My girlfriend and I just moved into The Bond at 311 2nd Street in Oakland and I have to say it is one of the most luxurious and well-thought-out developments you will find anywhere. It is truly an ideal combination of luxury amenities, first-class customer service, and great location. For me to be saying this is pretty hard, as I am a very picky and uptight tenant but I feel confident in saying that this building has blown away any expectation that I had of luxury living. I'll share a few of the most important factors in why we personally chose the Bond: Amenities: In-Unit: Each unit has central air, granite countertops, 10' ceilings, stainless steel appliances, marble floors in the bathrooms, hardwood kitchen floors, and beautiful views from the massive windows. Also: the windows are sound-proofed! I am a very light sleeper and our unit sits directly against the Amtrack rail and I haven't heard one train at night. I am truly amazed because I most recently lived a few blocks away and the train woke me every single night! Lobby: The lobby is appointed with beautiful furnishings and art pieces as well as the residence services desk that is manned by passionate and courteous staff that has gone above-and-beyond to help us feel at home. Another amazing benefit of The Bond is the secure ATM in the lobby. That's right, no more ordering food and having to run to the bank because you're out of cash! Which also plays a key part in enjoying the neighborhood since The Bond is only one block from the Jack London Square Farmer's Market and Heinhold's bar (both of which are cash-only establishments). Gym: The gym is fully equipped with technogym cardio/weightraining equipment. The machines have cable TV and I-pod docks. Roof-deck: The Gym opens onto the 3rd floor roofdeck which has a grill, beautiful landscapes and an outdoor training surface for Yoga, weight-training, etc. Although these amenities are all great, the most amazing asset of The Bond is far-and-away the dog park that is connected directly to the building! This is such a great benefit because my only issue with living in Jack London Square has been it's lack of a leash-free dog park. Besides all of these great innovations, The Bond has some very subtle nuances that we love: Separate trash and recycling chutes are on each floor so no more hauling bottles to the garage; Garage access is triggered by parking sticker so no keys are needed; refreshments in the lobby; direct elevator entrance from the garage; convenient access to the 880 freeway; only 10 minutes from San Francisco; etc. Needless to say, we are extremely happy with our choice to live in The Bond and would suggest it to anyone looking for luxury housing anywhere in the Bay Area. read more

Natalie S. has always been very helpful with anything I need. She answers the phone in a polite, friendly manner, and not that fake polite you get at some places. In person she is even more pleasant (if that is possible). I know the community here thinks as highly of her as I do and that The Bond is lucky to have her. We lived at the Bond for 14 months and we were really happy with the building, the location, the amenities, the cleaning crew (which comes every morning) and especially the front desk staff. However, the management of the building is really, really terrible. After 14 months they notified us that they were raising our rent by 30% and they gave us only a few weeks notice. We had to tell them that this was illegal by California law, and they pushed it back to the legal minimum. So we left the building, cleaned our unit to the utmost, and then we were docked $400 for a "unit turnover expense." Also not legal. We had a good experience overall, but this left us with a really bitter taste in our mouths. read more

Units at The Bond are now being sold as condos. I was contacted by the folks selling the units to remove my review - they were probably concerned that the water heater issue would influence potential buyers. Well, I refused and decided to add more detail to my original post - buyers have a right to know, after all, and it's pretty creepy to want to cover up any potential issues. We were actually out of water for 5 days. The story we got from management was that the water heater was a special, eco-friendly type that could only be repaired by 1 company in the bay area and that they were too busy for the emergency. Awesome building!! I have lived here basically since it opened in July and everyday I look forward to coming home more than any place I ever lived. Units are solidly constructed, you can't ever here any neighbors, and the views on the higher floors are great. The building has an awesome concierge in Sheila (cleaner recommendation not withstanding, see my only other review to date) who goes above and beyond to get stuff done for you, including dropping off your packages inside your house. Great dog park, everything is immaculately clean, and the maintenance guy is a cool dude. If you're looking for an upscale place to live in Oakland, with close access to the freeway, bart, and the city this is the place to be. Also, a few cool restaurants opening nearby as well as blue bottle, one block away, need i say more.. read more

