TJ Guyer has announced they are changing name of company after 40 years, to: ...Northwest Property Managers. BUT, it's still the same people working there, running things. Human beings in charge of controlling other human beings. It is yet to be seen, if the company name change will cause substantive improvements in how tenants are treated. It would be impressive & refreshing, if the they do improve treatment, after so long of not. But here it goes... As of January, 2025, the Company is installing vibration-causing systems, onto simple wall-brackets directly screwed onto the wood building structure, which acts as an Amplifier for both vibrations & sounds. The units observed, are already exposed, 24/7, with vibrations & sounds that make life unpleasant to untenable (which the Company avoids disclosing to potential renters). The Daiken heatpumps are to be installed on all units. Apparently, units already installed (on vacant units?), have No vibration Dampers to block vibrations & sounds from permeating the units. I could hear/feel sounds & vibrations, from one system that was not even attached to the building I visited--an open air pathway separated buildings by several feet, yet it still magnified vibration & sounds through into the unit I visited. That much sound & vibration is unusual in that brand name of system. No one at the company or from the installers questioned that? Or, did the Company choose them because those were cheaper? I'm guessing: --these are the lowest-efficiency units offered by that brand (saves less $$ on utilities--so, no favor to tenants; but are safer than the cadet wall units that got built into the units), --or, are knock-offs bought cheap, --or, are already defective before installed; that's a whole other issue. Tenants have been notified to make room for workers to install the wall heads in each room. This is a big inconvenience, more for some, than others. I have No doubts, this will be used as excuse to raise rents, again. This management company failed to disclose about industrial vibrations/sounds going on 24/7, nearby. Tenants who try to find remedy for this, get no help. The only way is to move. These days, that is much harder to do. Renters are forced to pay a large % of income for rent, on top of deposits, fees, fines, notices, etc. That means, it's harder to save-up to afford to move. When Agents force renters out in any way, or ..block.. them from changing to a less noisy unit the Company offers elsewhere, those "inconvenient" renters then become Unhoused--increasing homelessness--which gets into bad laws, bad politics, & bad ethics. The new installations will be very irritant to many renters who are unable to "ignore" the sounds & vibrations. Maybe the Company sees that as a good tactic? Does the Company Want a high-turnover in renters? That's usually a tactic to more often raise rents higher, faster. That will end up biting any company. It's "biting the hands that feed you". Constant vibrations & sounds can cause otherwise good, reliable renters to vacate, just to maintain their own health. It can also mean, discriminating against the growing numbers of hypersensitive neuro-atypical folks, who won't be able to tolerate renting noisy units. It seems the Company has no idea what "reasonable accommodations" really could be....It often does not have to be difficult or costly. I don't think the company understands: --heatpumps need to be mounted on a ground-pad using vibration dampers, INSTEAD of wall-mounting them--or at least make sure to use really good dampers on the wall-mounted units. That is standard in the industry, yet, commonly omitted. OR --they need to wait, save the Company some money for now, & NOT install a system on ANY inhabited units, UNTIL those renters ..can afford.. to move..... Though, I see no path for option #2; the company regularly raises rents & fees, as much & as often as possible, making it much harder for renters to afford to move, due to today's rapacious prices & "fees" (which has the appearance of entrapment, & worse). ((Sighs)). The company is virtually a monopoly in western WA; little competition. This adds to the appearance of entrapment, & profiteering off of working class folks who can least afford it, & more. After watching the Company's varied tactics for over 20 years, in just Centralia & Chehalis, it seems Conditions are UNlikely to improve, with the coming of a new name, or administration. How you treat others, shows who you really are. Big or small, ethics matter. Getting defensive, & using other tactics to try to coverup how renters are (mis)treated, Matters--not just for the renters, but for those who work in the company. It all matters. Julie was very rude and unhelpful when my boyfriend I were trying to put my name on the lease he has been at the property for 5+ years and has never had any issues. Every time we would come in she would give use more things that we needed to provide them instead of telling us everything we needed the first time we came in. She also gave me attitude every time I asked a question or commented on how