Gone downhill lately. A tweaker, potentially from the growing number of subsidesed units, has scraped off all the elevator buttons one by one over the course of several nights. There is a persistent bio-hazard/bodily fluids issue in common areas. The prostitution ring on the 3rd floor, the homeless orgies in the stairwell, the brigand raids on the bike room, broken car windows in the secured garage, etc.. were tolerable, but let's keep up some of the basics amid our renued focus on revenue, eh? If for no other reason, than at least to make tours for perspective residents easier. read more

Update after management's reply: Management claims they've been "in touch" and are "available," but all they did was send generic emails and refuse to provide receipts or documentation for the $170+ they withheld. I asked multiple times for the specific cleaning and damage charges they claimed existed. They admitted in writing that they have no receipts and no posted charges -- yet still kept part of my deposit. I've already filed formal complaints with BOLI and HUD for retaliation and improper handling of my deposit. Future tenants: keep detailed move-out photos and get everything in writing. If they try to keep part of your deposit, insist on actual documentation -- not vague statements. read more

We live here, and really like it! From our initial tour of the property, to our current tenancy, the office managers have been so friendly and helpful. They treat you like they're glad you're here, and do all they can to make you comfortable. Also, the location is right on the MAX line, which we love. The insulation is great in the apartments as well, so you don't hear other residents or their dogs in their units. The 24 hour coffee machine in the community room is welcome perk as well. Honestly if you value the security of your family and want to feel safe in your home do not consider this apartment community. Sadly we were also were victims of this latest break-in at Tanner Flats on 2/2/19. And we are also going to have to spend hundreds of dollars out of pocket for insurance and loss of our items along with the monthly parking we pay here as residents. What makes this so aggravating is the negligence of management regarding the building security. For months now there have been a rash of break-ins by transients who are often intoxicated and aggressive. We have had packages stolen from our front door and been accosted outside the building as we were entering. The community bathrooms are often filled with cigarette butts, drug paraphernalia and broken Bird scooters. Many other residents have had similar experiences as well. It is very sad because the building is very nice and so are the tenants but the property management company and its staff is sadly unwillingly to listen to our pleas to increase security and fix broken locks on many of the entrance doors despite promises this would be done. And now this has allowed for this latest break in to occur. As other tenants have voiced we hope management will change its course, take responsibility for the cost of their negligence, and increase security immediately. Until then we also warn anyone considering this property as a residence to stay away as it is currently unsafe. read more

My husband caught a local tweeker breaking into someone's storage unit. And mangment let them go. How is that for the greater good of the people. They are greedy and overcharge you for things they shouldn't they have a liscence to steal with there rental app. If you want a safe place where they fix things that break then don't bother renting here. Not only do they not care about you as a renter or a person. They care about taking from you and stealing from you to line there pockets. They also have a fictitious websight in Vancouver Washington with no one occupying the office space. If your a vet don't bother they will trample on your rights quicker than you can start whistling Dixie. They are giving everyone a months free rent They can't keep god people because they would rather keep the people that won't make any waves for them or challenge them. They allow the locla homless and tweekers to come on in the gargae and take from there residnts. They won't properly fix the gate nor have any intentions of actually fixing it. They rent out the first floor parking for the dentists across the street. And you have to pay for parking on top of residents not having there dogs in a leash no matter what the law says. They don't care they want your money and that's all they care about lining there pockets to steal from you the tennats. We went 5 months without heat and bullshit excuses to fix the hater and a broken washing machine and a leaky bathroom sink that sprayed out at you. I've lived here since the place was called Modera Goose Hollow and the problems really started when the name changed to Tanner Flats. This is not a secure property. This is not a safe property. My storage unit was broken into last year and my belongings were strewn around the stairwells. A number of other tenants experienced the same, along with thefts from the secure bike storage unit and garage storage units. This morning (February 2, 2019) over 20 of us found that our cars had been broken into in the "controlled-access garage parking" and our windows were smashed, doors damaged, and belongings were stolen. There were so many package thefts that they started holding all packages in the office, which is inconvenient because the office closes at 6pm and the property managers are gone so depending on your work schedule it can take days to make it back in time for your packages. Others have been accosted outside (and inside) the building and had their units broken into. After the first rash of thefts (from the storage units and bike storage) building management very begrudgingly agreed to have a security company stop by to patrol three times a night (between 7pm and 7am), but there are still entryways that are supposed to require a fob that are broken, and other ways for ne'er-do-wells to gain access to the building. There are very few cameras in the garage and the quality of them is shoddy and hasn't been helpful in apprenhending anyone. The management company does not care. They're extremely adept at stating they bear no responsibility for any damage. They know that people are desperate for apartments and the building is in a good location so they'll just keep cycling people into the building and not bother retaining anyone. I will, of course, revise my review if they make a genuine effort to make this building secure. Until then, I urge you to avoid this place. read more

Key fobs and doors to access the building are not secured (haven't been fixed for months; some doors are secured with tape) and the main garage door closes with zip ties. I was impacted by the theft that occurred on (20+ cars). So far, no accountability or tangible changes to improve security from tanner flats. read more

From my experience, they fully addressed all aspects of the concerns raised, including financial burden, and improving the security of the building with physical installations and increasing frequency of security staffing. The only pro about this property is the MAX stop, literally just steps from the front entrance. That's all the pro I have. Lazy and incompetent management staff, both of them. Break-ins are very, very common. And they do NOT enforce their no smoking policy at all, weed cigarette smoke all over the building. Dirty and smelly carpets and elevators. Took them forever to install a FOB enabled elevator, still not done at time of writing, end 2021, they were open in early 2016! I just wish they would replace the current manager with someone who truly cares about his job. Well, maybe he is related to the owners, and can't be let go. For now, I'd give this property zero star if I could. read more