We are so spoiled. My fiancé and I moved into the Bond last year and have been very happy living here. In fact, we love the building so much that we have decided to buy one of the units. When we first started looking at other condos in Jack London and Adams Point, we quickly saw that other units would not be able to match up to the Bond. While the units are all in pretty good shape (not surprising since the building opened in 2009), they are renovating the units being sold to various degrees. Bonus! Here are the reasons we love the Bond: beautifully designed, excellent construction (important in earthquake country), immaculate grounds thanks to the cleaning staff, front desk staff, dog park, parking, and really great fellow residents. And the neighborhood of Jack London Square is awesome as well. After living in SF, I was pleasantly surprised to see how much I like Oakland. We feel extremely lucky to be able to stay here. I recently moved out and this is a review of my renting experience. The building was recently converted into condos and they are now selling them. The building itself is great. I got a nice view of the city on the 6th floor, facing away from the trains. The construction and soundproofing are quite sound, such that I barely heard the trains when I had my windows closed, and never heard my neighbors when I was in my unit. If you have the windows open, yes the trains can be loud. I air out my unit during the day when I'm out and have the windows closed at night. Noise was basically a non-issue for me. The amentities are top-notch as well. I really enjoyed the 24-hour gym (with water/cups and tvs on the treadmills), and wine nights on Thursdays (not sure if they're continuing that). Neighbors were all very friendly - we always say hi to others going up and down elevators. There's a business center that I used numerous times for printing and scanning - never had an instance where it ran out of paper. There's also free wifi in the lounge, of course. There's even a dry-cleaning service where they will take your clothes at the front desk and have it back in a few days. Very convenient. The staff is also very friendly and responsive, especially Allison and Athena who know everyone by name and always try to make conversation with me. There were a couple of break-ins and they immediately increased security on the premises and we haven't had an incident since. The entire move-out process was easy and painless. I was charged very little even though one of my walls had some damage. They also offered to renew my lease (this was before they were selling the units) for a minute $50/m whereas most comparable places were raising their rents by at least 100-200, going by the reviews on Yelp. They're selling all the units individually as converted condos now and the prices are quite high. I won't judge whether it's a good value but you will get a quality product. I don't really understand those who have never lived here and are leaving negative comments. If you think it's overpriced, don't buy one? My renting experience here had been nothing but pleasant. read more

I was in Jack London Square today attending an open house at the nearby New Market building. On the way back to my car I was drawn to how cool The Bond building looked. So I rang up the 3-digit Sales Gallery number via their intercom. The woman on the other end without much hesitation asked me what my price range was to which I--somewhat taken back by the directness--said "5 to 7 hundred". Then she goes "How much can you put down?"! Feeling unsure if I was talking to a sales rep at an upscale condo or a pimp in a hurry I said "Can we do this in person? This feels weird...talking about money on an intercom" to which she said "wait for 20 mins" and hung up! This sales rep may not understand what professional courtesy is but as a self-respecting person I had to walk away--shaking my head. Is it really so hard to be polite, especially considering that you are selling a very expensive product? read more

