I've lived here for about nine months now. After finally getting approved (I think the website was a little glitchy and due to opposite schedules, responses from management were a little delayed), things have been relatively smooth since we moved in! The apartments are beautiful. Any maintenance issues I've had have been promptly resolved within 48 hours. The one gripe I'm sure everyone has here is parking is very hard to find near your apartment after 5 pm (depending on where you live). Each apartment is granted one reserve spot and the other person needs to use an open spot which are hard to come by at some hours of the day. I've never been left without a spot completely but I have had to park on the opposite corner of the complex. One of my favorite parts is all of the events that the management team has started to put on! There was a wine tasting event, a painting lesson, among other things. There is something for everyone! The amenities are also awesome - I live at the pool during the summer. Overall, I would definitely recommend living here! read more

I have been living at The Braydon for over a year now. When I first moved in, I chose a first-floor unit for convenience, as I have a senior dog and a toddler. Unfortunately, the neighbors upstairs were very active late at night, often past 11pm, which made it hard for us to rest. Since both my husband and I work from home, we requested a transfer to a different apartment. Credit to the staff at the time--they were very helpful and arranged for us to move into a fourth-floor unit in a building with an elevator. However, this new apartment faces the rooftop lounge and pool area, where people often host gatherings and stay past 10pm (when the quiet hours start) on warmer days. Other ongoing issues include people smoking weed on the property. I've seen joints left in the stairways, and the smell can be overwhelming at times. Concierge trash issue with people leaving trash in the hallway outside the collection time. Finally, I have had repeated water damage issue in my bathroom. I requested it to be fixed multiple times. First time, they simply painted the wall with primer on top on the water damage. The second time, they brought in a fan to dry the wall, then replace the base board. Third time, they did the same again. Forth time, we reported it to the manager directly, and they finally brought in professional plumber to repair this properly. They opened the wall, brought in a dehumidifier, let everything dry inside, and closed everything up. It was quite a stressful process. Not to mention, the maintenance manager, Jorge, wrote two responses on our requests blaming us for the damage. I have never experienced maintenance team doing this in my past rental experiences, and I don't see a point to this "blaming" messages except to make us look bad to the new property manager. Now, I'm concerned when we move out, they will blame us on every single scratches in the apartment. I'm seriously considering terminating my lease at this point. It's not worth the stress. Overall, this property has potential but still has many areas for improvement. I hope my experience helps future residents make an informed decision. read more

It has great potential, but it has not dealt with the cliff swallow infestation effectively for the past 2 years. The result is 6 months each year of unhealthy bird droppings on all public areas, cars, brought into buildings on shoes etc. by hundreds of birds, dead birds on sidewalks that may lie around for days. The had 6 months of implement preventions each year before the birds nested and they could hire extra workers to clean constantly but it creates 6 months a year of an unhealthy living situation. read more

I am on my second lease with The Braydon and the complex is unfortunately on a downward trend. There are several things that are not being addressed by new management. The complex has a severe lack of parking. There is a waitlist for reserved spots that is over a year long (50 people currently on it). Management has countered lack of parking with aggressive towing tactics, but it feels more predatory to residents than a meaningful solution. Some residents have already left negative reviews about birds that are nesting on the apartments. It is worse than you think it will be, and worse than the leasing team will lead you to believe. Your car will get pooped on 3-4 times per day and they are ruining the outdoor communal areas. They are a protected bird species. New management blames old management for the problem. Doesn't matter whose fault it is, it is a huge problem that significantly reduces quality of life. Management believes it is a multi-year issue with no quick fix. This amplifies the need for more covered parking. The AI assistant that is being used by the leasing office is just a terrible tool. There is no way to directly call the office even as a resident. To place an emergency maintenance request you have to talk to an AI assistant, leave a message, and hope someone calls you back. New management started a new valet trash program which is a non-optional $30ish dollars a month. This is on top of the $90 monthly fee every resident pays for trash already. Neither of these are factored into the lease cost online (which is purposefully misleading). The Braydon is a great place that is just dragged down by some of these issues. If these issues are resolved I will change my review, but it sounds like management has no solutions that will take effect within the next 12 months. read more

