I'm a real estate agent in Washington, working mostly with sellers, and I've been referring my…read moreclients to Justin and JIT Remodeling for over two years. I'm writing this mainly for other agents and their clients.
What matters most to me is that JIT understands buyer's response and inspection report documents and what they mean for how the work has to be done. I can trust that the work will satisfy the inspector and meet the requirements as written, without me babysitting the job. Justin won't mislead my sellers, and he won't let them talk him into a cheaper, easier approach that jeopardizes the sale.
Not every buyer brings the inspector back, but in two years of referrals JIT's work has been through three reinspections, each on a complex job the buyer was worried about. I've never had a reinspection or final walkthrough delay a closing.
A note for agents: licensed and bonded does not mean insured. Small or newer contractors lose coverage for all kinds of reasons, and once there's a gap it's hard to get back, so plenty of licensed and bonded contractors are actually uninsured. I've called JIT's insurance company directly several times, and the policy has always been current. Don't rely on the papers a contractor hands you; call the carrier, and check the company on the Washington L&I Contractor Lookup for standing and bond claims.
Clients who get multiple quotes tell me JIT is not always the lowest price, and that doesn't deter me. The same clients consistently describe Justin as the most trustworthy, reliable, and communicative of the bids, and he actually picks up the phone. He explains things well, and when he doesn't know something he says so, then researches it or brings in engineers, code enforcement, or whoever is needed. He also has experienced, trained people in his circle for electrical, HVAC, and plumbing. In a home sale, the peace of mind is worth the difference.
Justin's style is direct, detailed, and businesslike. He doesn't fluff things or waste time. He says he underpromises and over delivers, and that's been true: if he says five days, it's usually three. He doesn't set expectations he can't meet, which matters because it would reflect on me. When he gives me his opinion I can take it to my client and the buyer's agent with confidence. I've also never felt so valued by a contractor; he's extremely appreciative of the business.
Justin found me by cold calling and asking for a shot. I started by including JIT as one of a few options for my clients. After they won several bids and my clients came back with good things to say, I stopped including the others. They've saved more than a few of my deals at the last minute, once working on a holiday and several times through a weekend.
JIT is now the only contractor I refer. If that ever changes, I'll update this review.
