I lived here for one year and honestly wish I had chosen this as my first apartment when I moved to…read moreGainesville. This is one of the nicer student apartments and rent would run around $700/month (including utilities) per person for a 3/3. The apartment comes fully furnished and the kitchen is super spacious with tons of counter space. There is also an in-unit washer and dryer and the pantry is HUGE. Each bedroom has a walk-in closet which I've never had before but really appreciated for storage space. The bed that came with my apartment was also a storage bed so I never ran out of storage! I've never had any issues with maintenance or the office staff. Every time I had a maintenance request it was taken care of on the same day and I loved all the amenities of the apartment complex. There is a very well maintained pool area with grill, spacious gym with tons of equipment, study space (it's usually full though), office with computers and free printing (you do have to provide your own paper though), and very convenient lockers to pick up your packages in. I loved the locker system so that we could pick up our packages at any time and don't have to wait for open office hours. No issues with Wifi and all the appliances were well maintained. I also had absolutely zero bug issues, which is a huge plus for me since my last apartment had so many bugs no matter how clean we kept the place. The bus system is also convenient for going to campus. I would take the 34 and there were plenty of buses that would drop me off right in front of Communicore where I had my classes. I will say though that in the morning the buses get packed (this is pre-COVID) so I would make sure to leave an hour before my classes started. A few cons that I will mention though: If you're coming home late at night you might not get a parking spot close to your apartment building. Parking fills up pretty quickly so sometimes I would have to park two buildings down and just walk over. There is only one dumpster for the entire apartment complex. The reason is that the garbage area is a trash compactor so you throw your trash in, press a button and it crushes the trash. However, it's inconvenient since I lived pretty far away from it so my roommates and I would end up driving our trash over to the dumpster since it was too far to walk. Also, this apartment like many student apartments in Gainesville is wood-framed so you will hear your upstairs neighbors stomp around if you don't live on the third floor. It was pretty annoying because I lived below some very loud male tenants who I swear were throwing furniture on the floor all the time for fun. The utilities were practically double the price of my last apartment. My roommates and I were very frugal about the AC and electricity and would still have to pay around $50-60/month each. Lastly, this relates to my immature neighbors but remember you are living in a student complex. Some morons threw up all over the stairwell and even when I called to ask maintenance to pressure wash it they never completely got the vomit off of the stairs. Overall though, the Enclave is definitely one of the better student apartment complexes to live in. It's close to campus, the apartments are clean and spacious, and amenities are 10/10. It is on the pricier side compared to other student apartment complexes but I think it's worth it for peace of mind.

My tow college goings kids lived in this apartment complex for the last few years…read more 1) On the last month of every year lease they are always charged a hefty utility bill even though the apartment does not utilize any utilities because of the kids being home for summer. 2) Carpets are dirty with no replacement or cleaning. 3) Airconditioning and water heating in the apartment units are defective. 4) Internet sucks. 5) Very bad customer service The only service this apartment provides to its young tenants to rip them off

Towne Parc Apartments - Mold from the leaks that they "fixed". Cracks still in the tub after they "fixed" it.

I have lived here for the past 3 years and I don't have any complaints! They are always on top of…read moreeverything and make sure that you are taken care of; not only as a tenant, but also as a friend. Take time to get to know the staff, they are always willing to go above and beyond for us and are amazing people. Maintenance requests and Rent payments can both be taken on RentCafe, and that is extremely helpful. Towne Parc is dog friendly, although there are a few breed restrictions. Due to the restrictions though - a lot of people who have dogs here have chihuahua's and they can be extremely annoying (because they bark so much) but don't take that as a complaint - it's not THAT bad. The pool area is very clean and is properly maintained. The racquetball courts and tennis courts are well put together and have a chain link around them to stop runaway balls from hitting cars. Parking here is pretty good, but around the 6pm - 8pm timeframe you might find yourself parking in the middle of the parking lot and have a small walk to your apartment. Also, this community also has townhomes that are available for rent as well. I cannot speak on those though. In my 1bed 1bath apartment, the neighbors can't hear any noise from me and I can't hear any from them. If you live on a 1st floor apartment and someone lives above you, be prepared to hear some light footsteps and a bit of creaking. This complex was built in the 70s and unfortunately there's not too much you can do about the noise in the floor. All in all, I don't want to move out but after COVID my job got screwed over a bit and I will probably be moving into a house soon. If you are a first time renter or just need a different scene, this is definitely the place to be! And please, don't expect a $400-500 rent bill for everything this place has to offer. They might be on the pricier side, but it's very much worth it. You even get free internet. For what it's worth, I highly recommend this place.

I lived in this apartment for almost 3 years and now regret every single one. When I first moved…read morein, the floor was dirty, there was a large crack in the back of the building where ants festered (still there), cracks in the bathtub upstairs, and many stains on the plastic wood flooring. Despite this, we cleaned the apartment and made do. After our initial request to have the tub fixed, it took almost a whole year for maintenance to show up. The only reason they showed up was because I threatened to not renew the lease. They painted over it and sanded it down while we were still in the building making us breathe in the fumes. After a few uses, the tub cracked again because they simply painted over it. Mold was rampant in the building, especially where the tub was because it was also dripping water constantly. There was mold in the sink too. Not only was this a problem, the ceiling was leaking water and took months for maintenance to show up. Other leaks were "fixed" and then when they left I would check and it would still be leaking. This lead me to essentially give up on calling maintenance for the problems that we already wrote in multiple times for. The downstairs toilet would run water constantly unless I manually stuck my hand into the back to reset it. Of course maintenance claimed they fixed it. During an annual inspection, they had the audacity to claim we potentially caused water damage. There was also another instance where they moved and attempted to tow my vehicle when I was busy for a week. Despite this, to their credit, the location of the apartment complex and bus stop is a positive. The internet is fast but also unreliable as there are weeks where it will go down on a daily basis. The front office was really nice and accommodating up until the few days of our lease, when they decided to throw out our belongings before we turned in all our keys and before the lease ended.

I'll break this into a few categories: Location, Amenities, Management & Maintenance, Neighbors,…read moreand the apartment itself. Location: Great if you're a UF student, or work at Shands or the VA. Easy biking distance to class. You're not far from Butler Plaza, and there's quite a few restaurants on 13th that you can walk to. Amenities: Pool is always kept clean, so you can use it often. Washers and dryers are not included in these apartments, so they have a laundromat near the pool. It's 1$ per use. There are generally enough machines for everyone. I think it's only been 5 times out of a year that I've had to wait for a machine. All apartments come with an alarm system. Management & Maintenance: Excellent. Management is very flexible and friendly. Maintenance is always on the ball, getting things fixed quickly. One caveat is that due to the age of these apartments (30 something years now) things do break. Never anything major like a hole in the ceiling, just small annoyances. Neighbors: Great. Everyone here is generally quiet. There are a few families here, though it's mostly students. There are occasionally parties at the pool, but I have never seen one last past eleven before they took it indoors. The apartments available are one bedroom, two bedrooms, and a three bedroom. A mix of flats and townhouses. I live in a 2 BR/ 2 BA apartment. The living area is large enough to accomodate a pretty good amount of furniture; and the kitchen has plenty of floor space. My one complaint is that the kitchens have very little counterspace. Plan to buy a small table or something if you cook a lot.
