In response to management's response, they know I have reached out many times including sending photos and having several conversations in regards to the blatant IGNORED violations that continue to be allowed. I'm happy to provide documentation to corporate or anyone one else. Revised with frustration growing daily. I moved into the Carson about 2 months ago and wanted to hold off to review my experience. As a premium building demanding upper market rental rates unfortuantely the living experience is drindling daily. Housekeeping keeps everything very clean, maintenance is top notch and nice amenities. Gave 1 star for the following reasons. 1) Office staff are friendly with the exception of Betty that seemed inconvenienced to help me. She was very rude with her breathing sighs and put off by my one minimal request for help as I have a temporary disability from an accident. Everyone else has been very helpful. One bad apple! I think the crossover of having leasing/showing agents crossing over to actual Property Mgmt is problematic. 2) Residents and adjacent building tenants continue to abuse the Carson non-metered GUEST Savier street parking ignoring the signs parking for several hours if not days (even in the FIRE and 5 minute zone). NO monitoring or towing based on sign threats exist! I've never experienced this abuse being allowed in any other complex. It's beyond frustrating when other residents pay $250 for garage parking and don't have guest parking or for deliveries for a limited time. It's one reason I moved here during my recovery. May as well remove the signs as my guests adhere to in fear of towing and usually have to pay meters. I doubt this was the purpose with this rare city-community benefit. It should be available to all paying residents not to be taken advantage of and allowed by management. 3) A huge problem with dogs entering the 9th floor community outdoor deck ignoring door sign as a "PET FREE" zone. I have repeatedly witnessed several pets using it for a dog park and YES relief area. DISGUSTING! After several complaints and photos sent to management the violations continue. Guess I can utilize the outdoor space rather than staying in my unit when they visit. There are also many pet accidents that occur around the building even immediately out the front door almost stepping in it. Keep your eyes open! 4) Cigarette smoking on community terrace. NS building! Again photos sent to management. 5) Anthony and his maintenance team are top notch handling the flawed W&D. Dryer that only works with the timed cycle. Otherwise, clothes take 3 hrs to dry. Forget the delicate cycle. 6) Heavy walking/thumping coming from upper unit continues after politely asking them to be considerate especially early am and late night. Base noise that is hard to identify from what unit. My experience living in many condos/apartments in the area for over 20 yrs is if rules are broken fines and towing usually remedy the problem making a positive living experience for all. This is an idyllic apartment complex. PRICE: This is my first time living in Portland, and The Carson stood out compared to all the complexes around the city going for around the same price point ($1,500 - $2,000 for a studio). Block 17, NV, and Q21 were also contenders, but the newness of the Carson put it head and shoulders above the rest of the pack. QUALITY: My apartment has never been lived in before. The appliances are brand new. The floors (laminate wood?) are scratch free and unworn. The gym has never been used (and is empty most of the time -- I never have to wait for the Peloton, unlike in New York). There's also a cool latch system app that makes the entire building keyless. I only need my phone to get on everywhere. VIBE: The vibe of the building is also so nice. The wood paneling all over make you feel like you're walking into a rustic cabin on the side of a lake. True Pacific Northwest vibes -- you can only get this here. NEIGHBORHOOD: Originally, I was so close to not moving here because I thought it was in the middle of nowhere (compared to the Pearl District), but now I think Slabtown is great. You are two blocks away from 23rd street, which feels like a Larchmont Village in LA -- just 10 leafy, quiet blocks lined with local restaurants and coffee shops. Six blocks away from a Salt and Straw. Also a 15 minute bike ride to the International Rose Garden and Downtown. New Seasons grocery store steps away outside. PEOPLE: Jolyn, Jesse, and Ryan are great. Ryan was our tour guide and he skipped lunch to give a 45 minute comprehensive tour of the building. Jolyn is all smiles and opens doors when you have groceries in hand. Jesse greets you like you're family. The only complaint I have is that maintenance isn't easy to reach. They have Active Building set up to process requests but it's impossible to talk to a real person -- they usually come in when you're at work, so if the problem isn't fixed, it'll take another 24-48 hour cycle. Would be much better if there was more communication channels open. :) read more

