Nobody told me they would do this when I signed the original lease. There's no rent control in Berkeley for newer buildings, so this is legal. But I refuse to be treated that way, and moved out. Unless you know exactly when you will move out, you might think twice. They can do this to anybody. UPDATE 9/1/2011: I found out they did the same thing to other residents.

I would strongly caution anyone considering signing a lease at 1900 Broadway Oakland…read more Since moving in during January 2026, we have experienced ongoing issues with the building's Utron automated parking garage and EV charging system -- problems that have never been meaningfully resolved despite repeated escalations. We pay for both a parking space and EV charging access. One of the major reasons we chose this building was the promise of convenient in-house EV charging. Unfortunately, the charging system has been unreliable from the start, forcing us to charge outside the building regularly. Even worse, our vehicle has been stuck inside the automated garage multiple times. These incidents are not minor inconveniences -- they have caused me to be late to work, work out classes, and other commitments. Residents are often left standing in the lobby waiting for the garage system to function again. Management repeatedly says each incident is "isolated," but after nearly 5 months of recurring problems, that explanation no longer feels credible. Before purchasing our 2nd vehicle, I also used the building's StakGo Tesla fleet service. The building advertised 9+ Teslas with easy availability, but in reality only a small number ever appeared available in the app at one time. I also had a concerning experience where the app failed completely after I arrived at my destination, leaving me stranded with the Tesla for over an hour until their tech team remotely unlocked the vehicle to start. After purchasing our 2nd vehicle, the situation became even more frustrating. We have been unable to use the Utron charging system at all because the required charger has reportedly been "stuck in customs" for more than 2+ months. The leasing office suggested using chargers on the lower garage level instead, but those chargers are almost always occupied by StakGo Tesla Fleet vehicles. The pattern here is consistent: temporary workarounds instead of real solutions. Management offers Uber reimbursements after garage failures, but there has been no long-term resolution despite repeated complaints from residents. There are also broader concerns within the building itself. Residents have reported vehicle break-ins and cars being damaged in the garage, with management stating they are not liable. Package theft is also an ongoing issue, and residents are essentially told that people can walk into the building and steal packages. Additionally, the building often feels more focused on its partnership events with Stak than on the residents who actually live here. Amenities become overcrowded, elevators back up, and common spaces feel more like event venues than residential facilities. For the price point and luxury branding, the experience has been extremely disappointing. I would seriously recommend prospective renters think carefully before moving here -- especially if reliable parking, EV charging, security, and resident experience are priorities for you.

It is truly an ideal combination of luxury amenities, first-class customer service, and great location. For me to be saying this is pretty hard, as I am a very picky and uptight tenant but I feel confident in saying that this building has blown away any expectation that I had of luxury living. I'll share a few of the most important factors in why we personally chose the Bond: Amenities: In-Unit: Each unit has central air, granite countertops, 10' ceilings, stainless steel appliances, marble floors in the bathrooms, hardwood kitchen floors, and beautiful views from the massive windows. Also: the windows are sound-proofed! I am a very light sleeper and our unit sits directly against the Amtrack rail and I haven't heard one train at night. I am truly amazed because I most recently lived a few blocks away and the train woke me every single night! Lobby: The lobby is appointed with beautiful furnishings and art pieces as well as the residence services desk that is manned by passionate and courteous staff that has gone above-and-beyond to help us feel at home. Another amazing benefit of The Bond is the secure ATM in the lobby. That's right, no more ordering food and having to run to the bank because you're out of cash! Which also plays a key part in enjoying the neighborhood since The Bond is only one block from the Jack London Square Farmer's Market and Heinhold's bar (both of which are cash-only establishments). Gym: The gym is fully equipped with technogym cardio/weightraining equipment. The machines have cable TV and I-pod docks. Roof-deck: The Gym opens onto the 3rd floor roofdeck which has a grill, beautiful landscapes and an outdoor training surface for Yoga, weight-training, etc. Although these amenities are all great, the most amazing asset of The Bond is far-and-away the dog park that is connected directly to the building! This is such a great benefit because my only issue with living in Jack London Square has been it's lack of a leash-free dog park. Besides all of these great innovations, The Bond has some very subtle nuances that we love: Separate trash and recycling chutes are on each floor so no more hauling bottles to the garage; Garage access is triggered by parking sticker so no keys are needed; refreshments in the lobby; direct elevator entrance from the garage; convenient access to the 880 freeway; only 10 minutes from San Francisco; etc. Needless to say, we are extremely happy with our choice to live in The Bond and would suggest it to anyone looking for luxury housing anywhere in the Bay Area.

