Many friends have rented from them, increased rent, no repairs done, evictions. Worst rental company in Lewis County.

We have taken several hours off of work to be shown houses (they give you a time to be there or you miss out, they don't ask what works for you), spoken to their staff on numerous occasions and told that we were approved and that they "really want to rent to us." This has been a 6-month or more long process of paying the applications fees twice ($200 total), and being strung along. The most recent place we put our application in on, they chose someone else because they had too many applicants, they said, and that this time--and this time alone-- they had chosen based on credit in an effort (which she reiterated is NOT their normal practice) to narrow it down. When the women called to inform me of this, she promised that she would call if another rental fitting our needs came available and reiterated that they "really want to rent to us" again. Today, I emailed them regarding another home they had for rent and was told that we aren't eligible to rent from them at all. I inquired as to why that was, as the last time I had spoken to this woman, she had told me something entirely different. I directly asked why this decision was made, as we admittedly don't have the best credit (which we were very upfront about), but do however make great money, have spectacular rental history and references. She simply said, "I don't know." I am appalled by the lack of professionalism and integrity exhibited by this company. We wasted many hours, missed time from work, and spent money to apply to their rentals rather than applying elsewhere because they had explicitly told us that we were approved to rent from them. In a time where finding a home is hard enough, this company has only made it more difficult for me and my family. If they had just been honest and upfront, it wouldn't have been an issue at all. I'm just in shock at the way we were treated by them and the utter waste of time it has been.

I typically would hesitate to write a bad review but this situation negatively affected me in a…read morenon-superficial way as it causes me issues with my bank, and now I have to spend money to correct it. I am in the middle of getting my PMI removed from my mortgage and I reached out to my bank to begin that process. They apparently hired Ryan Robbins to do my evaluation. I needed a roughly $10K appreciation over the last 2.5 years for my primary home, as well as the $30K I have paid down to qualify. That represents approximately 1% per year. We are experiencing a booming housing market and it is inconceivable that my value is not 2% higher than it was when I purchased the home. Here is where it gets CRAZY. I purchased my home for $445K 2.5 years ago. My tax assessment is $450K. My appraisal when I purchased the home was $450K. The Redfin estimate today is $550K (given the appreciation) What did they tell the bank my home was worth? $307K! Woah! Where did that come from?? When I asked I am told there are no good comps in the area. Wrong! My neighbor (literally the definition of a comp) sold thier house last month for $415,000 and it is not only smaller but much less desirable as it has no view, among other things. (Picture attached) So rather than just tell the bank the data was inconclusive, my bank now thinks I'm $70,000 under water in my home that I've had for 2.5 years in a booming market, that I put a chunk down on! And to add insult to injury, I paid for this!!! So now I have gone backwards and I have to spend $800 on a different review. I've attached a picture of my home and a home that they had listed as MORE valuable than mine. Mine has the 3 car garage. What??? I gave them a chance to explain and they doubled down. I've bought and sold a lot of real estate and this is just unbelievable to me. Do not trust. 100% dishonest people. Proof is in the pictures.

I took that analysis to the county assessor's office and was able to get the property taxes significantly reduced. Over a year later when we were actually ready to sell the home, I again contacted Lance. He listened to what we wanted, priced the house appropriately, and listed it with an on-the-mark description that worked fabulously, receiving offers on the first day, one of which we closed on in what seemed to me to be record time. I would not hesitate to recommend Lance McDaniel.

DO NOT RENT HERE!! I rented with them for a few years. We had quarterly inspections as was required…read moreby their contract. These inspections were incredibly inconvenient, but we were told they would save us from on our deposit when moving out. We had passed all of the inspections except the last one. Somehow the difference of 3 months led to over $10k in damages. They are still pursuing me now. I will be replacing a cheap laminate floor with a nice veneer floor. We are paying for a new paint job and new floors in the garage as well. We cared for this home and there were some issues. mainly an infestation of roaches. They came with the moving boxes we got at a store. Originally, they found $6k in damages however over time they seem to be finding more and more problems. We did not have a final walk through with them. If you have had issues with Pettitt please contact the WA state attorney general. There has to be someone that can protect tenants.

IF I COULD GIVE NEGATIVE STARS I WOULD!!!!!!!!…read more I'm incredibly disappointed with the lack of compassion and communication from this property management company. After a traumatic experience involving the suicide of the other tenant at the property, I had to move out under extremely difficult circumstances. Despite reaching out multiple times to dispute charges on the final account--some of which were for maintenance issues I had already submitted requests for and a carpet cleaning I personally paid for--I never received a response. This complete lack of follow-up shows not only poor customer service but a disregard for tenants' mental health and dignity during an already devastating time. I expected professionalism and at least a basic level of empathy, and received neither. I would not recommend renting from this company