The bike storage is not secure ( but I guess that is a Portland thing!) Expect your bicycle to be stolen of you lock in the the bike garage. So plan on storing your bike in your actual unit if you decide to live here. Also, my biggest complaint is the water stained dirty windows. The management team put off the window washing during Covid concerning their budget. When the sun shines you can barely see through the window. Be aware that they are putting off all window washing in all Prometheus buildings! With the Carson being a newer building... I would expect much more pride and care of the establishment. read more

I lived at the Carson for over a year and enjoyed it very much. The building is very nice and impeccably maintained, maintenance is great and always responds to any issues in a timely manner although I rarely had any issues. The leasing office staff members are extremely friendly and courteous, they really make you feel right at home. There are tons of great restaurants and bars within walking distance and I would definitely recommended this place to anyone that is considering it. 5 stars for sure! read more

This review is based on my numerous (more than 10x) within the span of 2 years going back here and checking out different units spending at least 2 hours every time I go there. The latest one was in Sept 2020 where I did my self tour. One thing that really stands out in this property is the consistently outstanding and excellent service I get from Jesse and Jolyn. I am a very picky client and I rarely rate the service aspect especially here in Portland with a perfect score. Its just not the same as the big cities like Chicago, NY, SF, etc where luxury means elevated service. Not here in Portland! You pay luxury prices but service doesnt necessarily match. Jolyn and Jesse are the exception. If you want great experience touring and getting to know the property ask for these two. I am extremely noise sensitive so i did all my routine noise tests and they indulged me in every possible way. I have to say that this building is one of the very few buildings in Portland that have really good soundproofing together with Indigo. If you are like me who is EXTREMELY sensitive to sound and someone tells you that their building is concrete... Remember , not all concrete buildings are built the same. This one is pretty solid. The units are pretty nice but my only problem is that they lack storage. I love the fact that they have a ton of floor plans to choose from. The prices here are higher than most luxury buildings but you will realize why when you tour this property. I currently live in Modera Pearl and I just cant wait to get out of this property (see separate review) . The only reason I didn't end up signing up at the Carson is we ended up buying a property. It was hard to find everything that im looking for so when I found the right one that checks most of my boxes I decided to buy. Otherwise I would have moved here. Its also reassuring to know that Jolyn and Jesse are not just leasing agents but are actually part of the property management team so this quality of service extends beyond leasing. They also live in the property so they can also share practical and personal information. read more

Our experience at the Carson was anything but luxurious. When we moved in at the end of February, we had no working heat for 6 weeks at the end of winter. They provided a space heater that was the size of a shoe box to heat our apartment which didn't do a good job heating a 1br apartment. Finally, they realized a setting on the thermostat was set incorrectly and the heat started working in April. The water in both the kitchen and bathroom NEVER would get hot unless you ran the bathtub hot water on full blast - only after the bathtub water was hot would the bathroom sink or kitchen water run hot. Imagine using the toilet, and then you and your guests have to run the shower for 2 minutes to get the sink water warm enough to maintain hygiene. Despite several complaints about the water, nothing was ever done. Initially, we were told it was because the building was just opened and not well occupied, so it was just taking a long time, but hot running water in the sink or kitchen was never a reality for us without first running hot water in our bathtub, which is just wasteful. On many occasions, the Latch app, which is used for access to the building and your apartments - no keys are provided - was not working properly and we got locked out of our apartment. Two of these times were after hours and the emergency maintenance number wasn't the most responsive. After the third time, we finally just never returned the backup key they use to let you into the apartment until we moved out. Fast forward to July when the Air Conditioning went out. Thankfully it went out a few days before a 10 day vacation to Costa Rica, so we thought for sure they'd have it fixed by the time we got back. No dice. The AC was out for 3 full weeks in the hottest time of the year. Mind you, we were the first people living in this apartment which should have had new HVAC equipment. All of these things were enough that we no longer wanted to live there. We ended up buying a house. We moved out on August 24 and didn't receive our final move out statement until October 7. I'm rather disappointed that they still opted to charge the lease break fee (Over $3k) with all of the problems we had while living there, but it's a small price to have to pay to get out of that place. Six months was six months too long. I feel sad for whoever may have moved into apartment 406 since we left. The only good thing about living there is that the front desk staff is very nice - Jolyn and Jesse, especially, were helpful. read more