unfair their policy is. I had to have someone co-sign for me and since they also rented through the Guyer they would have to make 3 times the amount of their rent plus 3 times the amount of my rent combined A MONTH. Which is pretty much impossible. TJ Guyer property management is a greedy, unethical company who monopolizes the majority of the rentals in Lewis County and beyond. I have come on here to leave a review because I am angry. I am angry and I am tired at what this company continues to get away with. TJ Guyer Property Management needs to be investigated because the amount of borderline, if not flat out illegal and unethical actions of this company is abhorrent. I have been a resident of the Fairview Apartments in Chehalis for a couple of years. When I moved in, rent was $795 for a 2-bedroom apartment (that was built in 1969). Not only was the cleaning of the unit that was supposedly done before we moved in TERRIBLE (it was gross), the condition of the laundry room that I am sharing photos of has been in this condition since we moved in (likely way before). This is not only a fire hazard but disgusting. Do you really expect people to come in here and clean their laundry in these unsafe conditions? Have the washing machines and dryers here ever been cleaned out, or do you only have an employee come in to take the quarters out of the machines? TJ Guyer's only "concern" (I use that term in quotations as it doesn't seem that anyone who works with this company cares at all about their tenants safety), is the outer appearances of the premises, i.e., broken blinds (that are the literal cheapest quality they can possibly get away with and they last about one-year after NORMAL use), bird poop on the building, and trimming of the bushes around the property. By the way, whoever is trimming those bushes is leaving behind all of the trimmings near people's doors and on the sidewalks -- great cleaning up there. If you have anything that needs to be fixed in your apartment, say, cheap plastic quality living room blinds that break after opening and closing them a dozen times, lights that don't work (even after replacing the light-bulbs), or any other dollar store quality made item in this ancient NEVER RENOVATED apartment, they won't show up to fix it. The biggest issues with this minecraft made building (other than what I have already mentioned --- it gets worse) is the MOLD. They even give you a printed hand-out on taking care of mold in your apartment. You have to wipe around your windows DAILY for condensation if you do not want mold growth. Mold also likes to grow on the baseboard of nearly every room, so you'll find yourself constantly trying to keep up with cleaning the mold so that your home is LIVABLE. I have developed breathing problems and other issues (itchy eyes, congestion) because of this hazardous living environment. It's unethical. The insulation here is non-existent. You will find yourself using your heater in the colder months, turning it off after 20-minutes because it gets too hot, and then in another 20-minutes you're turning it back on because it's already freezing again. You can hear everything your neighbors are doing, summer-time months are unbearably hot to the point you'll have find somewhere else to stay that isn't 100+ degrees inside. My favorite part... rent is now $1,250 for a tiny 2-bedroom apartment. $1,250 FOR A TINY, MOLD-INFESTED, POOR INSULATED APARTMENT BUILT IN 1969 WITH NO RENOVATIONS. This company EXCELS at taking advantage of people. They're also really consistent at stating "We don't own TJ Guyer, we just follow orders," so that they're not held responsible or accountable for anything. Everyone who works for this company is fully aware of the unethical practices you're involved in. How do you sleep at night? I'm so tired of hearing the increased prices are due to "inflation." It's not "inflation," it's price gouging by greedy companies taking advantage of people who can barely afford to live anymore. I'm sure they'll find some kind of reason to keep your deposit after you move out too, it appears to be standard practice to find any excuse to keep or take your money. This is the worst property management company I've ever rented from. Stay far, far away if you can avoid them. If you have to rent with them, because of course they monopolize everything, make sure to take detailed notes and photos of EVERYTHING when you move in. Im Mark D Sweitzer, I rented from T.J Guyer from February 2021 until April 2022--- 2277 Salsbury Ave #8 Chehalis Wa 98532 was my address I've came to Tj guyer from Pete Bezy that I rented from for 3 years prior im a ARMY Veteran and liked the Newer Jackson Highway Townhouses I worked with the contractors daily has a Palmer Lumber employee i built awesome relationships with all the best contractors and I had my warnings from some of those contractors about the management company TJ GUYER First of all I had perfect rental history "No late payments or problems just a PERFECT rental history also perfect credit to boot NO LATE PAYMENTS or issues they charged