You walk in and think this is the luxury I've been looking for all my life. Brianna was amazing, welcomed us in with prosecco, Saratoga sparkling water, and a smile showing that she was excited to see us and super kind! Quick check-in, perfect parking, and then went up to the room, which was gorgeous, all of the elements in the room, as well as the lobby gave great wow factor and intentional decor decision-making. Stellar, exactly what you want to see when you're on vacation! There is a cute bar in the lobby, we never went downstairs to the restaurant, but that also looked very nice, and the Spinning Jenny breakfast/coffee shop was absolutely outstanding. Highly recommend! Now, for the quick deductions, they were minimal in nature, the TV only had some live channels from spectrum, in 2026, I would expect streaming options, but there were none. Nor could you even connect your own streaming. Second, late checkout was an additional $75. Again for a luxury hotel, in which you're already paying a premium, it simply did not make sense to me. Third, the bed was oddly misshapen, and created a pile up on one side because of a weight disparity, which was pretty uncomfortable. Le Labo, as a toiletry option is sensational, and we loved it, however, the minis that were expected to provide shampoo, conditioner, and body gel for everyone in the room did not feel enough, and it feels a little uncomfortable to ask for more, so perhaps the larger refillable containers in the bathroom in the room may eliminate that issue. Lastly, and it was minimal interaction so maybe not the biggest deal, but the woman who checked us out today, (she had a British accent), just felt marginally kind. Everyone else went above and beyond, from the bartender to the coffee shop man to Brianna, and I think Laura(Trisha??) may have been the second girls's name, regardless, all of them were extremely invested in our happiness, the British woman this morning not so much. Highly recommend this place, we will be back!

There were only two other people in the lounge at the time. I was told that no where's in the lounge (which is big) could my 8 year old son be. When I commented that it didn't say 21+ anywheres and this was a hotel lobby / lounge they repeated that it's a rule that kids are not allowed even if they aren't sitting in the bar. It was also Mother's Day and as a single mom I had been looking forward to a nice afternoon here with my son. My son felt horrible as he had known I really wanted to go there and even said "I can wait in the car while you spend time in there so I don't ruin Mother's Day." We immediately left as he didn't ruin the day but the Lincoln hotel did. I highly recommend anyone with kids stay away as clearly I thought this was a family friendly place and it's not.

We were literally on the beach. The house was built in the 1890s and it is beautiful! It does have updates to it since then but you don't lose a bit of the charm. We stayed in the old inn keepers room on the main floor, and it had its own bathroom. Our room had a window AC unit and it's own mini fridge as well as a ceiling fan. I do think it needs more outlets but we just used one in the bathroom. They provide you with bath towels, fresh beach towels everyday, washcloths, face towels and bath mats. Resa is the manager their and was absolutely wonderful. She cooked delicious breakfasts and is available if you need anything. One day we had avocado toast, scrambled eggs, fresh baked blueberry buckle, blueberry corn muffins, and chocolate oatmeal protein cookies. Various breads, bagels, and English muffins are available as well as butter, peanut butter, and jelly. There is always coffee, tea, and water and ice on hand. In addition to breakfast the house has a whole closet FULL of board games and activities to play if you find yourself inside for an afternoon storm. There is plenty of common areas to hang out and do a puzzle or play a game. The house also has plenty of beach items for you to use including beach chairs, umbrellas, footballs, volleyballs, sand toys, bikes, helmets, and various other things. You do need to park on the street, but there was ample parking and you don't really have to move your car that often because there is so much within walking distance. Overall I couldn't speak highly enough about our stay. Consider us new regulars.

So glad we did! We stayed in room #12 with a king size bed with plenty of cozy layers to keep us warm during the chilly early September nights. The whole house was beautifully clean, warm and welcoming. It's literally a stones throw from the beach and where we all sit once we are there, so we got out of walking the mile back to the other house our friends rent. Also, the breakfast served in the morning was delicious! Homemade bread, mini egg and ham burritos and plenty of coffee, tea and OJ. I was in heaven! Not to mention, the sub shop is across the street, so anything you need is within arms reach. We will most definitely be back again next year! Even though our room had a great view of the beach, we might try for a different room just to see what they're all like. Very happy with our stay! So clean, I had to take a photo of the tub in the bathroom, I have NEVER seen a tub/shower in an older motel with a bathroom this sparkling clean, I mean....not a single dark spot from mold or mildew anywhere in either bathroom. Our beds were comfy, the little AC unit cooled our room nicely, and the staff was very nice as well. We will absolutely return! Thanks for a wonderful stay.

The desk associate located my reservation and checked me in, but explained that I needed to provide a deposit. I explained that I was waiting for a check to clear my bank account and was trying to resolve the situation. While I was waiting, other staff members came over and told me I had to leave the property. I was not given a clear reason for being removed, even though I had already been checked in. Because the hotel had already checked me in, I was unable to simply cancel the reservation and receive my money back. I ended up losing approximately $150 and, after leaving the property, I had nowhere to stay. What made the situation even more frustrating was that my check cleared my account as I was leaving. At that point, I had the funds available, but I was still not allowed to rent the room. I understand that hotels have policies regarding deposits, but I feel the way this situation was handled was extremely unfair and left me out of both my money and a place to stay. I would strongly encourage management to review how this situation was handled and provide better communication and customer service in circumstances like this.

