I don't write reviews. I do read them, and I am grateful for all the people who take the time to give honest feedback on their experiences. But generally speaking, I have sort of a caveat emptor approach to life and I usually just figure, oh well, lesson learned ig. Other people might have different experiences than I did, don't let me bash something indiscriminately. Having said that, let me give you some valuable advice about Ridgemar Commons and how to deal with the Property Manager from Hell. To start with, there were many things I loved about living at Ridgemar. My unit was small but in great shape. It was typically pretty quiet (though if you can, try to get an upstairs unit as there seems to be very little dampening of sound between floors and the footsteps overhead can be obnoxiously loud), parking was close and plentiful, and the location is fantastic. I cannot say enough good things about the maintenance staff, especially Adonis, who was the go-to guy for my building. They were quick to respond, super knowledgeable and skilled at what they do, and are just generally good people I enjoyed being around. The problem was literally one person -- the property manager. For the life of me, I can't remember her name anymore, which was annoying at first because boy do I want to call her out by name. But then I realized that my brain had opted not to store that information and honestly? Mad respect for that. So the details of my story are insane and lengthy so I won't go into it here. And in all honesty, the issue began over a mutual mistake that we *both* made. But although I immediately owned up to my error once I understood what had happened, she kept doubling down again and again, *insisting* that she had done something that she absolutely did not do. The upshot of it was that I was being told that I had canceled my lease when I had not and that I needed to be out of my unit in 48 hours because it had already been rented to someone else. I called two attorneys I happen to know, explained the situation, and asked if I had any recourse. Both of them gave similar advice, which was that yes, I could take this to court, but without documentation proving what either of us had done or not done, it would be tricky to litigate and resolve. So I did some digging, and finally found the company who actually owned the complex. I reached out to them and within days I had a new year-long lease at the same rate. I spent that year just keeping my head down and biding my time. Until today. Because now, after I have moved away, received my deposit back, and it has cleared my bank, I am here to warn others about the unprofessional, dishonest, and aggressive way this property manager handles tenants at Ridgemar Commons. I wish I could express to you all how bad this situation got, how distressed and terrified and anxious I was for those few days. I couldn't eat, couldn't sleep, cried constantly, felt shaky and lightheaded, and had a racing pulse at all hours of the day. It's the closest I have ever come to a complete collapse. And it was all because ONE PERSON refused to admit that she had made a mistake. So what's my advice to folks thinking about moving to Ridgemar Commons? There's still a lot of good things about this place, and for the most part they outweigh any of the negatives. But take it from me: be prepared. Go into it with your eyes open and know that the only person you can fully trust here is yourself. Document absolutely everything. In writing. Do not be afraid to talk to attorneys and to tell the property management that you have. And if push comes to shove, reach out to the company that owns the property (they're not always easy to find, I had to do quite a bit of sleuthing). You are your own best advocate. Don't be taken out by someone who parades around as an adult but has not yet grasped the concept of owning up to mistakes and correcting them or taking responsibility for her own actions. Loved living here the past two years! My husband and I are both graduate students and would have liked to stay for the next 5+ years. Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year. read more

Everything you need is all in one place. Taking a tour with Rima has convinced me to seek a lease. She was so knowledgeable and friendly. After reading the reviews and exploring the complex, I'm sure my time here will be amazing. Most importantly, I hear maintenance is fast. That's important for a busy lady like me. Thank you Rima! read more

I have lived here for a years now and HAD TO resign. My partner and I split a 2bed/1bath apartment with a waterfront view from our bedroom and office window. There're are several large places of grass to walk my dog (on top of a dog park w/dog bathing station). The apartment also provides specific waste receptacles w/bags evenly spaced out so you don't have to walk to far with a doggie bag. Rima in the office helped us sign both our leases and is the most sweetest and happiest person that handles any problem we have promptly and with a smile. Adonis the maintenance man is quick, efficient, and knowledgeable of his profession. He is a joy to be around and has no problem explaining anything you don't understand. Happy to call Ridgemar Commons home :) read more

