the same experience trying to call them in the past. One time they sent me a notice of non-payment with an eviction deadline for a check they had already cashed. It took me over a week to reach someone on the phone to take care of it. The building at 720 Pelham Rd in New Rochelle should be nice, but it is not well maintained. Roaches are a consistent problem. It would help if they cleaned. Sometimes I see the same garbage in the stairwells for weeks at a time. The elevator also has regular issues, I was once stuck between floors and had to be rescued by the fire department. It went out of service on consecutive days a couple weeks ago and has been scraping against the side of the elevator shaft ever since. Otherwise, the apartments are roomy and reasonably priced with large windows and good light. Too bad they don't take care of the building. They sent out a letter to residents last year suggesting tagging the property on social media. They may end up regretting it. read more

Worst Real Estate company in the world. The company is full of trap. You will find mice as cockroaches all over their apartments. Their Lawyers are lie and edit the lease you sign as they please. I no longer live in a PanAm property, but I resided @ 43 W 16th for several years and they were the manager. I was just out of college at the time, but my educational background and those of other friends (many in law) helped me "get" these guys. Here is what I did: 1) found they had not kept records of my rent increases (this was long ago in a rent-stabilized apartment) which required they roll back all increases to the base period during which they were in compliance. 2) in response to continual problems with lack of heat and water, I organized the tenants and those who worked from home kept journals. Under NYC laws at the time, we were not required to pay rent for any day during which we did not have heat or water. They lost thousands over this until they - reluctantly - had a new boiler installed. The housing attorney costs for the person we retained were minimal. This was an "entry level" building, but their practices seem to be universal. Finally, I met them in housing court when they tried to cancel my lease. I did this as a "payback" for the experience I had with them. I lost, but their imbecilic attorney did not plead "past rent" as part of their eviction plea, so I simply moved out and stiffed them on 18 months rent. I never "stiff" people to whom I owe money, but felt I "earned" this for the many hours of time and inconvenience I experienced over the years I lived under their stewardship of my apartment. If you are having building-wide problems with a landlord, contact a housing attorney and organize the tenants for a joint action. NYC is pretty tenant friendly. There's no need to be abused by an organization like PanAm. read more

The adjectives/phrases I would use to describe living in a building run by this company are the following: they make your life harder, the staff is incredibly unfriendly and downright unpleasant, they have so many rules it feels like you are living in a jail or college dorm, they do construction with no warning, they turn the water off frequently for "maintenance," and they are downright awful. Wish I never encountered this horrible company. I read reviews prior to signing my lease but ignored the warnings - don't make my mistake. read more

I have been living in a Pan Am managed building on the upper east side for 2 years and have had a great experience with them. Our super is wonderful, any problems get fixed immediately. The building is kept spotless and is updated frequently, even though a large number of tenants are rent-stabilized. A lot of other companies let buildings like that fall into neglect. Everyone on here complaining must be noobs, I have had MUCH worse management companies in this city. Pan Am (or Fraydun as they are now known) have so far been fine. Just resigned our lease for 2 more years. read more

I am a Resident at 85 E. 10th. This is a MESSAGE TO OWNERS: Why did you switch a perfectly good intercom system with #ButterflyMX? There are elderly people in our building that DO NOT have smart phones. What do we do when our phone is dead? Or on silent? To use a system that ONLY WORKS with an iPhone or Laptop is stupid. How does someone else in my apartment let my guests or the delivery person into the building if I am in the shower? Please bring our old intercom system back! Or install video screens in our apartments that allow us to buzz people in without our phones and laptops. You got swindled by the ButterflyMX people. This is not an easy system to use. Half the residents here hate it. You think you are being tech savvy, but this system does NOT WORK. This is moving you BACKWARDS and will repel tenants when they realize if I have to run down three flights of stairs to get my guests or my guests are getting angry that I can't buzz them in when my phone is dead/on silent? Imagine this... I have a guest over. I have a life threatening medical emergency. My guest calls 911 from their phone. They can't let anyone in my building to save my life if my phone is dead or I have a lock on my iPhone. At least with a wall unit intercom system, someone else can let a guest in our building if we are in the shower or hurt? I see a HUGE lawsuit on your hands. BTW - I work in PR and speak at social media marketing conferences, I am very tech savvy, but I think this ButterflyMX system is still in Beta and you need to have a video WALL system in every apartment otherwise, this system is garbage. I won't be renewing my lease and will use this as an example of what not to do. read more

