    Scam artist Deena Eberly is simply disgraceful. She has edited her alleged response to me and I'm calling her out on it. Insofar as her company is concerned, readers will note that she cannot and will not address the overwhelming numbers of complaints I've recorded. She is a crook and her father is worse. I'm hard to deal with she says? Well perhaps if she had to live with the HELL ON EARTH that her Eberly Company inflicts on people, she'd see things differently. With regard to legal action, it's coming. Under California state statute 1942.5 if a tenant has filed grievances with government agencies, property management companies are embargoed from retaliatory rent increases for 180 days. THAT'S THE LAW. Her father accused me of creating a water flood problem in the front of the property. A shame for him (and his dishonest daughter) that I'd documented reports FOR A DAMN YEAR about a broken pipe in the rear of the property that her company ignored over and over and over and over. Then her father sends me a notice from the water company threatening me. But guess what? That notice was a fraud. The writer of the notice doesn't work for the water company and the water company themselves deny writing or sending the letter. Funny how little Deena doesn't mention any of that huh? But it gets worse. I have a security camera in my front window. It recorded Eberly employees playing in the street with a water hose wasting water everywhere. I reported it and 10 minutes later Eberly's response was to illegally email me a retaliatory rent increase (companies can't email you rent increases. It's against the law) TEN MINUTES AFTER MY COMPLAINT TO CHARLES EBERLY. The rent increase was illegal. The mode of transmission was illegal and little Deena better get ready for Daddy to go to court and THAT is not going to be pretty. Even the actual landlord of the property admits that Eberly is not very good at what they do. And the landlord is trying to sell off the property. They can't pay their bills (despite top market rents) and utility shut off notices are routinely attached to the front gates of the property. EBERLY CAN'T EVEN PAY THEIR BILLS. Charles Eberly is a con man, Deena Eberly is just as bad. You all need to avoid this plague of a property management company. They are in league with Satan. My original response to Ms. Deena remains below ... Today scam artist Deena Eberly posted a sincere-looking post to my review of her father's company. Looks so sincere. It's all a scam. I responded to her and got an insulting and condescending reply from her. One of the rudest things anyone has ever sent to me. She's worse than her father. Don't trust anyone from this company. Also an update. Charles Eberly tried to claim that I had violated water company rules and sent me a nasty letter allegedly from the water company. I did extensive work with the water company and they concluded their research and advised me that they never wrote or sent that letter. In fact the writer of the letter isn't even a water company employee. It was all a fraud. Seriously people, you must run, not walk from this terrible company. They are the worst. Also be aware that they are well aware of their terrible reviews and are trying to plant positive reviews to offset their otherwise scandalous reviews. Rent a property with Eberly at your own peril. These people work for Satan.

    If you're looking for a place that will test your patience, your sanity, and your will to live -- congrats, you've found it. I lived at 6533 Hollywood Blvd but, based off the other reviews, I think the Eberly Company is consistent with all their buildings! First, they accidentally swindled me into a 13-month lease. Everyone else had 12 months, even the owner, Chuck Eberly, initially agreed mine was 12. Three days later? "Oops, actually it's 13." Sure, Chuck. When I moved out, they kept my security deposit and charged me $700 for a "lost key" (never lost it) and "painting" (aka normal wear and tear). Apparently, fresh coats of paint are just another revenue stream. Maintenance? Comical. One of my windows was broken when I moved in. I submitted a request. Then another. Then another. It only took three months to fix -- which I guess is lightning speed if you're running your building like it's 1950. The water was shut off about four times a month (hydration is overrated anyway), packages were stolen constantly, and our building manager was MIA (per usual). But don't worry -- he left a universal key that works on every single apartment in a lockbox with the code 1234. Genius. Nothing says "secure" like handing out that code to residents instead of unlocking doors himself. They also installed a fancy electronic keypad entry system that somehow managed to lock out tenants on multiple occasions. Sometimes the internet went out, and apparently that meant you couldn't get into your own home. I guess "access to your apartment" is considered more of a luxury than a necessity here. Oh and bet you could guess this one - our building manager was no where to be found to let us in! Construction quality? Imagine they built the place out of spare parts from three different Ikea kitchens. Two cabinet doors didn't even match. My fire alarm went off at 9:56 a.m. one day, and despite texting the manager immediately, I got a response... at 6:45 p.m. Nine hours of pure serenity. And customer service? Chef's kiss. I once left Chuck a voicemail about me moving out and he responded by email with, "I will not be taking your call." Not even kidding. To make it even better, every email he sent came from a different string of random numbers, so you couldn't even reply. I Two of my friends lived here too -- both had cockroaches and heaters with commitment issues. Anyway, I could go on, but honestly, the other one-star reviews here already nailed it. Chuck Eberly could give a masterclass in how not to manage a building.

    Seriously one of the worst managements I've encountered. I have been living at the Bundy West LA location for over a year and we have consistently had garage door issues every single month. Truly such a safely hazard. I'm not sure how management has allowed this to be an ongoing issue in a neighborhood filled with homeless people. Many bikes and various personal properly have been stolen from multiple tenants... it is a true shame that this company has not done anything to combat this serious issue. The garage should never be allowed to left open over night and it should not take over 6 hours to get the garage fixed... what if there is a serious health emergency, flight, work meeting, etc. I speak on behalf of multiple tenants and it is a shame that the Eberly company has failed its' tenants on a monthly basis.

    2 Weeks ago they demolished our front patio without any heads up. Shards of tile flew over the stairway to the below garage and you had to cover your head when walking up the stairs. At the end of it all, 4 of my potted plants were stolen by the workers. Today, well they put a hole in our ceiling while working upstairs and no one told us. It feels like we're being pushed out.

    Black mold that was never fixed or addressed despite dozens of calls for help

    (5460 Sierra Vista) Drunk building manager, Flora, screams at people from her 3rd floor balcony on a weekly basis. The kids are scared of her and whisper to each other about how mean she is to them. Black mold in the window-sills, a hole in the bathroom ceiling that hasn't been fixed in over a month. Bugs fall through it whenever we have a storm. I called the office over a dozen times asking for help and never got a response. I emailed the property management team and never got a response. Run. I beg of you. Stay away from here. *~*~UNDER NO CIRCUMSTANCES~*~* ====AVOID AT ALL COSTS==== Hands-down, the single most smarmy, sketchy, embarrassment of a company I've ever dealt with. Chuck Eberly should be embarrassed and so should the rest of his "team", especially Sonia.

    Broken parking gates, black mold, stolen packages, health issues, sinus issues and a cough now.

    Faulty wires that were not connected to the building main outlets.

We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.