Cool place really nice but some of the things we were told that we'd get weren't available like wood floors and a WiFi modem with instant set up. Very nice place would recommend to others that are ready to move out to someplace new. Also there's so many businesses right at your doorstep such as target, Publix, and Walmart all within 5-9 min drive. Traffic isn't that bad and I haven't had any problems yet. read more

Been here 3 months. It's pretty quiet. Staff is very friendly. Lindsey has been very helpful. Maintenance issues have been resolved quickly. Move in was quick and easy. Love the pool and dog park. read more

We were assisted by Rima while searching for an apartment for our son. She was wonderful with the tour , answering questions and assisting us once we decided to rent. She was very responsive and customer centric whenever we called or emailed concerns or questions. She made our transition/move in very seamless. The apartment was immaculate and all ready on our move in date. She assisted us with all the paperwork and questions regarding all facets of the apt complex. She continues to enthusiastically follow up on questions and never makes one feel like the question is 'stupid'. She is the reason we selected this apartment complex. Great client experience. read more

Never choose this apartment! When I moved out, they charged me more than $200 for carpet replacement (for prorated for age, I took good care of the carpet while I lived in the rental, there is no stain or damage on the carpet.) and $100 for floor scrub which was made by their remolding workers. That's ridiculous! Besides, the room is really small and expensive. The AC is old enough, I requested repairs for more than five time within one year. Every time with leaking issue, that's quite awful. If you have another choice, do not choose this one. read more

If only I could give a lower rating. After being misinformed with their tour information, I was forced to interact with an office of people who were wllling to continuously lie about the information communicated to me rather than trying to help come to any sort of conclusion. I really liked the cute little apartments they had, but their office team needs replacement and lessons in customer service skills/office management. Simple timelines and claims regarding our business was consistenly misinformed and mistated on their front. If you ever go there, get EVERYTHING in writing/ have it on hand when dealing with this management. Good luck! read more

Of all the apartments I've lived in this one is hands down the best! Management genuinely cares and maintenance is always attentive. Live here and you won't regret it. read more

I wanted to update this because Angel called me today and offered to add an addendum with the possibility of not signing the lease until move in if I was willing to put a larger deposit down. I asked her to send it to me and said I would review it. After thinking about it, I called her back and decided that I didn't want to continue with the company anymore and would prefer to be upfront rather than waste anymore of their time or mine. I appreciated her efforts in trying to make it right and when asked, she stated that the treatment would not be any different towards me if I still wanted to move there (i.e. no hard feelings). As much as I don't want to start the apartment hunting process all over again, after considering how I felt about the ambiguity in the initial agreement compared to what was expected, along with concerns of potential bitterness for either party, I simply feel it is best option. She offered to refund the holding deposit, which I appreciated and hope that there are no issues with that. I have suggested that the management company consider other options for informing potential residents of their policies, such as adding information about the requirement of a signed lease after a holding deposit is submitted for units that cannot be occupied for more than 30 days out or requiring a larger holding deposit contingent upon signing a lease upon walk-though, with the option to not sign if there is an imminent health hazard (e.g. irreparable damage, mold, bed bugs, etc.). I hope they make this clear to future potential residents. I know it can be a new experience for students and young professionals renting for the first time, but PLEASE be sure to read any and all holding deposit forms, leases or other legal documentation before signing. Always get clarification or consult a lawyer if you're unsure about something, you will be glad you did! read more

By far the best apartment complex I lived in during my time in Gainesville. Maintenance was very quick to respond to requests, I almost never saw bugs (and the few I did see were dead; the pest control was fantastic), and if you had an issue the staff would try their best to help you. I really appreciated that the dog stations were equipped with bags at all times and emptied out regularly so I didn't have an issue with that at all like I had with my previous apartments. And they also send nice texts every once in a while about pizza or bagels in the office which though a small gesture really made a difference to me. It made me feel like they really care about their residents, and I felt very secure during my time there. The dog park is also really nice to go to, and it just got renovated so it was even nicer. They also recently added amazon lockers for packages which made packages/mail easier too since they sometimes used to go to the office if they were too big for the mail box. The complex itself is very quiet and in a very good location near publix, CVS, restaurants, a few minutes away from UF, etc. Very convenient and I would definitely recommend this complex to anyone! read more