Their floor plans are not always as they seem. Per the words of Jesse "Long story short, with the 87 different floorplans that we have, the design team 3 years ago defaulted to limited floorplan displays." They take a lifetime to reply to any questions. There are a ton of housing options in this area so look at the Carson last. read more

We toured The Carson Apartments on Sunday. Jolyn, our guide/neighborhood ambassador, was amazing! She was super friendly, fun, and knowledgeable. Also, she seemed genuinely fond of our dog (who was on the tour with us), and anyone that likes our dog, I like them! In all seriousness, Jolyn really got to know us and was able to speak to all the ways that the apartments and the surrounding area would fit our needs. She even mentioned other apartments in other parts of town for us to check out. Great customer service. The apartments are beautiful, clean, modern, in a great area of town, and the property is vibrant and growing. I think we found our future home! PS. I also would like to put in my vote for the new development to have food composting available- just in case anyone from The Carson is reading this and has anything to do with the development of the new building ;) Update: It's been a week since we toured and I can't stop thinking about The Carson. I was already really excited to move back to Portland but all the amenities and the neighborhood of The Carson leveled up the excitement. read more

My husband and I have been living here almost a year now. While moving to a new city where we don't know anyone and getting locked down right away has been difficult, living at the Carson has been our rock and kept us mostly sane. First, we love our apartment. Everything is new, clean, and modern, and they made a lot of extra touches that many buildings skimp on. The cabinets go all the way to the ceiling for extra storage, the bedroom closet has Elfa organizers, and we were able to add extra pieces from the Container Store to get even more use out of it. The kitchen has a really nice gas stove with convection, under-cabinet lights, and a tile backsplash, and we have huge, nearly floor to ceiling windows. Our bathroom has an extra-long tub, but not all of the units have that. The north building is concrete, and is pretty quiet. They seem to have an unusually large number of floor plans, so you may need to tour several apartments until you find the perfect layout for you. It's also a very dog-friendly complex if you have a pet. We were really drawn to the amenities here, which unfortunately have mostly been off limits because of Covid, but we are looking forward to the day when we once again have towel service in the pet spa and gym, and can use the rooftop BBQs and indoor lounge area. Our pup is looking forward to the return of the treat bowl! The location of The Carson is absolutely fantastic. We walk everywhere. Slabtown is full of restaurants, coffee shops, wine bars, etc. We walk to Forest Park, Washington Park, 23rd Street, the Pearl, downtown, the waterfront, across the river. Really everywhere. We are steps away from New Seasons grocery, which has amazingly fresh food that seems like it was just pulled out of the ground. Walking out of our door and into the forest is one of our favorite things about our move. Everyone on the staff is very nice. We've had more interaction with Jesse and Jolynn, who are absolutely fantastic, but everyone has been kind and helpful. Maintenance responds quickly, and the building is kept immaculately clean at all times -- the trash rooms actually smell good and have the sound of birds piped in! They take Covid precautions seriously, so it feels safe here. Packages are put into lockers and an overflow package room that is locked after hours. Of course nothing is perfect. My only complaint about my apartment is the clothes dryer. It seems like Whirlpool Energy Saver dryers have a lock on most of the new apartments in the area, but they're not very good at drying clothes or saving energy. We also had a rash of bike thefts from our secure bike rooms, which to be fair also happened all over town, but it's really disheartening to know that someone has been able to get into a secure area. The staff kept us informed about the thefts and hired extra security, so at least they are trying to address it. Overall, we love living at the Carson, and highly recommend it. Our experience has been overwhelmingly positive, even in tough year. We looked at a lot of apartment buildings in Portland, but once we saw the Carson, we knew that was going to be our home. read more

