Our homeowners that were behind in their dues were personally contacted in a gracious way & worked out payment plans that caught a lot of the homeowners up without having to go through a lawyer to collect funds. We got our properties getting new roofs & helping repair things that had been neglected for quite while! Our neighborhood…read morechanged HOA management companies and I was doing recurring monthly payments through my bank to Houston HOA Management. I was not aware of the change in HOA companies (the new HOA was given the wrong email address for me). I had 2 months of payments that went through until I was notified by a letter in the mail from the new HOA company stating that I was behind on payments. I reached out to Houston HOA Management and have been trying to get this resolved but they are either not available when I call or do not respond to emails. On one occasion, I called to talk to Florence since I had been emailing back and forth with her and never heard back. While I was on hold waiting to speak with her, she sent me an email instead and would not talk to me on the phone. I was sent my statements which showed that I had a late fee since the HOA monthly dues increased. I had forgotten about this after the holidays since they sent the letter in December and dues increased in February. It would have been nice to send a letter or email reminding me instead of giving me a late fee without letting me know. I have called each day to get everything resolved so that I can get caught up on my outstanding balance with the new HOA management and no one will talk to me. I wanted to verify that the check was sent to the new HOA management company since they said they still haven't received it and to also discuss the late fee. It doesn't seem like a hard request but now I received another EMAIL saying that they are no longer my HOA company and that I need to discuss this with the new management company. My issues/ questions are with Houston HOA Management- not the new HOA company. I tried calling Houston HOA Management after I received that email and once again, no one was available to talk to me. I do not recommend this company and will be reporting them to the BBB.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

We scheduled a meeting the following Saturday... this guy forgot the meeting He scheduled and gave me the old "I was in a meeting" excuse. When he arrived he looked over my property and said he was looking forward to working with me. We discussed some of my concerns with what I've seen in other property management companies and he outlined the differences with his company. However, when he sent the contract many red flags were raised. I called and spoke with him regarding 1 particular issue and didn't hear from him again until I mentioned his lack of integrity and follow through in response to another Allsource employee attempting to contact me through yelp. Now he's even offered to reduce his monthly fee to regain my business. No thanks- I can see the signs this would have been a nightmare.

    To anyone reading the other two reviews (as of 2/5/2015) these are townhomes/condos, not an…read moreapartment complex. Anyone who is renting a townhome in this complex is renting from an individual owner who has solicited their own management company to rent out their townhome. This page is for the HOA. I think the other reviewers must have mistaken this for another complex. That aside, if you are looking for a townhome in this complex, I can say the HOA (the entity this page represents) is very reasonable. The HOA manager is very nice to work with. The grounds are always kept very neat, and despite there being no fence, like virtually all other complexes in the area, crime is not a problem. The HOA fees are very reasonable, especially for this area and what is covered. When I was looking in 2013, the HOA fees were on the low end for the area. Of course, there are a few nuances that come along with any condominium HOA. Neighbors will always find something to complain about, whether it be grilling, dogs/cats, or parking. If you pick up after yourself and mind your own business, these issues will typically take care of themselves after people have had a chance to vent at the quarterly/annual meetings. The majority of the occupants are older but lately it seems younger people are moving in. Overall it's a quiet, clean place to live.

The leasing team is incredible and very prompt to respond to any issues. It is located in the Galleria area, so nothing is very far away. If you want more luxurious apartments, you are looking at 2-3 times the price of rent of Briarwest. They are managed by Greystar, and I will only look for apartments with this management company. But, like i said, great price, great location, and a great staff. If you are looking for a place to live without breaking the bank in this area, this is it. To the guy complaining about someone dying in an apartment. NEWS FLASH!! Happens all the time!! Only violent deaths are required to be disclosed by Texas law... This does not mean that you cannot ask... As clearly, that is a rare situation and it is awful, it does happen - even in new apartments. Factoring the rating for the property based on that single aspect is absurd, as I am sure they offered another unit if anything you said was even remotely true.