me double deposit which I paid.. Well when I moved out they charged me for various things including a $1,000.00 for new wall paint i only had small holes in the wall from tags and small wood nails the building is five years old MAYBE So I read the LAW on this and since there is not signed contract saying I will pay for the walls to be painted ive been charged illegally for this paint job... ive contacted the office over this billing statement and they laugh off,sympathize smile and now they ignore me... ive tried contacting the number and email of the gentleman they've instructed me to call to be ignored.. UPDATED REVIEW: TJ Guyer is the worst property management company I truly have ever seen. It is very unfortunate because they are the main property management company in Lewis County. I am not sure why anybody would trust them to manage their properties. I have property management background and I have never seen properties managed this poorly. Let's go over the pros and cons: PROS- None. CONS- First is black mold. We had to transfer units because our first one had black mold in it from a leaky gutter where water was leaking into our wall. We reported it and asked for it to be fixed because it was affecting our health. TJ Guyer had no intentions to truly fix it. They put mold spray on top of it, painted it, and called it good. Guess what, it came back. The maintenance guy came into our apartment when I was gone, and I have him on camera saying they knew about the mold before we even moved in. THEY MOVED US IN KNOWING there was black mold. Second is they have no regard for people or animals. Constantly scheduling inspections (which I get from being in property management), but not doing the proper 48 hour notice. They would come into our apartment when we could not be home for the inspection, and leave the door open. I have a cat who is a rescue, who probably would have ran if she noticed the door was open. They do not care. All they want is your money. Third, the property we lived at was limited smoking, and people could only smoke outside. This was not enforced as our apartment smelled like cigarette smoke when we moved in, and we could not get rid of it. Fourth, the property was so poorly taken care of. Everything in our apartment broke it seemed like. We asked for issues to be taken care of multiple times, and there was no urgency. We had no water pressure, and a plumber came out and said the pipes under our apartment were clogged. We asked for it to be fixed, we waited forever, and nobody came. Our sink pipes would constantly leak. They make a mess and don't clean up the mess when they come in to fix something. They don't take off their shoes. They have no regard for their tenants. Everyone who works for them is never nice to you. How are you supposed to feel at home when you have all of these issues to deal with? I am so glad we finally moved out, we had tons of issues in just 1 year of renting from them. I would not recommend them at all. It was miserable renting from them. WHEN WE FIRST MOVED IN: Everyone in the office was super nice and accommodating in helping us get our apartment. They kindly made a special trip to let me into my apartment when I locked myself out. I see a lot of poor reviews and mostly it seems to be that people want it their way and anyone who doesn't do as they say is horrible. Rented an apartment from this company for 7 years. Building in horrible condition. I'm talking continual mice problem with no action taken, multiple bouts of bed bugs, tenants smoking in their units, only 3 washers and 3 dryers provided onsite for over 40 units and never at any time in 7 years were all 6 of the machines operational. My unit was filthy when I moved in. Cabinets covered in years of grime, blinds sticky and yellow, all switch plates coated in dark grime, cabinet under kitchen sink rotted out, walls clearly unpainted with children's scribbling found in places. Upon leaving, my unit was 10x cleaner than move in and company still unlawfully charged me all but $35 of my security deposit. I agree with other reviewer that they are just trying to cover remodel costs with your security deposit funds. Unethical, and unafraid to blatantly skirt rental laws to rip you off. We were on a contract from July 2021 to may of 2022. They then went to month to month. ( no contract) so in June of if 2022 I called and spoke with a lady for the TJ Guyer in Chehalis, I had asked her what was their policy for possibly leaving at the end of July, she stated " if you give a notice between the 1st through the 10th of the month, you won't have to have pay the rent. " I asked three separate time to make sure what she was stating and she replied "yes" so on the 3rd of July I gave notice. No reply from the company until the 11th of July. Now they charged me a full month and a 14 day to pay or vacate along with legal fees. They put the notice on our front door for everyone to see!. I called the company and asked "why?" They stated " well you owe the full months rent! I asked why and recited what they stated about the 28 day