I have been living at The Braydon for over a year now. When I first moved in, I chose a first-floor…read moreunit for convenience, as I have a senior dog and a toddler. Unfortunately, the neighbors upstairs were very active late at night, often past 11pm, which made it hard for us to rest. Since both my husband and I work from home, we requested a transfer to a different apartment. Credit to the staff at the time--they were very helpful and arranged for us to move into a fourth-floor unit in a building with an elevator. However, this new apartment faces the rooftop lounge and pool area, where people often host gatherings and stay past 10pm (when the quiet hours start) on warmer days. Other ongoing issues include people smoking weed on the property. I've seen joints left in the stairways, and the smell can be overwhelming at times. Concierge trash issue with people leaving trash in the hallway outside the collection time. Finally, I have had repeated water damage issue in my bathroom. I requested it to be fixed multiple times. First time, they simply painted the wall with primer on top on the water damage. The second time, they brought in a fan to dry the wall, then replace the base board. Third time, they did the same again. Forth time, we reported it to the manager directly, and they finally brought in professional plumber to repair this properly. They opened the wall, brought in a dehumidifier, let everything dry inside, and closed everything up. It was quite a stressful process. Not to mention, the maintenance manager, Jorge, wrote two responses on our requests blaming us for the damage. I have never experienced maintenance team doing this in my past rental experiences, and I don't see a point to this "blaming" messages except to make us look bad to the new property manager. Now, I'm concerned when we move out, they will blame us on every single scratches in the apartment. I'm seriously considering terminating my lease at this point. It's not worth the stress. Overall, this property has potential but still has many areas for improvement. I hope my experience helps future residents make an informed decision.

We've lived here for about a year and it has been somewhat of a hassle…read more 1. Parking: Guest parking is consistently misused. People leave cars in spots for weeks at a time, making it difficult for visitors or residents to find space. 2. EV parking: We own a hybrid (plug-in and gas), but using EV spaces has been an issue. We were told our car wasn't allowed to charge and received a warning sticker, while Teslas and other EVs often occupy those spots for days without issue. We've also seen residents use regular parking spots just to stay close to EV chargers, reducing available parking overall. 3. Bird problem: In Phase 2, bird droppings have been a major ongoing issue. Last year, vehicles were heavily affected, and despite a year to address it, the problem continues. Some barriers were installed, but only in limited areas, so nesting continues. The management solution has mostly been daily power washing, which is disruptive. The birds have also moved into the pool area, leaving cabanas, chairs, and even the water contaminated, making the pool unpleasant to use. 4. Teenagers at the pool: Although the property is family-oriented, there have been ongoing issues with teenagers at the Phase 2 pool making noise late at night, along with alcohol and smoking. Security does patrol, but enforcement seems limited, especially with curfew rules not being effectively upheld. 5. Mailroom & safety: Packages are supposed to be secured in the mailroom, but many are left out in the open. There have been incidents of theft, including a transient seen on video taking packages. Additionally, the nearby homeless presence contributes to occasional noise, smells, and general safety concerns around the property. 6. Fees and utilities: A mandatory valet trash service was added for $27/month on top of an existing $97 garbage fee, with no opt-out option. We are also charged for hot water even though the system is shared and inconsistent, with hot water not always working properly. Parking for additional vehicles also comes with fees, even when spaces are not actually available. 7. Bicycle storage thefts: The bike storage room has experienced break-ins and theft. While some security improvements like frosted glass and key fob access were added, thefts have still occurred, sometimes without visible forced entry. 8. Management accountability: Management changes frequently, roughly every six months, which creates inconsistency. Communication is often poor, requiring residents to repeat issues multiple times. In one case involving vehicle vandalism, we were asked to email details, then wait repeatedly without resolution. Security footage was delayed, unavailable, or inaccessible due to system or login issues. Even basic follow-ups often require multiple attempts with different staff members, and responses are inconsistent. 9. Thin walls: Noise carries easily between units. Conversations, arguments, music, and footsteps from upstairs neighbors are clearly audible, often disrupting sleep. Overall, while the property has a resort-like appearance, ongoing issues with parking, maintenance, fees, security, and communication have made the experience frustrating. There's been noticeable resident turnover, and many people seem to be moving out. It raises concerns about whether the cost is worth the current living conditions

