We made reservations to stay here for a wedding and needed to do early check-in to get ready, but we were informed by the maid, who was the only staff on property, that early check-in would be an extra $30 additional charge. The advertised wi-fi is awful and there were no other guests physically staying in the hotel, despite their allegedly having been sold out for the weekend. The hotel itself looks like a more run-down, shadier take of the Bates Motel. The manager we were eventually able to get on the phone was rude and was spoke with a hard-to-understand foreign accent. He was very short with me, telling me that there is nothing he can do to help waive what I am sure is an optional fee. The term "Customer Service" is clearly not something they have ever heard of here. The previous owner of the Beach Rose Inn was the worst, but this new owner is unimaginably more awful. read more

I don't understand the negative reviews at all. I normally stay in Hiltons so the small/quaint style is not for me, but I loved it. Rooms are outdated and the beds are a little uncomfortable but I had massive back surgery 7 months ago and got 8 hours of sleep each night (rare for me((6'8" sharing a queen bed with girlfriend)). Very clean with fantastic water pressure, DIRECTV, lots of walkable amenities and it's very quiet. You get what you are paying for and if you are someone that needs their hand held during a vacation, this isn't the place for you. read more

A cute little inn in small-town Maine. They still use old-school keys, and the place has a rustic feel, like you're staying at someone's house. The room and bed were pretty comfortable, though wifi was a little spotty as was the cell coverage in the area. The parking lot was a bit weird, with the main spaces on a rather steep sideways slop and an additional area in the back. Overall, a nice place to stay at if you're driving down the coast from Portland. read more

To help break up the drive home on our Maine-cation, we decided to spend a night on the Southern Coast. So happy we did - this was one of the many gems! Unassuming Inn from the front. We did a simple room w a Queen Bed, but they have rooms w Kings, and Condos. The biggest draw for us was the value - was $72 tax included - and location, in between Ogonquit and Kennebunkport so you could explore all 3 towns. There's a cute path behind the hotel that takes you through the estuary, and is a 10-15 minute walk straight to the beach. The staff was really friendly and kind. We did a last minute booking day of, and the evening innkeeper (a young female) gave us directions on late check-in, and left the key in a box. In the morning, coffee and tea service was suspended due to COVID, but the day innkeeper (a young gentleman), gave recos on the local doughnut shop that has delicious homemade doughnuts and great takeaway coffee. Friendly staff, soft beds and hot water / good water pressure. Everything you need whether you are passing through or staying a few days to explore the area. read more

Definitely needs updating. Price was good but you get what you pay for. Love the location. Sofa in reception area had tears in seating area . Room was clean but needs repair. Stains on the ceiling from leaks. Counter in bathroom coming unglued. Biggest complaint. There was no bottom to the chairs at the table. We ended up using the pillows from the bed so we would not fall through. Unsafe porch stairs. You can see there is some repair going on but, man if you take a wrong turn it could be dangerous. Also speaking of dangerous the smoke detector in our room 104 was covered with a plastic bag. Illegal and unsafe. There are sprinklers in the room but won't work unless smoke detector works! Please pay attention to details! Could be a fine place with some TLC an attention to safety! read more

Basic hotel that was super clean and friendly staff. Good sized room with a mini fridge was a plus. Downfall was the bed was a bit lumpy, the pillows super thin, and the sheets were scratchy so we didn't sleep so great. Was weird that they didn't provide tissues in the bathroom, I think that's pretty standard. I could hear people talking in the morning and our next door neighbor's tv through the wall. Great location though and plenty of parking. You could walk to Hannaford and a couple other shops from there. The beach seemed too far though, have to drive. Overall a good value for how cheap it was, I found it on Groupon. read more

This place is not only falling apart physically, the staff are a bunch of liars who take advantage of women traveling alone. My party of four women arrived for a reservation late in the evening, we had been in contact with the hotel all day letting them know we would be arriving late. I had my daughters and elderly mother with me. The hotel called me asking if I would cancel my expedia reservation and book direct with them so they "didn't have to pay the commission to expedia" and p which I said no. Upon arrival the manager said he was down the street at another hotel and we would need to go down there to check in, when I explained that it was raining and very late he reluctantly came to the proper location. After charging our card for the reservation the man said "the room he gave us wouldn't accommodate our group and the only option was to get another room" I told him since we hadn't even gone in the room we wanted a refund and would find somewhere else to go, he informed us that there were absolutely no refunds and our only option was to get another room for $200 a night. Since he had already charged my card for almost $800 I had no option as my teenage daughters and elderly mother were getting scared and there was no other available hotel for another 20 miles. They tried to tell us that they do not allow more than 2 people per room, yet the second room they gave us accommodated 4 people. I later discovered that the hotel had STILL canceled my expedia reservation and booked with them directly despite me telling him no which voided my travel insurance and left me with a balance on expedia. This hote is a shithole, bugs on the walls, limited towels and the toilet backed up every time you flushed it. They should be shut down due to their shady activity and willingness to take advantage of women traveling alone. read more