notice. I was with in my rights. Then two days later, I get a certified mail of 14 days to pay or vacate. They did paper Work backwards. They are bullies and don't know the land lord tenant acts. Also in the first 6 months of living there, she had 4 "home inspections. Kept asking why so many home inspections and they couldn't give me a response. They pick and choose who they can bully or think they can bully. I paid my rent on time every month for the entire we were there. Never a late payment. In fact I would pay a week before my rent was due. I would suggest rent from a different company. Had I known what I know Now I would have never considered this company. I do not recommend this company to anyone due to the horrible customer service by not only the staff but the actual owner of this company. I recently moved into a unit a couple months ago and noticed my 9 month old daughter was getting bit. We thought they were flea bites so I took her to the doctors and the doctor insisted we clean the home of any bugs. We spent a total of $350.00 because we thought we had fleas. A week goes by and everyone is bit head to toe in clusters. Turns out we have BED BUGS. We told the manager and he gladly called the exterminator to come over to the property. The manager and owner said they have never treated the property for bed bugs only for spiders and for bees. We had to throw away our bed, my daughters crib, my couch, clothes, personal items. Talking with the exterminator these bugs can lay dormant for over 5 months meaning they could hide under the floor boards ect. We found it to be interesting that our unit in particular needed new carpet and flooring throughout the entire unit. We told them we know for sure these bugs were in the unit before we moved in and once we said that the whole company blocked our numbers to the management office, they are now trying to throw the entire 800-900 extermination fee on us, as well as not letting us out of our lease. Unfortunately, in these cases management companies never want to be at fault because who would rent from such a company that has bed bug infestation and doesn't even treat the property. I was raised by a Tumwater police officer and a banker and I have never ever have seen such dishonesty and disrespect from a company ever. My lawyers will be in touch, specially now that my family is out $5000 dollars, we have been staying out of a hotel the last week, and with no home to stay in. Do not RENT from these people. I have two rental units in Chehalis. I listed the first with TJ Guyer more than a year ago. They quickly found me an excellent renter. I am very happy with the service they provide. I especially like the practice of doing yearly inspections on the property so issues can be addressed with both renter and owner. I recently added the second rental to my portfolio. Fred, the owner and Sheila, one of the office workers have been especially helpful to me. I have been a landlord for many more than 20 years and have experienced many renters who pay late, partial, or not at all. I know my personality and many times I come out the looser because I let things go when I shouldn't. I also know my budget and I simply can not afford to cover these. Knowing that this is a business and someone else will enforce the rules is a big help to me. I appreciate the professional way that TJ Guyer handles these situations. They are working for me and have an obligation to enforce the things that are important to me. (Lawn care, etc.) I highly recommend this property management company! read more

Karen was EXTREMELY rude. My husband and I are actively seeking apartments in Tacoma so that we can be closer for school, and we were told via website AND email that there was a unit available and that we should proceed with the application process. We had a couple of general questions about the application, so we called to speak with someone and were RUDELY told that there was absolutely nothing available now or at the date we were told (beginning of June), and that whoever spoke with us was a liar. I then proceeded to say that we had email proof that there was an available unit, and that we should definitely apply. The lady who said her name was Karen got so snippy, aggravated, and aggressive and said, "No, I'm not going to keep talking to you. I'm hanging up." And she hung up on us. If we were afraid of what the "blowback" will be from Guyer now that the review is out there... What?? I said I had written the truth and why should I fear the truth! There was no argument. Wouldn't it be better instead if they did a better job? I was told I should know who to ask for when I call... What?? Why should a business have incompetent people working there answering it's phones? I wrote them an email to which they should have replied. No one should EVER trust businesses who prefer phone calls & not putting things in writing. This way they can change or deny telling you things. Legitimate businesses don't have a problem doing things professionally by putting everything in writing. I was told there are people with apartments actually worse shape than mine...