I've finally found a place worthy of my time, my money, and my energy. Upon entering The Bond, I feel as if I've stepped into rock-chic glamor met with mystery. "Who lives here?" Obviously, the cool people who have careers, dogs, and a quality of life that bespeaks an easy going, unpretentious lifestyle. The Bond looks and feels like the hottest hotel in a brand new town (think Clift Hotel's bohemian cousin). But the great part is, it's actually smack dab in the heart of Oakland, California at Jack London Square. Celebrity B&W prints (circa 1960) are placed advantageously on the massive, cool-colored walls; it seems Warholian quirky while the well-appointed lounge feels ultra hip and modern. The loft-style apartment itself suggests a quiet energy that feels slightly edgy yet sexy--very Bondlike. What more could a girl ask for? Blue Bottle Coffee is two blocks away, Ferry, Amtrak and Bart are 400ft away, JLS restaurants are in my backyard, and I've got a 4,000sf private dog park for my kids at my disposal (only for Bond residents). Oh, I know! I could ask for views from my apartment: Done! And a garage? Done! And happy hour to meet and greet other residents once a week? Done! Okay, I've tapped out at amenities, less I appear greedy. And the best part of all: I am in Oakland, the best underrated city in the north bay. Beautiful weather abounds, fair value in pricing, cool intellectuals, diverse and cultured, room to park your cars and bikes, room to grow, and beautiful (and super laid back and approachable) people. To that end, I have already spotted many gorgeous (and tall) sun-kissed men in jeans, t-shirt and wearing flip-flops hanging out at BBC (yum!). Truly, I cannot ask for more and I absolutely will not. I can now exhale; I'm satisfied. That's it. Score! Another bonus? These lofts will be optioned for sale in a few years and I hope to purchase when the condo conversion is optioned. This review is strictly of the building and staff, not of Jack London Square or the insanely annoying Amtrak and freight trains that seem to run all night long. As other reviewers have mentioned, it's really noisy. Yeah! You're right up next to a Train! Luckily, the units are equipped with central A/C so you don't have to leave the windows open when it's warm. When you do leave the windows open, you'll find everything in your apartment covered with black soot from the train's diesel engines. Unfortunately, running the A/C makes for very high PG&E bills (like $200-$300/mo). So make sure to budget for those if you move in here and want to be comfortable. As other reviewers have mentioned, we went without hot water for 4-5 days. Over a weekend too! Not acceptable. Their excuse was that it's very "high end" equipment, and only a couple of companies in the whole Bay Area knew how to work on it. Otherwise, the building is relatively nice, as it should be for being only a few years old and for the prices they charge. The "wood" flooring is cheesy, and you can totally tell it's basically just linoleum. The appliances, particularly the dishwasher, are cheap. Ultimately, though, I moved out to get away from the noise and away from the area and from Oakland. The front desk staff is nice, and friendly. However, I found the leasing staff to be very fake and flakey. read more

For those of you who live in Oakland, you already know what a great neighborhood the Jack London Square area is. But what you probably don't know is The Bond is the best condo building to live in within this neighborhood. The have the best combo of amenities available ( HVAC, 24/7 Fully equipped gym, secure entrance, garaged parking, FREE WI-FI in the lobby ) And for all the dog lovers, they have a secure, gated dog park. However, the best part of living here is are the people who work here. They are 1st class all the way around. Somebody is available at the front desk for any of your needs from 7am-7pm. Which is great. Whether it be a need for a taxi service, fedex or UPS, dry cleaning, or buying some stamps. They do it all! Whatever you need just ask. Sheila ( Resident Services Manager ), Cherry ( concierge ), Stephanie or Allison They ALWAYS go above and beyond to make sure all is well, and to exceed expectations, and are all VERY cool people. They never take themselves too seriously and just good people. They make you feel more like a friend or family member rather than just another resident. ( They also ALWAYS remember, and call you by name whenever you see them ) That is so rare, and makes me smile everytime. Its a very simple thing, but it goes a LONG way. Another great thing about this building is the affiliations with and networking with local business & restaraunts in the area. i do believe we have had 3 local places come and cater in the lobby, and or give out some gift certs, coupons, etc. They also feature a free wine tasting night in the lobby every Thursday which gives you an opportunity to meet and greet with your neighbors. Everybody I have met who lives here are super cool. Mostly a 28+ up crowd of business professionals / or graduate students. It's almost always very quiet around here, and I have never seen or heard any problems as it relates to loud parties, uncool neighbors or suspect characters in and out of the building. ( Which is something I dealt with having lived at another building in the same neighborhood for 1.5 years ) No apartment or neighborhood is perfect, but if you're looking for the best building in the best neighborhood in Oakland please do yourself a favor and purchase here. I've lived at The Bond for 6 months now and can't praise it enough. The staff has done an incredible job of taking care of us! Here are just a few examples: 1) On move-in day, they gave us a bottle of wine and bought us pizza for dinner. 2) Every Thursday, they feature free wine meet-and-greets for residents, enabling you to get to know your neighbors, let loose, and catch up. 3) For the Holidays they offered gift-wrapping services, and held a Holiday party with food, wine, and a local children's choir. 4) They follow-up on service requests and are always eager to ensure you're having a pleasant experience. I mention the above because these small details have really made them stand out in terms of the rental experience. The building itself is beautiful, solid, and very quiet. Even though it's situated right next to the train tracks, the train noise is only faint and the thick walls and windows mean you never hear your neighbors. It's also been great having central a/c heat (pretty rare in the Bay Area) and a built-in dog park. There's also a well-equipped gym with free weights, cardio machines (featuring built in tv/iPod docs), a universal, and stretching equipment. I've had a great experience here and love the close proximity to the Farmer's Market and Jack London/Lake Merritt areas. I would highly recommend this place to friends. read more