When you view the unit it seems nice. Look again at the build quality...do the corners and trim…read moreline up. Do you see light through the door? Test you senses and do a sound test so you can tell how much sound carries from other rooms which can include your immediate neighbours and people in the hallway outside. They will hear you and you will hear them. Flush the low flow commodes and turn on the shower and water to be sure the water pressure is right for you, because it will not improve. Check the appliances to assure they work. Same for windows blinds and sills...are they clean? Is the place clean? Test the phone /internet sources...do they work in every room? Pay attention to your cell signal and see that your cell has reception inside as most apts don't have good reception. You might have to take calls in your car or outside. Walk around on the property and look at each of the garbage areas as some of the areas have big overflows of refuse each week. Listen to the outdoor sounds when you are inside the apartment. Car alarms at adjacent car dealers...sirens...trucks. Look at the carpet and if you move in make sure to vacuum and rake it every week to stop the cheap carpet from matting, because if it does...you will be charged for it when you leave. Be careful about your neighbours as if there are children, you are as good as living with them (sound). Low Income Tax Credit Property - if you plan to apply for a low income unit do this first: Go to the Ca State Treasurer site and read the *compliance* terms for this program...look at the max rents and income requirements. This company and the current Property Manager make a lot of mistakes in direction about how to properly complete the forms. They don't know the details they must know, so you have to get this data another way to avoid being blamed for noncompliance. The directions are attached to the forms provided at this site. This mistake thing is a huge issue with this company and the current Manager. The Manager, Linda is weird. She has no backbone to deal directly with issues and this results in every tenant concern being stated to other tenants by this manager. We have all heard from Linda about the concerns of fellow tenants. This is an amazingly manipulative behaviour -- for no other reason than the Manager refuses to directly address issues with a response that deals with that issue. This Manager also behaves by making repeat undermining statements to tenants about St. Anton and the Director of Property Management -- who is foolishly permitting this manipulation. This causes a lot of petty gossiping and tenants have been ganged up on by others at the manipulation of the Manager. This apparently is a long term well known Napa problem with this Manager who has a lengthy history of this undermining activity. So, know the pettiness and keep your head down. The way to avoid this is to avoid any direct contact with the Manager...work through the Leasing Consultant. Knowing this...if you continue to wish to live here...well? It is irritating. Our experience was bearable for a while, but as our children grew older we did not wish to expose them to the gossiping that was imitated and repeated by their local friends. We stopped their exposure to this caustic behaviour. We moved out. As for amenities...older computers, a tele , and a brief afternoon child program. The gym is tiny. We did not use it. The pool was good for our kids and it was clean. This is odd, but the Manager locks the door near the pool, so you have to walk to the main entrance on the other side of the building to refill your water or take advantage of the beverages offered. If there is an emergency...you have to run to the front of the building to get in...very weird for no apparent reason...perhaps not safe. Don't expect that contacting the Director will solve a concern. The woman is managing too many properties to engage so she ignores. The company should hand over Property Management to a management company, because it has grown too large and they don't have the talent to keep it in house. If you think you can live here for a while it will be fine, but know you will deal with all this stuff and more before you move on. Much of this can be managed by avoiding Manager contact and shutting down or keeping your distance from all gossip. If you have children, plan outings and control exposure.