(mine has not been repaired, remodeled...including holes through carpet since before previous tenants ...and I have been here 7 years. All have had dogs) If there are apartments worse than mine...this should not be a defense, this should be an embarrassment. I was told the story about falsely billing tenants for new carpets happened to more than one BUT it wasn't Guyer...it was the owner! So...now Guyer is again throwing the poor owner under the bus. To me, this is the worst. This guy is the NICEST man in the world...and he does his best to help all of us. To even hear his name in any way but with utmost respect made me very sad. Ironically they did this while the owner is out of town. Our Property Manager told us we could get a money order, drive down and put it in their after hours mail slot. We went to the bank, got the cashier's check and did that. Everyone at Key Bank was sympathetic and wonderful as always. They are miles away and we rarely go far so the anxiety of driving to this hostile environment where there are very bad people for both my son and me was overwhelming. We of course FILMED EVERYTHING for our own protection...there is no trust with them. We were shaking from FEAR, and for me... EXHAUSTION...after coming back from putting the check into their door. I have not been able to sleep since this nightmare started. We have done nothing wrong. This is supposed to be America but this company is allowed to terrorize us! DO NOT RENT FROM THEM! If I could give negative stars I would. They have the worst customer service I have ever experienced in a rental company. The first issue came at the beginning of spring with wasps everywhere under the walk way infront of our door and going under the roof, I called the office and they stated they would have someone come out and take care of it, fast forward a couple days and I came home to a note and 2 cans of raid that said the best time to spray them is in the evening, after office hours..... what? When our sinks quit draining and I had tried snaking them as well as liquid plumber myself since they had been so unhelpful the first issue, they sent someone left behind was a flashlight, our broken snake and some garbage, was a note saying the sink was fixed and we should clean it. Duh! We signed a 6 month lease, lived in the unit for 5 months but fulfilled our obligation to pay for the last month. Just got our security deposit back minus an 85 dollar charge that we called them to dispute at the beginning of the last month we paid but didn't live in, never received a return call or any explanation. On this statement it explains that it was for coming into the apartment to shut off the water that was leaking due to a hose on our washer that broke. I was never made aware when the rude lady called about a "water emergency" that we would be charged, she demanded that I leave work and told me they had gone into the apartment to shut it off. Now I am charged! Our deposit is also less a carpet cleaning charge of 110 dollars, seems a bit high considering it was less than 500sq feet and only carpet in the bedroom and living room but ok, it's also less a 50 dollar pre cleaning fee.... No explanation as to what that could be, considering I personally left that apartment cleaner than when we moved in. There was a box of garbage in the living room at move in as well as top ramen flavor packs under both fridge and oven, so I know it was most certainly not cleaned let alone precleaned when I moved in. Not to mention it took weeks to get them to mow the grass and when they did it was left long around all of the edges, they blamed the owner of the property and threw her completely under the bus. I don't understand what "property management" means to them other than ripping people off and being incredibly rude in the process. If I had it to do over and the choice was rent from TJ Guyer or live in my car, I'd choose my car. read more

The maintenance and upmeep is horrible. Heard maintenance man tell resident Thursday that it would be 6-7 days before he vpuod look at her hot water tank. Hope she doesnt want a hot shower Dumpster 3 ft from apt and they had rats most of the winter Maintenance told them they should expect this due to field behind them. Wtf? Probably one of the the rudest place I've been in a long time. I go in seeking an apartment the lady was rude. I believe the second I showed them my application they knew they would deny me. They kept on telling me that I had to get a co signer with excellant rental history. They just wanted my screening fee. Its crazy to know that I only receive 197 month waiting to get on SSI. Its crazy to know that they do this to people. I've known several people that have tried to go through tj guyer it's been an unpleasant experience. I should have checked yelp before giving them my $50 Thanks for taking the rest of my money. Also the funny thing is they say my rental history was negative lol. The weird thing is I called my old rental agency and asked if I was in good standing with them. They