Moved out of my apartment building Nov. 1st. I was supposed to get the security check back 5-6wks after move out. During the middle of January they just keep giving lame excuse after excuse as to why we haven't received it yet. RIDICULOUS! UNACCEPTABLE. Can you imagine if I didn't pay them rent for 2 months? I live in a PanAm building on east 10th street and I have never in my life dealt with such terrible management. THIS BUILDING IS BED BUG INFESTED. Almost everyone I have talked to in the building has had to deal with this problem, and management takes days to get back to you once you report bed bug bites etc. They don't care. They don't take care of anything or anyone. They don't return calls. Frankly, I would rather move and take a loss then deal with living here until my lease is up three months from now. Rats, bugs, mice, its all here. It doesn't concern them one bit. SAVE YOURSELF AND DO NOT RENT FROM THEM. read more

To mirror many of these reviews, the left hand does not know what the right hand is doing. They are a headache to deal with & impossible to get a hold of over the phone. They give you the runaround by directing you to generic emails. Rent in the city is dropping like crazy and they have done NOTHING for existing residents to accommodate lowering rent costs, even though on the Mirador listings site - the same sized apartment in the same building is listed at $1K-1.5K less is rent per month. I wish I could give them 0 stars. When I called their office, the leasing administrator was incredibly dismissive and provided zero information. I think they purposefully do this to wipe their hands clean. It's pretty vile behavior, especially considering current events/economy. read more

Avoid any Pan Am owned building, unless you want to remain a prisoner, there, forever. Our family has spent the past year in a Pan Am owned building. We now have to relocate out of NYC for work and simply getting a representative of Pan Am on the phone to get permission to work with realtors to find someone for our unit was nearly impossible--an endless parade of direct to voice mail calls, employees who never seem to be in the office, an aloof receptionist with the apparent qualifications of a middle school drop out who abuses horse tranquilizers or something along those lines. Once we finally got someone on the phone (after weeks of trying--no, really, WEEKS of unanswered phone calls), the first person was a very angry woman with a dubious grasp of the English language. She then transferred us to a man whose communication style can only be described as "yelling over everyone in the immediate zip code." I had to repeatedly yell just to inform him of my reason for calling. After several minutes of us trying to talk over each other: HIM: "Let me tell you, I'll tell you! I'm telling you!" Me: "Let me at least explain why I'm calling! You can't answer my questions, if you don't know why I'm calling!" *No, really, that happened. But I digress* I managed to eventually inform him that we needed to relocate and would be ever so happy to work with the realtors they designated as, I don't even know what you'd call it, realtors with keys to the gates, maybe, or agents who won't be shot on sight for attempting to show a listing or whatever--apparently, only specific agents can show vacant units in our building, but that's not important. So, I managed to inform Officer Friendly with Pan Am that we would like to let the real estate agents show our place or whatever we needed to do to get the ball rolling--you know, because we had a job that'd be thousands of miles away, now, and while we love our place, it'd be a heck of a commute to try to make that work through the end of April. At that point I basically let the volume-challenged gentleman have his say, so he could inform me that real estate agents absolutely could not show the place until after we'd vacated and that we couldn't find anyone, ourselves, and we would ALSO be responsible for any remaining rent for the remainder of our lease. After more yelling over each other (not even angry, just volume competition, really--like he missed the day in school when the teachers taught kids about how conversations work). "Okay, Timmy, you speak. Now, Timmy, Jane speaks. And that's a conversation, class" So, anyhow, I asked, "Well, you have no incentive to rent the thing, then, if you're going to hold us liable AND not allow us to even begin to work with a realtor." He then, having dizzyingly, almost impressively missed the point of what I'd said in every conceivable way, replied that, "We manage THOUSANDS of buildings, I don't have time to worry about every single unit that becomes vacant." And I was kind of like, "Well, yeah, that's basically exactly what I just said." And then he contradictorily said, "Empty units actually HURT our business! So we do calculations of how many units will be available months in advance," or something. At that point I knew that few things in existence could compete with this conversation for least productive use of energy, ever, in the history of everything. I mean, every ounce of sweat and thought that went into constructing the Maginot Line takes on an incomprehensible brilliance compared with the utterance of another syllable to this person, I realized. Essentially, what I'm left with is this: We are liable for the remainder of our lease (I get that); we CANNOT find anyone to take over our lease without being transferred to Guantanamo Bay and shot like dogs in an empty tennis court; we CANNOT speak with any real estate agents about finding someone who may be interested in moving into our vacant unit, ever, under any conceivable circumstance; we cannot relocate to our new place without continuing to pay rent, here (yes, I get that), as well; we cannot even hypothesize that someone may be interested in our unit after we've vacated. Essentially, we are being held prisoner by Pan Am for the remainder of our lease and if we attempt to leave, we can only take the word of a genuinely contemptible person that they will make the slightest attempt to find anyone to fill the unit once we've vacated, which may or may not be true (I mean, who's to say, right? Maybe it takes them seven weeks to paint the entry *wink*). It's truly a shame that the employees of Pan Am can't put HALF the effort into making their company appear to, uh, not look like the ascension of the dark lord Satan that they put into what they have for lunch read more