My Fiancé and I have been living here on the third floor (top level) for a little over two years…read morenow, so here's my two cents. Maintenance is quick, and repairs are done well. They replace the AC air filters every couple of months, have replaced the patio light housing, and fixed a leaking water heater within a few hours (separate work orders). They've also fixed our dishwasher a couple of times when it wasn't shutting properly or wouldn't start. The location is quiet, and the neighbors are friendly. The hallways are power washed every few months, and parking is generally easy to find, especially with street parking, which is nice if you want a few extra steps in lol. They usually respond to emails within a day or two. Amenities are solid. There's a small gym with free weights, machines, treadmills, and bikes. They added a dip/pull-up machine about a year ago. There's also a pool, hot tub, and a small park. The complex is right next to a trail and the wine train path. It's also located within a 5-minute drive to grocery plazas like Trader Joe's, Target, Grocery Outlet, and Whole Foods. Some minor issues I've noticed are that garbage and recycling can get full sometimes, although I'm not sure what the complex can do about it. The fire alarm has been pulled a few times in the middle of the night, which disrupted the peace, although it hasn't happened recently. This used to not be the case, but if a package is too large for the mailbox, it sometimes doesn't get delivered, especially when USPS is handling it, and I've had to go to USPS to pick it up. The office staff are also friendly, and Diana has helped me on multiple occasions. Overall, a very solid place to live in my opinion.

They don't properly clean the apartments before you move in and several things still haven't been fixed after living there for 4 months, they don't respond to maintenance calls. They can't even put in a window screen or fix a drawer.... It's honestly ridiculous and I would never recommend this place to anyone. I'll steer everyone away from this crappy place!!

I am beyond frustrated with the management of my property, especially with how my December payment…read morewas handled. My check was somehow "lost" during the holidays, even though the money was clearly taken out of my account. When I called to resolve the issue, Emma--the manager--left me on hold for over 20 minutes only to tell me she was "confused." This is completely unacceptable. I have proof of payment, yet I'm being asked to pay rent again as if it's my responsibility to fix their mistakes. This isn't the first issue I've had. I've submitted maintenance requests over and over again. My washer and dryer have been broken for more than four weeks with no resolution. My fridge has stopped working twice, causing me to lose food both times. Despite these serious issues, getting anyone from the office to answer the phone or follow up has been nearly impossible. I hate to say it, but the service I've received--especially from Emma--has been incredibly unprofessional. My unit has had constant problems, and the lack of communication, accountability, and urgency is unacceptable. I'm tired of being ignored, blamed, and inconvenienced when I've done everything I'm supposed to do as a tenant. This entire situation has turned what should be a peaceful home into a source of stress, especially during the holidays. I'm extremely disappointed and expect this to be addressed immediately. Anytime I asked to talk to the manager she is always out or not available according to Emma I need someone with a higher authority than Emma to reach out to me it seems that she doesn't have a supervisor and she slides everything under the rug I would definitely investigate her if I was her manager or upper power please someone from the Saratoga management reach out to me I've only anyone is thinking to rent here they should not !! They should not think of even contacting them the chances of them calling you back or slim unless you're looking to rent for the first time here

I have lived here for closer to six months and my experience has been nothing but great…read more Lisa, the office manger, is quick with correspondence. She moved my move in process along at the pace I was hoping for as someone who was unbearably excited to move in. She was super patient with me and my thousand questions as I read every word of my lease agreement and was nothing but gracious the entire time. The maintenance tech, Edwin, is such a lovely person. He is knowledgeable, attentive, and never makes me feel like a burden when something comes up. He is always so quick to offer a variety of solutions too, which I greatly appreciate. When I do have a maintenance issue, both he and Lisa are quick to get on it and the company is not cheap with their fixes. He takes his time to do things right and they purchase quality items. In fact, shortly after moving in there was a large item that needed swapping and when I brought it to Lisa's attention, she didn't think twice about it. They reviewed and approved the switch and had it swapped within 48 hours. Unheard of service!! I love that the laundry machines run on Bluetooth so I don't have to worry about carrying quarters, I just bring my phone. I have never once had to wait to do my laundry and I have gone at varying times of the day and varying days of the week. I have not yet experienced any major noise issues and my guests have always found a place to park (in a designated guest spot). The heater situation has worked perfectly. I didn't think it would heat up my place but those babies really crank out the heat! I've had no issues maintaining a warm temperature when it's cold out. The only reason I am giving four stars and not five is because there is no central air conditioning. Each unit has an air conditioning unit that sits flush with the wall though. That, and not having a dishwasher. All in all, I would HIGHLY RECOMMEND moving here!!!!
