The property is now under new management and we found our stay to be absolutely miserable. Upon check in, the room was extremely filthy with heavy dust and dirt in the bathroom and on the bed frames, sandy floors, feminine product wrappings and potato chips sprinkled on the floor. Also, can't forget to mention the chewed gum stuck to the side of the bed frame. WE WERE HORRIFIED! During our stay there was a brief heavy rainstorm that resulted in water pouring through the skylight. Our luggage was soaked. I went and reported the issue to the front desk. I was shocked and surprised when the front desk worker told me that "the board of directors does not allow them to take guest feedback". She became very defensive and confrontational when we asked if we could speak to the manager. The woman explained that she could not release the phone number for the manager and the name for the board of director due to "HIPPA"?? (Am I missing something, hippa is a healthcare law and does not apply to the hotel industry). We were concerned that the leaky skylight had not only ruined our trip but was about to do the same for the next guest. The front desk did say that there was another party checking in the day we were checking out of room #203 and there was rain in the forecast, YIKES! I have never written a bad review EVER and hate to do this but was encouraged to do so by the front desk worker. She said that there was nothing she could do and encouraged us to write out our complaints to get the attention of the board of directors. I surely hope they are able to read this review and make necessary change! Needless to say we we will never return and we will tell our family/friends to steer clear of the Bellevue by the Sea. The common area is meant to reflect a certain period, so it's not to be critiqued in my opinion. The issue is communication and overall responsiveness. The webiste did not reflect some of the glitches they had. For example, our room was listed as first floor. When we arrived, it was up a narrow spiral staircase, which is unacceptable. It also smelled musty and made me nervous to be up there in case of fire. I did not know how we would even get our luggage up there. No where in their website, email or anywhere was that mentioned. The inn runs on a remote basis. We called the desk and we were changed to a real first floor room, but the problem came the next day. We got up early and waited for breakfast. When we left the room to go down the hall to find breakfast, nothing was set up. My husband called the desk and the receptionist said, " Oh no breakfast because it's off season". It was April 25th- April 26th when we stayed. She said that they would serve breakfast starting in May. Again, the welcome email said that they were serving pastries from a nearby bakery called Bread and Roses. It said nothing about off-season rates means that there is no breakfast. Their website said nothing about it. The worst part is that after he called, our room code did not work. We were locked out. Now normally I take a phone and a pocketbook and luckily I took my phone. Imagine if I didn't? My husband still struggled with the door lock and the receptionist had to struggle with it. We decided to just leave rather than walk the beach, as our experience was ruined by being locked out. Lo and behold, as we were loading the car, it happened again. My husband left an item in the room. We could not get back in to get it. We just gave up and drove away. I woul have looked the other way, but we have written to the author and posted about this and no apologies were made, no compensation. It's a darn shame because compared to other places we have stayed, this was not a good experience, nor was it a good value.

Over the next two days, we were greeted every time we left and returned to the hotel. The Holiday Inn Express Wells-Ogunquit-Kennebunk has an outstanding location on Post Road convenient to a ton of restaurants. There is a Hannaford's supermarket around the corner, and you are maybe a 5-minute drive to the beach. We had a large room with a comfy bed, work-station-desk, plenty of charging and electrical outlets, a couch, and a large bathroom with a good shower. The flatscreen TV had a lot of options and the Wi-Fi worked easily. The included breakfasts were excellent too- with a pancake machine, different omelet varieties, home fries, three cereals, yogurt, fruit, and best of all a coffee machine that grinds up fresh beans for every cup. The coffee (plus regular and sugar free hot chocolate mixes) were available 24 hours, and how much did we love brewing up a fresh cup of coffee at night instead of rolling the dice with the contents of those lobby tankards with 5-hour old sludge? We loved every minute of our stay.

