The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. I have notified the Better Business Bureau of the resolve to have my case closed. Was it a headache? Definitely, but all the same I'm happy it was finally taken care of. I will say that Massingham's president did exude the right level of professionalism and leadership when handling the situation. Branch staff or managers should never let it get that escalated where the president has to personally oversee the issue, in my opinion anyways. While I still have numerous questions about Massingham's property management style I have decided to move my review up to 2-stars. I remain hopeful, which is something I should always be since I don't plan to sell my unit, meaning... I'll have to deal with Massingham indefinitely. My suggestion when dealing with any property management company is to document everything, create a detailed timeline of all communication, only communicate using email for reference, and contact the Better Business Bureau if all else fails. I still intent to get to the bottom of rising HOA costs in a down-economy (lowered insurance premiums, lower maintenance labor costs, sub standard maintenance of public areas). As a homeowner it is your duty to question everything... from "why is the grass dead when we pay for landscape upkeep" to "what percentage of the HOA fee is used for clerical/management expenses" to "what is our property (structure) insurance premium in comparison to the last 5 years".