I have lived in Manhattan for 8 years and moved five times. I have lived at two separate Pan Am properties, so I can speak to both the leasing office/ management and the staff that they hire in the buildings. Both times I rented from Pan Am, I found a listing online and contacted a broker that works for the management company. They have their own brokers, so they pay them directly. This means that you are shown the apartments with a licensed broker, without a fee (in my experience). That is VERY hard to find and can be a great cost savings. Generally, I have been shown no-fee apartments via an unenthused super that swung the door open for me to look. Lease/ Contract Signing: Pan Am has you come into their office, which resides in one of the residential buildings I lived in. The people there are extremely kind and accommodating, and you meet face to face with a leasing agent in the management company. This was a very nice experience and was everything you would expect in the actual contracts from my past experiences. To speak briefly about living there: I have had a good experience living in both residences. Of course, there were struggles and issues from time to time, that is part of living anywhere. This is to be expected. Each time, the matter was expressly taken care of. I would highly recommend the building/super at 132 E 45th St- Safet. He is a very kind and understanding Super. My main reason for writing this review is to talk a bit about the process of leaving my apartment early. I had found out just before my lease renewal that I would be moving to Texas. However, I knew it would only be a month or two after my lease renewal that I would need to leave. I worked with a leasing agent, Sang Evers, who was able to accommodate the situation and provide a solution to the issue. (Generally speaking, a standard lease break costs you 3X the rent in NYC, on top of whatever remaining rent you must pay.) Sang amended the contract to add in specific (more favorable) stipulations to leave the lease early. When I had gotten the green light on my move date, Sang executed the contracts as we had agreed. She was extremely responsive, and honestly, understanding, throughout the entire situation. It is hard to come by down-to-earth people working in NYC management offices. If I do move back to NY, I will likely seek out Pan Am to rent in the future. read more

I lived in a Pan Am Equities managed building on the UWS for 20 years. I recently moved out of the city or I'd still be there. On the whole, my experience with them has been excellent. The staff, the super, the leasing team, their captive brokers are all, in my experience, highly professional and, all things considered, easy to deal with. I see these one star reviews and I think it's more common for someone who has had an issue to review their building manager than someone that has had a generally good experience. So let me try and balance this a bit - if I were to return to a Manhattan apartment, PAE are the first people I would reach out to and I would not hesitate to recommend their buildings nor to move back to the one (Tower 67) that I left. read more