said yes. But got a call today saying it was negative. Sounds like they just wanted my money. Before we ever moved in I was told they were redoing the flooring in our unit and replacing the very old carpet with laminate. This was never done. If at move in they tell you they are going to do something get it in writing because if you don't they will never do it. Take lots of pictures of anything that does go wrong, I have a feeling they will try to blame me at move out so they don't have to pay for all the issues we've had. Also make sure you do a thorough walk through of the apt. Note everything from missing baseboards, to stains on the carpets, floors and walls, make note of any missing blinds everything. even if it seems like overkill do it anyway. We've had issues from the start. When I first moved in I had cockroaches from the previous tenant, and the water heater was going out. I let maintenance know. They showed up unannounced at 8 a.m. when I was on my way to work to spray. After they sprayed I came home and again found roaches. I called the maintenance man and was told I didn't empty my cabinets so they were unable to spray the back of the cabinets which would make the product they sprayed much more effective. 1st I was never told to empty my cabinets, and 2nd they showed up at 8 a.m. unannounced on a day that I was on my way to work and didn't have time to empty my cabinets. On the second trip out they only sprayed the outside of the apt, which again was ineffective. At this point I just took care of the issue myself using boric acid a solution I found online. The next issue was leaking kitchen sink pipes. The pipes under the sink leaked, the water valves leaked, the faucet itself leaked, the dishwasher leaked. All of this water eventually came through the wall and into the connected living room, soaking the carpet and the carpet padding. After about 4 months of call after call and several videos showing the leaks they were all finally fixed correctly. All the leaks caused mold issues. Then came the next ordeal of dealing with the mold caused by all the leaking pipes. The wall in the living room that's connected to the kitchen was molded, underneath the sink was molded, the wall behind the dishwasher and underneath the stairs was molded, the bathroom walls that's connected to the kitchen was molded. My son and I started having issues with allergies because of all the mold. Their solution to this issue was to paint over the mold with mold killing paint. They didn't bother to actually scrub or remove the mold, or have a professional company come in and do clean up, no they just painted over it. Next issue, still unresolved, the water heater that had been going out since the day we moved in almost a year now, I've been trying to get them to fix it. We have hot water for about 10 minutes then it's cold. My son and I can't take a shower in the morning without the water going cold, we each get about 5 minutes of semi-hot water. The maintenance man has come out at least 10 times, to adjust the water temperature, check the temperature with a child's thermometer, basically do everything but fix the issue. This is their way of not replacing the water heater, but being able to pretend they fixed it. they have already replaced water heaters in several other units that are as old as mine. When I asked them why they were replacing all of them but mine all I got back in response was silence. I have had the worst experience with this company that I've ever had as a renter. The apts. are spacious, but not worth the mental aggravation of dealing with a company that wants to jimmy rig things instead of just fixing them correctly the first time. I've had to make call after call to get things fixed and it just isn't worth the constant aggravation. I'd suggest looking elsewhere or be very sure to get everything in writing. read more

These guy's are simply TERRIBLE! THEY are a complete bunch of jerks. They constantly showed up at our apartment demanding entry for unannounced "inspections"! They went through our bedroom closets and chest-of-drawers on one of there inspection visits when we were not home. Our security cameras caught them in our apartment without permission! They looked directly into our Security Cameras which were in our apartment. They had absolutely no idea that there actions were being recorded. We highly recommend NOT being associated with TJ GUYER! Who in there right mind would want to pay a $250 Administrative fee to apply for an apartment! PLUS a $50 dollar background check per adult AND a $25 re-lease fee every 6 months to keep your lease in good order. All TJ GUYER wants is your money! Nothing more! read more

