I have been a homeowner since 2015 and our property continues to have subpar Management all due the HOA board choice for management. They are more about the paycheck than doing the job. The follow up and follow up through of this company is lacking. Myself as a 30-year property management professional. TLDR; Robtco is disorganized, they took way too long to process a simple application, I found a better place, and then they threatened me. I recently found an apartment that I was interested in, that was managed by Robtco. My fiancé and I arranged a viewing on Tuesday 2/25, liked the apartment and submitted an online application within 12 hours. Based on what they told us, we were 100% certain that no one else had submitted an application before us. We had let the property manager know that, along with our application, we wanted to negotiate the price of the parking spot from x to y. Then things started to go downhill. I called to confirm my application was received, which they said it was. I was told that we would have a decision as to whether we got the apartment one way or another within two business days. I was skeptical about the seedy turnaround, due to other reviewers, but remained hopeful. Two days came and went, so on the afternoon of the 27th, I called back to check the status. The company owner, "Mr. Jones" was out of the office and apparently no one else had the authority to give an update. I think there really was just no update because they hadn't done anything as far as processing the application. I had yet to be charged the processing fee at this time, despite having entered my credit card information when I submitted my application. The morning of Friday 2/28, a woman from Robtco called me and explained that she needed my credit card information in order to process our application fees. I told her I had already submitted it with the application and didn't want to provide it over the phone, but she insisted their system was broken or something. So I give her the info, and then she calls AGAIN an hour later because she needs my credit card info AGAIN because she didn't know she had to run two separate $50 transactions for people filing a joint application. Robtco is so extraordinarily disorganized and incompetent. I called again numerous times throughout the day on Friday, 2/28, to no avail. Each time, they told me that "Mr. Jones" was out. I called no less than five times that day, and at 4:30, the same woman who had been answering the phone all day told me they had an answer after I reiterated that I needed an answer by the weekend. I was expecting to hear whether or not we got the apartment, but her only update was that the landlord agreed to give us the parking spot for y dollars, instead of it's original asking price. It took over 3 days to get that simple answer! The following Monday, Robtco called me but I missed their call. They didn't have the courtesy to leave a voicemail. They called my fiancé, who was at work but also missed the call. They left him a voicemail saying we got the apartment. My fiancé hadn't returned their call, so they called me on Tuesday 3/3. Why they can't stick with one point of contact, I don't know. A woman called me and asked what my move in date was going to be and told me where to send my security deposit and first month's rent. We hadn't even confirmed that we were going to take the apartment, and what happened next makes me glad we didn't. I told the woman that in the week the took to process our application and get back to us, we had found, toured, and signed a lease on a more preferable place. She responded by saying "I hope you don't regret that decision." She flat out threatened me for not signing with Robtco after they took way too long to process an application. Their lack of timeliness in application processing can only foreshadow how awful they must be to work with when it comes to repairs or maintenance requests. 10/10 would not recommend. I've worked with Robtco and Mr. Robert Jones for years as a tenant and am very pleased with him and his office's professionalism, their sense of urgency, and how they communicate with me and my landlord. Mr. Jones is a problem solver, patient. And forward thinker. He's been very instrumental to me as a tenant, ESPECIALLY during and post Pandemic. I have rented two properties from Robtco and both experiences were easy. My first property I worked with Loren and Shana, I don't know if I am spelling their names correctly. They assisted me with every step of my paperwork and move-in process. I emailed the company because the dryer stopped working and they sent someone out the next day. Whenever I called the office the staff would be helpful and hilarious. When I moved from that property, I decided to work with them again to find me another place in the Montgomery County, this time I worked with Ms. Darrie and Robert, they walked through the process kept me informed in any changes and I moved in without any problems. This has been the worst 2 months of 2017. I rented a house today is my 2 month anniversary.. When I moved in it was mold in the basement bathroom. They took pictures but did nothing until the basement flooded. Once I realized that mold was deadly I moved my family to a furnished 2 be apt for 4 weeks... Mr Robert Jones refused to reimburse me. Since then it has flooded 2 more times. So I had to take matters in my own hands and hired BIOBUSTERS to verify the level of mold... And yes it deadly. All of my clothes have to be cleaned, mold spores are all in the carpet and padding. I read my lease and the person listed as my landlord is Karamoko Lawrence but comes into the home as my maintenance man... Lol... Worst property management I've ever dealt with and I have lived in NY. As a renter, it is extremely frustrating when no matter how many times you call and hear the person you're trying to speak to in the background, he always seems to be busy or not in the office. I'm constantly met with attitude and unprofessionalism from EVERY person that works here. The nicest they've ever been was when they showed me the apartment. After I signed the lease, it was downhill from there. Please stay away from hiring this company or renting from any of this companies properties. read more