We've lived here for about a year and it has been somewhat of a hassle. 1. Parking: Guest parking is consistently misused. People leave cars in spots for weeks at a time, making it difficult for visitors or residents to find space. 2. EV parking: We own a hybrid (plug-in and gas), but using EV spaces has been an issue. We were told our car wasn't allowed to charge and received a warning sticker, while Teslas and other EVs often occupy those spots for days without issue. We've also seen residents use regular parking spots just to stay close to EV chargers, reducing available parking overall. 3. Bird problem: In Phase 2, bird droppings have been a major ongoing issue. Last year, vehicles were heavily affected, and despite a year to address it, the problem continues. Some barriers were installed, but only in limited areas, so nesting continues. The management solution has mostly been daily power washing, which is disruptive. The birds have also moved into the pool area, leaving cabanas, chairs, and even the water contaminated, making the pool unpleasant to use. 4. Teenagers at the pool: Although the property is family-oriented, there have been ongoing issues with teenagers at the Phase 2 pool making noise late at night, along with alcohol and smoking. Security does patrol, but enforcement seems limited, especially with curfew rules not being effectively upheld. 5. Mailroom & safety: Packages are supposed to be secured in the mailroom, but many are left out in the open. There have been incidents of theft, including a transient seen on video taking packages. Additionally, the nearby homeless presence contributes to occasional noise, smells, and general safety concerns around the property. 6. Fees and utilities: A mandatory valet trash service was added for $27/month on top of an existing $97 garbage fee, with no opt-out option. We are also charged for hot water even though the system is shared and inconsistent, with hot water not always working properly. Parking for additional vehicles also comes with fees, even when spaces are not actually available. 7. Bicycle storage thefts: The bike storage room has experienced break-ins and theft. While some security improvements like frosted glass and key fob access were added, thefts have still occurred, sometimes without visible forced entry. 8. Management accountability: Management changes frequently, roughly every six months, which creates inconsistency. Communication is often poor, requiring residents to repeat issues multiple times. In one case involving vehicle vandalism, we were asked to email details, then wait repeatedly without resolution. Security footage was delayed, unavailable, or inaccessible due to system or login issues. Even basic follow-ups often require multiple attempts with different staff members, and responses are inconsistent. 9. Thin walls: Noise carries easily between units. Conversations, arguments, music, and footsteps from upstairs neighbors are clearly audible, often disrupting sleep. Overall, while the property has a resort-like appearance, ongoing issues with parking, maintenance, fees, security, and communication have made the experience frustrating. There's been noticeable resident turnover, and many people seem to be moving out. It raises concerns about whether the cost is worth the current living conditions read more

2 stars because the apartments themselves are very up to date with modern finishes and pretty much everything you could ask for in an apartment. The amenities are also hard to beat. I moved in early 2025 and am soon to be ending my lease barely a year later because things have gone very downhill. To start, there used to be a good amount of guest parking spots, but they have all been turned into assigned spots. Good luck if you ever plan to have guests or have more than 1 household member. They have not offered any solutions to this problem and just tell tenants that they're "working on resolving the issue" yet it has only gotten worse. The same cars sit in guest spots for literal months at a time and never get towed so it's basically turning into a car junkyard. Feel free to dump your abandoned cars at the Braydon!!!! No one will tow it! More recently, they have begun locking up the trash areas and want us to use microscopic kitchen sized trash bins outside our doors for our trash - that we have to store inside our apartments when empty. As someone who used to live in a house prior to the Braydon, I had a full sized trash and recycling can. To limit us to a tiny trash can and then lock up the community dumpster areas is ridiculous. People produce more garbage than a tiny little bin can hold. It literally feels like some sort of punishment. I also feel bad for the maintenance people who have to come pick all the smelly garbage up at the end of the day. The shenanigans that happen throughout the complex can also be over the top. A lot of younger people live here which is great but some of them have no regard for their neighbors and will be extremely loud and obnoxious at all hours of the night..... and I'm talking 1am to 5am. Management doesn't care and did not respond to my complaint about this hence why i'm moving out. The police get called constantly to this complex, far more than any other complex in Napa, so they should be ashamed for brushing off legitimate complaints. Another safety concern is the homeless community being so close. I have walked by multiple homeless people on the property when i'm coming home from a night shift and it's really startling when they're using the community lounge areas to smoke their crack. read more