Our stay was a nightmare to say the least. Before we arrived we received several calls from the hotel asking us to cancel our reservation through Expedia so they could save their fee. We declined because we wanted the insurance protection. They called several days during that time to try and convince us to do so, but we kept declining. We arrived late in the evening after making a reservation for a room with 2 beds for 4 people. We were 4 women and got there after midnight to find a night clerk down the road at another hotel. We stood outside for quite some time in the rain, and when he finally arrived he insisted we did not have a reservation for 4. He ran our reservataion directly through his hotel and not through the Expedia reservation, which counted as a no show in Expedia thus voiding out trip protection coverage. He then changed our roomm to a smaller room without our knowledge, and then after charging our card he informed us that our party would not fit in the room he had booked us in and insisted we needed 2 rooms. We asked for a refund, which he said he could not do, and then forced us to rent another room for an additin $200.00. Being that we had nowhere to go, we had no choice. Needless to say, Expedia was not happy and gave us a travel voucher. Not to mention the room was shotty with torn bedding, blankets that smelled like BO and water bugs on the walls. Our toilet backed up 9 times in 2 days and we had to plunge it ourselves. The lobby furniture is ripped and dirty, the floors are filthy and warped and the outside desk and siding is literally crumbling. We asked the manager to call to discuss the issue, but he never did and apparerntly, unbenounced to us, if you want maid service you have to ask. Totally disgusted and watch your pocketbook because they took advantage of women in a dangerous situation, which included 2 teenage girls. read more

Go somewhere else. We booked this via Air BnB and received no response to our inquiries multiple times via Air BnB. We even called the Inn and the person answering the phone couldn't tell us anything as simple as "could we extend our stay by one night". She said that the person handling reservations would call us back. Never received a call back. We checked in with a less than enthusiastic employee. There were exactly 5 other rooms occupied the night we stayed. The bed....HORRIBLY OLD, creaky and UNCOMFORTABLE. We hardly slept at all. Very dated interior, clean but someone needs to pay attention to the old/stained lampshades, too much furniture in the room to move around comfortably. No in room coffee maker, and non available in the lobby despite what their site states. Tension shower curtain rod was broken so the curtain hung 3 inches into the tub making it a trip/slip hazard. No one ever at the front desk. Waste of money. read more

They have no honor no respect of Clients -- take your business away from these yahoos! They will tell BOLD FACE LIES to your face and CHARGE YOU WITHOUT YOUR CONSENT way too much. What a great place! A real throwback. I only regret having booked three days instead of four. The folks who run this place are extremely amiable and make you feel at home. The room was clean and quaint. Bathroom was super clean and amenities were fantastic. The location was right smack dab in the middle of everything. You could walk to Hannaford's, Dollar Tree, and even a small movie theater. I highly recommend this wonderful establishment, and can't wait to be back soon. read more

This was not the everyday hotel that you would find or see, you would not see any eye catching big sign or fancy profile outlook of the hotel if you would to pass by the area. The hotel rooms were all homey and welcoming, each room was design differently with home decors. It gave us a very cozy feeling, feels like a guest room from a friend's house rather than a traditional hotel room. However, one complain that I had was that the appliances were very very outdated, and made some level of background noise at night, which might not be a very big deal to many people. read more

Stayed at the motel. Very quaint, clean, and safe. Close to great restrauants and entertainment, the beach too!! Shelly made us feel very much at home. Fresh locally made coffee and special teas every morning. There were three of us. Gram, me - her daughter, and my daughter. So feeling safe is very important and that is how I felt. My daughter was excited to show us this gem. She will be returning for her 3rd wedding anniversary. I think this will be my go to place as well. Oh, the rate is very reasonable. You don't find a place like this anymore. We had to find a quick place for one night and we ended up discovering a magical hotel! I felt like I was staying in Europe as the attention to detail was spectacular. Shelley not only welcomed us at the front desk, but hand writes a welcome note in your room. We got a condo got apartment on short notice and were wonderfully surprised by how beautiful it was and pleased with the price. We had a great view of the ocean and were a short walk from the beach. Although located on busy Route 1, this is a lovely quiet spot. Coming in through the door, the lobby is to your right where you'll be checked in with a smile, then shown to your room. Not an overly fancy place, the rooms are homelike and super clean. Reasonable prices, friendly staff and a personal note from the owner welcoming us. Excellent place at a good rate, you won't be sorry you chose the Beach Rose Inn. read more
