Now that I have officially moved out, and my security deposit has been returned and deposited, I feel comfortable in posting about my experience in this building. Never before have I had such a terrible experience living somewhere. I moved here because I was looking for a 6 month lease, and I got a good rate because of pandemic (Spring 2021) pricing. Never have I been more glad to leave a building.
First, the staff (meaning, the doormen and maintenance) are great, the roof deck is amazing, and the gym is excellent. But these attributes are the only positive aspects of living in the concerto (now faux-"luxury" rebranded as 200W60th )
The building is of extremely poor quality (late 80s/early 90s cost cutting), leading to many of the issues described by other reviews (the recent reviews are all accurate and likely represent the consensus of tenants). The elevators are a massive problem, and I do not want to under-state this. I have waited up to 30 mins for an elevator because often times when one comes it is filled to capacity (luggage racks, strollers, construction equipment etc). The "renovated" elevator (that took 5 months to complete ) within a few weeks started exhibiting mold in its "artistic" paneling, which had to be removed. I have lived in buildings undergoing elevator replacements, and none have been this bad.
As others have said, the entire building is undergoing a total renovation, but it seems management is cutting cost at every opportunity. The materials are cheap and veneer at best (don't believe me, take a tour or simply look at the pictures of units online), and the worksmanship is third rate (again, see for yourself). For example my unit was semi- renovated, and yet within the first few weeks of living at the Concerto I had to call maintenance 5 times (closet doors wouldn't close because they didn't install the "renovated" floor correctly, bathtub faucet kept dripping, door wouldn't lock consistently unless I slammed it, which was disruptive to my neighbors- and of course I was reprimanded by management for this problem, caused by their decisions). To compare, I previously lived in a pre war walk up for 3 years, and I maybe had to call the super 3 times in total.
The noise is constant, and the water is shut off for extended periods almost weekly, which is not ideal when many people are still working at home.
Also, the rates are now astronomically increased. I did not intend to renew my lease, so this doesn't apply to me personally, but they offered me a rate that was higher than pre pandemic rate! And the rates for some of the units are comparable to those of nearby high end luxury buildings (to be clear the Concerto is NOT a high end luxury building, Brodsky's claims notwithstanding). Some long term residents are having their rents increase by 60%! Again just check previously listed rates if you don't believe me. My recommendation is to look elsewhere! read more