So, if your family wants to eat breakfast, use the pool, go out to dinner or beach, someone misses out as pet cannot be left alone. Ill re-state, I specifically asked these questions prior to placing reservation. Needless to say, it was a quick load things and kids up to drive home. Would not recommend.

This was a reward-based stay, but I treat all reviews the same and try to include the good, bad and the ugly. Check-in was simple and we were given a corner room on the 3rd floor. When we arrived we were pleased with our 2-Queen bed room-which was a bit unique in that they had the window open. I loved that touch. Fresh Maine air. Off to a great start! Bed-VERY VERY COMFY!!! Bathroom, basic but nice. All the things-including pump shampo, conditioner and body wash. Oh the TV was HUGE. We stayed 3 nights at another place that was our basecamp that week and we agreed, if the room was as comfortable as this one we would have done less stuff...the beds combined with the HUGE (65 inches I think???) TV centered perfectly to line up with the 2 Queen beds (ok my lady and I occasionally indulge ourselves by each getting our own bed when on vacation-as I guess I am both a pillow hog AND a blanket thief)...anyway, we were in bliss!!! Breakfast is the usual HIE mix of warm and cold offerings. Not the best, but far from the worst. I made the most of it and then brought up some treats for the misses because I let her sleep in. **NOTE no coffee maker in the room-which is fine, they have it downstairs and frankly I think they do it because it streamlines cleaning rooms which helps turn the rooms around quicker so your room is available, in theory, sooner-and lets face it, cleaning rooms sucks so don't forget to tip service workers where appropriate, but I digress. We didn't use the pool or anything else really, but our limited interactions with reception at check in/out was great and I can easily say, based on our experience, this is a solid offering very close to 95! A Wal-Mart, Target, Market Basket (think inexpensive grocery store), Wendys and a bunch of other chains, including several gas stations are all within a few minute drive. The pool (indoor) is small, but they all seem to be nowadays. The drive to route 1 is 5-7 minutes as I recall and the Palace Diner (oldest and arguably the best in Maine) - in town - is about 10 minutes away! I would not hesitate to recommend this place and I would even consider this a good option for a staycation if your looking for something in that area-the beds and TV really make it welcoming! Oh our fridge even worked good enough to make ice in the icebox-plus there is an icemaker on 3 (and maybe other floors?).

We are supposed to be staying here 7 nights and have been here two nights going on three. We tried…read moremultiple times asking them to clean and service the room all to no avail. We tried 5 times today leaving in the morning at 10am and asking both the person on duty Megan and the housekeeper herself to come. We asked both twice, and the housekeeper came after I'd told her 2pm at 1 when I was in a towel . The first time we requested, we got back 2plus hours later and still no one had come to clean. Megan never apologized when we asked why. She instead said she was busy doing laundry and that we needed to give a more specific time even though we had done just that. We had given a two hour window (10-noon) and then the second time when we left at 2 an 8.5 hr window. Unfortunately once again when we got back to the room at 10:30 pm, it still hadn't been cleaned. Another problem since we got here, despite telling them multiple times is the tv doesn't get a signal (that's the air message on the screen) and is unusable as it's not connected to their cable provider. Someone named Sean came to the room at around 1:30 pm saying he'd heard we had problems with the hotel. But he ended up saying if we're not happy with the room they'd reimburse one night but we'd need to get out by 3pm!!! It was 1:30 and we were about to leave for the reason we had traveled here from L.A. (a university graduation ). I was shocked at his inhospitable manner. I explained we were on our way out right then (I was at the door about to leave) heading to our daughter's university graduation and wouldn't be back until late that night so his suggestion was ridiculous. I tried to explain if his intention was to compensate us or apologize, he shouldn't be telling a 7 night-reserved guest to "get out" with a 1.5 hr ultimatum. This is highly improper hotel hospitality etiquette in my experience and he may have been the general manager himself, even more shocking. That part was also confusing. He handed me a card of the general mgr but implied he wasn't the same person as the card even though the card also had the name Shawn (last name Patel)??? It's 10:45 pm as I write this, and since we got back at 10:15 tonight there has been not a single person on duty. The same was true of last night. If there is an emergency in this hotel, there will be absolutely no one here to take care of anyone. When you call the phone number, it says unable to take a message, that is using the room phone and also calling the general manager's card number from my mobile phone which on the card is the same as the hotel general number on their room phone!! There is no one here at this hotel to take any kind of responsibility and no way to get in touch with anyone, unacceptable hotel management and highly suspicious as well. Also breakfast food stale and inedible except boxed cereal. It is difficult to even give this hotel one star due to the above, but it requires that I give one to leave this review otherwise I wouldn't.