I wouldn't even have given them a star! I've never really done a review on anything before but this I felt need to be expressed. They screw you over every which way. They showed up to show the house without adequate notice and walked in without even knocking. Then they decided to keep all deposits even though they haven't even inspected the house . BTW pictures were taken before and after living there. Highly advise anyone that has to rent from them to do so. The property was poorly maintained the stairs foundation was not safe! Well where to begin. When we applied for one of the town home it took 6 weeks to finally become approved. On our day of signing the lease we literally had 15 minutes to do the paperwork and did not even get to do a walk through because it was already done. A month later after moving in I lost my job and wa sour of work for 5 months creating many months of late payments until I got back into work. Shortly after that we got a new next door neighbor whom we made aquaitences with. Along the way this neighbor crossed a lime with my fiance verbally and that's where our tennancy went down hill. This Neighbor started filling false police reports, and filed 6 false allegations with property management against my household which led to a random home inspection which we cleared. It continued on tot he point where she was dispensing all of her cigarette butts onto our side of the rental and we gave management photos of this but it didn't stop her. She continued to harass us to the point of threatening text messages so we took it to the cops and courts and with ALL THE EVIDENCE....WE LOST somehow. Nevertheless, MANAGEMENT was FULLY AWARE and admitted " we know she's harassing you but there is nothing we can do about it, it's just politics" said Ron Beiker of T.J. Guyer property management. Just recently we were told that "WE ARE NOT ALLOWED TO BACK IN OUR VEHICLES" however everyone else in the community can because we were the only ones that received a complaint about vehicle exhaust from the harassing neighbor. Yesterday I received an email from Corperate about my service animal NOT BEING COLLARED OR LEASHED because she was in OUR YARD peeing right after a bath... I was told we violated a policy. The photo clearly came from the same neighbor. For the last 8 months we have been harassed, had to deal with the neighbor constantly slamming her front door DURING QUIET hours and management is on her side and has been. Everythi g was fine and quiet before this new neighbor and new crackhead looking manager came to this property. This new manager is extremely unprofessional, always dressed in sweats and flip flops and has an excuse for everything on why maitenance isn't being done in a timely manor. As of right now we are in our last month of our lease and we have NOT BEEN OFFERED A LEASE RENEWAL BECAUSE OF THE DRAMA FROM THE NEIGHBOR whom started all of it with the false reports of damage to personal property( no proof ), claiming that we punched hole in her wall through our side of the unit ( random inspection cleared us ), to us having illegal firearms in our home and so much more. I mean this lady called the cops on us at 1:00pm because we were watching a SEAHAWKS GAME.....THE OFFICER was embarrassed to knock on our door. Now we can't get into any other apartments or town homes in the thurston county area because T.J. GUYER is giving us a negative report. THANKS TJ GUYER!!!! I wouldn't recommend this place to anyone. Its "WILLIAMS COURT TOWNHOMES" in Lacey. I do home remodeling and all these places are not properly kept up. They make them look nice at first glance, but once your inside living you get to experience all the flaws.we literally had to live with a broken fence for 7 months that was godly!! We have been with out living room blinds for 5 months. They try to enter units with 1 hour notice for repairs or give no notice.. If you don't accept it...your on the back burner. Find another place and don't waste your money here. Our friends moved in on a 6 no lease, MANAGEMENT lost ALL THEIR PAPERWORK by their renewal time SO THEY WERE FORCED TO RE APPLY ALL OVER AGAIN and had to get a co signer all over again. I hate this company. The owner is greedy. Their motto should be "T.J. Guyer, creating homelessness one rent increase at a time, since 1984". The apartments where I live sold in June of 2021 and T.J. Guyer took over in July of 2021. They promptly raised the rent from $100 for some to $200+ for others. Now the latest rent increase includes a $60 surcharge for utilities, to offset the rising costs. They kept the two bozos who work here doing maintenance, but i'm pretty sure a trained monkey could do a better job. The on site manager is a joke in itself. She is never here. You can call and leave her a message, but if she doesn't like you, she will not return your call. They put a whole bunch of bogus rules in our last notice from them. I've been trying to get them to tell the two bozos here to trim the juniper bushes cuz when you are sitting at the stop sign you can't see down the street. The two bozos aren't doing any of the weeding in any of the many flower beds here. Sure the flowers look nice coming up, but there's tons of weeds. I have noisy neighbors who like to have sex with the windows open and it echoes in between the buildings and it can be heard two buildings away. They say we can't have pets, but people that have moved in lately have all had dogs. Not small dogs either. German