DO NOT RENT HERE!! I rented with them for a few years. We had quarterly inspections as was required by their contract. These inspections were incredibly inconvenient, but we were told they would save us from on our deposit when moving out. We had passed all of the inspections except the last one. Somehow the difference of 3 months led to over $10k in damages. They are still pursuing me now. I will be replacing a cheap laminate floor with a nice veneer floor. We are paying for a new paint job and new floors in the garage as well. We cared for this home and there were some issues. mainly an infestation of roaches. They came with the moving boxes we got at a store. Originally, they found $6k in damages however over time they seem to be finding more and more problems. We did not have a final walk through with them. If you have had issues with Pettitt please contact the WA state attorney general. There has to be someone that can protect tenants. read more

After a traumatic experience involving the suicide of the other tenant at the property, I had to move out under extremely difficult circumstances. Despite reaching out multiple times to dispute charges on the final account--some of which were for maintenance issues I had already submitted requests for and a carpet cleaning I personally paid for--I never received a response. This complete lack of follow-up shows not only poor customer service but a disregard for tenants' mental health and dignity during an already devastating time. I don't write many reviews and I have NEVER in my life not gotten my entire depoit back. I got a third back here. We were charged for things we did, and you will be charged almost $300 for cleaning, no matter what you do. They also charged us for dog urine - my dog didn't pee. They charged us fornot wiping down a light switch, which we actually did. We were charged for leaving a patio mat that WAS THERE WHEN WE MOVED IN! They said we needed to mop but guess what, we mopped on our last day. So if you do rent from them, just be prepared to get little back. They also harassed us about our yard having dormant patches during the historic heat wave and watering restrictions we had this year. So be ready for that as well. this business will not let you enjoy the home your are renting. once a month something has to be done. Sometimes they wont show up, and they will charge you, if you are not home, they will just walk in. There was a major rat problem, and I was blamed for it. Yes, the owner took care of the issue. As well they should. I didnt invite them. As I see that house, I can imaging of the dead fried rats in the walls. There are so many complaints I have with this renter company. They do no care for the renters. To keep in business, they do kiss the azz of the home owners. Fran is a problem also. They do not give you time to actually read the contract, for there are over 20 pieces of paper to read and sign, like you are purchasing a home. Has to be sign at the moment, and this is after they had already taken your deposit. So your deposit is sitting until you sign those papers. You will go broke if you sign those papers. Rent LITERALLY ANYWHERE but here. These people took 0 photos during our initial walk through and didn't invite us to the final through (hmm fancy that) but then magically produced 800 photos as evidence of damages. Charged us for keys when all were turned in. Accused us of having a pet WHO URINATED ON THE CARPET, so we could pay for carpet cleaning as previous tenants had a pet. (I have a notarized letter and messages from the neighbor in the duplex) Kept our almost 3k deposit then threatened to take us to collections over 300$ more dollars after 15 hours were spent cleaning and charged us for things like worn carpet, small nail holes left unpatched, and one light bulb out.....Most of which we pointed out initially and documented. BY LAW no landlord can charge tenant for normal wear and tear, yet we were threatened with collection and credit bureau reporting over this very thing. IF YOU RENT FROM THEM take pictures at your initial walk through. Not sure if you should take a picture? Take two. Take hundreds. Turn on every light, flip every switch, fan, wall heater, check every nook and every cranny and crawlspace. Document everything and make sure you get records or proof in writing, of previous pets and anything that was professionally cleaned or replaced PRIOR to moving in. Supposedly the carpets were professionally cleaned prior to our move in......yet there were staples, dirt clods, nails and gum in the carpets upon our arrival. Any neighbors with knowledge of prior tenants, especially with proof, can provide notarized statements for you. Without pictures, you won't have a case, but if necessary and you have evidence, TAKE THEM TO SMALL CLAIMS. OWNERS PROSPECTIVE: Pettit has managed my rental for 4 years. As an owner, Real estate agent, and former property manager I could not be more thrilled. Here is why. 1. Regular drive by inspections of the property. Keeps exterior and landscaping (Lawn) maintained. I cant believe how expensive it is to replace a lawn that's been neglected for 1 summer. Drive by inspections also ensure unauthorized cats/dogs aren't sitting in a window(Unauthorized pet). Suddenly the same 4 cars are parked in the driveway every inspection though the home was rented to a single person (Unauthorized tenants). A car is not sitting on blocks in the front driveway. 2. Quarterly interior inspections. Pettit maintains the interior and exterior of homes they manage, and they do an extremely good job. I have found they are great and holding tenants responsible for damage or neglect they are responsible for. The quarterly inspections are great for ensuring damage or issues don't add up. Replacing a door stop is not expensive, but when neglected and not fixed a door stop can lead to a puncture whole in the sheetrock, a hole in the door, then fingernail polish on the bathroom tile floor grout. 3. High standards for tenant move in. The contract states that the tenant will return the unit in condition that it was received. I am really thankful for Pettit's extremely high standards for the condition of the unit at move in. Not only is it important for the tenant to move into a clean, fresh, and maintained unit, it is also important in setting the standard and expectation for how the unit will be returned. Saves me a ton of time, effort, and money. 4. Communication is excellent. When I have a question, its answered. When I have a concern, Its addressed. They do a wonderful job of taking care of me as an owner and being extremely cautious of my investment, my property. As an owner I love Pettit Property Management. I worked in Thurston County as a Property Manager for 3 years. Pettit Property Management is the ONLY company I will recommend to friends and family. I was a property manager for 3 years, and when I changed careers I left my property with Pettit to manage. That says a lot and I am extremely happy with my decision to do so. read more

