Our room was spotless, the bathroom was beautiful and the shower had amazing water pressure, which we really appreciated. Additionally, having Spinning Jenny's Coffee Bar right inside the hotel was such a bonus. Their coffees were delicious! The rustic, industrial-chic design throughout the hotel is so well done and the staff were welcoming and kind from the moment we arrived! Would absolutely recommend and would love to stay here again!

There were only two other people in the lounge at the time. I was told that no where's in the lounge (which is big) could my 8 year old son be. When I commented that it didn't say 21+ anywheres and this was a hotel lobby / lounge they repeated that it's a rule that kids are not allowed even if they aren't sitting in the bar. It was also Mother's Day and as a single mom I had been looking forward to a nice afternoon here with my son. My son felt horrible as he had known I really wanted to go there and even said "I can wait in the car while you spend time in there so I don't ruin Mother's Day." We immediately left as he didn't ruin the day but the Lincoln hotel did. I highly recommend anyone with kids stay away as clearly I thought this was a family friendly place and it's not.

We were literally on the beach. The house was built in the 1890s and it is beautiful! It does have updates to it since then but you don't lose a bit of the charm. We stayed in the old inn keepers room on the main floor, and it had its own bathroom. Our room had a window AC unit and it's own mini fridge as well as a ceiling fan. I do think it needs more outlets but we just used one in the bathroom. They provide you with bath towels, fresh beach towels everyday, washcloths, face towels and bath mats. Resa is the manager their and was absolutely wonderful. She cooked delicious breakfasts and is available if you need anything. One day we had avocado toast, scrambled eggs, fresh baked blueberry buckle, blueberry corn muffins, and chocolate oatmeal protein cookies. Various breads, bagels, and English muffins are available as well as butter, peanut butter, and jelly. There is always coffee, tea, and water and ice on hand. In addition to breakfast the house has a whole closet FULL of board games and activities to play if you find yourself inside for an afternoon storm. There is plenty of common areas to hang out and do a puzzle or play a game. The house also has plenty of beach items for you to use including beach chairs, umbrellas, footballs, volleyballs, sand toys, bikes, helmets, and various other things. You do need to park on the street, but there was ample parking and you don't really have to move your car that often because there is so much within walking distance. Overall I couldn't speak highly enough about our stay. Consider us new regulars.

So glad we did! We stayed in room #12 with a king size bed with plenty of cozy layers to keep us warm during the chilly early September nights. The whole house was beautifully clean, warm and welcoming. It's literally a stones throw from the beach and where we all sit once we are there, so we got out of walking the mile back to the other house our friends rent. Also, the breakfast served in the morning was delicious! Homemade bread, mini egg and ham burritos and plenty of coffee, tea and OJ. I was in heaven! Not to mention, the sub shop is across the street, so anything you need is within arms reach. We will most definitely be back again next year! Even though our room had a great view of the beach, we might try for a different room just to see what they're all like. Very happy with our stay! Resa, who was the lady in charge when we were there, is super nice!

    This was once a nice place to stay, I know during covid it went through some challenging times but…read moreI was under the impression that they were cleaning things up....well..they started to but have a long way to go. As of last week, there was paint on the floor, and it was undecorated and looked like they were in the middle of a move. We had a small dog and was told that it was $25 a night, then another person said no dogs at all. The floor was not swept the entire time we were there and the pool had things floating in it and is in bad need of maintenance. The staff was friendly, and the beds were comfortable. The bathroom was clean but walls are water soaked and needs updating. It is such a beautiful property, the potential here is great. They need to fix it up. I will not be staying there again until the remodel is done.

Used hair ties, snack wrappers, and dirt on floor by 1 bed. didn't even look at other bed. Went to desk to request broom, dustpan, and towels to clean floor ( kids were tired). At that time, gentleman at desk said, "I forgot to have you sign the pet policy.". Upon reading, pet CANNOT be left unattended anywhere on hotel grounds or in your car. So, if your family wants to eat breakfast, use the pool, go out to dinner or beach, someone misses out as pet cannot be left alone. Ill re-state, I specifically asked these questions prior to placing reservation. Needless to say, it was a quick load things and kids up to drive home. Would not recommend.

