My wife and I used Shane for our home inspection June 2020 and we could not have been more happy with his level of expertise, diligence, attention to detail, responsiveness, and overall execution of the home inspection. We were moving from Pennsylvania to New Jersey and wanted to get a home inspector that was local to the area and would provide a very thorough home inspection for the home we were purchasing. We had a very tight timeline and of course the ongoing pandemic to deal with as well. He did not rush any part of the inspection and in fact spent more time than allotted by far to make sure we got through every part of the property in as much detail as was needed so that he could issue a very thorough and extensive report with tons of pictures and descriptions of actions that needed to be taken. He was very patient and detailed in describing anything that he found to myself and the Sellers realtor and answered any and all questions I had. In addition they also arranged for our septic inspection, mold inspection, radon inspection, chimney inspection, and pool inspection, referring service providers that were top-notch in all regards. He delivered the report within a day or two of when it was promised (pesky software glitch) to keep us on track with providing information to the sellers and was more than willing to provide referrals to various experts for any of the defects noted in the report. In short Shane, Lauren, and Terrapin inspection are a top-notch organization and although I am sure there are plenty of other good home inspection agencies, I would highly recommend going with Shane and his team as they are the absolute best in the business. The most underrated part of buying a house I have come to find out is the home inspection. Shane's knowledge, professionalism, and expertise in a variety of areas surely saved me a nightmare and thousands of dollars in the long run. Though I lost the purchase of the model house my wife and I have been eyeing for years, I couldn't be happier. Shane was able to see and advise us on many areas of concern that weren't visible to us. Hearing that a roof was only 4 years old, you would not expect it to have issues. Shane was able to find issues with the installation not being done correctly, corners had been cut and what looked like a new roof was just covering a plethora of disasters. When the attic space wasn't made accessible immediately, Shane was able to get in and confirm what he believed. He was very in depth in his explanations on what he was uncovering. What made this a little more difficult than any other inspection is that the sale was a For Sale By Owner, and the homeowner was not providing us with a reasonable amount of privacy to discuss and interact the way you could tell Shane wanted too. Shane was so professional in still being able to provide me with feedback, and controlled the situation like a professional. Though I lost the house I had wanted originally, I'm confident I will be able to find another, and hopefully it will not come with all of the same issues. Shane has done two home inspections for me and I recommend him highly. He is unbelievably thorough -- the most recent inspection was 3 1/2 hours and he turned up a multitude of issues, large and small, that were not immediately obvious. He starts with an introduction, explaining what the inspection will entail, so you know what to expect, and is open to questions and to the client following him as he goes. He also let me know verbally how emergent each finding was, which is also reflected in the detailed report. Because he gave me a sense of what needed to be done immediately and what could be scheduled for later, and what needed to be done by a licensed contractor and what could be DIY, I have a much better understanding of the house itself and what to expect as I start to tackle the repairs. Within 48 hours, Shane provided me an online report with a multitude of pictures and well-organized, clear explanations of what he found in each area. I will be able to share this with contractors and also download it and print it. The website also has a planning tool that I haven't started using yet, but intend to. I found his rate to be very reasonable and feel I got more than my money's worth. In fact, Shane saved me about $800 by phoning around and getting me a better rate for my water test, which was well above and beyond my expectations. I never do reviews. But I had to create a YELP account just to do this review. I have high standards as a consumer and I look at and notice everything. Shane was absolute perfection! All of his past education and experience align to make him a exceptional Home Inspector. Shane is a subject matter expert and can answer any question presented to him. He also explains every step of what and why he doing what he does. His home inspections are detailed and thorough. Shane goes everywhere in the home from top to bottom and is aware of attic styles, foundation styles, best practices for construction, plumbing, electrical wiring , roof styles, chimney styles, appliances, connectors to the appliances, EVERYTHING ! My husband is a Master Plumber and he and Shane were like bosom buddies going over every feature of our new home. I selected Terrapin Inspections after reading positive reviews on yelp. The price for the service was comparable to some other local inspectors. When I met Shane at the property, he explained to me what the process was going to be, and encouraged me to follow him around as he performed the inspection. He told me to ask any questions as I thought of them. Throughout the inspection he pointed out things that were good and bad, and explained what should be done about the issues. He entered notes into an application on his phone and took numerous photos. I was impressed with how meticulous Shane was, and my realtor mentioned that Shane provided one of the most thorough home inspections he had ever seen. Less than 48 hours later I received a notification that my report was ready to view through HomeGauge, which is a platform that allows users to view full and summary reports and to create a "request list" to be sent to the seller of the home. The report was well organized into sections and thoroughly detailed the findings of the inspection, including relevant photos and comments on what meets "best practice" standards and codes. Terrapin Inspection was highly recommended to me from a friend and I can see why! Shane provided great service from the first phone call through to the final report. Last week, Shane inspected a potential house purchase in Robbinsville, NJ. He wasted no time getting on the roof and walking every inch of it. Throughout the inspection, he thoroughly explained the process as well as any issues or potential problems with the house as he observed and photographed them. He was very patient with me as I walked with him during the entire inspection, asking him questions along the way. Shane.... He was there for five hours on a home my husband and I wished to purchase. It was supposed to take three hours but I am so happy he took five hours, otherwise, we would have had no clue of what we were getting ourselves in. The home is 114 years old so you can imagine it was fraught with problems...not irreparable, but problems that were major. He explained issues to both the realtor and us, and provided next measures and possible fixes. We are awaiting the report (which is expected by Monday) and I'm so happy that he was so thorough because the synopsis provided was enough for the sellers to anticipate fixing major issues. If you are looking for a detailed and well documented home inspection, especially for older homes, then use this company. Shane has performed two home inspections for us in the last month. The first home built in the late 1800s was a money pit. Shane help stop us from making a major real estate mistake. It failed everything that was important (septic, roof, water, radon) the remediation cost would have been over $100k. The inspection report was 87 pages! The second home, built in 1750, was much better, but there were some issues that were not obvious but needed attention. Shane gets on the roof, down into crawl spaces, does thermal testing, walks the property, etc... Shane even brings in experts for "grey areas" that are very professional as well. We had the house inspected by two different companies - and the difference between the inspectors was like day and night. This company was excellent, and we highly recommend it to anyone who needs a single-family house inspected. The inspector took lots of time (2x as long as the other company), inspected everything from the attic down to the outside perimeter of the house. The inspector explained everything in detail and gave us lots of tips what to watch out for in the future; among other things, he mentioned the life expectancies of furnaces, roof shingles and the hot water heater. The report was detailed, and came very soon after the inspection.