I'd give 0 stars if I could. I have been a tenant at 330 East 39th street for only 5 months and am completely miserable. Elevators are awful, super (Angelo) is non responsive and gives a snarky responses whenever any sort of work is required of him. Pan Am is impossible to get in contact with whenever you have an issue. Do not move to any of their properties. read more

I lived at 270 park for a year, and had a very positive experience. I didnt have much interaction with the management company, until the end when I wasnt sure if I could renew my lease for another full year due to potential work relocation. They (generally Rosemary) were accommodating and reasonably responsive. I can say that the super and the doormen at my building are great. Very responsive to any issues, always willing to go the extra mile, friendly, and generally excellent. read more

I am disappointed with the experience I had with Pan Am Equities, specifically the Director of Residential Leasing. I have been unhappy with my unit because of the building's roach infestation. I emailed the Director of Residential Leasing multiple times asking about the terms to terminate my lease. She ignored my email each time. After months she responded to let me know I could terminate my lease with 60 days notice. If I had known that, I would have terminated months ago. She did not even apologize for ignoring my emails. read more

I've lived at 27 w 16th Street for about 3 years and have had nothing but 100% positive experiences with PAN AM. The live-in super is fantastic. Camilo bends over backwards for the tenants. He's a gem. He makes everything easier. Pan Am as a management company has been extremely helpful. My wife and I needed a cancelation rider as she was applying to graduate school when we resigned the lease. We had to execute the cancelation rider recently and Rosemarie has been nothing but helpful and responsive. They have answered all of my many questions during the process of executing my cancelation rider. They are very reasonable and more than fair. My wife and I love the apartment. I've lived in 6 different apartments in NYC and they are certainly the best overall experience I've had. Thank You for the wonderful 3 years!! read more