The Bond Recently moved out of The Bond (311 2nd Street, near Jack London Square) because I wanted to live in SF after years in Berkeley and Oakland. It is an amazing building--by far the nicest, most luxurious, and most contemporary building I've ever lived in--and that alone would set the building apart. Those apartments are lush, lush, lush. And you will not find a quieter building; thank the concrete construction and the super-quiet windows (yes, it's near Amtrak, but the train noise never once bothered me). My apartment stayed cool in the summer (I think I used AC twice in two years) and warm in the winter. The appliances are excellent (I very much miss the washer/dryer), the gym is quite nice, and the dog run is fantastic. But the people who run the Bond are even more impressive: they redefine the words "service" and "helpful," from Alison and Stephanie in Leasing to Sheila, Tanya, Athena, and the rest of the concierge staff, and Kaz in Facilities. Even when I was moving out, they were helpful and very, very professional. I only left the Bond because I wanted the SF experience, but I would not even look at another building in Jack London Square: the Bond is the place to be. Are there any negatives to living at the Bond? Nope. None. Nada. read more

My fiancé and I moved into The Bond back in October. Over all it has been the best place either of us has lived by far. I think it is important that people keep in mind that no matter where you go, if it is a new building, there will be some quirks and kinks to work out. We had some issues, but nothing that wasn't taken care of in a reasonably timely manner. The place is now 100% occupied (that really speaks for itself), and with that many people in a brand spankin new building we understand that many people have maintenance issues. We have found Kaz, Sheila, and Cherry to be very helpful, communicative, and friendly. I really enjoy having a functioning office with a printer in the lobby, and the weekly socializing hour with occasional events is great because you get to know your neighbors, and that keeps things personal. Basically, if you want 100% perfection and silence, if makes more sense to live in a house. If you want a beautiful apartment and building with a swank lobby, dog park, clean gym, over all higher class residents, there is really no better place than The Bond. read more

I love it here...I've been an SF kid my entire life and the move to the 510 was huge for me. Staff is awesome, building is clean (even with all the dogs!), safe, and spacious. My only thing was the Amtrak running....but, coming from SF where MUNI was practically my neighbor, I got used to it quick! Highly recommend living here...it's clean, safe, friendly staff and a shuttle bus that can take you up and down Broadway! What more can one ask for! it is now 4 days and we are still without hot water. we were initially told it would be restored by mon.(today). its now 1:00 pm and we still have no hot water and no word as to when the boiler would be returned. surely with a whole building full of people they could have found someone to fix it; even if they had to pay a premium to have someone come out after hours. this building is fairly new. HA i called the city regarding no hot water and they would not investigate unless i gave them my unit number as they would have to come out and verify i'm telling the truth. the great city of oakland at their best! i know from experience if i gave the city my unit number, there would be retaliation by the management of this building so i didn't give them my unit number, thus no investigation by the city. the appliances in all but the top 2 floors are the cheap end of their brands. other finishing touches are also cheap for the amount of rent they charge. every weekend there are people moving out and a lot of them i have talked to are glad to be out of here. read more

