The lovely young lady that was working (her name escapes me right now) was professional, courteous and personable! I enjoyed speaking with her and was saddened they would no longer be my management company. I highly recommend ABC management. (They were also very willing to work with me when I thought I would have to put in less than a 30 day notice!) They gave me peace of mind and I appreciate it more than they will ever know! Thank you to the ABC staff! As a property manager myself (which they were not aware of) I have a certain expectation of fellow landlords and property managers and they didn't disappoint. After I left an honest review, she denied involvement altogether and even accused us of being fake--which could not be further from the truth. I stand by everything I've said. She required my son to pay for a garbage disposal, which wasn't his responsibility as a tenant. On top of that, she made a bizarre claim through a carpet cleaning service, stating that a cat had entered the home with a key and left behind kitty litter--my son has never owned a cat. These aren't just misunderstandings; they reflect a deeper level of dishonesty and mismanagement. He only received around $600 of his $2,000 deposit back, without a valid explanation. There was no walkthrough, and the condition of the home was clean--photos and documentation support that. Thankfully, his current property management company treats him with dignity and respect--qualities sorely lacking in this prior experience. In my opinion, if the owner of ABC Property Management were more honest and respectful, her business might fare far better. Do your homework and don't take her word at face value. Protect yourself. I have been in the North Idaho Rental business for 15 years as a property owner. About 5 years ago, I was DONE, I get screwed for the umpteenth time by inattentive property managers who never did anything other than run up my costs, not get stuff fixed, fail to collect rent on time and essentially just steal from me. We hired them and they went tight to work, got all of my properties up to speed (3 Units at that time) got rents to market rates and didn't charge me or up sell me on the cost of rehab. Shortly after being hired he had us collecting rent from great renters, and when an issue came up Curtis would deal with it as if it were his own home. He has a slew of people on call that fixed any issue as soon as it happened and is constantly on us to upgrade our units and provide a better experience for our renters. 5 Years later, we have added another duplex in CDA and a development property in Sandpoint, all projects were handled with great care and ease for us, the homeowners. I have referred them to clients who have also purchased a place and tell me "How easy he makes it" to own and have a rental. what is really impressive is we do a walk through every year on all our properties he knows everything that has been done, what will need to be done and makes suggestions for things the renters would like to see. (One place needed a new deck and he involved them for some ideas, another wanted new ceiling fans, etc) All the places are always cared for and every renter I have met and spoken with seemed very happy with their homes. I'm happy to say, they are the BEST property managers from a homeowners perspective in North Idaho.

Even if you pay your rent on time and have the house cleaned spotless and take care of the property he doesn't care he will not resign your lease. Awful. DO NOT RENT FROM HIM OR THAT PROPERTY MANAGEMENT. They are shady. They don't even have an office you can walk into. They do everything off texting and phone calls. They walk into your home without asking!! There was one time I had a dog bowl out front and one of the worker said something to another worker and they started calling me asking if I had a dog on property when I never did the worker said when he was picking up the hose that I hid the dog bowl lol when it was in front of my house the whole time. They have absolutely no life. Straight mold in house and they don't do anything about it. Stuff falls apart they ask for $2500 + security deposit but then when you move in everything falls apart and breaks. Sad. DO NOT GO TO THEM.