If you are considering renting from Pan Am Equities and Whitehall Properties LLC (according to other reviews, now know as Fraydun), just know that you will likely not be getting your security deposit back. I was a tenant in 2 Water Street (New York Plaza) around 4 years ago and moved out of state in 2010. Months pass and nobody ever bothered to return our security deposit (even though it's required by law to at least provide an explanation in a timely manner). So we sent some emails - mostly ignored. We called in, and got an explanation. What was our big mistake that warranted a loss of $4225 in security deposit? Oh yeah, because we moved out 2 days earlier than the end of our lease. You know, the lease you signed that says your lease ends Oct 1st, but like if you paid all your rent and moved out on Sept 28th, they get to keep your security deposit. So I sued for my half of the security deposit. Being kind of worked up, I explained the situation poorly, and the judge was a bit confused and thought having a contract that says you have to move on on Oct 1st really meant exactly ON Oct 1. Jesus. Since I was out of state, that was something like 2 years later. Still, wasn't going to let this one go - I appealed. Meanwhile, my cotenant (now my wife) sued for her half. Her judge was less confused but since my case set a precedent, gave her back her half minus $1000. Pan Am Equities didn't even bother paying her - we had to get a marshal to collect it for us. And that they can only pay my half back, and not the $1000 for my wife's case, since that one wasn't appealed. So if you are considering renting or doing business with Pan Am Equities LLC, or Whitehall Properties LLC, I hope my experience above will help you in your decision. For anyone else considering leaving a comment or in the same situation (a held security deposit or other type of penalty taken on a technicality), I'd highly recommend you sue them in small claims or civil court. In my opinion, Pan Am Equities Inc and Whitehall Properties LLC (or Fraydun) does this because the chance of someone out of state coming back for their security deposit is minimal, especially if they have to fly in multiple times to get to court. If when they fail, they only have to pay the security deposit back, it is in their interest to simply play the odds. You complain - you lose more in recovering your security deposit and then you just get part of it back. No loss to them. If you don't, they keep it and win. If you are experiencing similar difficulties, you will be able to: 1) Help yourself by getting money that's yours 2) Help other people, but making it not cost effective for them to pursue such policies. The process for recovering will cost $20, around 30 minutes filling out a form, and they'll give you a court date, you show up, tell the judge your story, and get the settlement. Just put all their names on there, and don't let them intimidate you :) I hope the four years I spent to get the appeals case in the tenants favor, will help you not have to go through the same thing. After a week staying here, the bathroom started leaking from upstairs and the paint started peeling(and the prices are high as it's a luxury place, but third world houses are much cleaner than this, the constructions going on and blocked all the sun light and view, they knew that but they still charging us for a place with windows, you could call it sales, but I call them liar) I started contacting Super and he's not available as always, after a week communicating with Super and Management, the scheduled a person in work hours with a day notice, and they don't tell you exact hour to take an hour off, you have to get the whole day... and I took a day off and nobody showed up... again after a week some one showed up and I had to get day off with short notice again... they came and I kept saying it's leaking and they just paint the ceiling... the problem started after a couple of weeks again and and now it's more than 10 month after and it's not fixed yet... and after this long, after calling 1000times to management, the super came again and he said it's just water!!!) And it is just one of the problem, there is an issue every day and every single time, I have to take day off with short notice cause they only let you know not even a day before, the evening before... and always nobody show up and you have to do that 100times util someone shows up. I lost my job because of all this short notice days off. of course the super keep saying you don't have to be home, just give us permission to go to your home... but I'm not comfortable having someone going to my home without me being there... if you don't care and also don't mind taking months to have some problem fixed and have mess at home for months, then it might be not bad for you. I had the contract for 2 years and after a year, for all these issues that it's not a civil place, I don't find this place healthy to live anymore and want to move out but they don't let me. they're saying you have to find a replacement yourself but you can not post it in StreetEasy(the law is they have to make an effort to find tenant as well... but it's funny, they don't even let us post it on the only place New Yorkers look for apt) but with all these issue, anyone see this apt, they get disgusted and leave and kind of look at me in a way that how you pay this much for this place... read more

I lived at 200 East 81st. They are giving me the runaround in returning my security deposit. I am having to now file a claim in small claims court. They are so unprofessional. This is such a headache. I would avoid their properties at all costs. read more

I live at 27 w 16 which was just renovated. I came to see the place a few months before it was renovated so the upgrade has really brought the place up a million notches and really pushed me over the edge when making my decision on where to live. The hallway floors, the molding on the hallways, and the mirrors in the hallways make the place look spectacular. My only complaint is that there are a lot of mice outside of the building on the block, but I realize that's just a ny thing. Luckily, there are steps up to the building which help keep the mice out. Just wish something could be done... read more

Management was super helpful (especially during the covid situation) and they try to work with you. I lived in their UES building and never had any issues. Super was also very responsive. It was well maintained and they had renovated the hallways and some of the apartments too! read more

I have lived in a Pan Am equities building for 2 years. It is a great location but whenever I have to call Pan Am equities for anything they are completely worthless. I can't believe their employees actually get paid because they are such a**holes and they couldn't care less about any of their tenants. Main issues are 1) rent gets jacked on you regardless of being in a rent-controlled building. My rent went up 15% from one year to another and I asked if they could be a little more reasonable and the people just laugh and said they would prefer me to move out so they could jack the rent up another 15%, 2) have had cockroaches mutliple times and the issue is slow to get resolved, 3) they tried to double charge me for a month and I had to call 3 times only to keep get transferred over to another person. They may own nice buildings and the people working at those buildings may be nice but if you have to deal with Pan Am Equities, just be prepared to get the worst customer service of all time. read more

I have lived in 270 Park Ave South for 6 years, approaching 7. Pan Am is great and the building is run very well! They have some of the best doormen in NYC and I absolutely love my apartment and the experience I have had with Pan Am! If any issues occur, they are all over it and the live-in super is always helpful in finding a solve. Definitely recommend Pan Am buildings! read more