The application website is underdeveloped. I paid $50 to submit an application wich was messy and my credit was ran the same day. I was alerted by trans union personally. I was then told my social security number was entered incorrect on my application and I would need to submit another $50. I explained it must have been the-entered wrong by your staff because my credit was ran wich requires the correct ssn number so I know I entered it correctly. I was then called and told my credit would not be ran AGAIN; wich I expressed fear of.And that the problem was fixed but I never received my $50 dollars back. Smh. And then told they told me they had chosen someone else for the property... The realtor couldn't even meet me for the property showing. Please just go ahead and donate an extra $50 to these people ahead of time because apparently the neeed it read more

I do not normally post reviews,but the unprofessionalism and deceit on the part of Robtco is something I have never experienced before.I lived on 23rd and Charles street in Baltimore city. Unaware that at night time displaced individuals congregate in the laundry room on the basement floor smoking and sleeping was unimaginable. They made no effort to fix the safety bars on the windows which was an invitation for prospective intruders. When you pay your hard earned money on a place to live, you want to feel safe and respectEd. I felt far from both in my experience. I had a great experience with Robtco! They managed all aspects of the renting process, and handled all of my tenant's needs in a timely fashion. When any repairs needed to be done, they were able to arrange a good time with the tenant, and the work was done well. I had a very positive experience when dealing with the management team at Robtco. We had a difficult situation to work through and they were responsive, professional and easy to work with. One issue was that it took Robtco weeks before responding or months for resolving maintenance requests. Another issue was that Robtco didn't pay our bills in a timely manner. read more

Then upon going into the office Lauren reeked of alcohol, which you can tell he's a total drunk!!! I was told that I need to speak to a woman about the property and this woman could not spell one word correctlyAnd wasn't knowledgeable about any maintenance issue in the property. I must admit there was only one person under the maintenance team that seem to be very respectful. He listen to my concerns and tried his best to make the accommodations needed, as the other dirty worker also smelled like cigarettes and weed let's not forget the alcohol as well then he had the audacity to outside smoking cigarettes without a care in the world.. Robtco Property Management is the worse! I had to constantly call to be told I was not approved. Once they get you $50 application fee you don't hear back from them. They told me the owner of the apartment went with another applicant. If that is so why is the Condo still on hotpads. I had a friend call to see if it wad still available and they told her YES! Really I thought owner went with someone else! They even called and asked if I wanted to come out and view the same Apartment again! No thanks I found a place in the building right next door. I could not agree more with the previous post from Heather. As the treasurer of the same small condo association, we ran into major financial hiccups as a result of the developer's shoddy workmanship. Collectively, we had not budgeted or planned for a rainy day. We did not have the proper reserves in place. And, worse, we fought all the time about choosing the right contractor. We needed professional help and Robert Jones and his company was a god-send. First of all, we found him at a conference where he provided a ton of useful information to us. No obligation. When we met with him for a consultation, he agreed to customize management services for us based on our needs and budget. Once we signed on to work with him, I can personally vouch for his 24/7 availability. Snow needs removing? Porch lights need a timer? Mildew has to go? Selling a unit? You name it and Robert along with his team were able to help. Most importantly, Robert is very organized and always able to show accounting paperwork, repair schedules and any archives. He's trustworthy and I would highly recommend him. As an aside, one of the negative reviews is from another member of our small board who LITERALLY never participated in our meetings. When this person did join, it would only be to argue and create dissension. At one point, Robert was threatened (along with several others) by this person and there were countless micro aggressions that led to Robtco's decision to no longer represent us. After over a year, that was no small task and the dysfunction existed well before he managed our condo association. No coincidence that now this association has run out two of its members and is facing legal action for faulty accounting. read more