Shephard sized dogs. Some people here claim that their two dogs are service dogs and they aren't. Service dogs don't growl or bark at you, or run away from you, these two dogs do that. They did inspections before buying the property and they went into 52 different apartments here, but they didn't come into mine to see the tile floor in the kitchen coming away from the wall and in the bathroom it curls up next to the tub. The amenities for this apartment are black mold, asbestos and lead paint. For all the money they charge to move into these dumps, you would think they would have professional cleaners come in....they don't. The two bozo maintenance guys have been doing the cleaning for years now. When they turn over an apartment, workers for T.J. Guyer come in and put new counter tops in the kitchen and bath, different heating source, a microwave and some not all apartments get a paint job and the carpet cleaned. So my advice is do not if at all possible, rent from these guys. The new counter tops are going on top of cabinets that are 45 yrs old. That's right...they were built in 1977. read more

I called this place after seeing an advertisement on a home in my area. We called and explained we had two dogs and were interested in the rental. The woman I spoke with was incredibly rude and basically said nobody would ever rent to us with that many dogs. I could not believe the lack of professionalism let alone the fact this woman actually had a job in customer service. That being said, we ended up finding an amazing home for rent that indeed accepted our animals. I would steer clear of this place. I've only ever heard bad things. read more

I do not recommend TJ Guyer as a company. They were not prompt in addressing a number of our concerns about our rental, and did not honor what was noted in our move-in walk through. We were charged for home damage that was noted as being the fault of a previous tenant. Additionally, they failed to contact us to re-sign our rental agreement for a year after it ended, which speaks to me of a lack of oversight. read more

I've rented from them for about a year and a half now, and they've ways been extremely helpful and nice. I recently moved into a new apartment across the hall, needless to say, the apartment wasn't up to good standards. The carpet was a mess and stained (after it was cleaned). I sent them pics of the carpet and put in a request for new carpet and they put it in without asking any questions. I know this incident probably isn't "the usual", everyone messes up. But they fixed it, made it right as soon as they could without asking questions. Great customer service. read more

Lived in one of there units for about 4 years. Always had complaints with managers even tho no one complained about us. Wouldn't let kids play around the apartment. We did mount a tv to the wall which left 2 wholes in the wall and they ended up charging us 300 dollars to touch up those to wholes. I personally am a painter and my job is to do that exactly and with all the material it would cost 40 dollars at most to patch up those 2 littles wholes. It was always dirty around the apartments. Landscaping was done horrible. Everyone always complained about all of this stuff but nothing has changed so we will start a petition and if needed we will take this to court. read more

Oh my, I cannot find words for describing this company. They are worse than the description for " slum lord." The apartment was rented by my sister and when I came to visit I had to clean the entire place. It was filthy to say the least and smelled like human urine. They did it had been cleaned prior to a new tenant. Not! The carpet smelled so bad and it was nasty to touch. We battled with the company for over a year until my sister threatened to go to her pulmonary specialist. She has asthmatic issues and kept telling them there was mold in the apt. Other tenants had mold in bedrooms, bathrooms so bad they were afraid to let their children sleep in the room. I have never seen such an unprofessional company in my life, oops yes I have. In February 2017 they presented my sister a renewal for another year and we decided not to sign it. They were raising it $50.00 a month if u signed the lease or $750.00 if not. Sounds good for rent now days but maintenance lacks lot. I would clean the entryway often as it was filthy. You could walk thru spider webs, mud or garbage before entering your place. I would definitely stay away from these people. They do entered your apartments without giving you egalitarian notification. My sister ended up receivind a " no fault eviction" notice as she was rocking the boat. In September they did a mold test and were told the results would be available in about a week. Never did receive the results. On the day we handed over the keys to the property manager the results were still unavailable. I finally received the answer of, " inconclusive.. Wow, that answer did not surprise us at all. This company deserves to be investigated by the Better Business Bureau, Grays Harbor Public Health and WA Realtors Assoc.