Awful rental company, military families stay far, far away! We rented a home by them and they where nothing but trouble. When I left the place it took them 2 weeks to do the walk through and I got charged for leaves in front of my front door (cleaning fee). Lightbulbs where also on my charge list, even I was smart enough to take pictures of every room including turned on lights. The toilets where supposedly "dirty", where everyone in Lacey knows that for some reason the water stains them, I have it in every house. Also I had carpets cleaned by a company, left receipt in the kitchen got charged for it by Petite. The owner/manager Rachael is rude. Like a spoiled brat, she even yelled at my husband on the phone. They kept $600 of my deposit! And the house looked better when i left, than moving in. read more

Part 1: Apparently you can't write a review if you want to pick ZERO stars! Worst place we EVER rented from! The house looked better when we turned in the key than when we received the house and they insulted us by giving us $300 (approximately) of our deposit back! There was a "pet deposit" but never told us what it was used for! They took money from our deposit for "fines" from the HOA in the neighborhood we were renting from, even though there was never real "proof or an investigation" ever done! We actually had to take a picture of our dogs feces to show them what the amount looks like to "prove" the amount from the picture they showed us was definitely NOT from our dog! There was actual food still in the oven- even in the drawers of the kitchen! Even dog toys and MORE food under the oven! Coffee grinds, medication for the owners dogs, mail, I'm sure if you can think of it- it was there! Like she just moved her furniture out and said, "Pettit get this house rented". We had to rent the Uhaul another day and have someone come to help us move because the house wasn't even ready! We also spent about 14 hours cleaning the house up and down to feel like we could even move our stuff in!!! Pubic hairs in the showers, stains around the light switches, grease in the shelving... pantry with grease and coffee grinds- urine on the floor and running down the toilet- DRIED!!!! I have pictures! They never changed the water filter for the whole house in the whole 2 years we were there! It's supposed to be changed every 6 months! Pettit said the landlord "wanted to come and change it herself" .... didn't happen! Pettit said they were going to paint the walls before we moved in because they were sooo scuffed and dirty, or they could paint it since we had already moved in... they NEVER came- THEN CHARGED US TO HAVE THE HOUSE PAINTED!!! What else... each inspection (they come every 3 months by the way to "supposedly discuss with the renter what was wrong so you have a chance to fix it- NEVER RECEIVED ANYTHING- but all this stuff is "wrong with the home now that we are leaving!" The ONE TIME WE ASKED TO POSTPONE (JUST A WEEK LONGER) BECAUSE I LITERALLY JUST GOT OUT OF THE HOSPITAL FROM HAVING A BILATERAL MASTECTOMY WE WERE TOLD.... NO! This is the only time convenient for them (Pettit)! Wow.... just WOW! Some woman came to the house to "clean it", Come to find out, the "cleaner" was the owner- kinda psychotic right? Very deceptive! Wanted to see who was renting from her? That's the "maid" they sent to the home! She didn't identify herself as the owner, changed her accent from "English" supposedly where she's from, to a fake "Jamaican from New York" accent! Apparently she didn't realize I was from the East Coast and grew up near NY- NOT their accent!!!! Again, CRAZY! Let's see, what else- the house came with an OLD (not even a front load) washer/dryer and when we said we weren't going to rent it for $25/month, the owner came right away to pick it up as if we were going to "sneak and use it for free" hahahahaha! My husband spent almost $200 on buying mulch, planting grass seeds, etc because that house was known as the "eye sore" of the neighborhood! Neighbors actually would drive by and THANK my husband- some would even literally KNOCK ON THE DOOR- for FINALLY getting the house/yard nice! There were toilet rings and random things my husband didn't even write down on the "initial" sheet because that is normal "wear and tear" from a house being... 13 years old.... they had the nerve to "charge" us for that! A cheap $80 door covered in wall paper, my daughter pulled off the sticker and peeled off some of the wall paper... somehow it cost $270 to change out and fix (the owner wanted a new heavy wooden door!) then when they gave us the final total, it was less then what they took from the deposit, they never refunded us that! When we asked why our "initial" list was 5 pages and somehow the "walk-thru" list was 50, no answer! "They've upgrades their system"... Sooooo- their walk-thru was more strict than our initial one? In their contract it says to leave the house in the condition we found it in, we left it BETTER- and got 1/4 of our deposit back! I will admit, after 2 years, of course there will be wear and tear- they wanted the house to not only look better than they gave it to us, it's like we had to float around and not eat, walk, or actually live in the home! Then we paid for someone to steam clean the carpets- fine that's usual when you have a dog.... they tried to say the house "smelled like dog" because I didn't pay for flea treatment for the carpet... because I pointed out IN THE CONTRACT IT DID NOT STATE I NEEDED TO DO FLEA TREATMENT, I DID SPECIFICALLY WHAT WAS ASKED! I guess they thought I "got over on them" so they had to take more of our deposit somehow! read more