After living here for 16 months, this is my personal experience! PROS: -definitely the nicest/most modern apartment complex in Napa -insanely great amenities (2 gyms, 2 pools, 2 dog parks, rooftop area, garden, etc) -attentive & friendly leasing office - well maintained in most common areas - lots of monthly events/activities -great community -close to downtown/ 3 min drive/ 10-15 min walk -access to wine trail -maintenance has always came to check out anything we ever called about -gorgeous property -big areas to host events/have guests over CONS: - no parking for guests - limited parking for tenants - bike room theft (we had our bike stolen out of a locked bike room with an additional lock on the bike) - bird problem (but not much they can do about that it is their home too after all) - new phase address is not Apple Maps/google maps so getting things delivered can be a hassle - people WILL park in your carport/assigned spot and there will be pretty much nothing you can do until they get towed or move.... - being next to the homeless shelter there is a lot of activity by the wine trail area but they usually don't come in to the gated area (key fob gate door) Overall- I would recommend this over many other complexes in town. The pros outweigh the cons in my personal opinion/experience. The price is a little up there so for some of these cons it may not be worth it but may be the perfect fit for someone else. However looking at other places it seems as you may have these cons & then some. read more

I lived in the Braydon Apartments for 16 months. It was very deceiving as everything seems really nice until you move in and start the experience. I don't even know where to start honestly. It's way over priced, we moved into a 3 bedroom house a few miles away after living there and it's cheaper than a 2 bedroom at Braydon. Management is awful, they changed the whole management about halfway through our lease and it did not get any better. No problems are ever addressed promptly; they have a series problem with birds half the year flying all around the pooping on anything and everything on the phase 2 side, I know that sounds tedious, it gets really bad. There are nets all around Napa up on buildings to prevent this, not at Braydon. There is No guest parking despite what they tell you. People have parked in our assigned spot for 3-4 days until we had to tow the car away. Hot tub gets green and moldy (when working) at times before cleaning again. They locked the doors to the dumpsters (it was 91$ for trash when I was there per month, only 57$ now at our house) for a few months and trash was piling up and people were complaining until they took the locks back off and allowed people to throw away their own trash. Our neighbor above us would sound like they are coming through the roof at times. A complaint does nothing. There was partying going on by the pool's and top patio way past the closing times. There was all kinds of smoking and vaping going on even by the maintenance employee's (but it's a no smoking facility lol). I mean we couldn't wait to get out of there. The kicker is they absolutely burn you on the deposit. When we left our place was cleaner then when we moved in, no joke. They took longer than legally allowed to disperse our check. When we got our deposit back $400 was missing with no explanation or description on anything (which is not legal). Think twice before getting yourself in this place. I moved in here in 2024 although, originally, I came here for the first time back in 2022 to do the apartment in-suite tour. This is because, at the time, the Phase II was being built. I didn't want to deal with the construction. So I waited 2 years to move here once Phase II had completed last year. Back then 2 years ago, there was a different manager. I forget her name, but she was, I believe, Hispanic and in her 30s. She was extremely welcoming and kind-hearted. Now, there is a new manager Stacey Dittmar. I am not sure of the spelling of her last name. She is certainly not as kind. On a positive note, this building sits close by Yountville where there are French Laundry restaurant. So, I'd have to say that this is quite a nice property to take up residence distance-wise. read more

What first appears to be a brand new luxury apartment development, but behind the curtains is actually a defunct poorly manage poorly operated and poorly built apartment complex. I have multiple times over my first year of living here been without running hot water for multiple days most of these issues occur on days when no one is in the leasing office no one is available on the emergency line in your left with no answer no solution without hot water and or cold water in the showers and just running tap water in your sinks. What a utter disappointment added to the fact if you were lucky enough to pay the extra premium to live in the newer buildings you're going to be bombarded by the finches who shit everywhere and nest above your windows to wake you up every morning at the crack of dawn if you have any in intelligence, I would never sign a lease at this property stay the fuck away. read more