My experience at the Carson Apartments has been very mixed. Let me start off by saying that the building itself (North, specifically) is beautiful, with wonderful amenity spaces, thoughtful apartment layouts, and lots of great restaurants and shops in the surrounding area. The leasing staff is friendly and helpful, and I have had only good interactions with my neighbors. Unfortunately, I no longer feel safe in the building. Crime within the building is rampant. Despite criminals having to bypass multiple locked doors within the building, bikes have been consistently stolen for months within the building's numerous locked bike storage rooms. This started happening last year, but has gotten worse this year, with no serious steps being taken by management other than to inform residents to use U-locks within the bike rooms. Also, the police have been called on criminals trying to break and enter into apartments. Even lobby furniture has been stolen from the building. As much as I love this building, I would not recommend living here right now because I do not feel safe. read more

This place is all around excellent! The location, design, finishes, amenities, and ambience are all 5 star. On the other hand, I'd give the staff 10 stars. Do Not Move Here. My partner and I have lived in a lot of apartment complexes and the Carson was by far our worst experience. We recently moved out because we couldn't last any longer with the terrible management and lack of safety. Let me list out what is actually happening at this apartment complex: 1) There has been a bike theft ring going on for months now that has yet to be fully addressed. Building management told residents that the security cameras don't actually record anything (so why do you have them???) and decided the solution was to hire a temporary security team that are on their phones with headphones in and not paying attention to their surroundings. I bet you didn't see this coming but...the bike thefts continue. 2) Even with tons of packages being stolen, the front office will not receive packages for residents because of Covid-19. How does this make sense? You'll give tours of the building, but you can't accept packages that are at risk of being stolen? 3) The latch system constantly breaks. There were multiple occasions when the front door to the building wouldn't open and wasn't fixed for hours. This also happened on one of the elevators in the South building. It was broken over 10 times and there was no way to use the elevator. 4) The parking garage door was broken on multiple occasions, one time for over 5 days and this was when there were bike thefts, package thefts, and what's more, car break-ins happening! 5) The fire alarm system goes off all the time with little to no explanation. It went off over 6 times in a year. 6) At least two residents were physically assaulted outside the complex. One was forced to pay a full lease break fee (last I heard) even though they feared for their safety which is why they were moving out. 7) The South building has no sound proofing. You can hear everything from your next door neighbors and upstairs neighbors. We received multiple noise complaints because of how we walked in our apartment? They said we had "heavy" walking. They also said it may be our cabinet doors or dog toys causing excessive noise. Talk about making us super uncomfortable in our own home. We also got a noise complaint because our bedroom sliding door made a loud noise and got stuck anytime we opened or closed it. We put in multiple repair orders for this and it was never fixed. 8) When we were moving out and tried to put in our notice, it took 3 days to get any sort of response. When we needed to make changes to our move out date, I followed up multiple times via email with NO RESPONSE BACK. I tried calling the office with no luck. I finally got ahold of someone who gave me verbal confirmation of the changes, but never said anything about changes to our move out fees. Two weeks later, after we had already moved out, I finally received an email asking if we had officially moved out (how does management not know who is currently residing in the building?). Come to find out, we were charged extra fees for not giving a full 30 days notice, even though it took the office 3 days to respond to us reaching out about breaking our lease, they never outlined additional fees in our communication (including over the phone when changes were made), and we already paid 1.5x our rent as a lease break fee. 9) On a positive note, Jesse from the front office and the maintenance/repair team are super kind. Just don't do it. The apartments are beautiful, but you will regret your decision a few weeks after you move in. (As a side note, I would highly recommend Hassalo on Eighth in NE Portland, who has stellar management and great soundproofing) read more

The Carson is, by all means, a palace of a place to live. The rooftop is arguably the best space to hang in all of Portland, and the gym will do in more than a pinch. The best part is surely the staff. Jolyn is a star, Jesse crushes it every day, and the whole team in general seems to sincerely care. After touring the place you would think that the people living there would be like the knobs from an F. Scott Fitzgerald novel. I mean, It does have it's own scent pumped into it, and I'm pretty sure there is half a mil of Pendleton furniture in the common areas alone. But most tenants are actually pretty down to earth and there is a very solid cast of characters roaming the building. It seems to attract yuppies that are more like the Royal Tenenbaums cast versus the Great Gatsby. Long story short, if you can afford it, and are feeling fancy but aren't a fancy person, the place is dope. read more