At Tanner Flats we were lucky to make a last minute drop in to their busy open house! The minute we walked in we were greeted by Nichole. Her tour of the building included checking out the spacious underground parking, taking in city views on the rooftop and checking out a verity of apartments to find the right fit for us! (We're picky) Being honest, the friendly and helpful staff was the determining factor for us. They were not only knowledgeable about the community and building amenities, but upfront upfront about pricing and everything we needed to know before move in. The staff here are incredible. I don't even know where to start. They literally walked me through my apartment on the last day of my lease on how to get every penny of my deposit back. And it worked. My emails were always responded to with the quickness. I never had to ask for anything twice. On the rare occasion I needed a repair, the on-site maintenance guy would immediately jump up and come fix it. The amenities are very tough to beat. The roof is gorgeous. If you have a bike, there's not only a great underground space for parking it but very useful bike hook in the apartment too. One of the best features is the community room. It basically functions like a free coffee/tea shop with lightning fast wifi and big screen tv. If you're a freelancer that mostly works from home but needs the occasional meeting space, this is a home run amenity. It sounds like the only bad review on here is mostly referring to things outside the apartment building and beyond management control. Knocking 3 stars off for that is a little misleading. This is downtown portland. Welcome. Bums exist. This neighborhood is a unique, tucked away corner of downtown that in my opinion has far less concentration of weirdos than the rest of downtown. There is also a security guy constantly buzzing around this cul de sac looking out for you. I should also mention the huge convenience of the easily accessible, "secret" hwy 26 entrance. It takes 2 min flat to exit downtown portland. That put lots of time back in my life. Despite all the amenities it's really the staff that can make or break an experience. These people go above and beyond every day in a way that far exceeds any apartment I've lived in. Would do 6 stars if i could. read more

My husband and I have lived here since December 2018. We have seen management changes, policy changes, and building changes in our time here. The management teams that are and were here do exceptional work. They implement changes and handle complaints very well. Instead of blaming them when things don't work out, blame the ones who blatantly disregard the rules that they agreed to in the lease. I have lived at Tanner Flats for over a year. One thing I have noticed about the other reviews is that they haven't mentioned all the crime that happens in this apartment. They had six storage rooms in the apartment. All of these were broken into, the management didn't know for 3 days before they told us that all of our stuff was stolen. A friend here she said that her bike was stolen from the bike room, which is right by the exercise room, both have key fob access. I think this new management needs to have a security guard like the old management. I have seen security and safety reduced a lot since the building was sold to another property management company 6 months ago. I'm assuming the other reviews could be fake, since they all praise living here. read more

The apartments are great but the management could care less about it's residents. I had my car broken into in what was supposed to be a secure garage (2x gates) and this was after alerting security and management of suspicious person(s) entering the garage area. Even still the camera's were never turned on and the excuse was to blame the last management company even though it had been 6 months since the handover. Also there was an issue with break-ins and there are still no locks on the garage entrances into the building. Even as I right this another issue, I went down to management to notify them I was leaving on 5/19/18 there was never a mention of supplying a written notice until yesterday 5/22/18 when I received an email and Jennifer states she cannot bend the rules. Once you sign they don't care they just want your check. My advice is DO NOT RENT HERE! read more

I just signed a lease with Briana here and am very excited. We had spent days looking at apartments and then finally found Tanner Flats and knew it was the best place for us. The whole process was very easy and Briana was very helpful. She showed us how to apply online and answered all our questions via email promptly. The rooftop with BBQ and mini-fridge available for resident use is amazing. It will be so convenient to have a fitness room in the building. Washer/Dryer in the apartment. We looked at a lot of community rooms and this was the only one that people were actually using. We were also so happy to both get reserved parking spaces, hard to find in this area. It's a great apartment building and a great area of the city. Very easy to get anywhere in the city or to leave the city. Everyone we met was friendly. Great apartment building in a great neighborhood. 10 minute walk from everywhere... Pearl... Downtown... Nob Hill / 21st/23rd NW. The office and maintenance staff are super friendly and go out of their way to make sure the residents are enjoying themselves and have everything they need. Your building neighbors are largely a mix of young professionals and families just starting out and I've found them to be generally good natured and friendly. The Goose Hollow Inn and Hof Coffee Shop across the street are pretty much the perfect neighborhood establishments, and much more isn't a far walk away. The neighborhood feels residential, and is a nice oasis in the city, right at the foot of Washington Park and the Rose Garden, but it's still close enough to make getting around convenient... especially with the MAX stop right outside the front door. read more

Modera management is nothing short of awesome. They're very attentive and pleasant. Maintenance is always done promptly. It is very convenient to public transportation, great restaurants, and shopping. However, comparatively to other similar apts in the same area, they are overpriced in an area that is already begging too much (no pun intended). What pun? Oh, the bums... the many , many bums. When they aren't hollaring at you, begging for money, tripping you as you try to step over sometimes as many as five as you're trying to get to work, or pounding on the windows after you narrowly escape inside .. they are a real, real problem . The other post -and only other one mind you is their office girl and she doesn't actually live here. I had to move across the country for employment and I depended on them being professional, honest, and straight forward. That's not at all what we have here. They will say whatever they have to, to get that lease signed. That other post? Oh yes I know her. She approved my application even though I wasn't making enough money. She did suggest I show her an IOU from a parent and THAT would get me the apartment. When I finally fell behind which I was undoubtedly going to do, they cancelled my lease and then charged ME extra for breaking the lease.