We stayed in Room 3 on the 2nd floor Plus: Bathroom in the room, unlike some of the other rooms that had private bathrooms, but had to run across the hall to access it. Large room and bathroom Downsides: Very bright, very early in the morning. The curtains couldn't be pulled down so I resorted to eye masks. Also, the floors of a house as old as this are understandably creaky so expect noise from upstairs. For $150 a night (the larger rooms - the smaller rooms are less) including a great breakfast in the morning, this was a great stay. Only caveat is that it's a good 10-15 min away from the 1, so on a holiday weekend, that can eat up a bit of time. Enjoy!

You're by the water and it's a quick 10 minute walk to the beach (when it's low tide). They have paddle boards, kayaks and you can even go on the pontoon when it's high tide. When my oldest went to college he would still come to the dunes, even flying from his internship in California out to our yearly two week dunes vacation because, yes, it was that special. I can't understate that it was an absolutely magnificent place, untouched by corporate greed, a little family operation. The only thing to mark the property was an un-assuming wooden sign, small and simple but well done - just like the dunes. if you went fast enough on the bustling touristy road you would miss it. beyond the threshold of pines that shield your view to this little ideal world, are incredible ocean views, simple little cottages, green grass, and lots of space, it was a simple little paradise. the dunes was simple, elegant and already expensive. now imagine 2x the cost and you get the idea. what used to be around 8,000usd for a two week stay ( and a full kitchen) is now around 20,000$ (with no kitchen)........ absolutely insane. whats more disappointing is the rebranding of the property as some luxury cottage getaway when the original architecture and entire feel WAS ALREADY MORE GENUINE than this rebrand!!! The whole idea of the dunes cottages were things are simple, like going back in a time machine, units aren't about new interior renovations and luxury finishes. its about time to connect with family outdoors, get away to a simpler time and remember what truly matters. shame on new ownership - truly commercialism at its finest. Located right on the Marginal Way, the view cannot be beat. They have signs advertising their restaurant and bar at their Marginal Way gate, and we always take a break from walking to go in and order a cocktail, which we then enjoy sitting on the plentiful lounge or adirondack chairs while taking in the ocean view. All of the employees here are friendly and the bartenders are super nice - I always ask them to make me something sweet with muddled blueberries, lemon and vodka and they always come up with a delicious & refreshing concoction. Pros: Amazing location on marginal way; lovely view from patio; friendly staff; room was clean…read more Cons: Room itself was extremely disappointing. We stayed in a first floor room in the South wing. This was a short anniversary getaway so we decided to splurge on a view rather than staying in the reliable Hampton Inn & Suites a short distance away. This room is an "efficiency" similar to those that I stayed in with my parents in the 70s when we were traveling on a very small budget, but that is not how The Beachmere describes it. It had been appropriately cleaned, but that was about all it had going for it. The room was crammed with too much furniture. The bed linens were cheap polyester. The coffee maker was old and too large for the counter it sat upon, so it was awkward to use. The bathroom fixtures were the only updated area of the room but the bathroom was absurdly small with no privacy to get dressed. The exhaust fan in the bathroom didn't work so the toilet and shower area stayed damp for hours. There was mold growing on the curtains in the main area. The photos on their website made the room look nicer than it actually was and showed a different layout. For me, the accommodations are part of the vacation, especially when it's a special occasion and/or the weather doesn't cooperate, and this place did not deliver. It was over $400 a night at the end of the season (not beach weather) -- that's $12,000 a month! Even more concerning, when I called to book the room, the staff member on the phone told me this was "the nicest" of the rooms that were available. Yikes. This room could be lovely if it were thoughtfully updated -- if the bathroom and kitchenette were expanded to take up one wall and the bed was moved to the other, and they got rid of the extra twin bed and chairs and dresser, put in mini splits instead of old loud a/c units, etc. I've stayed in several charming rooms at New England inns; this wasn't one of them. There was nothing relaxing about this space, so we sat on the patio most of the time, even when it rained. Still, I loved the location and I would consider trying one of the adjacent resorts in the future, or maybe even The Beachmere again in a larger, more modern room. But I wish there had been more truthful reviews of this place so I knew what I was getting into. I hope this helps someone else.