Rarely answer their phones or get back in a timely matter. When I finally got through on the phone, we set up a viewing of a home they had listed for rent.The following day I got an email since I also sent requests on Zillow truly and AHRN, saying that the home was no longer available. I sent an email back about the viewing I had scheduled for the following day & asked if my husband and I should still attend. I received an email back the morning of the day we were to view the home saying it was not available to not show up for the appointment that we should of gotten an email stating that the home was placed on hold. I don't have a single missed call or voicemail from them. Luckily I requested info on multiple sites or I would have randomly shown up for an appointment that didn't exist anymore at a home that still had the current tenants living there. This business is EXACTLY what you want as an owner of a home. They ensure the tenants are taken care of and are, most importantly, taking care of your home. Rachel and her staff took care of any issues with our home in a professional and timely manner. I would guess that all the negative reviews are from renters that were held accountable for their actions for damaging a home. I gave Petite Property Management the benefit of the doubt despite the bad reviews I read. I can now understand why they had bad ratings. My family and I hired a cleaning company that PPT recommended to us. The cleaning company works with PPT. Whenever there is anything the cleaning company missed during their cleaning PPT is supposed to call them to redo their work. Trusting their recommendation and also in hopes to get most of our security deposit back we hired the cleaning company. It was not cheap. We even sent PPT our receipt of the amount we paid to cleaning company. My husband and I were shocked for the amount PPT took out of our security deposit. They charged us again for cleaning cost, which we did not understand since we hired the cleaning company that they recommended and work with. I can write more things I am dissatisfied about this business, but I won't. I would not advise anyone to do business with PPT. They try to squeeze as much as they can from renters. read more

The worst company to rent a house with. I wish people could read all these reviews before they can rent with them. They have to constantly do walk-in checks every three months but the real trauma starts when you move out. They asked us to pay $1500 in addition of our $2000 deposit as move out charges for damages. During the entire time we stayed there they could compliment on how well we are taking care of the house during walk-ins. They wanted us to replace a 15 year old carpet even though we have a Kirby vacuum that we used weekly and still they complained about the condition of the carpet. I felt like our Kirby even improved the quality of their carpet. If you indicate on the move in sheet that there scratches on the surface, they will change on the move- out and called them dents.....they try to play with words so that they can charge you for prior damages. The military family house should know about them and warn any soldier who PCS here. If you don't want to regret you decision later do not rent from them and don't say no one warned me. When you are PCSs they won't listen to you even if you provide them with the orders. We moved out 3 months before our lease ended and they said that we had to continue making payment until someone move in, so we end up paying mortgage because we bought a house and paying rent to them....that was like $9000 payments in 3 months. Also when they filled in and had someone moved in on the 18th of the month, they didn't bother to let us know but they took our payment on the 30th of the month....that was when a new tenant had stayed in the house for 12 days.....A lot to say. read more

