Our cabinets fell off as we moved in, exposing a massive roach infestation, Barac had a limited response, & did not reimburse clean up costs

Poor customer service and worse maintenance. Repairs are left half finished if they even do them. Cheap rent is the only thing this place has, but it's tough to say whether they are cheap enough for the amount of effort to get them to take care of major repairs (holes in the ceiling) or rodent issues.

Went to see a unit for rent at 5011 Be st se & this is how they let me view the apartment smh this is a sad!

I've lived here for some years & im just tired they don't have any customer service skills at all. They don't fix anything, the units they sell you are some shit, they have mice & roaches & they try to overcharge you on your rent! This has been the first ever review I ever did on anyone but I feel like people should know before they purchase an apartment or home!

Rent the District - Spacious Union Row Condo with Double Balconies

I am very excited to lease with Rent the District. My roommates and I found a beautiful home on…read moretheir site, and from my very first correspondence with Hanna via phone, the communication has been flawless. Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

Collectively, we had not budgeted or planned for a rainy day. We did not have the proper reserves in place. And, worse, we fought all the time about choosing the right contractor. We needed professional help and Robert Jones and his company was a god-send. First of all, we found him at a conference where he provided a ton of useful information to us. No obligation. When we met with him for a consultation, he agreed to customize management services for us based on our needs and budget. Once we signed on to work with him, I can personally vouch for his 24/7 availability. Snow needs removing? Porch lights need a timer? Mildew has to go? Selling a unit? You name it and Robert along with his team were able to help. Most importantly, Robert is very organized and always able to show accounting paperwork, repair schedules and any archives. He's trustworthy and I would highly recommend him. As an aside, one of the negative reviews is from another member of our small board who LITERALLY never participated in our meetings. When this person did join, it would only be to argue and create dissension. At one point, Robert was threatened (along with several others) by this person and there were countless micro aggressions that led to Robtco's decision to no longer represent us. After over a year, that was no small task and the dysfunction existed well before he managed our condo association. No coincidence that now this association has run out two of its members and is facing legal action for faulty accounting.

He prepared several listings for us to visit during our house hunting trip, and made our afternoon very efficient. He also gave us helpful advice about living in Maryland, things to explore in the Rockville area, and tips for transitioning. Atwan understands that making a decision about where to live isn't just about the unit, but how that aligns with personal preferences, location, amenities, etc! We were happy to get our first choice listing and have really enjoyed working with him the past year. He replies quickly to emails and concerns, and recently implemented an electronic pay system for rent which has been very convenient. I can tell that Atwan cares a lot about his job and tenants, and we appreciate his commitment. EQCO Real Estate - Edward Quach - Licensed in DC, Maryland, Virginia

EQCO Real Estate

(36 reviews)

Top Notch Service - Top Notch Everything!…read more I interviewed three realtors before settling on Edward Quach of EQCO Realty. From the word "go," Edward was by far the most prepared- he came to the house with a customized list of comps and a marketing plan, and had already put some thought into his initial suggestion for the price target. Of the other two other two realtors I interviewed (both from "big name" realty groups), one didn't have a price target and asked ME where it should be set without coming prepared with comps, and the other strongly pushed a starting price that was $50,000 under where I started (and sold) with Edward. Edward isn't about pricing low to secure a quick sale. He worked with me to set a realistic price target and outlined a marketing plan to get us there. He didn't mind spending the time to help me understand my options, including taking the time to outline what the costs and revenue stream might look like if I chose to rent out the property versus selling it with him. Edward was always easy to get ahold of- if I ever needed to leave a message (which was seldom), I always received a return call within a few minutes. There was never a point where I felt that I was disconnected or didn't have any control over the process. My property was in good condition overall, but needed some work. I contacted my usual handyman for an estimate (repainting entire interior, carpet for two floors, minor drywall patching, re-grouting a bathroom, replacement of smoke detectors, etc.) and the estimate came in at $25k. I reached out to Edward for help, and his network of contractors got everything done, and done well, for less than half of my handyman's price. When I needed to leave the state to secure a lease on a new property, Edward stepped up to inspect the contractors' work. He sent photos, and offered a video tour to ensure the work was to my satisfaction. Later, when the HOA decided that me asking for a resale package meant that they should notice me to fix four items that they hadn't seen fit to complain about in the preceding 10 years (a few days before closing, no less) Edward came to the rescue again- all I had to do was send him the HOA's list of fixes, and he coordinated directly with his people to get everything resolved. When we had to make the big move in a rush, some important items got left behind accidentally. Edward came to the rescue again, personally running to the old house and shipping a huge box of items to my new address. Long story short, choosing Edward and EQCO was a solid win. This was my first home sale, and I was nervous. Edward was knowledgeable, explained what was happening with the sale (and my options) at each stage of the process, and kept me informed throughout. I highly, highly recommend Edward. Do yourself a favor, and go with Edward- you'll find him to be as responsive, trustworthy, and protective of your interests as I found him to be.

I live in a condo in Adams Morgan adjacent to a recently-built building (The Olso), which Atlas Lane managed at the time (two years ago). Right after the building was completed I noticed that the outdoor floodlights were on all night, and they were shining into my bedroom and keeping me up at night (even with my curtains drawn). I did a little research and found that it was managed by Atlas Lane, and thus I emailed them at 9pm about the issue I was having. I wasn't expecting any response at all but I figured it couldn't hurt to try. To my surprise, an hour later I got an email back from Matt apologizing for the light pollution and saying that he would take care it. After that night, the flood lights were never on overnight again for over two years. Fast forward to last week, when the flood lights were again on 24-hrs a day. I again emailed Matt at Atlas Lane to let him know. He told me that Atlas Lane was no longer managing that building, but that he knew the company that was managing it now and would email them on my behalf. He even checked in with me again a few days later to see if the issue was resolved (of course, it was not), and then emailed the other property managers once again to remind them. In my opinion, this is outstanding customer service, and I'm not even a customer! I am so impressed that I am actually now considering using them to manage my own condo once I finally move out, even though I've never before even considered using a property management company because I always had such *terrible* experiences with them as a tenant.

But that often the first people to tour don't like it. Said have to wait for tenants to be ready before we could tour, then kept coming up with excuses for not being able to see apartment. Finally, after supposed weekend for tours to start passed, I reached out and they said they had so many applicants that apartment rented sight unseen. Based on their info, I estimate they made $1500 in fees taking all the applications. At some point, it seems unethical to take application money past 5 or so applicants. Honestly, a refund of our $100 would have been appropriate. It honestly feels like it was a money grab to get application fees.
