Christian is the most patient realtor on Earth. I was not a buyer in the best position (I only had about 10% downpayment). It took something like 8 months and many offers for us to close on a home. REAs are a very important factor, or perhaps the most important decision to be made before even considering looking at property. REAs should be a close confidant when it comes to purchasing property; not just another person working a job looking out for himself. Someone who loves their career, truly cares and enjoys helping others finding their first, or second, or who knows, their twelfth property. I would like to say that Christian Nossum of Deals in Seattle represents the consummate professional in this industry, excellence in knowledge, professionalism, and patience when it comes to making capital decisions. I've recently had the pleasure of working with Christian on my first house purchase and I would say that I am pleased with my first decision, which is finding a REA. I would often hear horror stories about other REAs, how pushy and overbearing they can be. Christian was never pushy or impatient towards me and was accommodating towards my need of processing all of the information first before committing to a decision. When he explained the process of purchasing real estate, he took a complicated task and broke it down into various objectives. From these objectives, he would explain to me key goals and define basic industry terminology. He gave me enough information so I can understand the fundamentals and proceed forward with the research process. The style of how we went out to search for houses is novel; instead of the traditional method of Christian dragging me around to look at property, a more efficient method was used. In which case, I would heavily research property on-line from Christian's resources. After finding property that piqued my curiosity, Christian and I would arrange to view the unit. This method provides the most efficient use of both parties' times, as the person that is buying property will know what he or she truly wants in a dwelling. We're only human, and I don't remember having telepathy as a skill set. Christian is very flexible towards my schedule, given the demands of my career. We're often meeting in person after normal business hours, or talking via email or instant messenger during the night. I don't believe working with a traditional 9-5 REA would've worked for me. I'm often traveling for my career, which leaves little time communicate during regular business hours. Christian's flexibility to accommodate towards my schedule is greatly appreciated in that regard. Once arriving at a property of interest, while I was distracted with all of the fancy stuff, Christian was watching my back and eyeing for potential physical problems with the unit. Tasks that may not be bothersome to others may bother me as a person, such as tending a garden. I'm not a person that wields a green thumb at this point in my life. This attention to detail is very important in a REA, someone who gets to know what type of person you are, what your focus in your life is at this very moment, where you want to take yourself, and the house. The technical skill knowledge of what Christian has should also be taken into account - his knowledge and experience helps the purchase process. Often I would ask him very technically oriented questions, such as building architectural design concepts differences between various types of dwellings. Every single question that I ask is answered appropriately with more than enough detail to satisfy my curiosity. Having this level knowledge that is accessible and easy to understand is a skill set that should be highly valued in a REA. Throughout the purchase process, it is obvious that Christian created a symbiotic network of mortgage brokers, inspectors, and other resources where everyone helps each other out, with each other specialty. All of Christian's recommended resources were helpful, polite and professional. What's also nice is that Christian is the primary point of contact throughout these steps. Every step of the way, Christian was there to assist when it was warranted. Had I been on my own, this would've been a stressful process. I admit that without Christian's assistance, this project would've ended up as a failure. Purchasing a house is stressful enough; without Christian's valued assistance, I would've been overwhelmed with all of the research that is required to get even one sub-objective completed. We worked with Christian over the course of late spring and summer as we sold our old house and bought a new one simultaneously. We can wholeheartedly recommend him and felt we were in good hands from start to finish. Overall: Christian responded swiftly to inquiries via email, phone, text, and never made us feel as if any of our questions were silly or naive. He always treated our relatively modest transaction (modest in the world of Seattle-area housing, that is, but of course a big deal to us!) with the same respect, attention, and care that I'm sure he provides to bigger, more lucrative real estate transactions. Specifically: He gave us great advice on how to prepare our house for selling. When we abruptly went from a leisurely time frame for selling (over the course of a year) to a very hurried pace (to get into a new school district in time for the new school year), he simply shifted into high gear without missing a beat. He steered us to a good mortgage broker and arranged for inspections, which he attended, so that things worked seamlessly. I'm sure Christian would've pointed out houses for us to look at if we'd thrown up our hands at that aspect of house hunting, but like most shoppers today we have access to the same listings and many of the tools that real estate agents do (he pointed out the best sites to use, aptly describing the