What? There isn't a zero-star rating? No negative-star options? I don't even know where to begin. We said to ourselves, "Hey, this is a nice looking place to rent so who cares what company manages it?" Biggest. Mistake. Ever. From start to finish you will not get them to lift a finger without threatening them. They won't ignore your questions or concerns. They will call you back with a response that sounds like they were trained in the art of being snarky and insulting. They will show up late to showings. They won't know how to open doors. They will hand you walk through papers and just tell you to fill them out and drive them to their office because they don't have time to walk through with you. They will blame defects or preexisting problems on the renter and expect the renter to be their source of a windfall of cash. Sure. A property manager is hired by the owner to work for the owner. That doesn't mean they have to work against the renter. But they make that the main goal. Word of advice to owners: find a company that will try to represent you well but also hold on to good renters and work with both you and them. Look for people characterized by respect and dignity. As soon as we finished this lease we went through the pain of packing our belongings and moving a few blocks away. Trust me the new property management company was the first thing we looked at. We're glad we did. Ever since we moved away from Pettit we've been treated like human beings. Weird how it works when you respect customers. read more

We lived in a townhome for 2.5 years we moved in to the worst place ever!! We decided to stay because of price and we were in a great area, we just moved out and got told we owe $52 after the $1500 deposit we paid. They charged for so called scuffs on walls after move out when none of the walls were painted before move in. Said we left items in a cabinet, they were there when we moved in so I saved them for them. Also I took down every blind and washed them by hand, they said they were dusty. They charged 10 hours on cleaning, and 14 hours repair, something crazy like that for scuffs dust and a door knob to be replaced....mind you when we moved in the place had leaves all over (it was fall) I didn't say a word. We were suppose to have the carpets redone, they did the downstairs never the stairs or upstairs. Pettit lies and they steal your money so you can take care of who ever was before you. Don't rent from them you will have a headache from day one, to now 2 months after we move out..... read more