I moved into a house located in SE Washington DC which was good in the beginning but as time went on I had mice, water damage, issues with Robert Jones (slumb lord), and literally had a wall that was crumbling before my very eyes. I was told by Darrie that the house was made to have two missing bricks which sounded so completely crazy. They did not make repairs as promised. The two bedrooms had no fire arlarms (a violation), the back windows in the sunroom did not close making it a safety hazard. I eventually decided to move due to health issues and the house not be repaired as needed. In addition, I was never told that the house had gutters and they have yet to be cleaned out. Please whatever you do; do not rent from Robert Jones. As we speak he has yet to return my security deposit always being unavailable and not returning emails. The staff covers for him and will tell you he is not available. The only time you hear from them is when they need their rent or you literally have to be rude to get things resolved. Robtco is the worse company I have ever dealt with; they are very unprofessional making it very difficult to handle things in a pleasant manner. read more

I want to add my comments with the services I have experienced as a renter with Robtco Property Management. September proved to be challenging with some needed repairs with my apartment. I requested services for repairs and along the way, it was discovered additional issues needed it to be addressed. I had to move out while the contractors worked in the apartment. Relocating became a greater issue....because of my pets. Property management offered to cover the costs and paid for the on-boarding of my pets while the repairs were being resolved. The pets were there for 6 days. They contacted me while the contractors were working in my unit,updated the status, inquired about my pets, more importantly, they kept communication with me. I worried about my cats and they worked expeditiously on fixing the problems. I keep it 100%, I was frustrated and expressed my concerns and they listened and with mutual respect, as a renter they made sure that my needs were met. I am back in my apartment and because of the inconvenience, in addition management offered as well deduction on my rent. read more

God help you if the property you want to rent is managed by Robtco. Robert Jones is a terrible business person and his company can make your living situation a complete nightmare. They can treat you terribly if you have a small maintenance request, even if it's not your fault, and will hold any small thing against you as if you did something wrong to require a fix ever. They will also try and illegally withhold information or money from you and I had to fight to get my security deposit back and gave up on the other things his staff stole from us. Also they are unsafe as when maintenance did ever arrive they never gave notice and would walk in without warning and gave us the SSN #s of previous tenants by accident which made me really worry what he would do with our info. I was referred to Robtco at the annual Condo Association conference by an extremely reputable firm. As the President of an association of 4 units, resulting from a very bad developer, we had many issues. It was me and another owner vs the other two owners who refused to address the very serious issues: roof, plumbing, etc. Robert was the only property manager that would deal with condo associations of our size. The condo scene in DC is such a mess with bad, corrupt developers and no recourse for owners. Robtco helped us navigate through it all and even had to referee some very contentious disputes among my fellow owners. He also made sure all our bills were paid on time and managed the reserve account ( which didn't exist before he was hired). With Robtco's help, we fixed all major issues and I was finally able to sell and get out. The others who stayed didn't keep him on, mainly because they were mad at me and saw him as being aligned with me, so they took it out on him. I'm sorry to see he has received some bad reviews. He was literally a home saver to me and my neighbors (whether they realize it or not). I would recommend Robtco, especially for small condo associations. read more

I used Robtco Property Management from 2013 - 2015. In that time, they rented my place to someone with three kids that stole from individuals in my condo. Not once did they communicate with me what was transpiring at my condo. I moved into my condo and found it a mess with roaches and my hardwood floors messed up. Robtco is unprofessional and they only care about renting your place for their 8% a month. They knowingly lied to me about this tenant and told me she had one child; knowing she had three kids. I have a small two bedroom in a quiet condo. They will protect the tenant more than your home. Now I have neighbors that want to sue me because my tenant stole from everyone and they think I'm negligible. Lastly, I have police coming to my door about this tenant that Robtco didn't vet properly. Don't use Robtco. read more