DO NOT EVER ASSOCIATE YOURSELF WITH THESE PEOPLE! I have never, ever had a worse experience dealing with anyone anywhere. The entire office must have sticks up their asses, or none of them have learned any sort of proper human interaction. I have never spoken to people more rude than when I have to call Pan Am. My roommate and I are neat freaks. Of the three years I was stuck living in the apartment, I'd caught about a dozen mice and rats, two of which chewed holes larger than a tennis ball through my walls. We get cockroaches the size of baby rats. Pan Am did NOTHING, not even a pest control visit. My entire immune system was affected because of living in their extremely poorly maintained properties. Two of the three years my roommate and I paid upfront, and we were late on rent once during the third year. I asked for a letter of rec when applying for my new spot, and the lady who returned my phonecall had the nerve to yell at me, telling me how terrible tenants we are because we were late on rent. ONCE! Please do yourself a favor and do not rent Pan Am. Your apartment is suppose to be your happy place to relax and unwind, not make you more stressed. read more

PLEASE do yourself a favor and stay away from this company! Their apartments on 27 W 16th street and rat, cockroach, and trash infested. They have had many tickets from the city for leaving trash piled up for weeks. When it came to getting someone to do a walk through, Andy the manager said he would not do it for a week after I gave back my keys. I moved to California and came back only to close out. My lease states that I have to do a walk through and give back keys by 8 am on the 1st. He yelled at me and my husband, saying he was busy and not his problem. Now, when I call, they pick up and hang up immediately. The "office manager", Maria, the first time I called, told me to "fuck myself, call my Mama if I have a problem, that she doesnt give a fuck about my money, and i can call all day this is fun for her." I am now writing a detailed complaint to send to NY fair housing dept. read more

These people are impossible to REACH, let alone deal with. I've been trying to contact them for the past two weeks to pay THEM the two months rent they charge for ending a lease early before being charged for the next month and phone calls get sent right to voicemail and emails are never answered. How can a company like this stay in business? AVOID like the plague! read more

I'm dedicating my first review on Yelp to share my horrible experience with PanAm. I live on E10th for 2 year now and besides having many issues with my apt, (bathroom not working well, cockroaches, AC issues, awful super) for which I pay $2,700, their customer service is non-existing. You might think that when choosing an apt the management company is not a consideration, but having the worst landlord ever will effect you in some point, and it will be expensive. Don't say you didn't know when they refuse to give your deposit check back, when they increase your rent by 10% every year and much more. I've learned ny lesson read more

This is a dreadfully awful management company. Unfortunately, potential renters will likely search for the building, not the management company when they are looking to move into a place. The building I live in is fine enough, the doormen are nice, the location is nice, and everything is in working order. But the management company is the abhorrent. First of all, most of the people there don't even have voicemail. You will get these nasty, threatening voicemails or letters, and it is impossible to actually get a human to speak with. If they do have a voicemail, they either never check it or never actually respond to you. If you do happen to get someone on the phone, they are nasty, will swear at you, threaten police action, and or hang up on you (all this because I disagreed that they could retroactively raise my rent.) The renewal process is laughably awful. They send you the renewal notice at the last minute, and refuse to negotiate any terms of the lease, but since you get the renewal so late, you are kind of stuck. The previously mentioned lead-paint situation is a good example. They send these threatening letters to you and do not provide any information for you, and then they will just randomly call you and threaten you. I have absolutely no faith that they will return security deposits. Trust me, live somewhere else. It is not worth it. You may think "I'm a perfect tenant who causes no problems, and pays my rent on time every day - this management company can't possibly screw that up", but they will. With spades. I have never heard of a management company forgetting to tell a building to give keys on a lease start date. I showed up to the building to get keys, but the doorman had none for me. He called the management company, and they said "we forgot to tell you." I couldn't move anything in today! What a welcome. read more