DONT MOVE IN HERE ! Save your money look for something else !!! Not worth it There are so many things why you should not rent here that I'm going to make a list . 1-manager and staff live in the property ( it's like living next to your landlord) always complaining and checking on you taking pictures and recording you . 2- walls are paper thin you can hear neighbors all day every day , can't play music or watch a movie comfortably without getting a complain . 3- Parking sucks ! There's no parking way to many cars and the garages are too small for cars or trucks . ( I got Nike stolen and my car broken into 2 times ) 5 - Amenities are not in good shape , some of them are new but the ones before are not , they don't service them properly broken stuff all around . 6- Ants and bugs , there's a time a year when you get ants everywhere, bugs , spiders and roaches ! 7 - Dog poop everywhere, land mines of dog poop in all areas ! 8 - management sucks they don't care and their customers services is terrible. 8- problems inside your apartment, good luck they come and take care of it whenever they want ! my daughter lived in that apartment complex for 3 years. After she moved out she left the apartment in great condition and charged her $1,200 in fees. the main fees were $300 for cleaning (she paid a cleaning crew before she left), $390 for paint repair (which should be done before a new tenant moves in) and $296 for carpet replacement. And many non sense fees The rent is high enough. Go somewhere else!!! And in the final letter she was Warned that fees needed to be paid on 30 days or she will be sent to collections. read more

Beautiful interior and very responsive, kind office staff! Super easy to get an apartment here (if you meet the income requirements, of course). The reason for 4 stars is that we were told we would not be able to hear those next door or above us which we believed seeing as they are new apartments and insulation goes a long way. Well, someone recently moved in above us and it sounds like they are in the next room. I can hear them sneeze, I can hear them talk, I can hear them opening their drawers, I can hear them grabbing a pot or pan for cooking and I can currently hear one of them throwing up in the bathroom above mine while I lay in bed. We are quite bummed by this but we suppose it is to be expected.. my husband says we will get used to it. We didn't want to climb three flights of stairs so we got a second story which came with a garage (super awesome!) but my gut tells me those living on the third floor are the ones that would give the 5 stars as I can't imagine they can hear me. Choose the third floor people and I am sure you won't be disappointed! read more

We have lived here for a year almost. In that time the amenities are not maintained at all. We have had a BBQ in one of the common areas, that had a fire and has not been fixed since before we moved in. It was broken during our visit to tour apartment prior to move. Water fountains at the pool non functional all last summer not sure they will work this summe, if BBQ is any indication. A shade structure roof was damaged in the last storm not fixed yet. The Dog park is a cess pool they never clean the most cleaning they do is to close it for a 4 hours a week. read more

The Braydon Apartments have been nothing but the best place I've lived at so far. Me and my girlfriend have been here for almost two years already and the time has flown by so fast. Our miniature dachshund has so many friends since this place is very dog friendly. The pool, weight room, and lounge area are all amenities I love about these apartments. To me the best part about living here is the people. The residents, the staff, even the UPS and Amazon carriers that come are friendly. There has been some staffing changes but the quality of living here has remained the same. Whenever I have a maintenance request they are quick to address it in a timely manner. They aren't the cheapest apartments but you definitely get your moneys worth. These apartments are super close to downtown Napa and butts up against the napa river for an amazing view. What started out as a great apartment community has quickly turned into a horrible place to call home. The apartments are built extremely cheap after living here for almost a year. Nails sticking out of the carpet, paint flaking off the walls, the grout in both the bathroom and kitchen has started to crack naturally. (Cheap and fast install) Then there are the amenities or what they call "amenities". The gym is nice if you can ever book an appointment to use it. The pool is restricted to two hours per tenant. Again, if you can book it and there isn't a 6 year olds birthday party going on. Parking is a nightmare here, It's easier to find parking at a mall on Black Friday! (If that was still a thing) then the put semi permanent stickers on your car stating they will tow the vehicle that they promise they had parking for yet can't deliver. Overall, stay away from this place! read more

There are half-finished projects in my "luxury" unit. Half-painted doors, nails stick out of the carpet, doorbell doesn't work, and my front door has a gap. The floors have gouge marks, countertops are damaged, and the stainless steel features are scratched. I don't know how I will operate the washer/dryer without disturbing my downstairs neighbor because it thumps and bangs on the floor. Not a good impression and definitely not a "like new" unit. When my spouse went to report these issues, he discovered our neighbor filing a complaint for racial profiling. He was very upset about being assaulted by a man in one of the golf carts that randomly drive around the complex. Braydon management didn't seem to know who they are, which is not reassuring. Unfortunately, this is better than other options in Napa. For new tenants: prepare to pay a lot for not luxury standards and if you identify as BIPOC, do not expect this neighbor of mostly white people to be welcoming. I am white-passing, but I don't feel safe after hearing about our neighbor's experience. read more

