If you are the other party involved in a deal that either the seller or buyer is using Heritage as the escrow company. Please find another escrow company because you will get bias decisions, where you will get unsatisfactory service. My process with this company has been a nightmare from the start. You will never get any information unless you probe for it. I have been left in the dark at certain stages during the process of buying a house with this Escrow Company. Even after we closed, it took wreks before payments were mailed out after I called. Even when I called they will not return my phone call, always felt like I was getting the cold shoulder. Carol was the agent handling my escrow account and I think I spoke with her like twice, she always passed me off to her clerk/aid and could never get a call back from her. As mention before if your are not the one bring the deal to this Escrow Company, you will be in for a treat...run away and seek help from another company. read more

They are an independent escrow company that is licensed by the DOC (department of corporations). If you are selling your home or buying home, you must absolutely insist that the escrow company is licensed by the DOC. We used these guys when we sold our home through the realtor, Josh Painter broker for Pacific Lifestyles Realty. So even though, the experience with the realtor turned out to be unprofessional, I would definitely work with Heritage Escrow again. Specifically, Kristen G. was very helpful and sent us all the things we needed very promptly via email or regular mail. All the paperwork was transparent and there was nothing hidden. Use them at your own risk. They made more than one mistake with our escrow account, one of which could have caused the closing to be delayed. It was not delayed only because my mother left the hospital while I was in labor in order to drop off a check for additional funds. Second mistake was not responding to a document signed by both parties which stated how the remainder of the funds should be distributed at closing. As a result, they released funds to the seller which belongs to us. Even though it was their mistake, they refuse to get corporate involved and insist that they can't get me the money because the seller won't send it back to them. They need to learn to pay for their own mistakes instead of making the customer do so! read more

Horrible service!!! Lousy record keeping! Beware!! I received a Escheat letter from their corporate office notifying me that there were $500 left from my purchase transaction in 2015 and it will be turned over to the State if there's no claim the money. However, they will not release the money until they can verify with the buyer if she wants any claim of it. My buyer is in her 90's and incoherent, so there's no luck in getting her response. When I called and spoke to Carol, the obnoxious manager of Temecula's branch, she instructed me to reach out to the buyer see if I can figure it out myself; otherwise, they can't release they money. I told her that it's her job to contact the buyer, not mine, and it was her fault for not taken care of our fund properly so that this should not happened in the first place. She told me that I better be nice to her if I want her to help me. I guess their lousy record keeping cannot tell them why and whose $500 it belongs to so that buyer and seller have to figure it out ourselves, even though we paid them service fees for this very purpose. I guess they don't know the reason for their very own business existence and how to function like an escrow company. Escrow is a dime a dozen. Avoid this dump! Find yourself a more reliable and trustworthy company who value customers and know how to do their jobs. read more