Last night was another wonderful Wine Night in the Grand Foyer of the Bond -- the luxurious apartment home community where I have resided for quite sometime. Each Thursday evening about 25 or more homeowners gather for fun, a wonderful glass of wine, and discussion. There we oftentimes solve the world's problems, without realizing how quickly the time flies. We share stories, laugh and just have fun. We celebrate life. My neighbors are physicians, lawyers, architects, engineers, college teachers, artists, sports enthusiasts, culinarians, ardent book readers, travelers, salespeople, moms, animal lovers, and so forth. The accomplishments of our community people are amazing. We celebrate all of it. Yet, more than anything, we are simply neighbors and friends who enjoy being together. We oftentimes go from the Grand Foyer to visit an apartment home, where neighbors show how homelike each of their apartment homes has become. Simply put, the Bond is lively, fun, full of a grand scale of people who are both urban and urbane. The place is immaculate. There is a sense of community among all of us. I can frankly say that I know most folks who live in the building. There is a warmth and friendliness among folks who live here without anyone being intrusive. It is home! And, the team of people who work at the Bond, from the Sales Office to the Concierge area, are fantastic! I can ask them about anything -- recommendations for restaurants, places to go etc. etc. My apartment overlooks the estuary -- I can see sail boats, people kayaking, rowing, and so forth. At nights, the city lights sparkle. Wonderfully glittering! From my Bond home, I can walk to restaurants, yoga, go running by the waterfront, enjoy the regular farmer's market, the lively music a few blocks away at Yoshi's, and go wine tasting nearby. I can take a few flights down to work out in a wonderful gym, walk dogs in the well-maintained dog park, or even go on the patio-deck to bask in the sun or use the grill. Wow! Isn't this living? The building itself is a masterpiece -- tall ceilings, floor-to-ceiling windows, contemporary-style appliances and flooring, all-round modern and hip. Just absolutely fantastic. Two days after posting my initial review I was in the middle of drafting a complaint to recover my security deposit in small claims court, since I was still getting no response from management after over five weeks from moving out (and two weeks of inquiries), when I received a call from Stephanie Tessien, Aqua Via Management's Leasing Manager. She very politely explained that they were sorry for taking so long, that they understood because they waited over 3 weeks that they had to return the full deposit plus interest, that the carpet manufacturer acknowledged a defect with my carpet that resulted in the fading, that they were waiving the standard moving-out fees, returning the money I deposited for my key cards, returning the overage I had paid in February, and also adding compensation for the inconvenience I've experienced. Within 2 hours I stopped by the building and had the check. The suddenness of this turnabout and the difference in the story/treatment I was now getting was almost stultifying, but I'll definitely take it. So, ultimately, Aqua Via Management made good on what they were supposed to do originally, although not without some significant inconvenience, effort, confusion, and almost having to go to court to get their attention. I never received an explanation regarding, nor does it really matter now, what the delay was about and why I couldn't get any response from them up until I posted something about the situation online. I will say that my experience with Stephanie Tessien throughout my time at the Bond was always positive, I found her consistently responsive and professional, and she said that she had not been aware of this delay up until my Yelp review (why this hadn't been communicated upwards to her is not clear). But, my experience with other management was inconsistent and often required a lot of prodding to get anywhere. In the end though, I loved my time at the Bond. It's a good location for Oakland, great building, and amazing apartments at an excellent price for what you get (12-foot ceilings with exposed concrete, almost floor-to-ceiling views of the Oakland skyline (my apartment), in-unit washer/dryer, granite counter-tops, stainless appliances, seriously thick walls that hardly let any sound in or out, garage parking, concierge, gym, dog park). It was always a relaxing place to be, and an impressive home to entertain guests in. I wish I had gotten better results from routine inquiries to management and maintenance, but overall, if I was going to live in the East Bay, it'd probably be at The Bond, and I have recommended it to friends (before the security deposit incident, but I still would, with that caveat). read more

I highly recommend living at The Bond in Jack London Square, I have been nothing but happy living here and all my expectations have been surpassed.The high-end amenities, decor are just a few that drew me in, I moved from Walnut Creek to Oakland to be closer to airport due to my work travel every week, this was an excellent choice...The entire staff and I mean entire staff not only accommodating but I am sure go above and beyond what is probably not required of them, but they never make me feel as if I am putting them out. Though near trains, living at the Bond is not only convenient, luxurious and comfortable--it also makes my life much easier. The developer had a vision in mind and he nailed it. You would think it markets to one particular clientele but it makes all its residents needs feel met. Privacy is respected but events/social gatherings are held to create a sense of community within the building. I have moved every 18months since I was 18 and this is the first lease I have renewed ever. Could not be more pleased with my current living arrangement and say its definitely worth checking out. read more

I've been living here for 6 months and I love it. The community is super clean and well maintained. It is by far the nicest in the Jack London area. I feel really safe in this neighborhood and community. Its a very quite building with mature and respectful residents. The staff is super friendly and make you feel right at home. When my earlier review posted, plasterers arrived, the walls were finished in the lobby, though the pictures are still missing, and the painting went back up on the 8th floor. It seems a shame that it took a poor review on social media to encourage the management company to work on a job started in September. Now, if something can be done about an on-site maintenance person at least a few days a week, it would be great. It doesn't make sense for each homeowner to have to screen a maintenance person, wait for that person to be available, and then supervise small jobs in the building. BTW,I am still waiting for word form the maintenance company on how my shade problem will be completed. read more