We had an issue with our thermostat around 6:30 tonight. Joel reaches out to me and helped me troubleshoot via text but it still wasn't working on my end. He there proceeded to say he could come over in 10 minutes to help. He arrived past 8 pm and fixed the issue within 20 minutes while talking with us and showing me the fix. Over the last few months a friend of mine had the opportunity to change job locations and was considering Napa! We were searching and came to The Braydon to check it out. It's beautiful!! It's a very clean well thought out apartment home living in the best of Napa. The pool area is to die for. The units are beautiful. It's a dream! I had to write this review because of the exceptional customer service I got from the staff who personally made sure we had all of our questions answered and checked on us to make sure we had found what we need. AMAZING!!! The Staff is gold! My friend ended up taking another job but I was so impressed that I want to live there now!!!! The Braydon is a complete let down. Having lived there for 10 months I can attest to the overall poor attitude of the residents, lack of consideration and managements inefficacy in sorting out any issues. First, the walls are paper thin and no one cares. Conversations upstairs? Might as well join in. Drunk residents getting dropped off by an Uber around midnight? Feel free to help them decide whether they should have a nightcap or try to get into the hot tub. I get woken up around 5:45 am by a resident with a Dodge Hellcat that demands they warm the vehicle up in the garage below me for 5-7 minutes prior to driving. This is on a Saturday or Sunday no less. Prepare for dogs that will howl for hours on end. When you decide to call after 45 minutes of courteous listening, managements response is, we're sorry the owner says their pet has separation anxiety issues. It took 8 months of emailing, and at that, it was only when I got someone from Fairfield Residential to bring it up with the property manager that a "warning" was issued. The outdoor lights shine directly into the bedrooms, so you'll never have a dark room to sleep in. There is dog feces pretty much everywhere, which is ridiculous because there are plenty of dog waste bags as it's designed around pets. The best I can describe it is living in a millennial kennel, and that's a lot to handle at the prices they charge. Oh and security? It's a joke. I've had a bike stolen from my garage and the only time I've had to call after hours, they couldn't find the right building. One point they may fail to mention is the homeless camp within eyesight - about a 5 minute walk away. Is this luxury or a target? read more

I've been living here for almost two months now and absolutely love it. So does my pup. It's a beautiful brand new property and the location is perfect. Tom was extremely patient and helpful when I originally came to look at the apartments, and Manpreet was equally stellar on my move-in day. Everyone in the leasing office is really wonderful, and so are the grounds and maintenance peeps -- courteous, friendly, and always willing to help residents with questions or concerns. We're over eight months into our time at the Braydon and our experience has been remarkably bad: a very drawn-out initial on-boarding process as the disorganized staff required us to submit and resubmit the same forms anywhere from two to four (!) times; a poorly-constructed, though brand new, apartment with incredibly thin walls that mean you hear absolutely everything, automatic fans you can't disable that wake you up in the middle of the night when they kick on and that keep your utility bills high, peeling veneers, chipping walls, chipping window sills, chipping baseboards, and so on and so forth; a severe shortage of parking spaces despite our being promised room for one car outside in addition to one in our garage space, leading to my car getting towed and my having to pay $350 (plus lose a day of pay at work) after I tried to leave it briefly in an unauthorized space when there was literally not a single authorized one available;* an inability to use any of the amenities (gym, etc.) even once they reopened because the Braydon refuses to enforce its own masking policy, including indoors; a ton of noise from the pool area in the evenings, despite our living a full block away from it; and a shockingly slow and inadequate response to the few problems we have brought up -- e.g., it took three days for the Braydon to even call us back about a massive ant infestation in our unit and another week for the building to book an exterminator, who called right before our appointment to push it off for several hours, which we couldn't accommodate given work schedules we'd already rearranged around the scheduled appointment.  All this would be pretty bad under any circumstances..  Given what we're paying in rent -- 3K/month for a small two-bedroom -- it's shocking.  We're extremely disappointed with the Braydon. *David at Anytime Towing, the guy from whom I retrieved my car, said they're towing a car every day from the Braydon.  He said they service over 100 buildings and they tow way more cars from the Braydon than from anywhere else.  He said he has no idea why the place is so poorly planned and has so little parking. read more

With a constellation of complicating factors on my end (including being on crutches when I first visited the complex and moved in), Manpreet Sodhi, my leasing agent at The Braydon (emphasis on the definite article) and the management could not have been more accommodating, professional, and helpful, addressing my many questions, emails, and concerns. (Also greatly appreciated Joel's prompt, courteous attention to a couple of minor issues in my unit).