I moved to Gainesville from Michigan and it's safe to say I was worried about finding an affordable yet, safe place to live. I pretty much called every apartment complex in Gainesville in hopes to find somewhere that would accommodate my needs. I spent many hours searching and when I flew to Florida to get my housing set up before I moved there in three months. I was in a time crunch to visit all of my apartment options... I had roughly 10-15 places to check out in a day and a half. Luckily, I visited Ridgemar Commons first and after an hour I had signed my lease and was able to enjoy my short vacation stress free. I have been living at Ridgemar Commons for over two months now and I have to say I'm impressed. I've lived in apartments before and this place has more to offer than the others I have lived in before such as a clean pool, a nice exercise area and a computer room with a printer! Best of all they offer a washer and dryer rental for a small fee each month! Furthermore, the staff has been great. They are quick to respond to any issues I have had. I would suggest living here to anyone!!! read more

Staff is always accommodating and friendly! Great amenities including workout room, business center and pool. Convent location to many different restaurants and area hospitals. Highly highly recommend Ridgmar Commons! read more

We have loved living at Ridgemar for the past year and a half! The staff is so friendly and helpful, they even keep dog treats in the office to encourage you to stop in with your pet. Parking is always available right in front of our door with plenty of parking for guests. I love the view of the pond and have watched several families of ducks and turtles grow up here. We rarely need to call maintenance, but when we do they always respond promptly. read more

Not illegal but immoral, to lie to a potential customer and not do anything to back your word! And to not reimburse them either. Disappointing. I won't be signing with them. read more

Ridgemar Commons is a great place to live! The maintenance staff is quick to respond to complaints (yes they do come into your apartment but they don't barge in and they do ask to come in when you submit a request online). During Hurricane Irma, our roof started to leak, and we reached out to maintenance about coming to fix it. They weren't able to during the storm obviously, but we were able to control it and then fixed in the next available day they were safely able to work. The place is a little expensive for a 2 bed 1 bath, but its worth it for the PRIME LOCATION to UF. It has multiple bus stops right across the street from the front of the complex, and is super close to a lot of things in Gainesville. Yes, it is an apartment complex, and you may hear your neighbors, but at least the ones around me are super nice and we all seem to be on the same type of schedules - young professional or graduate students (AKA courteous and quiet!). We got a dog in the middle of our lease, and the leasing office was super quick to provide any paperwork we needed for getting a dog without any hesitation. There are a lot of clean up stations around the property, and for the most part, people pick up after their pets! The dog park is popular and the dogs here are super friendly! We are moving after a year only because we found another place to live that was free, or else we wouldn't have moved. We enjoyed our time here and I would recommend it! Great location, great staff, great dog park/green areas for dogs to walk around, and a good place to live! read more

Peaceful complex. Really convenient location. Friendly neighborhood feel with really helpful staff. Recent renovations have made the apartments and the amenities much nicer than the cheap rent would lead you to expect. More than worth what you pay----I highly recommend! read more

Stay Away. The management takes advantage of college students. They asked us to pay no deposit, and while leaving, they asked to leave the keys and said everything will be taken care of. One year later, they have sued us for damages worth 1500 plus the court and lawyer fees, claiming that they had tried to contact us through mail, even though the 4 of us didn't get any mail from them or their lawyer. They know that we cannot afford lawyers, and we had to pay up at the end. read more

Ridgemar Commons has been great, the neighbors are friendly, the staff is great and the front office is very helpful. One of the main factors in choosing an apartment was that I was looking for a 6 month lease and they were able to accommodate me with one, so five stars on that. The only thing that has annoyed me have been the electrical outlets and I don't know how much control they have over that, but one even burned out my charger. Other than that they have been great to me and I got a pretty good discount on the lease. They also even have a dog park which is always great especially if you have a dog like myself. 4 Stars! read more
