Every time I have tried to reach Jack, he has been unavailable or waited days to reply to me - all while I have had no heat in my home. Now, once again I've had no heat for days and it is below freezing. He has ghosted me completely. I have to pay a huge new fee to find a new company to come out to look at my unit costing me even more money. This has been stressful and will now literally cost my family their Christmas. However, 1st American Plumbing and the owner Zach has more than earned this one. 1st American Plumbing charged me $145.00 per hour. After being completely ripped off by this guy I decided to check what the going rate for a plumber in Yakima is. According to Google "The average hourly cost for a residential plumbing contractor in Yakima, Washington is about $70 per hour (typically ranging from $65 to $75 per hour) plus the cost of parts and materials." 19 August 2026, I needed a water valve replaced in my laundry room so my Asko Washing machine would get back to work. Should not be too bad right? Should be fairly easy to find a plumber. The first plumber contacted said he was not able to do the job and referred a friend. Not a problem, should be okay, right? The second guy called and wanted to come to our house that day, I told him it would not work and he could come the next day. Not a problem. So I pondered the other items I could have him fix since he was going to be around. Cold water valve in the laundry room Check kitchen faucet & dishwasher not draining completely Hook up Island sink Replace toilet 1st Day 20 August 2026, I showed him what I needed fixed, the water valve replaced. He said he could not do the job until the washer was moved. I am a 66 year old woman fighting cancer and this guy expected me to move the washer. My first WTF! I said fine I would have my 67 year old husband with a heart condition move the washer but it would have to be the next day. On to project #2 figure out why I had low hot water pressure in my kitchen sink. He dinked around and said I needed a new faucet. Okay, not a problem. Take the faucet from project #3 Hooking up an Island sink and install it at the kitchen sink. Project #3 would have to wait for a replacement faucet, no big deal. My second WFT! 2.5 Hours later and $362.00 and $30.42 in parts, I have a new faucet and plenty of hot water in my kitchen sink. He checked this dishwasher drain said it was fine and probably needed a new dishwasher. That was my third WTF! I looked on youtube to find out what I needed to do to check the drain. He offered to watch the video and do it for me, I passed on that one. He milked the clock for all he could get, until my patience were wearing very thin. He finally leaves. 2nd Day 21 August 2026, washer moved and hopefully he will not milk the clock for too long. Back to project #1, instead of providing just the replacement valve for the washer box, he only has a kit, at the cost of $65.00! I could have purchased just the cold water valve at Lowes for less than $17.00! We are now on my third WTF! His total bill for that was $251.70. 1 hour of time at $145.00 and $86.77 in parts. $50.00 worth of parts I did not need nor will ever need. Asko heats it own water. Doubt this over priced plumber has ever seen and Asko Washer and Dryer prior to his visit to replace a water valve! There will be no day three for this clown to hook up the Island sink, nor will I be paying him to replace a toilet. $678.41 down the drain, two of my projects are done. Got screwed over and did not even have fun while it happened! His $145.00 hourly rate is a complete rip off. I will NEVER send work his direction. I will however provide his company with plenty of NOT so glowing reviews.

Someone who is being cut off can't even have the ability to scream and anyone who knows me, knows that I don't have the heart or capacity to scream. When Sarah was cutting be off, raising her tone, name calling, and being disrespectful, I went into a moment of shock because it was so shocking! Screaming is not a response to being in shock, but being direct and assertive are. I am so sorry she cannot handle her emotions. She should not be doing customer service. She also misrepresented herself and said she is the part owner of the company and I could not speak with anyone else because she was it. To find out she is also lying to customers about her role just is the nail in the coffin. If the homeowner was happy with the job as you describe, he would not have pulled his own permit for inspection? Those two statements do not make sense together. He got his own inspection through the city because he's concerned about the job your company did. The gapping in the piping cannot be sealed with siding as it sticks out past siding and is piping. Gapping inside piping as a result of the recent job should have been closed off/ fixed by a plumber, not a sider. (The old silver piping was from the original unit. The new pvc tubing was sent through it. The gaping is between the old piping and the new piping not between the piping and siding.) ------------------------------------------------------------------------------------------------ Terrible customer service!! I thought it was a requirement when new gas plumbing and gas water heater are installed to pull a permit and the tech previously told me they would permit it so, I was confused when The City of Lake Stevens inspections and permit informed me no permit was on file. The City of Lake Stevens advised me to call them so, I did. I also asked if they could fix the eye sore of a job to prevent rodents and critters/birds from building nests in the gapping? She said no because it's good enough and sealed on the inside. I was so shocked that they're ok with how this looks and potential for water, rodents, birds inside. The new plumbing was way smaller than the old and sits in the old's dwelling. It looks terrible. She said the homeowner singed the form that he didn't want a $100 permit. I asked if that was legal to offer to do jobs without permits. Between that question and trying to explain what medical things we went through with carbon monoxide in our home and explaining how our previous water heater (not new construction) in Lake Stevens required a permit which is also confusing and asking her to please not speak over me, Sarah got SO angry and could not manage her emotions. She literally lost it. She started name calling and hung up on me. I tried to call back, but she hung up again. No more leaks and overpriced plastic parts that can only be replaced by the Kinetico dealer. I went with a 3M whole house water filter recommended by Ben, with all new copper plumbing and a new pressure regulator. I can change the water filter myself, which is recommended to do least once a year. I am confident of the new system and no longer worried about another Kinetico part failure. The 3M water filter recommended by Ben at Patriot Plumbing lead to immediate improvement in our water quality. No more chlorine taste or smell. This system uses a carbon block filter that works better for us than the water softener. I will use Patriot Plumbing again if and when needed.
