Clean updated room. Walking distance to the beach. Close to shops and restaurants. Pool was great on rainy days. Beds were comfortable.

The common area is meant to reflect a certain period, so it's not to be critiqued in my opinion. The issue is communication and overall responsiveness. The webiste did not reflect some of the glitches they had. For example, our room was listed as first floor. When we arrived, it was up a narrow spiral staircase, which is unacceptable. It also smelled musty and made me nervous to be up there in case of fire. I did not know how we would even get our luggage up there. No where in their website, email or anywhere was that mentioned. The inn runs on a remote basis. We called the desk and we were changed to a real first floor room, but the problem came the next day. We got up early and waited for breakfast. When we left the room to go down the hall to find breakfast, nothing was set up. My husband called the desk and the receptionist said, " Oh no breakfast because it's off season". It was April 25th- April 26th when we stayed. She said that they would serve breakfast starting in May. Again, the welcome email said that they were serving pastries from a nearby bakery called Bread and Roses. It said nothing about off-season rates means that there is no breakfast. Their website said nothing about it. The worst part is that after he called, our room code did not work. We were locked out. Now normally I take a phone and a pocketbook and luckily I took my phone. Imagine if I didn't? My husband still struggled with the door lock and the receptionist had to struggle with it. We decided to just leave rather than walk the beach, as our experience was ruined by being locked out. Lo and behold, as we were loading the car, it happened again. My husband left an item in the room. We could not get back in to get it. We just gave up and drove away. I woul have looked the other way, but we have written to the author and posted about this and no apologies were made, no compensation. It's a darn shame because compared to other places we have stayed, this was not a good experience, nor was it a good value.

Over the next two days, we were greeted every time we left and returned to the hotel. The Holiday Inn Express Wells-Ogunquit-Kennebunk has an outstanding location on Post Road convenient to a ton of restaurants. There is a Hannaford's supermarket around the corner, and you are maybe a 5-minute drive to the beach. We had a large room with a comfy bed, work-station-desk, plenty of charging and electrical outlets, a couch, and a large bathroom with a good shower. The flatscreen TV had a lot of options and the Wi-Fi worked easily. The included breakfasts were excellent too- with a pancake machine, different omelet varieties, home fries, three cereals, yogurt, fruit, and best of all a coffee machine that grinds up fresh beans for every cup. The coffee (plus regular and sugar free hot chocolate mixes) were available 24 hours, and how much did we love brewing up a fresh cup of coffee at night instead of rolling the dice with the contents of those lobby tankards with 5-hour old sludge? We loved every minute of our stay.

Terrible. Never again filthy bathroom. Rude manager Rex. Wouldn't even give me his full nameread more

What a fantastic find!…read more I stayed here in early October and it was the best decision I had made in some time. The fabulosity of my experience started long before my friend and I arrived. We had been out hiking in the wilds of Maine and when we emerged from the woods, we had a very pleasant text waiting for us from the cottages wishing us a good morning and providing us with a number to text on arrival so we could be greeted, shown around, and let into the room. After sharing an approximate arrival time, I was anxious to get there and get settled. Things were very smooth on arrival. Not only were my friend and I greeted promptly we were given excellent directions re: how to pull up close to our room and provided a very thorough tour of both the outside and inside of Room #12. With only 1 night booked, it was refreshing to discover all the room had to offer without feeling like we missed any details. If you have a chance to stay in Room #12, I HIGHLY recommend it. The back porch afforded jaw dropping sunset views over marsh and wildlife sanctuary from our rocking chairs. Birds in flight, sunshine dancing on the shimmering pools. Gorgeous. The front deck offered glimpses of the ocean and the changing skies of pre-dawn and sunrise. The room itself was very quiet and comfortable. Super comfortable bed, ample seating, places for luggage, sink area separate from the bathroom, keurig with complimentary coffee, flat screen television, lots of floor space. I would have been thrilled with just the room but the customer service went above and beyond. We felt so welcomed, part of the long family-owned business, and ready to engage in everything this cottage and its surroundings had to offer. I was lucky enough to awake at a time I could take the 5 minute walk to the sea wall to catch the full sunrise over the ocean and keep an eye out for seals and other wildlife. 100% worth it. Check out was a breeze (just had to text to say we were headed out)and we were on our way to some of the recommended nearby sites (Ogunquit Beach, Nubble Lighthouse, Mount Agamenticus) to soak in one last bit of Maine before heading home.

It's right across the street from the ocean and there are some decent dining places within a mile or so. Very cute rooms, clean, and comfortable. Highly recommended! Definitely a great alternative to the more touristy places like Ogunquit and Kennebunkport.

The house is very cute and makes you feel like you're at home away from home. The rooms here are really nice here and every one has its own little flare to it. I peeked into some vacant rooms and they're all very nice! We even had a bathroom to ourselves which was really great too. Brian made some great dinner recommendations to us - I wish we tried Varano's but we didn't get a chance to go. Something that I do have to point out is the Breakfasts here! It's 5 stars across the boards. We stayed for 2 nights so we got to try 2 different meals here. They have homemade granola and Greek yogurts, and they also had delicious scones and banana bread when I stayed. The first day we had a fresh fruit cup with cinnamon cream cheese on top with granola, and eggs Benedict with potato has browns. The second day we had fresh watermelon with mint and limes, as well as waffles with a peach sauce on top. I have never stayed somewhere with such creative and delicious meals. You can really tell that Brian, his wife Janine, and his family really care about making you feel great while staying with them. They go above and beyond here and their efforts really show. If you want to have a lovely vacation, definitely stay here. Brian and his family will make you feel welcome and like a part of their family.

We had cabin 3 right on the corner of the property. Not only was the view spectacular, but you have everything at your fingertips. My family and I love the outdoors, kayaking, hiking, and to have the ability to walk to the ocean and enjoy those activities without leaving the property was priceless. I only put shoes on when we decided to go out for dinner in town (yes, that's a major perk for me)! The cabin felt like a cottage, with super cozy beds, hardwood floors, and a fully functional kitchen. You can see the water from every window and I cannot say enough of about the screened in porch. That was the best! Having coffee every morning, playing cards at night, all while listening to the waves and watching the sun rise and set. The location is within walking distance of great restaurants, the center of Ogunquit, and of course the trolley has a stop right at then end of their steet. This place is a must stay!!! We are already planning our next stay at the Dunes. I cannot recommend them enough.

You're by the water and it's a quick 10 minute walk to the beach (when it's low tide). They have paddle boards, kayaks and you can even go on the pontoon when it's high tide. This is by far the best hotel we stayed at.