What ever you do don't rent anything from these people! First of all the owner Rachel is extremely rude and while the gent or lady showing you the rental may seem really nice the first thing they are failing to tell you is that they will be coming back to "inspect" the property 5 different times throughout your 1 year lease. 4 quarterly inspections and 1 annual inspection all of which can be found nowhere in your lease! The way they go about it is really sneaky. Legally they only have to give you 48 hours notice of the inspection or their intent to enter the property. Their idea of notice is quietly putting a note on the front door and tip toeing off. Yes, they do this for every single rental they offer "as a service to our home owners." -Fran. We had no idea this was apart of their standard operating procedure until we found that first notice on our front door and the lease had already been signed weeks ago. It was only when I called Pettit to ask them what exactly a quarterly inspection was that I found out this would be the first of many. Their defense? It states in the lease that they have to give you 48 hours notice before entering your home. To them that somehow translates to Hey! Were going to be all up in your house all year long! So if you like living in conditions very similar to living in a military barracks; this is the property management team for you! The owners were ridiculously obsessed with the yard. I would go outside to have a cigarette and there would be the owner sitting in his car staring at the front of the house as he rolled off at 3 mph. It was really creepy to say the least. I complained about this harassment to Pettit multiple times and the only thing they ever did about it was make it worse by telling the owner I was complaining about him. In retaliation (or so it seemed) the owner then started picking the yard apart and calling Pettit to in turn call us and have us pluck this weed or that weed to his liking. Mind you when we moved in the front yard was 80% weeds. The neighbor lady even confirmed that the owner (lived there before us) was hippy anti weed killer and got upset when she used it on her lawn because he was afraid it would blow over into his. I got a call at least every two weeks with a different demand regarding the yard. The neighbor lady also confirmed that the owners never did a day of yard work in their life so it was funny that they expected so much of us. I'll never forget the day we got the phone call that we needed to remove a small tree by the mailbox. A tree that had clearly been growing there for years before we ever moved in. At his point Pettit admitted the request was ridiculous. Instead of telling the owners so they sent one of there own out to dig it up to appease the owner. By the time we moved out the yard looked 10 times better than it did when we moved in. None of this free labor did I really have time for being that I worked full time and went to school. At the time my boyfriend had a high stress job in the military and living in these conditions didn't help anything. So NO they ARE NOT MILITARY FRIENDLY. When we did our walk through (before we moved in) there is no area on the walk through paper designated for the yard so we didn't think to jot down the fact that it was 80% weeds; so if you do decide to rent from Pettit make your own space for making notes about the condition of the yard or else they will blame every preexisting flaw on you. When we moved in the owners had left a bunch of graden hose and plant pots on the side of the house. They also left some ancient odds and ends in the garage like this really old cheap swifter vacuum I don't even think they make anymore. I actually tired plugging it in once (I was curious to see how it worked) and it didn't even turn on. Point being, I was charged money out of my deposit to remove the plant pots and hose from the outside. I was also charged for a piece of the ancient swifter that was apparently missing? In the end they tried to only give me back $200 out of our $1000 deposit. The itemized list they gave us for doing so was ridiculous. I left that house spotless. I spent 3 entire days cleaning it and painting. I have dated pictures to prove it! There was no damage to anything that wasn't already there. We ended up taking them to small claims court and won all of our deposit back. Pettit refuses to pay us what the court has ordered and now we are figuring out what the next step is in getting back what is rightfully ours.All of which is very time consuming and frustrating. I suspect Rachel is used to being able to just take peoples deposit money and get away with it due to the fact small claims is such a pain in the rear. In summary they will inspect the inside of your home 5 xs in 1 year. They will put the owner before the renter every time & they will rob you of your deposit no matter how well you take care of the rental. Do NOT rent from these people. read more

We have probably payed over a thousand dollars in fees to them, from having to pay for plumbing issues that we not our fault to putting cozies on the hoses outside. I rented my home from Pettit Property for roughly two years and was an excellent tenant (Not just my opinion, but reinforced by them as well)- When it came time to move out I was very unhappy with the mere $59 deposit of $1,2000 I received back and felt I had left the house immaculate, even better than when I moved in! I was completely dumbfounded and reached out to discuss the issue. I met with Rachel and Andrea, the agent working on my move out paperwork, for quite some time addressing all my concerns and pointing out discrepancies on the move-out report. Both Rachel and Andrea assured me they would work with the owner and come to a solution that we could all be happy with..And that is exactly what they did. They both went above and beyond to make me, the client, happier in the situation and I ended up receiving another deposit refund (one that I was very happy with), in addition to a gift card for my time and efforts in this matter. This situation exemplifies the excellent service they provide and I would recommend Pettit to anyone looking for a rental company who looks out for both the owner and client. read more

Our experience with this company was similar to Chandra D.'s only very much worse. Their inspections are indeed quarterly and include them photographing the home. They will enter even if you are not home. We left the house cleaned with repainted walls and patched nail holes. Carpets were steam cleaned twice within the last 6 months of living there, once at Pettit's request. All at our own expense. We were still sued for amounts that far exceeded our deposit. If you are thinking about renting here I sincerely urge you to reconsider. There are some very lovely landlords in the area who treat you with respect. Pettit's focus is more to serve the needs of the property owners rather than its renters. read more

I rented from Pettit Property Management for 2 years. Upon moving out - they charged me $25 dollars per hour and repainted ALL the walls in ENTIRE the apartment, roughly $300 dollars in painting costs alone, and nickel and dimed me to death for all of the other little stuff too, resulting in 2,400 dollar bill for turning the apartment. Compete bullshit, - I'm not a slob, and my apartment was beautifully decorated and kept. I'll admit, I didnt' fill all of the nail holes or wash the walls when I left, but I paid for cleaners - and I kept the home in good order. The excessive charges for painting were completely un-justified - touch up paint if anything would have been sufficient - as there was no visable damage to any of paint outside of a few little touch up spots. I feel like they probably just wanted to walls freshly painted for their buyer (the house sold near the end of my lease), and they passed the charges along to me. As a renter this company is the absolute worst I have dealt with in 10 years of renting. They enter your house quarterly to inspect and fine you. They are constantly in your business. They ask you to spend your money to maintain stuff that only typically a homeowner would maintain, and they fine you if you don't. They don't communicate within their office, so you get confusing and contradictory information from different people. Renter beware, it is absolutely not worth it to rent from these guys. Save yourself the trouble and give a more deserving company your money. Also, they seem great when they are trying to sell you a rental, but don't be fooled, it will only last up until you sign their agreement. read more