shortcomings of some and the advantages of others) and of course were so eager to find the right place that we were all over the listings in the very small area in which we sought to live. So whenever we found a place and shot him an email about it, he responded instantly (and pleasantly, never acting as if we were a bunch of kids showing their dad pictures of toys in a catalog that they'd like to have :) and looked into things for us. And he kindly dissuaded me when I'd hopefully send a listing of a dream house that I knew darn well was really more than we could afford, sort of hoping that magically he'd say 'sure, we can bargain them down!' (again, never making me feel stupid for asking). Overall the whole buying and selling of houses, a very, very stressful undertaking, was made much easier thanks to Christian, and things went swimmingly. TLDR: Easy to work with, incredibly responsive, great for new Seattleites. First off, Christian made the process as easy as possible without us being in Seattle. He Skyped with us early on to figure out what we wanted, was really responsive by email any time of the week, and even managed several of the steps (pre-inspections, negotiating into the closing process) with us out of town. When we visited Seattle to tour houses we were interested in, Christian made a point to show us highlights of each surrounding neighborhood, pointing out local cafes and restaurants to get us a feel for what each neighborhood is like. There's a fine line with an advisor (realtors or otherwise) between "guidance" and "pushiness". Christian definitely falls on the "less guidance / less pushiness" side of that line. For better or worse, he sticks pretty firmly to letting you figure out what you want in a house. But once we were ready to offer on a house, he made the process from then on particularly painless. Part of Christian's value for us has been the network he's introduced us to, especially since we're new to the area. He personally recommended a lender and an inspector, both of whom were great; all of the specialists we've had to the house, including pest control, HVAC, and handymen, have been in a chain of personal connections starting with Christian, and they've all been stellar. If you work with Christian, definitely take him up on the house-warming party he hosts after closing. Just as marketed, he brought food and drinks, set everything up, made friendly conversation with our guests, and didn't even hand out business cards! There are a million positive things I could say about Christian and our experience, but here are a few highlights: -Christian is straightforward and honest. -He knows the local area and market extremely well and helped us set reasonable expectations for what we could afford in the areas we were most interested. -He doesn't try to get you into any home ... he is concerned primarily with the right fit for you and your family. Gotta love that! -He helped us to better understand the home factors that would be important for us specifically, both now and down the road when we re-sell. -He moves at the same speed as his clients, not pushing along too fast or slowing the process down. -This was my husband's second purchase, but my first, and Christian made sure I understood the process completely. -He returns texts, calls, and emails quickly and seems to always be available. We have a weird schedule and he fit in showings and paperwork when was convenient. -He has a great sense of humor and is easy to get along with. -He doesn't get too "agent-y" (ie. pretentious) and helps draw your attention to positive and negative aspects of homes that you look at. -He helps you take ownership in the process .... makes the sale about you. -His last name rhymes with awesome. I met Christian briefly through a work colleague a few years ago and after some small small talk with him he agreed to help me purchase my first home. From the first date we set he was nothing short of one of the most patient, professional and sincerely caring persons I had met. He was extremely patient with me, not pushy at all and wanted to be sure that he could find the dream home I was looking for. He was always available and spent ALOT of time with me looking for homes. In one day we looked at 14+ homes. I did little research to find homes, I did do my own but rather told Christian what I was looking for and he would keep me up to date from week to week. I have to say that he was a complete pleasure to work with and I highly recommend him to anyone, whether you're buying your first home or your second, third or fourth property. I enjoyed working working with Christian. I tend to be on the OCD side of things, so I wanted to read all of the documents on properties I was interested in cover to cover, I wanted to re-visit several properties, and I wanted to talk about my options (a lot). I felt that Christian was very patient and informative. I can understand how someone may feel that they were doing a lot of the work on their own, because I remember doing that a lot, too. I think the difference however, is that for me, being able to look at links on my computer during my leisure time, helped me to avoid feeling pressured. If Christian had been calling me daily to check in and set things up I think I would have felt pressured and that would have made me feel stressed. Something I have noticed Christian doing lately is posting informative information about real-estate online (facebook/website). I think the information he posts is relevant and it helps to keep the doors of communication open, even after you purchase your home. One last thing I really appreciate about Christian is that even though I bought my condo about 4 years ago, I still feel that I can call him for advice. He even shared his thoughts and experiences on how I could rent my condo, which of course had no financial gain for him.