Well, it happened to also be the last place I looked at. Jolyn was so awesome on the tour that I decided to pull the trigger right then and there. I loved it when I moved to the Carson apartments. I think I had too much hope. My hope dissipated pretty soon. The first night we have a water leak. We called the 24-hour phone, and the maintenance guy answered the phone and arrived at my apartment in 20 minutes. It was nothing he could do at 2 in the morning, so he scheduled a repair for the next morning. They found the hose was very loose and sprayed all the water. They sent a dehumidifier next day for three days. The damage to the wall, trim and baseboard has not fixed completely after six months. Alarms went off frequently at the beginning, false alarms. We have reported many issues, and I only got emails apologizing. Maintenance is the main issue here, floor from community areas are dirty, and now it is coming into my apartment. I am carrying them through walking on all the tiles with that much dirt on them. Elevators are locked for move-ins, but they forget to release them after 6 PM, latch automatic system to open doors recently updated, it is working better now. We feel that they have forgotten about the low and medium rise building, and they only look for the high rise. More cleaning personnel is needed ASAP. read more

The Carson is hands down the best place in Slabtown! Our family has lived in multiple communities over the past 5 years and you don't get a better deal than The Carson. The staff members (especially Jesse!) are incredibly kind and are always there for you. There is a difference between customer service and really caring about your community and they always go above and beyond. If I could give more than 5 stars I would! The amenities are at a premium, the complex is always clean (thanks to the phenomenal maintenance staff), and the 9th floor rooftop has the best view in all of NW Portland. Jolyn, Matthew, Jesse, Aimee (sorry if I missed anyone) are always eager to help and accommodate any requests, and they all demonstrated a level of empathy, kindness and elegance that I have't experienced in nearby communities before. I had to quickly adjust to new work demands and find a place to work from home that was quiet and inspiring. They went out of the way to help me find the best match for my needs quickly. They made extra efforts to make me feel welcome and comfortable, and innovated their processes to give me the best experience touring and moving in, during a pandemic when we needed to do everything from a distance/remotely. My girlfriend and I are moving to the Portland area in the near future and decided to schedule a tour with The Carson. First off, we really like the neighborhood of slabtown and the modern/industrial architecture in the nearby shops and buildings. We also love the homes and neighborhood feeling in the areas surrounding. And then we started our tour with Jolyn Jimenez and were blown away! The managers were extremely busy that day but were so professional and precise with getting us all the information we needed. Jolyn took us through the building showing us all of the lounging areas and community space (the rooftop indoor/outdoor lounge area is incredible). She then took us through countless beautiful homes and didn't rush our decisions or thinking at all. Her knowledge and energy were amazing and we came away very impressed from the whole experience. My roommate and I were the first residents to move into the Carson and we lived there for a total of ten months. We initially moved in because it was in close proximity to school, the staff was polite, and the apartments were new and beautiful. However, our experience was nothing but stress, inconvenience, and utter disappointment with the entire Carson community. Throughout our stay we experienced constant problems with our in-unit appliances, maintenance and especially management. During the 10 months of living here, our dryer broke eight times, all of which maintenance team did not service until well after the 24-hour period. This put us without a dryer for a total of 51 days. These ventless dryers are placed throughout all three buildings of the Carson, which take at least four hours to dry one, small load of laundry. Although, this was our biggest inconvenience, there were multiple appliances which were not installed correctly, and our washer hose came out of the wall and flooded our entire apartment, twice. While dealing with all of this, we were lied to on several occasions from the management and the maintenance team. There is a major lack of communication among the Carson team. Despite the beautiful community that the Carson displays, I would highly not recommend spending the money living here, because it is definitely not worth the stress. read more

A new career opportunity brought me to Portland and as excited as I was about the new company/job/industry I was just as anxious about finding a place for my family. Having lived in the Bay Area, I know how difficult it can be to navigate competitive housing markets. I rolled into town a little ahead of my 10am appointment to tour The Carson. Jesse was amazing. He took time to understand my family's needs and then showed me available floor plans and the abundant amenities The Carson offers. We completed the necessary paperwork and I moved in at 2pm the same day. It was such a huge relief having a beautiful, safe, and convenient place to call home. Jesse and team did such an amazing job that I was able to cancel my other appointments.