The units are all gorgeous, high ceilings, sunny. Modern kitchens, fancy hotel bathrooms. In my 1 bedroom, there is amazing closet space---it's a walk-in!---especially big compared with a lot of the other local condos. Each unit even comes with free indoor parking and a free storage space in a side garage! The board and HOA management is totally on top of issues like garbage and creating new bike racks. There's a huge, warm community vibe there---really friendly, diverse set of professional 30-somethings and beyond (we often have socials on the community deck!). Great location: 30 seconds from garage door to I-80. 10min walk to MacArthur BART (or 3 min if you take the free shuttle!). Bikeable to downtown Oakland in 8min (or 5 if you cab it---for $7!)---the best part for having friends over is that there is UNLIMITED, FREE street parking right across the street (and for a short visit, or before 6pm, there is FREE 2 hr parking just outside the door)!

The units are the smallest of any new construction I've viewed in the area. Closet space is minimal or, in the case of the 2-bedroom units, non-existent. That is, as the sales person explained, the developer decided to go "Euro-style" with the 2-bedroom units and not include any closet space. To compensate, the developer gives buyers a $1200 credit to buy stand-alone closet systems at Ikea (a commitment to to mediocrity, at best), which they will install for you. Of course, these systems will chew up more of the limited floor space in the tiny bedrooms, and the buyer will still have limited closet space. There is not even a coat closet in the entry way to accommodate home owners or guests as they enter the units. The one-bedroom units have sliding glass doors in a closet that is shared with the washer-dryer stack. Just what I want, to have the laundry in my bedroom. Do a load of whites with bleach and you'll have the lovely aroma of chlorine to lull you to sleep. When I commented on the lack of space, the sales person told me that "most of their buyers were young professionals who spend very little time at home". Well, obviously, because an average home-body would go stir crazy in this place in short order. Why would anyone pay $250-300,000 to buy a home that they wouldn't spend a lot of time in? Bathrooms are large in relation to the overall size of the units, but not particularly well-appointed with basic white tile and no-frills fixtures. Also, unlike most condos, the builder does not include the refrigerator and washer/dryer in the purchase price of the units, although I was told they can be included as part of the deal at the buyer's request. Parking is in a small garage with the bulk of the parking using a 3-tiered lift system that is electrically powered. The sales person was evasive when asked about the prospect of mechanical failures with the lift stating that the service company was only fifteen minutes away. I could foresee major difficulties not being able to get one's car out when problems with the lift system occur, which seems to be an inevitability. The building is situated in an odd-corner near the freeway and right off San Pablo avenue, parking around the building is limited to 2-hours, and heavy street noise filters up to all the units. The double-paned windows to shut the noise out, but unless you want to live with the windows closed, you'd better enjoy the sounds of urban traffic. The builder offers a 3.5% financing program, and a $10K credit for closing fees (which appear to be very high, as I was told the bulk of them are for mortgage fees), and there are below market-rate units as well as a downpayment assistance program from the City of Emeryville for lower-income individuals. Naturally, I decided to pass, as I feel Adeline Place offers very little value for the dollar.

Overall, she has a mean disposition towards those that shine light because she has no accountability. NONE!! The management could use some training in their own systems. THE MANAGEMENT TEAM IS VERY FRIENDLY BUT THE CUSTOMER SERVICE COULD BE BETTER CONSIDERING THE RENT PAYMENT SYSTEMS. I am faced with anxiety almost every month due to management not being able to explain my new lease correctly. I am told to do this, but don't do this. Read this but pay no attention to that. There are clear conversations that took place that management "cant seem to remember". In the meantime I have a late fee of over $80, but I handed a rent payment ON TIME TO MANAGEMENT! I HAD TO PAY WITH A CHECK BECAUSE AUTOPAY IS NOT AVAILABLE ON MY ACCOUNT AND I WAS NEVER TOLD THIS!!! Ok, I pay, so why a late fee? How come Robyn has not contacted me about HER mishap? They seriously expect me to go from ledger to ledger, calculate what is owed and write a check every month just to get a late fee anyway? I asked for the email of the Regional Manager...still waiting. I asked for an outline so I can better understand my lease and the payment method allowed that was not clearly explained...still waiting Expecting Robyn to show a certain level of customer service "class" by contacting me about the mix-up...KEEP WAITING! NOT GONNA HAPPEN! Yep, I love my apartment because I have a lovely 1bdrm, with a balcony, a great 24hr gym, the location great if you don't have a car, washer dryer in suite, central air and heat, clean, quiet, friendly staff (except for a few) Overall, I love it here. It would be an awesome place to retire and the price was amazing compared to what they go for now. I should have purchased even though I was planning to move--would have been a great investment and future retirement home. Having lived in other gated premium communities since The Shores, the stand out of these condos is that they have tons of storage space--moved into a 2 bdrm after living at the Shores in a 1 bedrm and despite the extra square footage I found myself with less storage space and a tiny kitchen by comparison. Never had a problem with vagrants and property damage at the Shores like I have experienced at the units I've rented since. My neighbors were owners and very friendly. It was quiet, rarely heard my neighbors (unlike now), always had a parking spot and great shops/restaurants nearby. It may be Richmond, but its a perfect oasis in East Bay right on the bay that offers easy access to everything and is a daily retreat from grind.
