Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year.

But generally speaking, I have sort of a caveat emptor approach to life and I usually just figure, oh well, lesson learned ig. Other people might have different experiences than I did, don't let me bash something indiscriminately. Having said that, let me give you some valuable advice about Ridgemar Commons and how to deal with the Property Manager from Hell. To start with, there were many things I loved about living at Ridgemar. My unit was small but in great shape. It was typically pretty quiet (though if you can, try to get an upstairs unit as there seems to be very little dampening of sound between floors and the footsteps overhead can be obnoxiously loud), parking was close and plentiful, and the location is fantastic. I cannot say enough good things about the maintenance staff, especially Adonis, who was the go-to guy for my building. They were quick to respond, super knowledgeable and skilled at what they do, and are just generally good people I enjoyed being around. The problem was literally one person -- the property manager. For the life of me, I can't remember her name anymore, which was annoying at first because boy do I want to call her out by name. But then I realized that my brain had opted not to store that information and honestly? Mad respect for that. So the details of my story are insane and lengthy so I won't go into it here. And in all honesty, the issue began over a mutual mistake that we *both* made. But although I immediately owned up to my error once I understood what had happened, she kept doubling down again and again, *insisting* that she had done something that she absolutely did not do. The upshot of it was that I was being told that I had canceled my lease when I had not and that I needed to be out of my unit in 48 hours because it had already been rented to someone else. I called two attorneys I happen to know, explained the situation, and asked if I had any recourse. Both of them gave similar advice, which was that yes, I could take this to court, but without documentation proving what either of us had done or not done, it would be tricky to litigate and resolve. So I did some digging, and finally found the company who actually owned the complex. I reached out to them and within days I had a new year-long lease at the same rate. I spent that year just keeping my head down and biding my time. Until today. Because now, after I have moved away, received my deposit back, and it has cleared my bank, I am here to warn others about the unprofessional, dishonest, and aggressive way this property manager handles tenants at Ridgemar Commons. I wish I could express to you all how bad this situation got, how distressed and terrified and anxious I was for those few days. I couldn't eat, couldn't sleep, cried constantly, felt shaky and lightheaded, and had a racing pulse at all hours of the day. It's the closest I have ever come to a complete collapse. And it was all because ONE PERSON refused to admit that she had made a mistake. So what's my advice to folks thinking about moving to Ridgemar Commons? There's still a lot of good things about this place, and for the most part they outweigh any of the negatives. But take it from me: be prepared. Go into it with your eyes open and know that the only person you can fully trust here is yourself. Document absolutely everything. In writing. Do not be afraid to talk to attorneys and to tell the property management that you have. And if push comes to shove, reach out to the company that owns the property (they're not always easy to find, I had to do quite a bit of sleuthing). You are your own best advocate. Don't be taken out by someone who parades around as an adult but has not yet grasped the concept of owning up to mistakes and correcting them or taking responsibility for her own actions. Good luck!

When she handed me over to the actual person who would be managing the property, things started to fall apart beginning with a tremendous amount of pushback on absolutely everything. And they were not prompt in responding and lacked follow through. It was an incredibly stressful time. Eventually, once the funds were received for placement, tenant and myself were unceremoniously dropped from their "firm". I thought it was just me, but it appears that this is a pattern of bad behavior that still remains unchecked to this day.

I finally got through to a representative, and the information she gave me on a unit I was interested in renting was completely different than what was listed on the website. Price, location, date available, and application pending status were all incorrect. She said it already had an approved application on it, even though I was accepted for a tour of that unit... Then, I found another listing on their website I was interested in renting. Against my better judgement, I attempted to call their office again, and the person I spoke with said she couldn't find that listing in their records. She said she would place me on hold and find out, but instead she transferred me back in the queue where I waited another 20 minutes just to receive a voice mailbox. To me, seeing "Allison Ables" on the listing is synonymous with "don't even bother." You'll waste your time battling call queues and incompetent representatives.

On my scheduled move-in day, the property was not ready for occupancy, it was dirty, unsanitary, and required me to postpone my move at the last minute. Shortly after moving in, the bathtub leaked under the floorboard and caused flooding that spread into my bedroom and damaged personal belongings. The plumber said it was completely avoidable if they had only done a thorough check before renting. Throughout my tenancy, multiple maintenance issues went unresolved or were handled poorly, including broken blinds that were never properly repaired despite repeated requests. I also experienced privacy concerns when workers arrived without notice and looked through my windows, and after a pressure-washing visit, my air conditioning stopped working, leaving me without AC for two months during a Florida summer. Despite these issues, I made every effort to leave the property in excellent condition, spending hours deep cleaning, completing all required move-out procedures, and even returning my keys early. Nevertheless, more than half of my security deposit was withheld. Between the poor condition at move-in, property damage caused by maintenance issues, lack of timely repairs, privacy concerns, and disputed deposit deductions, my experience was frustrating and costly. I'm sharing this so prospective renters can make an informed decision and avoid the stress, inconvenience, and expenses I experienced during my tenancy.

Despite repeated pleas, I was denied a piece of paper to park long enough to check our daughter out of her apartment. This after 4 years of leasing - they could've just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. Bugs, a foul stench, mold etc. And like others have said you can't get rid of any of it no matter what you do. Also horrible office staff horrible maintenance just don't do it. Not worth it. We have always payed our bills on time and have never been accused of having delinquent charges with our HOA but when the HOA changed from one management company to bosshard, suddenly bosshard tacked onto our bills an additional 175$ of unpaid billing they claimed was provided to them from the HOA as outstanding or prior balances. None of this so far has panned out to be true and our entire community in longleaf has been affected. They've handled the situation terribly , no email, no warning about additional incoming charges, just a sneaky addon that we had to find out through the community about. When trying to deal with them by phone about this issue, it took ALOT of community members calling and asking for answers to get any sort of response from them. As of yet, this issue has not been resolved, they are reviewing our accounts per their email, but I have access to the ledger as its my right and I can see there is no 175$ outstanding balance. I am demanding a full refund since they took the money out with the monthly HOA cost and I had set up automatic payment. P.S. I have never left a review before but being treated this way I felt it my obligation to speak out especially since the activity looks illegal and fraudulent. 5/13/2026 Edit: I had neglected to update this review, as I had left one on google as well.