    We are supposed to be staying here 7 nights and have been here two nights going on three. We tried…read moremultiple times asking them to clean and service the room all to no avail. We tried 5 times today leaving in the morning at 10am and asking both the person on duty Megan and the housekeeper herself to come. We asked both twice, and the housekeeper came after I'd told her 2pm at 1 when I was in a towel . The first time we requested, we got back 2plus hours later and still no one had come to clean. Megan never apologized when we asked why. She instead said she was busy doing laundry and that we needed to give a more specific time even though we had done just that. We had given a two hour window (10-noon) and then the second time when we left at 2 an 8.5 hr window. Unfortunately once again when we got back to the room 10:30 pm and it still hadn't been cleaned. Another problem since we got here, despite telling them multiple times is the tv doesn't get a signal (that's the air message on the screen) and is unusable as it's not connected to their cable provider. Someone named Sean came to the room at around 1:30 pm saying he'd heard we had problems with the hotel. But he ended up saying if we're not happy with the room they'd reimburse one night but we'd need to get out by 3pm!!! It was 1:30 and we were about to leave for the reason we had traveled here from L.A. (a university graduation ). I was shocked at his inhospitable manner. I explained we were on our way out right then (I was at the door about to leave) heading to our daughter's university graduation and wouldn't be back until late that night so his suggestion was ridiculous. I tried to explain if his intention was to compensate us or apologize, he shouldn't be telling a 7 night-reserved guest to "get out" with a 1.5 hr ultimatum. This is highly improper hotel hospitality etiquette in my experience and he may have been the general manager himself, even more shocking. That part was also confusing. He handed me a card of the general mgr but implied he wasn't the same person as the card even though the card also had the name Shawn (last name Patel)??? It's 10:45 pm as I write this, and since we got back at 10:15 tonight there has been not a single person on duty. The same was true of last night. If there is an emergency in this hotel, there will be absolutely no one here to take care of anyone. When you call the phone number, it says unable to take a message, that is using the room phone and also calling the general manager's card number from my mobile phone which on the card is the same as the hotel general number on their room phone!! There is no one here at this hotel to take any kind of responsibility and no way to get in touch with anyone, unacceptable hotel management and highly suspicious as well. Also breakfast food stale and inedible except boxed cereal. It is difficult to even give this hotel one star due to the above, but it requires that I give one to leave this review otherwise I wouldn't.

We stayed in the sandcastle suite 7 on the top floor and had a perfect view of the ocean. Only steps to the beach, you can't beat the location! The suite was clean and spacious. My only complaint would be that the pullout sofa was pretty uncomfortable but the kids didn't seem to mind. Office staff was super friendly and accommodating! I'm not sure if it was due to Covid but they do not offer housekeeping during your stay so just an FYI. However they were more than willing to swap out beach towels and bath towels as often as we needed. We will Absolutley be back! And do yourself a favor and venture out for dinners - the Landmark restaurant right across from this hotel is the only good spot to eat in OOB. The rest are tourist traps And some are downright gross. Drive 10-20 minutes to Scarborough or Portland for some amazing food

Was also going to make a weekend of it for the three of us. AOS was perfect! Just off the beaten path from the center of OOB and activities, but also only a few minutes walk to all of it. Very clean and updated suite. Very comfortable, had a kitchen, separate bedroom, and seating area. Would be great for an extended stay, though we are only there two nights. The manager was EXTREMELY helpful and friendly - even accommodating us on our late check in. She asked we simply knock on her door when we got in (even if it meant waking her). We also could check ourselves in and do paperwork the next day if necessary. I would definitely return, and bring the family. Great stay!