After renting with this company for almost a year there is nothing good I can say about them. Their customer service is horrible. They definitely work for the home owners not the tenants. They do not do a move out walk thru with the tenants so when we received our move out paperwork there were hundreds of dollars in charges on it that should have not been. (& they did take those off after we questioned the company about certain charges) This is just a few of the many issues we had with this company. Oh lord where do I even begin....I have been staying in one of their homes for 2 years now and its been NOTHING but trouble since the second we applied. Took them over a month to allow us to sign the lease and move in bc the previous tenant had left some of their belongings in the home. This shouldve been handled the minute the last tenant moved out but Im not surprised. Pettit cant do anything theyre suppose to do. So they knew me and my husband were living in a hotel at the time waiting on them bc they refused to get the tenants belongings out themselves. So my question is, if pettit is taking renters security deposits for "cleaning" purposes, why was my unit dirty upon move in? why were the previous tenants things still there? First red flag. Throughout the years Ive been hit with unnecessary bills left and right, Ive kept my mouth shut and paid what Ive needed to pay by as its gotten closer to our lease ending Ive been hit with higher bills and totally unexpected. They come to my home while Im out of town, they do work around the house without my knowledge and THEN tell me what they've done after they've already thrown a huge bill in my face. Ive tried calling but each time its "we'll call you back" I never get a call back. These people are unreliable and extortionists! Theyll not only charge you for ANYTHING they can but they wont handle the responsibilities they're suppose to as a property management company. They'll show up unannounced or not at all. I really cant believe the way they run things. Im a first time renter too so I feel VERY taken advantage of. They have made this whole renting experience so terrible for me. read more

I have now rented with them for a year. Through that year I would have some problems and email or call about said problems along with needing questions answered and they would never respond back in a timely manner. They made me feel like they were always to busy to even talk with you. Most definitely wouldn't recommend this company to anyone. I rented with them for 3 years, not only did they send my email out to everyone on a spam list of all renters and previous renters, they consistently did surprise inspections walking onto the house without notice to 'inspect.' I think someone finally called them on this as in the past year they finally started sending out formal notices of inspection dates. If you rent from them consider your deposit gone with and additional bill of $500 to $1,000 as they will charge you with $35-40 dollar an hour 'maintenance work' no matter how long you clean/scrub the house. So we moved out on March 28th with the understanding that people were going to moving in right after us. We left the rental with no issues and actually told that we left the house in great condition. I just received an email on April 16th in regards to now being responsible for rent until our lease was to end. Now I understand the terms of the lease but how does someone think it is right to let someone know 18 days after they had moved out that they are now responsible for this payment. If it was before the end of month, makes complete sense. We had issues when we initially moved in as well. First I was three days from my move in date and no one contacted us in regards to keys, what time we could move in on our move in date, nothing. I had to call and when I did I got " sorry but we will not be ready for your move in date". Already setup up movers, took time off of work, truck rental... and a simple our mistake for not contacting you with your move in. Please be wary of this management company. They are shady, not transparent and they do not care. We will play your game Pettit... but karma is a bitch and I hope people see you for who you are.. especially the management... you should do something else as you suck at your job.. to hell with you and your management.. do yourselves a favor and do not rent from these people... read more

We are currently relocating from the United Kingdom to Lacey, but wanted to rent before we bought to get a feel for the area. We have been really satisfied by Pettit Property Management. They were kind enough to film a property as we could not view it in person, and were always prompt and courteous responding to emails. Any issues or questions were resolved quickly and they are genuinely nice people, especially Alex who was hugely helpful to us. Anyone who has done a distance or overseas move knows everything becomes alot more complicated, it's really important you find a company that is flexible, understanding and goes the extra mile to work with you.
